This review is for the aquabella property, they just switch management and changes have been made. They are very professional guiding you throughout all the steps as a new homeowner. Very satisfied about the customer service provided by Willy and Paola. The clubhouse is new and maintained under great conditions The management always tried to enforce rules, which is of great help to keep the community in shape. If you are looking for a place i highly encourage you to check this area out. read more

Over the years, my elderly mother often shared with me that she found it difficult to work with Kim Marie Gugliuzza while living in her townhouse in this HOA community. After my mother passed away, I became more directly involved in handling matters related to the property myself and experienced similar challenges with communication and follow-through. In my experience, responses were sometimes slow or unclear, and several maintenance-related concerns affecting the unit did not seem to be addressed as consistently as we expected. Interactions at times felt combative rather than collaborative, which made routine matters harder to resolve than they should have been. Because my mother was an older homeowner navigating these issues largely on her own for many years, the situation created unnecessary stress for her. I'm sharing this feedback in the hope that the management company continues working toward more responsive and consistent communication with homeowners and their families, especially when residents are older and relying on clear, consistent customer support to help navigate HOA-related issues. read more

I can not complain about how the property is maintained as far as landscaping and maintenance but I have to bring up the extremely poor customer service from Yaremi Quintana and Nicky Jerez at The Cobblestone community. I've been an owner at Cobblestone for over 10 years. Office staff is unhelpful and then try to blame the resident for their lack of competence and laziness. Despite me being physically present in the office, they would only accept a change of mailing address through email. Trying to use the resident portal to change visitor notification number was impossible. I contacted their IT person, to perform a change. I received a verification email from IT telling me that it had been processed. That never happened, When Yaremi finally called me a few days later, she tries to blame me for emailing the wrong person and that "it had been processed" meant nothing. Several emails had to go back and forth before she would, or could, give complete, proper instructions. Very dissatisfied read more

This is for real the Cuban-Mafia. Yeah, I said it. The trickle down effect of their hiring surely shows whom they are in cahoots with. There is '0' professionalism, though they attempt to fake that they are. Complete Micky Mouse - front. Here at Rimini condominium they have spent our $ and not done the repairs they have promised us. Clearly another assessment has been slapped our way, and we are at the mercy of their Ponzi scheme. read more

Absolutely unprofessional and completely disrespectful. I clearly informed this company that I did not want to speak with my HOA representative (Julia), yet they blatantly ignored my request and put me in a conference room where she walked in. It's obvious they have zero regard for their clients' wishes or basic professionalism. I strongly advise staying far away from this company. read more

Headline: Unprofessional and Disrespectful Behavior from Property Manager I have had a very negative experience with Kristen Bracco, a property manager for Miami Management. She has been extremely rude and disrespectful in her interactions with residents. Recently, she informed people in our neighborhood that we should not use our one-car townhome garage for storage, citing her personal experience living in New York where she had enough space. This comparison is unreasonable and does not reflect the reality of living in our neighborhood. Most families here have 3-4 cars per household, and there is not enough parking available. Instead of understanding these challenges, Kristen was dismissive and disrespectful. To make matters worse, she had everyone's cars towed right before Christmas without giving any warning. Her communication was rude and unprofessional to me and many others she spoke to. The situation was made worse because the entire pool area was closed, leaving residents with even fewer parking options and forcing people to park on the streets. Some of us have lived here since these homes were built, and now she comes in "guns blazing," telling us how to live in our own homes. We feel like we are being targeted and treated differently because we live in the townhomes, which is unacceptable. We pay for a master association and an additional association, and it is unacceptable for a property manager to treat residents this way. Kristen Bracco needs to be replaced with someone professional who understands the community and respects its residents. read more

My community, Spring Valley uses MIAMI MANAGEMENT to service our community. I recently had two issues to address concerning tree roots on the swale area of my property that had grown over six inches above the road in front of the property causing a potential hazard to people parking their cars in front of our property and getting out of the vehicles. The roots and instability of the area where the guest leaving their vehicles was jeopardizing their ability to get out of their vehicle and stand on solid ground. I emailed Kirsten Bracco at Miami Management and explained the above situation and included pictures. Within weeks the area was fixed eliminating the hazard. Ms. Bracco was was efficient and expeditious he organizing the necessary staff and personnel from the vendors to eliminate this issue. Every step of the way Kirsten would email me of the progress and follow through until the issue was most satisfactorily resolved. I received the same quick response after a letter that Ms. Bracco wrote to our entire community concerning an alligator that was seen in our lake system. She wrote a detailed list of protocols to follow if we saw it and included a warning about walking near the shore of any of the lakes. In the lake in back of our home were tall cats tails that were growing extensively along the shore. Ms Bracco again worked expeditiously to contact the vendors needed to eliminate the cats tails and avoid the potentially deadly possibility of the alligator hiding in the underbrush that the cats tails created. I am genuinely appreciative of the incredible prompt reaction and service to keep our residents and guests safe. Ms. Kristen Bracco should be recognized for her expertise in putting into action a plan with the vendors at her disposal to handle these two issues. Thank you for your efforts and time to eliminate these issues. read more

