As first time home buyers, we had a great experience working with Michael! Buying a house, especially in the Bay Area, felt daunting. But Michael's knowledge on the real estate market in the Bay Area helped guide us to picking the right home for us. He had extensive knowledge on all of the different neighborhoods that we toured. Michael also took the time to explain the home buying process, answered all of our questions, and made sure we felt comfortable and informed when making important decisions. As we were looking thru open houses, Michael demonstrated keen attention to detail. Michael also pointed out details about the house that we would've missed if we went on our own. Michael is also a skilled negotiator and knew how to make an offer competitive without having to increase the price. Thanks to Michael, we had a very smooth first time buying a house in the Bay Area. We would highly recommend Michael to anyone looking to buy a house in the Bay Area! read more

I am updating my review because Michael Swift came personally to my house to discuss the issues i had during the purchase and sale of two homes in the Tracy/Newark area. i respect that he cares enough to make the efforts. He also clarified a few things for me, so i bumped them up in my review..... 1. They no longer use HomeGuard. This is HUGE for me and I respect the good business sense there. I hope their new company works better for them. (Separate review for these peeps on Yelp FYI) 2. The 2-3 % commission I felt they took was inaccurate. It appears there is a 2 - 3% commission provided to the agent who sells the home and then an incentive to provide the other 2 - 3% to the buyer's agent on the other side. So he did not rip me off. My bad peeps. Just so that this review is accurate, that was complete my fault and my review below was incorrect. 3. I still maintain that have the same agent represent both the seller and the buyer is a no no . I would not recommend that to anyone. it just gets more complicated. Just imagine how crazy you, yourself are... and magnify that x10.... that could be the OTHER person on the other end... Just saying. Deal at your own risk. 4. Lastly i was told that we did not get charged twice for the re-inspection HomeGuard came out to review said "black mold" in our garage. It was just a reference to the original purchase order. My bad. 5. I am in no way saying that these people with this team does not work hard nor am I say they will not go above and beyond for you. The reviews below speak for themselves. I am saying that my transaction with these people were less than stellar and so my review reflects that. I will concede as Michael pointed out, that some of this can fall on their shoulders but part of it was uncontrollable.....I will give them props for trying to correct this issue and letting me know they would be willing to do all they can to rectify the situation and earn back our business. You have SUCCEEDED Michael Swift. Best of luck to you all out their purchasing a home... it is BRUTAL. read more

We first came into contact with Michael Swift and his team January 6, 2014, after an online inquiry, in anticipation of an across the country move from the East Coast. Little did we know, we would arrive with a family medical emergency, which would halt our plans, and our lives. Michael Swift remained connected with us in a most sincere, genuine, and authentic way, while respecting our need to stop our search. Michael would occasionally call expressing human concern over what we were experiencing; a seriously ill and hospitalized child who would take time to heal. His calls were familial, and with parent-to-parent empathy; never was there any pressure or discussion of business. Simply human compassion and concern. It took time for us to get to a point of being ready to enter the housing market once again, and when we reached out to him, he accommodated our schedules, arranging for us to meet him and his team at his office. We were not very optimistic, being a Veteran Purchaser, having lost over a year of rising housing market pricing, and knowing a VA offer would be difficult to negotiate, in one of the most competitive housing markets in the world: the San Francisco Bay Area's Tri-Valley. Michael introduced us to our assigned Realtor, Buyer's Agent Manager, and Notary Public, CNE, NAEA, CDPE, CHBA, CHSA, Craig Einsohn. Michael also assured us he would always be involved and available to our needs as part of the team. Over 300 emails and alerts were exchanged with the Michael Swift team since our initial contact, in addition to several meetings to view listed properties. Craig was always punctual, and encouraging. We are so glad we got to work with Craig directly. He always stood by our side, and guided us with honesty in addition to his knowledge based on years of experience. Sometimes he shared things we were not ready to hear, such as the reality of the market, and yet he let us know we should be comfortable with our decisions and offers, because at the end of the day, we are the ones who would have to live with it. He reassured us he would always back us up, and we were in the driver's seat. Upon the suggestion of Craig Einsohn, and Michael Swift, I compiled evidence of our situation and of my husband's military history. Craig submitted it in the form of a letter with our offer, and negotiated on our behalf. Because of Craig Einsohn, and the Michael Swift Team, we now have achieved a dream come true, against all the odds of a competitive market. FINALLY, A VETERAN AND HIS FAMILY IS GIVEN A CHANCE AT THE AMERICAN DREAM. It is with pleasure and without hesitation, I highly recommend The Michael Swift Team for your real estate needs, because they do not give up in the face of obstacles, are patient, and operate with truthfulness, respect, and integrity. read more

