Do NOT move into these apartments.The staff is rude & lies. The property has serious maintenance and cleanliness issues. There are ongoing roach problems, bathrooms often smell like sewage, and some bathtubs appear to be poorly spray-painted instead of properly repaired. During the summer, the outdoor areas frequently smell like urine and dog waste, and management does little to address the odor. Walkways are heavily stained and covered with spiderwebs, giving the complex a neglected appearance. Parking is also a major concern -- vehicles risk being towed even when properly registered, which feels extremely unfair to both residents and guests. Many former tenants report difficulty getting their deposits back and say extra charges are added after move-out. Don't be misled by the photos or low prices(THE PRICE WILL BE MUCH HIGHER). I strongly recommend looking elsewhere before signing a lease here. read more

I asked for nine months for a trashcan receptacle that I'm required to use per their direction because they would never give me one. Now that they finally gave me one., it blew away one day and I didn't get it back in time, so they gave me a fine. I always use my trash receptacle, clean the area around here and help out my neighbors. But I complain when they don't do their jobs in the office and when they are rude, therefore they are retaliating and issuing fines, selectively, and threatening. If I do one they will remove me from the property. It's like a prison here. I don't have the money to move so they make fun of me for having to re-sign a lease . They don't fix the gates so people just walk around knocking on your doors. Major control issues with the office, staff and lack of empathy and concern for the fact that this is my home. DO NOT MOVE HERE! The rent may seem affordable, but they pile on numerous extra fees, especially for apartments that still need upgrades, despite being advertised as renovated. Expect a water bill of $80-$100 plus monthly on top of rent, plus additional charges: $10 for amenities, $30 plus monthly for trash, and fines that feel excessive and inconsistent. If trash isn't placed exactly inside the bin, they charge $75 per bag, even though they claim it should be $25. Excessive towing and the walkways in front of your doors/stairs are filthy and stained. Summer months the parking areas smells of dog feces and urine! Once you notify them that you're not renewing your lease, that's when the real problems start. Management becomes difficult, communication goes downhill, and unnecessary headaches begin. When you move out, they tack on an unreasonable number of charges. The final bill feels outrageous and fraudulent. Thankfully, I have attorneys in my family, so I'll be disputing it. Save yourself the stress and look elsewhere. read more

Moved in with a "new" remodel. Floors were filthy and everything has just been painted over. Garbage disposal didnt work and i guess there's foundation issues so our door didn't close properly as well as never on the hinges correctly. Moved in August 2023, gates worked for maybe 2 months. They charge you monthly for trash valet and pest control. But you don't get to use them. You put in a maintenance request and it takes them 3-4 days before they are able to come in. About 5 months in we have been infested with mice. We called maintenance but that did nothing so we have caught 2 on our own. We cannot wait to leave this place. Someones shooting guns off their balcony then walking around 2 weeks later like nothing. We have a baby, when we signed we were told this is a great place to have a baby. Absolutely wrong. Someone's always parking next to our window in a no park zone revving engines and bumping music, and our upstairs neighbors like to move furniture at 12 AM. We hate it here!! I don't feel comfortable letting my son start to crawl all over this nasty floor. I clean constantly and still find mice poop everywhere. And don't get me started on the bugs!! Constant beetles and roaches. So many fire ants and flies. We have literal holes in our apartments from the foundation. It has gotten significantly worse. This is from an unassociated account, as I'm still a current resident. AVOID this place. Loose leash enforcement, gates not working, homeless knocking on doors to try to get inside. I looked here some time ago before the corporation that owns it purchased it, and the rent was about half. I moved in here finally this year and was excited to see the remodeling, or what was done to justify the $2k+ rent, and it turns out not much (aside from the model). Best I can guess, the company that purchased it is trying to maximize revenue by minimizing cost and marketing heavily. This place has been marketed as: Gated - the gate hasn't worked for 6 months. Upon repeated calls, I think it now works, but they just haven't turned it on and gotten codes out to people. So far I've seen homeless people walking around the neighborhood from the nearby highway bridge, and have had one knock on my door pretending to be from the apartments 'needing to check the electric'. I told him they needed to give me a 24 hour notice and closed the door on him. A week later I stopped by the office to ask about why they were