I just spent over $5k to put a new roof on my house Jeff with Home Pro Inspections deemed to be in…read moregreat shape, with no major defects. He said drip edges were there that weren't, ventilation wasn't there, that was. He outright lied to me about the seals around my power mast and ventilation that were dry rotted. He somehow missed a 6 inch diameter hole in the sheathing. Along with 23 other pieces of sheathing (plywood) that were rotted and falling apart. He missed a toilet valve that didn't work, the oven outlet that didn't work, a GFI outlet in the kitchen that kills lighting to 2 rooms when it is switched to protect the circuit, and quite a few other things that an actual certified home inspector that cares about his work should have found. This guy either doesn't care, or is friends with the selling agent and wanted to help her out. Either way, save yourself some money in the long term and spend the extra $100 now to get someone that cares about their work and their customers satisfaction. Once this guy saw the pics I texted him of the things he missed he simply ignored me.. Stay away from this business in Fort Wayne.

He dropped and did not put back insulation from a closet ceiling attic. He left open a fire place screen, changed a furnace filter that was his to replace while leaving the old filter and plastic wrappers on the floor, and left a faucet dripping in a bathroom. Not very tidy or respectful of his privilege to do work in a home. He also refused to supply a copy of his report to the owners of the home. If his inspection was as detailed as his clean up, be forewarned.
