Letter of Recommendation for Chuck Greenberg and Zach…read moreGreenberg of Triad Law Group Chuck Greenberg and Zach Greenberg of Triad Law Group are fantastic, skilled experts in mortgage foreclosure laws! After a 40 year career in commercial-investment real estate and past-presidency of three State Real Estate Associations and former board member of the Washington State Commercial Association of Realtors, I needed help with my national lender granting me a loan modification. I struggled for over two years submitting document upon document, over and over again, all to no avail. The national lender would repeatedly decline my request for loan modification saying that I did not submit the required documents. After the last denial that I received in April for a loan modification, I hired Triad Law Group. Chuck and Zach Greenberg took over my case and within a short, two-week timeframe; I received a letter from my lender stating that they had approved me for the HAMP Loan Modification Program! It was like a miracle from God, finally being approved for a loan modification on my home that I have owned for 32 years. Chuck and Zach Greenberg made this happen! I am so very thankful I found them. I am also thankful that their fees were very reasonable. I most highly recommend Chuck and Zach Greenberg to anyone who needs help with their real estate loan or their real estate lender. Sincerely, Donald G Arsenault, CCIM Designated Broker and Realty Advisor

I worked with Charles Greenberg (Chuck) for an eviction case. This entire process took 10 months…read moreand he was still unsuccessful. I could say a lot of things about my experience everything from him having me look up smc codes to him sending the legal documents to the wrong address (which pushed our court date back 2 months), there's honestly a lot I can say. The amount of errors he made, made me question whether or not he was working for me or against me. There is no way a competent attorney should be making the amount of mistakes he was making. After 10 months he was still spelling my name wrong on the legal documents. He would also copy information from previous cases because he would forgot to change the names and dates on those documents. He is EXTREMELY unprofessional, he'll never answer once he has you as a client, he'll claim he never said things that he did. Stay away from this lawyer and law firm; I get he might be on the cheaper side but you'll pay 10 times more later due to all his mistakes. He doesn't have a good reputation; if you're going through any legal matters especially evictions in the king county area, dont be cheap, hire a good, reputable, experienced attorney or else you'll end paying more in time and money later. Please learn from my very expensive mistake seek legal representation somewhere else. Or you'll end up having to go through the process all over again. Lastly here are just a couple of things I had to experience working with Chuck. - Rarely answers the phone once I became his client. - Won't give you an update on the case; I had to call and ask. - Astronomical amount of spelling/ grammatical errors that I had to fix. - Had me look up SMC codes to add to the notices (isn't that his job?). - I had to re write numerous legal documents over and over because he couldn't do it without numerous mistakes. - Didn't check his work before submitting it; I'm his client yet someone else's name is in the paperwork. He would just copy information from other cases. - Some legal documents were written in pen instead of typed; and his hand writing is illegible. I'm his client who told him the information, and even I can't read/ understand what he wrote. - I had to submit the legal documents to the court because he didn't know how. Numerous documents were rejected when he submitted them because they were not submitted correctly. - Couldn't get printer to work so he sent evidence photos in black and white. I'm the one who took the photos and even I couldn't tell what I was looking at. Photos were pretty much useless. - Said he would submit legal documents by a certain day but wouldn't submit them for weeks. NOT days WEEKS. All in all, learn from my experience and just hire a good experienced attorney; yes it's expensive but you'll be happy that someone who actually knows what they're doing is representing you. Even though I have to go through this process again, it feels like a million pounds has been lifted off my shoulders knowing I'll never have to work with Chuck again! Chuck needs to do himself and his clients a favor and just retire and close this law firm down for good!

The entire team is the most ethical group of lawyers, paralegals and support staff. You truly will not find another law group who means what they say and says what they mean. My apartment complex was being flipped into condos and they tried to evict everyone with 20 days notice and one letter from Craig Gourley and the entire complex was saved and we were given the respect to have an opportunity to relocate in a respectable tiny manner and we even got bonuses for moving earlier. I was also in a head on collision and the lawyers and paralegals were able to guide me through the process of getting the restitution I deserved without being greedy and underhanded. Everything they do is ethical and with the best intentions for the most ideal outcome

Highly recommend them for anyone selling directly by owner and their escrow services.

When our insurance company denied our claim we hired Levy, von Beck and Comstock to go to battle for us. We worked directly with Dave von Beck. Dave and his firm have years of working with denied insurance claims, real estate, construction defects, and condo law. He's the ultimate expert and he's probably the most responsive and detailed professional I've ever dealt with. If I called, he'd take my call in the middle of a meeting. He answered my emails over the weekend. Everything he said was clear and made sense. He could cite and interpret crucial pieces of information in copious pages of technical engineering reports. He really shepherded us through a process that was far more complicated than we imagined. We were a small informal HOA, with no experience in dealing with anything this serious. His attention never wavered from this project, he was clearly "all in" with us. Additionally, Dave has built close relationships with all the key players: He knew our insurance companies lawyer, he already knew and worked with the construction company that we chose to do the repairs to the building. He knew when to call in an engineer and he knew and educated us on condo laws that we were unaware of. He understands and speaks construction at all aspects, practical and legal. He became the hub of information, pulled everything together and kept everything moving forward. Dave is a straight-shooter, ethical and trustworthy while also being persuasive and a real bulldog. And the bottom line: he got our insurance company to pay for both the investigative work and all of the repair! I can't recommend him enough. A life saver!

He found evidence of rot and evidence of the previous owner covering it up with new wood. He recommended us to hire a real estate attorney and sue the seller since they should have disclosed the history of rot. We got a quote from a contractor for $50k for the repairs. Dave was very responsive by e-mail. He did not offer a free consultation and charges $575/h which is very high, but we thought the price might reflect the quality of work. However, his counsel was subpar. He reviewed our documents and pointed items noted by the inspector that were found in other areas of the house, unrelated to the area in question. When we were evidently very confused, he never offered a call to discuss the details. He kept insisting that we didn't really have a case, so we also didn't want to consume more of his time and burn our money. The demand letter that was drafted was not convincing at all, since Dave never took the time to understand the details. The seller was not convinced and hired their own attorney, at which point Dave advised us not to pursue them in court. That was the only time we talked on the phone. The subpar letter costed us $1,970. I feel like any attorney could have drafted a letter of this quality, even those who charge $300/h. Do not make the same mistake as me in assuming that higher rates equal higher quality of work.
