    The one star is mainly for Danielle who answered the phone on Feb 12, when i had questions/issues…read moreabout the pest inspection report that I got back from Aardvark. But, not just that.. Basically, information i should have received from Aardvark BEFORE ordering the report was not provided until after i submitted payment in order to view the report. Specifically, 2 things: - the attic space, and - the crawl space (arguably, the 2 most important spaces to inspect, of any home) Neither were inspected. Also, several parts of the main home and garage were not inspected. Which surprised me. When i asked about the attic and crawl space, i was told by Danielle that neither were accessible. This is objectively incorrect because the home inspection company (home inspection was done by a different company, thankfully) was able to get into the attic and inspect the space, and a crawl space specialist i ordered was able to get into the crawl space. Crawl space specialist said the crawl space entry was standard size - he gave me this info in writing, via a text message, after he checked the entry. About the attic, i was told that the attic needs to have a pull-down ladder for the Aardvark inspector to check the attic, but i was only told this AFTER i had already ordered and paid for the pest report from Aardvark (this is not something i even knew i had to ask about because the attic IS ACCESSIBLE, it just doesn't have a pull-down ladder; instead, it has a panel that you just push up and move to the side/out of the way; the size of the entry to the access is fine. Back to Danielle.. She would not let me finish even a single sentence that came out of my mouth. For example, i'd say "it says you weren't able to access the attic.." and then she would explain why..and then, when i would try to give her additional information or ask a followup question (like, "did the inspector even ask for a ladder available at the home?"), she said (her *EXACT* words), "it doesn't matter". This type of exchange between the 2 of us went on for several minutes..She tried to hang up on me several times after cutting me off mid-sentence. I told her: I asked another pest inspection company about getting into the crawl space, they said they could get in. I am going to pay this other company for a pest inspection of the crawl space from this other company. She said "That's fine." I didn't even come close to my original goal of the call, which was to give Aardvark a chance to make things right by refunding my money so that i could pay for an actual inspection instead of just a report that basically says: "Several spaces, including attic, crawl space, several parts of the garage, main home, and exterior are inaccessible, but what we could see looked fine". Danielle was unbelievably rude. She should not be in a position that has her dealing with customers directly. EDIT (Feb 14): i was offered a refund by Aardvark, but this happened *only after* i showed them the inspection report from the 2nd Pest Inspection company that i hired/paid for (2nd company was able to get into the crawl space) AND **on the condition that i take down my 1-star review of Aardvark**. I think it's important to let others know what they might be in for, based on what i experienced, so i'm leaving the review up, even though it means i won't be getting my money back for a worthless inspection report. PS. The other inspection company that came out found an active infestation of powder post beetles in the floor joists of the crawl space (NOT an insignificant finding).

I had Tom as my inspector and he was wonderful! He went through the home extremely thoroughly checking every nook and cranny as well as letting me know important utility and servicing information, any items to be aware of plus what items in the house should be updated versus what items are natural wear and tear and can wait a bit. Plus, they made the payment and also reporting process simple as I received my report later that evening. Overall I had a great experience with Aardvark (shoutout to Tom, a great inspector!) and would highly recommend them to anyone needing a home inspection.

Even with a lack of communication, it should be understood that this home is MINE, and does not belong to your inspectors. They are not entitled to come in my home any time just because they were hired by buyers. I did not appreciate that he had no respect for PRIVATE PROPERTY. The inspector allowed the buyers to bring a group of family members in four separate cars into my home. They treated my house like a public facility--using my personal toiletries, towels, and bathrooms without permission. I did not appreciate that no one was told to STAY IN THEIR CAR. How many onlookers does your staff need in an inspection??? I did not appreciate the said unwanted family members scraping their boots on the sidewalk before entering MY CLEAN HOME as if the home was already theirs and they could come and go as they pleased. They were obviously not helping the inspector with anything, they were just at my home to relax and invade my privacy. Most alarmingly, I discovered at 7:00 PM that my refrigerator/freezer had been shut off at the breaker. This level of carelessness could have resulted in significant property damage / food loss. When I was finally able to read the end result inspection list to my home buyers, it was noted that 2 breakers in the kitchen were not working, The inspector, Mark, shut the BREAKER OFF TO THE WHOLE KITCHEN, then requested that a licensed electrician come and fix them. I AM AN ELECTRICIAN. Wow ! Is this how you drive away home buyers ??? With stupidity? I am a licensed IBEW electrician. Would I honestly live here 11 yrs with broken outlets ??? And I really did not appreciate the inspector, Mark Ballge, allowing his clients, the buyers, and added family members, who did NOT OWN MY HOME, to come in and make themselves comfortable, forcing and wasting another extra hour of time into MY heavy schedule. They were not invited by ME into MY HOME and I should have been warned about this set up thru my realtor. Once again, they should have BEEN TOLD TO LEAVE. You have hired DISRESPECTFUL AND INCOMPETENT EMPLOYEES; disrespectful to HOME OWNERS, incompetent to home buyers, and I would never use your service or recommend it.