Craig Einsohn and Michael Swift are top notch. Buying a home can be a stressful period, Craig made my purchase fun. He and Michael were on top of every aspect of buying a home. We discussed what I was looking for, and they updated me daily with potential homes that came onto the market. Once I narrowed it down and I gave Craig the go ahead to go after the house I wanted, he and Michael made it happen. I couldn't be happier. A few years later they made it happen for my sister and her family who were house hunting in the same area, and they did do with the same high quality level of service. I highly recommend them. read more

Michael's team helped me sell a rental and it couldn't have gone any smoother. When I initially approached him he tried to give me multiple perspectives on the pros and cons of selling... in my experience other agents would never try to give cons on selling a place. Once I decided to move forward he had it sold in a flash after listing. I was on travel, for work, during the open house and then again during closing... there were no problems. Even closed a day early read more

I approached Michael about a property he was representing that had been off market for several months without a closed offer. He explained the offer had fallen through and the seller wanted to wait until peak season to reintroduce the listing. This was the perfect house for our family and with my wife expecting a baby soon the clock was ticking. Michael shared that his client was not interested in negotiations but perhaps we could match the previous offer. His client accepted and we asked Michael to represent us as well to expedite the sale - I don't recommend this for everyone - but we definitely made the right decision. As someone that has purchased houses before and taken the prerequisites for the realtors license I am more savvy than the typical first time homebuyer. Michael's team was exceptional and this became especially evident in the dual representation; timely communication, professionalism and all of the extra insights that a home owner should consider. My family is now settled in to our new life in Hayward and couldn't be happier. A heartfelt thanks to the entire Swift team; Ken, Michael & Crystal. read more

My neighbor told Swift I was thinking about selling and gave him my name without my permission. He stopped by my house to give me his business card. It seems he felt from that point forward he was entitled to my business. When he found out we contracted another realtor, he called and insulted my wife. He wouldn't let it go even though it was clear that he would not get our business. His arrogance and feeling of entitlement was stunning. read more

Amazing Service Michel is very nice and lot of patience to listen, he always available to answer questions/concerns I had. Since I am first time buyer I had lot questions, he himself explain each questions and direct me in the right direction. He also saves lot of money in closing by checking each items, Inspection fees etc. A person like Michel is very hard to find, I never feel he is doing a business and he just take everything like he is closing his home. I definitely give 5 stars for him A person you can definitely trust. There is zero pressure when working with Michel. He will patiently advise you and will always have your best interest at heart. Beyond all his incredible knowledge and experience, Michel is truly a wonderful person. He is honest, sincere, and genuinely cares that you make the right decisions for your family. He also has good connection with lender to close pretty fast (in 12 days) read more

When I first contacted Michael, he just happened to have the perfect house in the right neighborhood, not even listed on the market yet, waiting for us. (We had given up hope of ever finding a house for sale in this neighborhood!) In this extremely competitive market, that was a huge advantage. We were able to avoid the whole rigamarole of listing, staging, competing with all the other offers, etc, and the whole thing was over and done with in the blink of an eye! Michael has been very responsive and knowledgeable, shepherding the process along and getting ahead of any potential delays. We're very happy with the transaction and with our new house! read more

Michael Swift is not only a great real estate agent, but a great person in general. I think anytime you're working with somebody, you want to work with a person that's honest and trust worthy. Michael is that guy. He's a caring and understanding guy who really knows real estate. He should be your guy to either sell or buy your home. Highly recommend him. read more

In late 2015, my then Fiance and I, were thinking of buying a house and out of curiosity we contacted Craig Einsohn (by referral from my brother who also purchased a home with Craig) to see what our options were. Craig helped us to understand the process and put us in contact with Summit Funding (Also awesome people!) and showed us that we could buy a house at a time where we were sure we couldn't find a nice home that would work for us. Working with both Craig and Summit funding we were able to find a great house in Tracy, right in our budget. (Actually 30k less than we thought we would have to spend!) Craig was always very professional and always answered all of questions quickly. We will use Craig and the Michael Swift team again when we buy our next home with out a doubt. Two thumbs way up!L read more

