We told him that we are not sure when to sell as we felt it was too early in the season, he did not pressure us at all, he came for another visit when we decided to move forward, he walked us through the process, we went through every step to prepare the home for showing.  Professional photographer and 3d modeling were done by his team, the post was very professional, posts showed as hot and there were thousands of hits, we had a full weekend packed with viewings and many offers. Sam drove them up and we got multiple offers significantly above asking. Sam pointed out an issue with one of the offers and advised us against it even though it was the highest. Sam also got us a free rent back which helped in our transition to the new home. For the buying, we viewed many homes, it was very competitive, though we missed on several homes, we eventually landed one among the best we bid on in the heart of the area we were looking. During that time Sam was very patient, he never said he was busy, never pushed us to decide, gave his opinion when we asked. Michelle followed up on multiple issues and emails and was responsive. My husband and I worked with Jim Scott to sell our home in Mission Hills…read more In short, Jim is a cut above: (1) smart, (2) competent, (3) calm (and calming in his demeanor), (4) completely honest, (5) knows the market in Mission Hills and (6) very knowledgeable about many things. We listed our home in February 2020. Although we entered into a sale contract quickly (Jim was right on target on pricing, and we listened to him), closing didn't occur until April 2020, which was right in the middle of the worst of Covid-19. This, of course, was an unprecedented situation, and I had significant doubts whether the sale would actually go thru. But Jim navigated this with calm competence and got it done, without a hitch. Jim coordinated most everything for us (as we had already moved into our new house on the east coast) from repairs (unfortunately, given that it was an old house, there were lots of them, most of which Jim predicted to us in our initial meeting) to moving our furniture (which we left behind for staging) to other house tasks (meeting people at the house, etc.). Craig Page was the leasing agent and our contact for the majority of the time (he left the company right after leasing the unit to us and then our contact was Mary Lee Nunez, but Craig came back and remained our contact for the remainder of our time living there). The apartment itself was the first floor of a duplex/house with a studio unit attached to the back. The good: it was spacious by San Diego standards, and had some character such as built ins and a non-working fireplace (Craftsman style, even though built in the 70s), and we had exclusive access to the driveway to tandem park our cars. Unfortunately, that's where the "good" ended. The building (and our unit) were not taken care of at all -- like, really basic things that any owner would want to do to prevent much larger and more expensive problems, this is only a sample of them. There were broken/missing locks on the windows (it was on the first floor). There was a pigeon problem at the property, and the people they sent out to fix it did a piss poor job. Once we returned home from a long weekend vacation to find termites inside our unit. Their solution? "Spray them with raid!" Water backing up into our tub? Temporary fix. The bathroom sink was super old and cracked and filled with brown gunk. Once while we were not home, the upstairs apartment's kitchen sink clogged because they were putting too much food down it (plus old pipes). Black dirty water backed up into our kitchen sink (where we had some pots and pans sitting), overflowed the sink, spilled all over the counter, cabinets below the sink, the kitchen floor and proceeded downhill into the dining room. We had a bunch of stuff ruined and I was left to clean up this toxic waste myself. They never contacted us about clean-up or anything. I sent an email to Mary telling her I was deducting $ from rent for cleaning supplies and the things that were ruined and I never heard back from her. Aside from the property's physical issues, we had problems with the other tenants. One of them would constantly let her dog out by itself in the shared back area (we had to walk through it to get to the driveway) and it would poop all over and she never picked it up. We couldn't leave out the back door of our apartment sometimes because her loose dog would stand at our back door jumping aggressively and on multiple occasions ran into our apartment when we tried to leave (the tenant would do nothing, just stand there waiting for me to bring her dog back out, if she was even outside at all.) Craig's response to this situation was to email me and tell me to have sympathy for her. The other tenant would frequently allow his friends and girlfriend to park in the driveway (which we had exclusive access to), without asking us if it was okay and not for any particular reason (which of course we would have let them use it temporarily if they had asked). When I contacted Craig about this he sent out an email to both of us (revealing my email w/out my permission); the other tenant then took my email address and used it for nefarious purposes. Later this tenant tried to physically intimidate me on my own porch. We ended up moving out of state and Craig rented the apartment to an existing tenant in another property fairly quickly (did not notify me of this), but left the huge "For Rent" sign in the front yard (it was on a busy street) and as a result we had strangers walking up to me while I was getting in my vehicle and speaking to my friend--literally interrupting me--and ignoring me when I told them to GTFO the property, strangers walking INSIDE the front door of the apartment when the moving truck was loading our stuff on the day we were leaving to try to talk to me, etc. Craig tried to argue with me about the nasty cheap carpet as well when we had no pets or children and had never spilled anything on it and had it professionally cleaned... not a surprise but I received my security deposit back on the very last day of the 30 days mandated by CA law. If my review has not already convinced you to do so, I do not recommend renting from this company.

The experience was so good that wen I made the decision to sell my condo last month, I used Andy at the Equity Company as my real estate agent. The sale closed on Friday. Not only did he get 5 offers in the first week, he also got us above asking price. I would use him again as both a property manager and an agent. Oh and by the way, I see some comments on here from disgruntled tenants. The whole time my place was rented, it was to the same tenant for 10 years. And furthermore, she is now renting her new apartment from him as well.

Short summary; the have high demands and don't take care of the maintenance issues with urgency. Most of the time they don't even start taking care of maintenance issues until a week or longer after submitting a request to get an estimate then the owner has to approve. Most of our maintenance requests have taken 3+ weeks to get solved, if they even get solved. They have 0 knowledge of the property and the appliances inside the home. I could have gone anywhere else with our credit scores and finances but we chose the equity company and we regret ever doing business with them. They require a lot of cash up front. They don't tell you the fine print of 500,000/100, 000 liability insurance with their name in it until after they approve you for the home. At that time the home is taken off the market and you have to sign a piece of paper saying if you aren't approved or if you changed your mind they would keep your money you had already put down to even see the lease. I thought I was working with a reputable company but they have made it very clear the reviews on google were false. The landlord isn't great either. I have gone and got legal advice and they violate a lot of legal things and in the end it would cost me more to take them to court for not providing the things in the tenant bill of rights. Horrible company.
