They violate RESPA laws - they are legally required to inform you **at the time of referral or before** that they are referring you to the title company and getting a cut. They do not follow this law. Therefore the kickbacks they receive from the title company are illegal kickbacks. So in addition to what you pay them, they are getting huge kickbacks from the title company and not disclosing it. read more

On August 29, Mike quoted us a fee for preparing a document, requesting that we first provide him with a copy of a deed, which we did, the very same day. Two days later, he emailed to say that he would be getting back to us the next week. Three weeks later, not having heard back, we followed up politely to inquire. Not hearing back, we again followed up politely to inquire. We explained that, as a matter of professional courtesy, we do not engage in simultaneous queries to different attorneys, as that would mean that more than one attorney devotes time to discussions with us but only one gets compensated. At the same time, we reiterated that there was a certain urgency to the situation, for reasons previously explained. Mike chose to ignore us. Any service provider is certainly entitled not to take on a client or case if he chooses not to. This is not the issue. The issue is giving someone the impression that you will be assisting with something, keeping the clients hanging and then disappearing. This is unprofessional and not just a lack of common courtesy. When the matter involves some urgency, this behavior is potentially damaging to the client. And the damage goes beyond that because you are sending the message that in order to protect their interests, consumers must engage in simultaneous queries. This inconsiderate behavior contributes to a climate of distrust and discourtesy, a vicious cycle, in which everyone loses. Too bad that Mike apparently does not understand this. read more

I cannot say enough good things about Michael. I paid a flat rate for his services for a condo purchase, and when things hit the fan, he came through fantastically. Some highlights: -- Michael uses his influence and expertise where needed, and he has both in spades. Our mortgage company, Wintrust, made mistake after mistake in processing our loan. They clearly did not understand the legal or financial ramifications of various affidavits and quitclaims that had been signed, and some of their proposed solutions were moronic to illegal. Michael immediately understood what was going on and defended my interests, and he also let the seller know that their preferred lender was falling down on the job. At closing, the title company representative clearly knew who Michael was and made reference to the fact that he was exceedingly good at what he does. The two attorneys in my immediate family who interacted with him were also impressed. -- Throughout this process, Michael was responsive and helpful. Even after closing, when I was preparing a letter to Wintrust outlining what the loan processor had put us through, Michael took interest in the communication and followed up when we received a reply (and compensation) from Wintrust.