Just closed on our home sale and purchase with Mike Swift and his team and we couldn't be happier. He and his team are very knowledgeable and efficient which I appreciate through the whole process... from negotiations and contracts. I wouldn't recommend anyone else here locally in Dublin, tri-valley area. read more

Michael and his team are very professional and do everything "The right way" as opposed to taking the shortcuts. Everything they do to advertise your house it top notch. Pictures, staging and flyers are all very professional. The icing on the cake is the virtual walk through. This is one of the best advertising tools I have seen. I can be very brash and to the point and Michael didnt even flinch and went on being professional and making sure I was happy. I would definitely refer his Team to anyone I know selling or buying a house as well as use him again without hesitation. Thanks Mike! read more

Very impressive success stories and training records. However, the reality is I am not as happy with the transaction as I hope to be. Not recommended. 6/30/15: The above review and rating should NOT come as a surprise to Michael as I have mentioned of the issue numerous times and gave plenty of opportunities to resolve. In short, per my email sent on April 2nd 2015, I mentioned to Michael that I was not happy with the fact that I had to pay a full 6% commission fees while my home did NOT sell 6-8% higher than the average comparable home sale price in my area as Michael had affirmed he would achieve. I also mentioned that most agents I know would gladly accept 5% commission fee but I picked Michael because I thought he could deliver 6-8% higher sell price. The fact is he did not. If Michael cares about making his customer happy and wants to retain his clients for life, he would refund the 1% commission fee back. 7/20/15: All the works you did "bend over backward" is for your family, career, and money. You are not working for free! You did get the house staged, cleaned, and ready for the open house but the results looked as if it was done by low budget service providers. The entire third floor was completely empty because the staging cost was outside of your budget. Bottom line, I am not as happy as I thought I would. I am buying another home in the $900k range and a different agent will get the 3% commission. Good luck. read more

Michael and his team take real estate service to the next level. After dealing with a real estate team, never again will I use an individual agent to sell a home. It really shows you how it is impossible for one person to have the time and expertise in all areas to do an effective job. Each person on his team has clear concise jobs creating an effective stress free experience while maximizing the most possible money out of your home. After being in sales for over 20 years I would give Michael an A++ in his negotiating skills, approachability and salesmanship. Being in the industry I know how it could cost you thousands upon thousands of dollars picking a friend because they're in real estate rather than a professional negotiator like Michael. I couldn't be more pleased with Michael and will definitely recommend him to my friends. read more

I recently purchased my first home last November. I was referred to Mike by a few friends that had used him in the past. He found us our dream ranch in south Livermore. The process was a bit out of the ordinary being that the property was 25 minutes up Mines rd but Mike was right there for us the whole way. He had great referrals for various inspections we needed done on the unique property we had chosen. He was always very responsive to my calls and also very patient with my first time home buyers anxiety. I would absolutely recommend him. read more

As a Sales professional myself, I greatly appreciate finding someone who takes pride in their work and treats sales not only as a profession, but a calling. I began talking with Michael over a year ago, when we weren't really looking to make a move, but was very impressed by his thoughtful demeanor and attention to detail. Fast forward a year later Michael happened to call us at exactly the right time with exactly the right house. Michael did a fantastic job getting us into our "Forever Home" and we could not be happier. He remembered what we wanted and delivered when it mattered most, while helping us avoid the mosh pit that is the Bay Area real estate market. I would recommend Michael to anyone, and would use his services again, although I don't plan to any time soon- this house is great! read more

Mike Swift has helped friends and family of mine buy and sell homes in the past and I have heard great reviews about his service. I had a client recently that I approved for a home loan and when she asked for advice on a realtor of course I referred her over to Mike. Thanks to Mike's advice and strategy on preparing a strong offer we were in contract in no time beating multiple offers by the way. Mike and his team were in constant contact with myself (the loan officer) and the buyer throughout the process. His level of service helped us close on time plus it made the transaction real smooth and painless for everyone. My client (the buyer) was happy and the sellers were happy as well. I highly recommend Mike and his team to anyone looking to buy or sell their home! read more