checking the electric, and turns out this guy wasn't an employee, just legit some random dude. They market it as gated. I'm guessing so they can charge as if it were. Pet Friendly- it is, but it's most friendly to the big, unleashed dogs, as I think the other pets may have a rough time with them around. My neighbor's daughter was almost attacked the other day by a young black man's unleashed Doberman. I've seen this dog around several times unleashed, and was told to 'call the police' by the apartment employees. This time, the dog ran up to the girl, right up to her back and started barking. Fortunately, she froze - I work with rescues and typically it's 50/50 whether a dog in this situation will react to someone running away. The owner waved off the complaints with 'he won't bite'. Remodeled - it's not - looks like its just a fresh coat of paint. In addition, the fire safety system is interesting. Sprinklers are attached inside every apartment, and when the fire alarm goes off, things get drenched. I heard about an entire building getting drenched a few years ago when the power went out due to the storm - the sprinkler pipes froze and flooded several apartments. The lease has a requirement that you allow them in with notice. Which is kinda normal, but I like to be there when someone else lets themselves into my house. I got a notice 24h that they'd need to inspect (but 8 hour window, so I didn't know when). Took the day off work, no show. Later on, another 24h notice. Another day off, no show Later that week, another 24h notice. ANOTHER day off, no show. Luckily, they came on the fourth day. A week would have been a bit much. The sprinkler system I mentioned has leaked and I think there's mold in my apartment now. What prior review mentioned about the move-in mixups is real - neighbor told me they needed to push her move-in date by 24 hours because they had to do maintenance on the apartment before she got in. She was told this while she was moving things into the moving truck she rented. The day before she was scheduled to move in. They ended up letting her come in with only a slight delay, and had to come back to do a (very sub-par) paint job. Place still smells like smoke, according to her. This entire place seems like some corporation is attempting to make as much money as possible by paying out the least they can. Understaffed maintenance (guessing this, by the time it takes for them to inspect/repair), understaffed leasing office (they'll send you to a nice call center when you call to get a lease, but if you're an existing resident, NO ONE ANSWERS at the office), and the fact that this area is marketed in a way that borders on being fraudulent. It's a dump that charges luxury rates, because it markets itself as being 'luxury apartments'. Maybe if they were everything they claimed, but as for now, STAY AWAY until someone finally decides to sue them and force them to fix ALL THE THINGS that are wrong. It's legit dangerous, between the homeless and dog issues, and that's not even starting to go into the customer service or quality issues. read more

Ahem. Since they wanna take it down. Let's try this agai As a current resident. I would not recommend anyone live here. In the few months living here, we've encountered rats, water leaks in our windows, break ins, robberies, cigarette/marijuana scents, dog shit everywhere, pests in the building - never any pest control which is charged monthly. My now few months old daughter's room has never had air conditioning since moving in. We've had constant issues with upstairs neighbors being overly loud at all times of the day/night. Our "luxurious" pool is actually a cesspool. Every time it rains, my furniture gets wet and now there's mold due to the water leaks in the windows that maintenance can never resolve. There's no security or even a sense of security at this complex. The gates have never been functional regardless of what ever staff they do have. Their maintenance crew consists of 2 people - 1 kid, and a woman old enough to be your grandmother. There's been constant police officers here on a weekly basis but don't worry..they won't actually resolve anything. Not if your truck gets broken into and robbed, not if someone steals all four wheels off your family car, not even if someone has actually shot their guns and was on the run in the complex, but I guess that's just the city of mesquites fault since no staff member at this complex knows how to take accountability or get things handled here. Could be their lack of staff, could be the lack of experience from management or maybe the lack of care RPM actually has for their residents. Only continuing to live here til the lease ends just so l don't have to give double my rent on top of all of the hidden fees says a lot about what RPM stands for. The place has only gotten worse since moving in..seems like they'll pretty much accept anyone to live here just as much as they'll let anyone enter here since the gates don't work. Pretty sure once the review gets out, someone else's property will broken into and robbed. I'll knock on wood for them though. If you have children, don't stay here because it's nowhere near safe. If you have pets, don't stay here because all the