Due to the size of the complex the staff is able to provide a more personal connection with the residents and allows for communication to be exchanged easier. The Delivery of packages via Vallets and the free coffee in the Clubhouse gives this community a nice, homely feel. The living spaces are vast with rentable teepees, covered wagons and RV spaces. The park connects to the Pirates Cove water park which is a plus if you're visiting/staying here. The park and its hospitality is a fraction of what it used to be. 1. They are NOT maintaining facilities like the used to. The bed in the newer grain bin 561 was hard as a rock. I emailed them at 3am and asked someone to call first thing in the morning that didn't happen. When I went down to the office the Assistant Manager informed me of how busy she was. I told her we lived locally and wanted to check out early as the accommodations were not as they have been in the past. She said she could not refund or partial refund so a manager needed to call me. I gave her my number and the manager still called my husband who was not with us and did not get back to me in the timeline discussed. The manager said this was my fault because I didn't work with them. Ma'am, I waited hours for your team to contact me and be proactive they didn't. I don't work for you. The manager also mentioned that she had not received other reviews about uncomfortable beds. There is literally one on Google from last week that they responded to. She also told me they don't do refunds but she would offer me a $350 credit despite all the issues reported. $350 on $1000 waisted! Despite setting the ac to 66 the room never got cold. I would say 72 at best that's being generous I'm usually cold at 71. It was never cold. Even sleeping with the sheet felt hot. We paid $1000 and change for 2 nights, one of which we did not stay due to the poor facilities and service. 2. They now require your photo id AND a picture of you. I just handed you my government issued photo id I'm declining an additional photo. She said well we have to make sure it's you. In other words we are taking your photo comparing it to your id with a software or ai of some sort. That is the capturing and storing of my personal biometric data. No. The lady insisted it was their policy. I said well you will need to check me in or refund me. 3. We were there with family who rented 3 cabins, all the cabins and the silo smelled weird. Driving around cabins had holes in them. It was just an eyesore to look at. 4. Most of the activities that used to be available first thing were not available until 10 or after. Kids are there on vacation, they are not sleeping in, they want to have fun. Used to you could wake up and go to the activities barn. No it's closed until 10. No mini golf until 10. Pool 10. Water park 11. The times for most things being open are not well posted. This is new, it's not always been this way and should be better communicated. There was a serious lack of communication and planning on the park's end. The jump pillow is no longer covered. So it's useable for a couple hours in the morning and evening. It looks like y'all poured your money into the new attractions and didn't maintain facilities or the staff to keep areas open for there to be a variety of things to do. They finally refunded me $450.

I don't know why she would say that I did use my life savings to buy the place. Not only is there a problem with the flooring he covered up wood rot with paint and even missed spots on other areas. He could not even install a shower correctly didn't install a diverter switch could not use the shower when i bought it. I am a fool for trusting them don't be a fool use someone else

With the help of both Bethesda and our irrigation company, who services our sprinkler system, our cost was greatly reduced. Leaks are almost always unavoidable, but they do happen and Bethesda has gone out of their way to be helpful. For the dollars involved, we are grateful we are using well water and it has the best taste over most of the other water supply outfits around. Do I wish it were less expensive, of course we do, but overall this is the best water service company we have worked with in a really long time. I did have a couple of issues with tree roots damaging my pipes around the meter and they sent out employees on two occasions to make sure it was not on their side of meter and give me information about the damage so I would not be taken advantage of by workmen. They could not recommend a plumber but I felt they were doing their best to be a good neighbor. I have been here for over 20 years and not had a bad experience yet. Thanks for all you do.

We purchased a house in Feb.2025, the house was moved and set March 24th 2025. Since then we have nothing but lies from JY services. The original setup of the house was not completed, the trim out was not completed, Julio was our first person of contact no longer works for them, then it was Jake that was our sales guy that was the point of contact and he did nothing but lie to us anout everything. Lies include always tell us they were waiting on parts from the factory, but the factory said no one every submitted anything for parts to complete the trim out. I was told that Brandi was a new manager or something to contact her. That was pointless, same lies and BS. Now both Jake and Brandi no longer work there. Numerous request for James/Jimmy Yauger to contact us with zero results. Over the past month I've stopped in to their location to try to catch someone at the office. It looks like the place is basically abandoned, signs gone, junky house are there, etc. No one answers the phone on 3 different numbers I have found for them. I have sent detailed messages, emails, and text with included pictures. They take your money and run apparently. I have tons of pictures and inspection reports from the state and independent licensed contractors, AC company, and other mobile home leveling companies confirming all issues. TDHCA did an inspection and gave a listing to both JY and the manufacturer of the house and gave a deadline for repairs to be made. JY never showed for the inspections or did any repairs set fourth by the state. From what I understnd as of now JY is unreachable even for the state. They approved Bock Aircondition to cut wholes in the wals and floors to complete the AC install basically devaluing the house. Pictures will be include that were taken in the past week unless they have been unchanged from the beginning of this BS. I would not use Bock Airconditioning either, lies and BS the same as JY. Most of, if not all of, the good reviews on google is from friends or family members trying to boost this company rep. This company isn't part of BBB. BBB says on their site, "JY Mobile Home Sales is NOT a BBB Accredited Business." I've seen some of the responces to other reviews from JY on here. No responce needed, let's meet on-site and get this work taken care of one way or another, thats all we are asking for.

Park is very quiet it is dog friendly, but in the 6 weeks we were there, I think I heard a dog bark once. There was never a dog running loose, which is a huge deal for me as I am terrified of large breeds. Showers and bathrooms common areas all clean & maintained. No complaints from us!