Mike has been a friend and my realtor for over ten years. I would highly recommend him. Mike has an attention to detail and a genuine concern for the satisfaction of his clients. He move plenty of property around and does so primarily on the trust and reputation he has cultivated. I read the negative review posted and was shocked. There is always two sides to a story, but I would believe Mike's version over someone trying to a better deal at Mike's clients expense. I think Mr. Yu has got a lot of nerve airing out his laundry and trying to professionally harm Mike Swift in A PUBLIC FORUM - low rent move. Anyone who would call Mike Swift rude or dishonest is looking in the mirror when they speak. read more

I can't express enough how AMAZING Michael Swift and The Swift Team is! Extremely knowledgable and professional. We had to do a short sale on our condo and Michael was there from start to finish. If you are looking to buy or sell I would recommend Michael and his team. You can't go wrong! read more

We were referred to Michael Swift's team by a realtor-friend of ours in San Diego and we are so thankful! Michael and his team are the best of the best. When we first started looking to purchase a home, we met with Michael in his office to discuss our situation. He was professional & impressive from the very beginning. It is obvious that he is extremely knowledgeable. After that first time, we didn't meet face-to-face with Michael again, although my husband continued to talk with him on the phone as we went through the process. We are so happy that he passed us over to Ken Quimby! Ken showed us several homes in Danville and all over Concord. He was always willing to show us a home at the drop of a dime (even if it meant sitting in an hour of traffic to Concord!). Finally, we found our dream home in San Ramon. When we knew it was the right one, Ken and his team did everything they could to get us the house! They moved swiftly*** (see what I did there??) to be sure everything fell right into place. And it did! Even with a few bumps in the road, Ken took them all in stride and was an advocate for us as the buyer but also did everything with integrity & professionalism. The relationships that Michael Swift's team has with other agents was a huge plus. As first time home buyers, there is a LOT of uncertainty & Ken was the perfect person to work with. He is articulate, confident, detail-oriented, timely, and very knowledgeable. Not only that, he has a great sense of humor & is fun to work with! I would recommend Ken & Michael highly if you are looking to buy or sell your home! read more

The Michael Swift team is truly one of a kind! From the moment I made the call to look for houses, the Swift team was just that...swift, knowledgeable and most importantly, on top of everything. I called Michael to let him know I was in the market; he immediately set up a custom search that was sent to me on a daily basis. Based on my home preferences, Michael found 3 homes in the area I was interested in. We looked at them and I had a decision within 48 hours. Not only did Michael find me the perfect home, he also recommended which home would be the best investment for my future! While it was a longer process than I would have liked, due to the home being a short sale (it was not because of the Swift team), I yet again benefitted from the choice we made together. The Swift team was very clear on the process I was about to endure and also very knowledgeable in how to push the process along. During my purchase, the selling agent became unresponsive to our questions and communication needs. The Swift team jumped into action yet again....they made an agreement with the selling agent to take over managing the short sale with the bank. If it weren't for the Swift team, I may not have closed on this perfect little gem that I now call home! Thank you, Michael Swift and team for all of your hard work and diligence to help get me into the perfect home. I would highly recommend the Swift team for everyone's home buying needs read more

I cannot say enough about Michael Swift and his team. Michael is way more than realtor. Michael helped us find the perfect home for our family in the range we wanted. He also helped us produce an offer to the seller that worked for both parties. Michael, Crystal and Tony were all very responsive to all our calls. Also very flexible with our schedule. He has extensive knowledge market and area. Michael, personally walked thru each step. I never had a doubt throughout the entire process. Michael and his team made our home buying dreams a reality. We were very specific in the neighborhood, square footage, and lot size we wanted. Mike went door to door knocking until he found someone who needed to sell, yet hadn't placed their house on the market. Mike made this process as seamless as possible, which I was particularly grateful for as we had a newborn baby at the time. We are now in our dream home and have already made a significant amount of equity. We would not be in our dream home without the significant efforts of Mike and his team. I have and would highly recommend him as a realtor. read more

When you work with Michael Swift, you're working with an entire team who take care of each and every detail in the process. Payal, Kristen and others worked behind the scenes to ensure the staging was perfect and that all activities were well-coordinated. I followed Michael's instructions for upgrades to the house before putting it on the market; Payal and Kristen made them happen. These fixes more than paid for themselves and I had offers much higher than the asking price...and a 2-week close as well! Michael Swift and his team did an outstanding job and I HIGHLY recommend them. read more

Turned a frustrating Short Sale process into a managable, successful sale. Thanks Craig!