unleashed pets have already claimed a spot with their unpicked up shit laying everywhere and the dog wash is completely unsanitary. If you have even a somewhat new vehicle, don't stay here because they'll most likely take something from it if they don't take it itself. If you have an email, don't stay here cause they'll just spam you with either broken promises or by telling you you're 2 min late on some kind of fee they'll pull out of their ass. If you're alive, don't live here. We were sold a lemon. In the beginning, the amenities were the highlight of our stay. As time progressed, we noticed that we were paying fees that did not make sense. I think I called for maintenance twice while I was there but the problems were still present every day. Upon being released from our lease, we were hit with fees as if we still resided there. I've never been under a lease where they over charge you on the way in and over charge you on the Way out. Definitely an overload of hidden fees. The office personal was ALWAYS out. Could never get a LIVE person on the phone. And the email systems were trash too bc NO ONE EVER responded. A complete hassle. Try your luck in this complex if you want to. It has been another 6 months and suprise... gates are still not open. Manger ignores email requests to know name of owner of this company or give out any information. Leasing contract simply says Tripp Fee LLC. Between the harassing emails every week reminding people not to get towed, keep patio with nothing on it and pay rent you would think they could respond to simple requests for safety features which they state are in the lease. I just got an email notice at 1am that everyone is to have cars removed from property as they will be red tripping the parking lot this morning and everyone who hasn't moved will be towed. That's interesting you give a notice in the middle of the night 8 hours before your expected to do this service. please run from this place. It just keeps getting worse. I can confirm the gates do not work and have not worked since I have moved in as well. Every time I complain or email I have been told they are working on it. So far just an email saying download the new app. I have, gates are still wide open. I moved in late September 2023. It's now January 2024. Gates have not closed once. I do not feel safe here and cannot wait until my lease is up. I am starting to realize why there Is not one person living around me on the bottom floor. Never lived in a place with vacant apartments this long. Prob the overpriced rent for the cheap remodel. I wished I had pushed to look at the remodeled two bedroom before I Signed my lease. You can tell they just painted over the water damage in my apartment. If there is a corporate number I would like it as I have to walk over to office any time to speak to anyone. read more

Looks like my previous review was removed. Don't move here. Believe the negative reviews. These are terrible apartments filled with mold and decay. When I first moved in they gave my apartment to someone else and I had to wait another week before moving in, no accommodations were made, no help, no warning. Just a phone call 2 days before I had to move saying that the apartment that I signed for and toured had someone in it. I had to put my things in storage and wait for an apartment to be ready. They will tow your car and add additional fees when you move out. The manager is rude and the office staff seem clueless. You can find a better apartment for the same price. Look elsewhere. They repaint everything each summer to make things look nicer (they try) but they are not nice at all. They are quite literally falling apart. I posted pictures in a previous post of the infestations and falling structures but again, I think my review was removed. I am not kidding, theres also another review who had the same experience... (on google) The deal breaker for me is their customer service. They all suck, from the main manager and down the line. They tell you they will call you back and they dont follow through, they never do. If you try to reach out to them for help they will ignore you. They are very good at ignoring you, you can email, text them and call them and they will not do a thing to assist you. I recently moved out, I reached out to management for a solution to a final bill I received after I moved out on 7/25. I did my best to leave the apartment spotless, "I have pictures" of how I left it clean, super clean, I was just supposed to be billed for a few holes on the wall According to Joseline when we did the final walkthrough. I moved out and I get a massive bill with the final water bill for over $200... Plus another charge of $575 BS but whatever, I spoke with cecilia and she said she would talk to manager so I could make payments, that was last week, but today I got a letter from a 3rd party debt collector.. common!!! So unfair, she could have told me yall were turning me into a collections agency instead of faking like she was going to help... The staff lies, and ignores you... Its pretty annoying, but they sure do send that Payment reminder email every 1st of the month, "that" they dont forget nor ignore!! Also, if you put a work order they will ignore it.