Thankfully we are getting rid of Miami Management Inc since they have been very difficult to work with on multiple occasions. First issue was getting an ARC approval form approved that took over 6 months to realize the document was "lost" on someone's desk until several calls later. This time around the incredible finance department charged my bank twice of the same fee for the month and when contacting them I was told to speak to my bank about getting this resolved. Of course my bank resolved this by pulling back one of the charges but then the HOA followed up by refunding the OTHER payment and saying I owe the original fee + $25 for their mishandling of the HOA fees. If you have a chance to move to a property, make sure its not under this company its managed horribly and you will not get callbacks/email responses so good luck getting help. read more

Miami Management Leadership and Staff has taken a beautiful community and destroyed it, in a matter of 1 year. They are incapable of managing projects to the end, do not adequately supervise costly vendors, provide onsite staff with seemingly no training or professional standards, and fail to enforce rules and regulations (such as rampant, dangerous speeding). In fact, not surprisingly, it appears all they are good at is collecting dues and fees. If you want your community and property mismanaged to the point of measurable property value loss, Miami Management is your team. Otherwise, I suggest you look elsewhere for management. read more

We live in Welleby Shores in Sunrise and in early November of 2023 we woke up to our bedroom walls so soft our hand went through and touched the concrete wall this was all on a Saturday. We call water remediation company they came and we had to clear out our bedroom so they can bring in the dehumidifiers and fans to dry the walls. They discovered the cracks on the outside that was letting moisture seep through. We contacted our property manager at Miami Managment and made them aware of the situation. On December 5th I reached out again because we have not heard anything from them. They asked us to call our insurance to handle the matter. Our insurance denied this claim because this was Miami Management's responsibility to cover this due to their neglect of the building. It's now been 7 months we have tested positive for mold and no work has been done and now they are not responding to us. I wanted to list some names of the employees we have been in contact with and they know of the situation. Pauline Hayden Corinne Rivera Carolina Calderon The take this situation and my family's well-being as a joke and something to brush under the rug. It is horrendous how they have handled this situation especially paying $450 a month for absolutely nothing. Please do not ask me to reach out to customer service it's been over a month since they have responded to us. If Miami Managment would like to make this right call us with a date on when repairs will be made. read more

I have experience very poor communication from the management office and very poor follow-through with answering my emails. I have emailed them numerous time with everything that they had asked for including filling out the forms and pictures of what they need for replacing my roof. But all I get when I do get an answer, is we cannot open your documents please send it again. I had no choice, but to drive in person to their location to give them copies of everything that they had asked for to make sure that they cannot say that they have not received them. Unfortunately, they still came out saying that they needed more than what they had originally had asked for. Yes, they were very apologetic and very nice but that didn't help the situation. I wish they would have given us a complete list of everything they needed from day one. I hope this doesn't happen to anyone else in the future. read more

This management company has RUINED our community at Aquabella. They are hostile towards residents and homeowners, are unprofessional, poorly trained, inept at resolving issues. Our property manager Vera Rowe is low-brow, disrespectful, smug and cocky and her staff mirrors all these traits. MM gets paid big money from our association to do very little for residents and homeowners alike. Instead they focus on issues that make daily life insufferable for residents. MM should be absolete or be overhauled entirely with new ownership. As a decades long business owner myself I don't understand how they are still operable with such poor service provided and who could still possibly be retaining them for their "services". If your HOA has hired them, please know that it's a red flag that your association does not care about the fees you pay, your home, your rights as a homeowner, or your quality of life in your community. I will be selling shortly and woe to all that have to remain under their "management" read more

Were do I start. I have had the worst experience in my life. They ran credit reports on us that stay in your credit report for 25 months. We are home buyers not renters. The credit check came from renters.com. Lack of communication no interaction with home buyers. One person tells you one thing another tells you totally different. Poorly ran management company. We were in contract getting ready to close and all this paperwork popped up because someone at Miami management wasn't doing their job so they decided to change things in an instant and then make us rush around and get money orders fill out extensive paperwork only to get approved finally but have all paperwork except the approval be for renters. Extremely frustrating caused alot of undue stress. Then to be told that I was using someone else's ssn when they ran a background check and be rude about it in the same instance only for them to realize they typed it wrong I hope I never have to deal with them again. I do have to say once I was able to voice my opinion Sandra was great! Cannot speak for the rest of the company. There is so much more I can say but I wont. read more

The home owner association is nothing short of a nightmare. Their communication is abysmal; good luck trying to get a response from them. They literally buy mulch. They do not run like an association in any way. You have to get permission for everything. Miami Management is an outstanding Property Management Company here in South Florida. The most important aspect of any Property Management Company is to have a good Property Manager. Here in our Community our Property Manager makes sure that everyone is abiding by the rules set forth in their HOA agreement everyone signs when they buy into their Townhome. To protect the look of our Community, Miami Management enforces the Town of Davie Ordinances and makes sure our residents keep their yards clean and in order. They do an excellent job of enforcing these HOA requirements that protect the resale values of our homes. Great Company, highly recommended. read more