Michael and his team made a difficult process easier for us. We met Michael in March 2015 and the recommendations on what sells and gets the most return on investment was spot on. I highly recommend Michael and his team to anyone who's daunted by the process of selling their home. We really like it that they let us made all the decisions from all the improvements down to pricing. He gave us sound advice yet did not overtake or smothered us during the process, they are simply there and are available when we need them to. He invested his time and financial resources to get our house ready and to attract the right buyers. Our house went in the market late May 2015 and sold in less than a week. In the end, we're happy and satisfied but more importantly, the people who bought our house felt exactly the same. Yes, that is as good as it gets and that's why we rate Michael and his team as such. Thank you Michael and team. read more

Michael Swift helped my wife and I sell our condo in Ardenwood area of Fremont Ca. Michael and his team made us feel very comfortable, any questions we had they either knew the answer or they took the time to find the correct answer. We were able to sell our condo 20k over asking price within a weeks time. He then helped us get into our current house and helped us negotiate a great deal for our fixer upper in the Fremont Sundale area. We trusted Michael and his team to help us with everything and they came through. Since we've used them we always refer Michael and his team to all our friends and family. We have heard nothing but good things from our friends and family as well, so we will continue to refer him and will definitely use his services for any further needs we may have when dealing with real estate. Need to grab my thesaurus to accurately describe Michael's selling agent ability! He hits all marks with his exceedingly thorough, proactive approach to marketing your home. Trust that you will be first on the listing with an appropriately aggressive price. His well stocked team will handle all your needs, making sure you're picture perfect before listing. BONUS: you'll l get an education. Michael patiently and adeptly explains the dizzying details of selling your home such that you feel in control. + I learned so much about negotiating strategy. I would encourage anyone smart enough to select the Swift Team to ask Michael at each turn, "what do you recommend?" And then strongly consider his advice. BONUS BONUS: He's a great human being - honorable, funny, generous, and (this is his most important quality...) adaptable. Murphy's law will always be at play but curve balls and challenges are where Michael really shines. He turns a negative into a positive with the ease of someone who is always seeing opportunity. I HIGHLY recommend the Michael Swift Team! read more

We first met Michael when we went to see a home that he was listing. We immediately noticed his knowledge for the industry and that prompted us to use him to find a new home. Michael helped us find a property in a very good neighborhood and at a good price. Since it was a short sale he got us a sellers approval quickly and then worked with the bank to expedite this process and give us a final approval with our original bid, which was really nice. Something to highlight from Michael and his team, no matter when we reached out to them, they were available on weekends, holidays, vacation and gave us critical updates and called, texted or emailed us, whenever he felt we needed to know something. So, communication on Michael's team is phenomenal. If you are currently listing your house or want to find a new home, we highly recommend them. They are the best option. When we frist decided to sell our home we made a list of realtors to interview, Michael was the first on that list, he came to our home and we talked about the market, what would be a good time to list and Michael made suggestions about certain upgrades that would have an impact on the home and increase the value. We contacted Michael a second time to discuss the process in more detail and what to expect and all the things you may not have thought about in this process on our first conversation.. After our meetings it was decided that we needed to look no further for an agent. Michael is honest and doesn't make promises that he can't keep. Over the next feew months we did the upgrades suggested and all through this time Michael was in touch to be sure we were fully informed and gave us much information on how he would handle the sale of our home. With updates completed contacted Michael to discuss listing price and sign the agreement. Our home went on the market had a brokers open on a Friday, Open house Saturday & Sunday and 4 offers that Tuesday. When had a meeting with Michael to review all offers, again was not rushed, Michael answered all our questions so we could make an informed decision which we did. Our home sold in a matter of days and for a nice amount over asking. Escrow was open and the process began, Michael and his team kept us informed every step of the way and our escrow ran very smooth without any unknow surprised. My husband and I would recomend Michael Swift - Keller Williams very highly.
