Bathrooms and laundry facilities were very clean and nice. They have recently black topped roads and sites. They have recently added lots of new concrete sites also. They are definitely working on updating the park from a mobile home park to more of an RV park. Convenient location on I-35W. We will stay here again and highly recommend staying here!

I've bent the posted rules a couple times and was immediately reminded of it. All of the reviews I've seen are obviously by folks who haven't been on the business end of an rv park. The rules are given verbally and posted, and given when you sign up and couldn't be more clear. The rock quarry (lake) is good sized and is really pretty awesome. The monthly rate here is also very competitive. Nobody is perfect and I can't attest to all of the reviews, but for me, this place is safe, secure, quiet, and it's one of the few places where the management actually manages the facility. If you want to party and be loud, or you really don't care if your lifestyle bothers others, this place isn't for you.

Rv spot was filthy and definitely NOT cleaned prior to our arrival, space full of leaf piles, ants all around the Picknick table, empty beer Carton, framing nail on concrete parking pad, coat hanger and other trash, called office they sent a kid with a blower who did a 50/50 job cleaning up. This was on Friday late afternoon, on Saturday we were expecting to have a great time with out 3 grandkids considering the resort fees they charge on top of the rv site fees. We did have some rain so they canceled everything outdoors! FOR THE WHOLE DAY!! did they open up more activities in doors? Nope! Would they refund resort fees? Nope! It was rather ironic that ALL the extra pay activities that were not included in the resort fees were still open! We were told they have an indoor pool...nope! All pools closed! We ended up going to the activities barn where like I said everything was an Extra charge except the tiny mini golf room which was packed since everything else was closed, no organization in there so it was basically a disaster with at least 10 kids on every hole! They had a bounce house indoor with a sign that says maximum height 48" my grandkids are 4-6-8 so they were playing on it, a grumpy old man (employee) runs off my 50lb grand daughter for being 2" too tall. No exceptions even with all the outdoor activities closed. "Kid friendly?" Spent about $80 extra for the kids to make slime and paint a figurine. Later we decided to try out the Pirate's Cove Arcade. " that should be fun for kids" nope! Walked in and purchased a players card... loaded it with $$$ noticed a sign that says " no refunds" then noticed we WERE THE ONLY CUSTOMERS! 7:50 pm on a Saturday night in an arcade at a so called establishment for kids and nobody here! We soon figured out why.....most of the games were broken or turned off we walked around for about 10 minutes, I asked the kid playing on his phone by the door why all the games were broken he just looked up from his phone and shook his head as to say " who knows" then went back to his phone. We left went back to the rv and prepared to leave for the next morning. So disappointing, we were hoping for a fun trip for our grandchildren and this place turned out to be a wast of time and money. All in all we spent close to $450 for 1 1/2 days and 2 night in this place. We travel in our RV all over the country and this has to be the worst I hesitate to say "resort" so let's just say outdated, unkept over priced and obviously unprepared for inclement weather parking lot. When we first arrive at 4pm we were told by the front gate attendant that our cabin wasn't ready and they didn't know why. Come and check back in an hour to see if it's ready. After I found out our friends cabin wasn't cleaned, I went to the front office I wanted to see what was going on and if they had and they said "we don't know why you were told that your cabin is clean and ready." That's when the communication between the staff started breaking down. We knew coming into this vacation our cabins heater was broken but to our understanding it had only been broken for a week. Come to find out from a maintenance man that was a lie and it had been broken for 3 months. When I asked the manager why wasn't I made aware of this when I booked this cabin 3 months ago because my friends and I would have booked other cabins! The manager had no answer for this. Our first cabin had black mold under the sink and around the bottom of the shower. There were ants in the bathroom and the water from the sinks and shower smelled like rotten eggs. There was no way we were going to use shower or wash our hands with that water. On night 2, the night manager finally moved us to a different cabin in the pirate ship. The newer cabin was clean but the ship was very loud from the interstate traffic and the 40mph winds. There wasn't very much for our kids to do and the property really needs to be cleaned up. There were lots of stray cats. It's just so unfortunate that we wasted our money staying here. After the first cabin and not being able to get our money back it was so hard to somewhat relax and enjoy our vacation.

Worst RV park I've ever been to and I've been RVing for the last nine years because of my Insurance…read moreAdjuster these people talk shit about yo Management at this RV park is completely unprofessional and out of line. The managers gossip openly about tenants, share private information, and even make inappropriate personal requests. I was literally asked to "take one for the team" because another tenant said he'd only stay and pay monthly rent if I would date him -- and management suggested I should go along with it. That is harassment, plain and simple. On top of that, I was falsely accused of my dogs attacking others, when the situation clearly involved someone else. Instead of investigating properly, they just blamed me. When I spoke up after being insulted about my sexuality (I was called a lesbian, when in fact I am bisexual), management mocked me and one of them told me to "shut the f** up."* This is bullying based on sexual preference and is completely unacceptable. The culture here is toxic. If you aren't sitting around gossiping and drinking with the managers late into the night, they'll talk badly about you. And to be clear, they also gossip about the very same people who do hang out and drink with them -- just behind their backs once they leave. No resident should have to deal with that kind of hostile environment. This RV park is full of drama, harassment, and unprofessional behavior. The managers clearly only care about money, not the well-being of the people who live here. Several neighbors have said the same thing. I strongly urge whoever oversees this property to investigate the management immediately, because what's happening here is unsafe, discriminatory, and damaging to residents.

She also is quite offensive in how she talks about the residents and others around the place. They threaten action for the smallest issues (like eviction for reports of dog poop in the yard despite you picking up after your dogs. Mary also makes up rules on the spot if she doesn't like you for whatever reason. One of my favorites is that they don't allow gas-powered vehicles on the property (like golf carts) but she drives around in an incredibly loud Mule UTV. The location is nice, and the amenities are decent, but the people you deal with up there are horrible. Every transaction I have had with them over the last year has been bad. If you use their storage they charge you for the full month and no refunds or proration. Their excuse is that the owner thinks the amount is "just so cheap". It's not in their contract, nor is it talked about at the start of the contract. Additionally if you start service there they will not let you setup separate accounts for your business and your personal uses. PLEASE DO YOURSELF A FAVOR AND AVOID THIS PLACE IF YOU PLAN TO ENJOY YOUR LIFE.

I noticed that the pictures they use to advertise (ex: the playground,etc.) are misleading to say the least. I even witnessed them yelling at children that were not theirs for no reason. Bottom line- do not recommend. They act like they are in charge of everyone and everything. No privacy and no respect.
