    This is from an unassociated account, as I'm still a current resident. AVOID this place. Loose leash enforcement, gates not working, homeless knocking on doors to try to get inside. I looked here some time ago before the corporation that owns it purchased it, and the rent was about half. I moved in here finally this year and was excited to see the remodeling, or what was done to justify the $2k+ rent, and it turns out not much (aside from the model). Best I can guess, the company that purchased it is trying to maximize revenue by minimizing cost and marketing heavily. This place has been marketed as: Gated - the gate hasn't worked for 6 months. Upon repeated calls, I think it now works, but they just haven't turned it on and gotten codes out to people. So far I've seen homeless people walking around the neighborhood from the nearby highway bridge, and have had one knock on my door pretending to be from the apartments 'needing to check the electric'. I told him they needed to give me a 24 hour notice and closed the door on him. A week later I stopped by the office to ask about why they were checking the electric, and turns out this guy wasn't an employee, just legit some random dude. They market it as gated. I'm guessing so they can charge as if it were. Pet Friendly- it is, but it's most friendly to the big, unleashed dogs, as I think the other pets may have a rough time with them around. My neighbor's daughter was almost attacked the other day by a young black man's unleashed Doberman. I've seen this dog around several times unleashed, and was told to 'call the police' by the apartment employees. This time, the dog ran up to the girl, right up to her back and started barking. Fortunately, she froze - I work with rescues and typically it's 50/50 whether a dog in this situation will react to someone running away. The owner waved off the complaints with 'he won't bite'. Remodeled - it's not - looks like its just a fresh coat of paint. In addition, the fire safety system is interesting. Sprinklers are attached inside every apartment, and when the fire alarm goes off, things get drenched. I heard about an entire building getting drenched a few years ago when the power went out due to the storm - the sprinkler pipes froze and flooded several apartments. The lease has a requirement that you allow them in with notice. Which is kinda normal, but I like to be there when someone else lets themselves into my house. I got a notice 24h that they'd need to inspect (but 8 hour window, so I didn't know when). Took the day off work, no show. Later on, another 24h notice. Another day off, no show Later that week, another 24h notice. ANOTHER day off, no show. Luckily, they came on the fourth day. A week would have been a bit much. The sprinkler system I mentioned has leaked and I think there's mold in my apartment now. What prior review mentioned about the move-in mixups is real - neighbor told me they needed to push her move-in date by 24 hours because they had to do maintenance on the apartment before she got in. She was told this while she was moving things into the moving truck she rented. The day before she was scheduled to move in. They ended up letting her come in with only a slight delay, and had to come back to do a (very sub-par) paint job. Place still smells like smoke, according to her. This entire place seems like some corporation is attempting to make as much money as possible by paying out the least they can. Understaffed maintenance (guessing this, by the time it takes for them to inspect/repair), understaffed leasing office (they'll send you to a nice call center when you call to get a lease, but if you're an existing resident, NO ONE ANSWERS at the office), and the fact that this area is marketed in a way that borders on being fraudulent. It's a dump that charges luxury rates, because it markets itself as being 'luxury apartments'. Maybe if they were everything they claimed, but as for now, STAY AWAY until someone finally decides to sue them and force them to fix ALL THE THINGS that are wrong. It's legit dangerous, between the homeless and dog issues, and that's not even starting to go into the customer service or quality issues.

    Ahem. Since they wanna take it down. Let's try this agai As a current resident. I would not recommend anyone live here. In the few months living here, we've encountered rats, water leaks in our windows, break ins, robberies, cigarette/marijuana scents, dog shit everywhere, pests in the building - never any pest control which is charged monthly. My now few months old daughter's room has never had air conditioning since moving in. We've had constant issues with upstairs neighbors being overly loud at all times of the day/night. Our "luxurious" pool is actually a cesspool. Every time it rains, my furniture gets wet and now there's mold due to the water leaks in the windows that maintenance can never resolve. There's no security or even a sense of security at this complex. The gates have never been functional regardless of what ever staff they do have. Their maintenance crew consists of 2 people - 1 kid, and a woman old enough to be your grandmother. There's been constant police officers here on a weekly basis but don't worry..they won't actually resolve anything. Not if your truck gets broken into and robbed, not if someone steals all four wheels off your family car, not even if someone has actually shot their guns and was on the run in the complex, but I guess that's just the city of mesquites fault since no staff member at this complex knows how to take accountability or get things handled here. Could be their lack of staff, could be the lack of experience from management or maybe the lack of care RPM actually has for their residents. Only continuing to live here til the lease ends just so l don't have to give double my rent on top of all of the hidden fees says a lot about what RPM stands for. The place has only gotten worse since moving in..seems like they'll pretty much accept anyone to live here just as much as they'll let anyone enter here since the gates don't work. Pretty sure once the review gets out, someone else's property will broken into and robbed. I'll knock on wood for them though. If you have children, don't stay here because it's nowhere near safe. If you have pets, don't stay here because all the unleashed pets have already claimed a spot with their unpicked up shit laying everywhere and the dog wash is completely unsanitary. If you have even a somewhat new vehicle, don't stay here because they'll most likely take something from it if they don't take it itself. If you have an email, don't stay here cause they'll just spam you with either broken promises or by telling you you're 2 min late on some kind of fee they'll pull out of their ass. If you're alive, don't live here. That's as simple as I could put it and this is just a summary. 1 star cause I have to not cause I want to and before y'all respond, really think hard about how and what you're going to say. Thx.

