My husband spoke to Evan first and then me. We had a difficult start with the repairs we needed to do. As remote investors - we had to rely on the realtor we would choose. Evan was a miracle worker!!! Right off the bat - we knew he was topnotch! He was ahead of his game. He introduced us to his contractors and everything worked out. We also went through staging through his company and it worked out for the better as buyers came in. The housing market is tough right now but we reached the finish line today! Hands down I will NOT recommend anyone else. He is a life saver! Best of all, it didn't feel like it was Just a business transaction. He was compassionate and kind throughout the process. He was quick to answer - not a day passed by without a response from him. Evan Compean is your guy!! He leads his company with a good heart and kindness and professionalism.     I live in a home located in 77015. Paid almost 3k in deposit and rent, and even tried to move in…read moreearlier at a pro-rated rate since i am a single mom and needed to move in quickly, they said no because they were making sure the home was taken care of before move in. I move in and the place is completely trashed. There was dog hair, trash on the floor, grass inside, holes on the walls. ROACHES, Spiders, Rats EVERYWHERE. There were holes on the corners of the walls. Screw holes and marks all over the house. Carpet was disgusting, kitchen cabinets were full of roach poop. Toilet seat had literal pee on it and the toilet was cracked. Toenail clippings all over the home. I couldn't even leave a box of ramen noodles or baby formula in the pantry because it was eaten by rodents. I've been sending emails to their receptionist and all of a sudden their email won't accept replies, and new emails will not go through. I have a 1 year old that cannot live with rodants, roaches and mold. My furniture and clothes are literally being infested in roaches. The amount of clothes I've grabbed and screamed because there were just roaches on them is crazy, as well as my son's un-used diapers. It is a disgusting property. It is absurd that they will take my money but will not put the effort to even walk the home to make sure it is in good condition for a mom and son to live in. It's only my first week here but i do not recommend any of these properties to rent. This management will not respond in a timely manner.

    I really thought I did my due diligence with researching Houston property managers (PMs) but I…read morefailed. I trusted Gwen and her company with two of my NEW CONSTRUCTION properties for one year. I vetted her out from a list of nine or ten other PMs and what made me go with her: 1) phone interview with her office manager who was patient and answered all my questions plus she bragged about having clients with multiple properties under their management that was reassuring because if a PM company has repeat customers they must be doing something right , 2) her price at the time $95/unit flat rate which was the second cheapest management fee of all the PMs I interviewed, 3) that they weren't a big scale company that manages thousands of properties and wouldn't have time to dedicate to mine, and 4) Gwen is also a realtor. The GOOD When I needed her to go out and handle for example the blinds being installed she arranged to make it out to my property to allow access for installation. Evictions The BAD Why for a one year new construction one of my properties had a revolving door of tenants. A duplex with FIVE tenants within ONE year. I was told their screening process was thorough but how if I get a hoarder who broke the lease early, a non-paying tenant who damaged my property and did AirBNB which was not allowed, a tenant who randomly abandoned the property without notice after months of paying on time, and then the two tenants who remained after I sold my property. I heard through my realtor that the last two tenants had BOTH complained when they moved in their units weren't clean. How? This was one of the questions I asked and I was assured their turnover service in between clients includes cleaning. My other property I had a tenant stay for the full year. It's a single family home. However midway through the tenant had issues paying rent and had to go on rental assistance. Luckily that came through and tenant moved out after lease ended but left the place in terrible condition. Holes in walls, tile damage, clogged shower drain, yellowing of toilets, water damage in laundry room (probably had installed their washer and dryer incorrectly). Pet urine and odor. I told my PM no pets because these are new construction properties. She advised pets on a case by case basis but never informed me which tenants were approved with pets. My realtor informed me one unit of my duplex prior to sale had pets. So imagine my surprise thinking it was just my SFH who had pets and that was due to receiving medical clearance for a pet companion. Responsiveness wasn't great. Emails went unanswered and more than a few times I had to resend a second email for follow up. When my realtor wanted to collect the keys, she was advised one of the units didn't have secondary keys, only what the tenant has. How? When locks were changed in between tenants why didn't the PM secure a second copy of keys? I wasn't kept abreast of prospective applicants and Neely signed tenants. I had to inquire on multiple occasions the status of my vacancies and activity. Lastly with maintenance issues I wasn't kept informed. Instead of her to alert me she went ahead and sent out her people for issues that warranty could have covered. Again these were both new construction properties! But I had to come out of pocket unnecessarily and she did not offer to reimburse me for her mistake. For other maintenance issues, for example door repairs they were either never addressed or it took an extremely long time for her to handle the issue. She blamed it on not being able to get ahold of her contractors. If that's the case why not outsource it to someone else or hire someone outside of her network to ensure the job gets done. Choose another PM!
