Both Sten Karlstrom and our job supervisor, Tim H are excellent communicators, and lots of photos and videos kept me in the loop on all decision making. This is a 50 year old building full of quirky construction so it's no surprise that we went over budget - but I was consulted every step of the way. The job also took longer than expected, but in large part it was due to a sub contractor error that threw us off schedule by a couple of weeks. The first thing Tom told me when he came over for the first day of work was: "How did you find…read morethese guys? They can't find new customers and all their existing customers aged out/died". We probably should have ran at this point. We had a quote from Johnson Brothers Construction to rebuild our shower that had a leaking drain. Their quote was very competitive ($10k + tax) and they seemed knowledgable enough, so we went with them, aware that things might go over the quoted amount given that every projects has unknown. We did have some unforeseen things happen, requiring an extra day of labor to strengthen the floor and some weirdness about the existing drain setup that was taken care of by a plumber in an hour. Yet, here we are, two months later with a total bill that is well over twice the quoted amount, a tiling job that is sub-par and a lot of finishing touches are still missing. When you hire a general contractor, you expect them to guarantee some level of quality and to advocate on your behalf with subcontractors. In our case, the tiling subcontractor not only did a horrible job, but also tried to increase the cost for some work we already sign-off on and way over ordered one of the types of tiles (that we had to pay for). In the end the subcontractor fixed as much as they could short of redoing the whole floor, but we were the one fighting for it and inspecting the work. JBC just stood by. JBC also had two subcontractor give us quote for some drywall for a transition strip. Their interfacing between these subcontractors is essentially a series of screenshots of iMessage conversations they have with those subs. I made it clear to the drywall sub that I wanted quotes for the different parts of the job. He gives us one opaque quote with possibly an extra $100 (??). The transition strip sub, what we hear is that he'll come by by the end of next week. Saturday comes and he is no where to be found. JBC gave no updates along the way. I could also talk about their opaque billing practices, how they're charging for labor hours that don't seem to line up with what I can see on my front door camera. Or how they have 3 guys show up for the same amount of time and yet one of them is charging for an extra half hour? Honestly I could go on and on. We definitely regret going with JBC for our job. I should have heeded my gut feeling when Tom said what he did. You definitely should.

We have lived in a John Buchan home for 21 years. The house was 2 years old when we bought it. We…read morehad always heard great things about Buchan homes. It was a selling point. However, OUR experience has been anything but great. Some of the problems we have experienced: 1) The exterior paint started peeling after 5 years; we were told by the painter who re-painted the house that there was no undercoating. 2) Holes were left uncovered in the floor boarding, allowing rats easy entrance. We had to go into the crawl space and put wire mesh over the openings. 3) The storm drain at the edge of our sloping driveway was not drained properly. The drain extended only three feet then dead-ended. The builder was expecting the water to be absorbed into the ground, but the ground easily became saturated and the water backed up into our driveway. We had to pay a contractor $2000 to extend the drain out to the street. 4) There is only one electrical wall outlet in the 3-car garage. 5) We are in the process of renovating the master bathroom, and when our contractor removed the soaking tub there was a large 250+ pound blob of concrete on the floor that the builder apparently used to level the bathtub. 6) Trees that will eventually grow to become very tall should never be planted adjacent to a fence or house, and existing large trees should be removed at the time the house is built. There was a large cedar tree on an adjacent Buchan property, and the tree came down in a storm, part of it landing on our roof. 7) Landscaping: there were four maple trees that the Buchan landscaper planted in our yard, small when we bought the house, but 40 ft tall ten years later. The roots of these trees grew and busted our irrigation lines (other Buchan homes in the neighborhood had the same issue). Eventually our HOA had to pay an arborist to remove trees from lawns throughout the neighborhood, at our expense. Bottom line: this is my last Buchan home.

Phase 2: They redid the main floor including three bedrooms, hall way plus storage and two bathrooms. They are very detailed oriented, especially Adam. Every square inch is used. If something isn't done right, they fix it. Example: They installed four floor to ceiling windows in the entry way. After the chandelier was installed, they realized it wasn't centered in one of the windows. They took them all out and reinstalled them. It is now perfect. They have become like family. As a mom of five children, I was especially grateful for the safety precautions they invented to make sure we were all safe while we lived through construction. There are always tense times through remodels. Patience both ways is the key and I'm so so happy with the work they have done for us.

He overcharges and overbills you (even for hours that he didn't work), and he wants his money quickly.... he is fast and early when he needs to collect his money!!! We had a terrible experience with him. He doesn't have any respect of his clients. There is always a delay in his schedule - work to be done today gets always postponed to tomorrow or the next day - it is infuriating. Our kitchen remodel is taking more than 3 months... and it is not finished yet - a nightmare! I am telling you, do not hire him!!!!