    And this is a copy of my bill AFTER my lease ended. Why am I being billed for October through November TWICE for a water bill if I paid it?

    We were sold a lemon. In the beginning, the amenities were the highlight of our stay. As time progressed, we noticed that we were paying fees that did not make sense. I think I called for maintenance twice while I was there but the problems were still present every day. Upon being released from our lease, we were hit with fees as if we still resided there. I've never been under a lease where they over charge you on the way in and over charge you on the Way out. Definitely an overload of hidden fees. The office personal was ALWAYS out. Could never get a LIVE person on the phone. And the email systems were trash too bc NO ONE EVER responded. A complete hassle. Try your luck in this complex if you want to. I was there 2 years and seen a total of 6 ppl move off my floor of the complex in that time span. Leases last longer than that. Beware

    I've never had true issues with this apartment complex. I've lived here through their change to new…read moreowners, and immediately they were updating the outside of the complex, which actually makes everything look nice. They did an entire remodel of the place even, and it looks splendid. Not only do I feel I live in a safer neighborhood than any previously (no one firing off their gun at 4am), but I feel all my issues have been addressed regarding maintenance and questions I have had in general. They have even come into my apartment several times to check the state of it and post anything that might need worked on. Maintenance at this location is a dream compared to other places where I had to keep copies of requests and constantly return to get repairs taken care of. I fill out an online form for this complex and the issue is fixed almost immediately, even to the point of getting new parts (a faulty ceiling fan was fixed by replacing the entire fan). I am comparing this place to other complexes I have lived in and loathed, so I do have a bias, but I have not had any problems with this apartment complex.

    Contagion of the flood I had to get the city code involved due to the management never contacted me…read moreto assess the water damage or other damages from the toilet flood from last Friday. Restoration people came and noticed what could possibly be mold in the ceiling and baseboard in my room the sent estimate to management at 9:45 am and when I inquired an update for a second time because her now it is 2:30pm and I could possibly be exposed if this is mold and was told over the phone that nothing will be done today per Shannon in corporate know my health condition of one kidney. I have contacted the city again and hired my old mold testing company to come and review and test the black residue. Even the maintenance stated it was all over and came and took additional pictures after the restoration people sent them pictures with an estimate. I have one kidney and this could possibly be an unhealthy environment for me and my disabled son are forced to wait because they're waiting on an estimate to be approved.

These…read moreapartments are absolutely gorgeous me and my husband moved from San Diego to Dallas and these apartments were the first ones on our list out of five... we went around 9 o'clock pm just to see the neighborhood and people were riding their bikes around the lake and when we drove into the complex there was a lady walking her dog, she was super friendly and assured us this is the place to move...we had a chance to visit 3 other apartments on the list and none even compared to white rock villas.... Next day we went to the leasing office and Deanne was super friendly and provided us with refreshments... we gave her an idea on what type of apartment we were interested in, she had a couple apartments for us to view. She was able to help us find the best apartment based on our criteria... the application process went smooth, we didn't have to jump through Hula hoops.... We we wanted to start the lease about a month and a 1/2 from our application and was able to do so... We signed the lease for MAY 9 2020 when me and my Husband arrived back in Dallas from San Diego Deanne and Shelley made the transition so smooth from the time we applied in March all the way to move in date... everything in the apartment was spotless and working properly... So grateful to have Deanne and Shelley working in the office... Even with COVID-19 happening they made sure our transition was smooth and made our safety a priority... Pros: Gated community Nice Neighborhood Chic-Fila and Sonic walking distance!! (My fav) open parking with plenty of spaces Large pool Community garden Dog park Private garages All the residents are friendly and speak Indoor basketball/tennis court Drive up mail pick up Walls are thick little to NO noise from neighbors Private access to the lake A bottle of wine upon move in ! I wanted to be near White Rock Lake, wanted a 1st floor unit with an attached garage and someplace that had nice amenities. My apartment was immaculate when I moved in. Updated cabinets and granite counter-tops, crown molding, wooden shutters, ceiling fans, etc. There is even a "virtual concierge" now so you can pick up your packages even when the office is closed. Love that is VERY dog friendly - and have met some really nice new friends via walking our dogs. The property is very well maintained, and any maintenance request I turn in is acknowledge within 24 hours, and then we set up a time that works for both of us. The maintenance crew is excellent. The ladies in the leasing office have been wonderful to work with. I just renewed for another 13 months!
