RUN, RUN, RUN!!!
Living at Modera Germantown has been an exhausting and deeply frustrating experience, filled with poor management, unresolved issues, and unacceptable living conditions. While the property is marketed as "luxury," it fails miserably to meet even BASIC expectations.
Rodent Infestations: My unit has dealt with a persistent mouse problem, which is pervasive throughout the property. Despite reporting this multiple times, management delayed action for over 40 days, leaving me no choice but to purchase my own traps. When management
finally responded, it felt like a mere checkbox exercise, with no real effort to resolve the issue--which is still ongoing. The mice have caused significant damage to my furniture and property.
Horrendous Management:
Nichol, the community manager, is by far the worst part of living here. She embodies everything wrong with Modera Germantown's operations:
Rude and Unprofessional Behavior: Nichol consistently speaks to residents in a condescending tone, dismisses valid concerns, and rarely provides clear or timely solutions.
Lies and Manipulation: She frequently distorts situations to avoid responsibility, and has outright lied about conversations. One of her go-to excuses is claiming to have sent "multiple correspondences," even when no such communication has taken place.
Lack of Empathy: Nichol completely lacks the emotional intelligence needed for her role. Her interactions are cold, combative, and devoid of basic courtesy or care.
Incompetence: Beyond her attitude, Nichol is simply ineffective. Emails go unanswered, and when she does respond, it's typically with excuses or passive-aggressive remarks, rather than actual solutions.
Threatening Emails: Nichol's approach to residents is to intimidate rather than resolve. For example, when a guest of mine brought a legally required service animal onto the property, Nichol immediately threatened me with a lease violation unless I paid $250
to register the service animal and a $25 monthly pet fee.
Construction: The nearby construction, which was supposed to be completed shortly after I moved in, has now dragged on for 8 months with no end in sight. The noise is disruptive, starting early in the morning, and often drowns out any sense of peace. Adding
insult to injury, construction garbage bins are collected outside my unit at 3 a.m., accompanied by loud beeping and banging noises that disturb my sleep.
Parking: Guest parking spaces are constantly occupied by construction workers, leaving me with no space for my own guests. When I raised this issue, Nichol rudely dismissed my concerns, claiming that parking is public use and first-come, first-serve--offering
no solution or empathy.
Broken Air Conditioning: Throughout the summer, the air conditioning in my unit was constantly broken, despite putting in multiple requests. The heat inside the apartment was unbearable, and it was impossible to get a timely response from management.
Nichol has consistently failed to address issues, escalate complaints, or follow through on solutions. Her tendency to gaslight residents and dismiss their concerns has created a toxic environment. This lack of accountability and poor communication leaves residents
frustrated, with no trust in her ability to resolve problems.
The maintenance team is the only positive aspect of the building - kind, responsive, and dedicated to residents. Despite their efforts, these cannot compensate for the poor management and ongoing issues
I'm in contact with the regional manager about these issues and am awaiting a response from his investigation. I encourage other residents to reach out to regional management as well, so we can hold management accountable and work towards real solutions.
When I moved in, I was excited, but the constant issues and poor management have made it a regret. With unresolved problems and false promises, Modera Germantown is a place to AVOID. For the price, there are many better options nearby. DO NOT lease here. read more
