    Spent three years in this complex, and it was fine enough…read more The "gym" was sad, the treadmills were noisy and mostly broken. And it is far too small for more than two people to be in there at once. The hot tub never worked as long as I lived there, but the pool was nice and well kept. Our apartment was nice and spacious. Our neighbors were mostly fine, but you can always hear people walking up and down the stairs/breezeway through the walls which isn't ideal. We had one set of noisy neighbors, to which management told us to call the cops because they couldn't do anything about it. That wasn't a pleasant or helpful solution. Our AC went out *every* year we lived there. Our apartment got up to 80 degrees and we had to get our cat shaved to keep him from overheating this past April. I had to yell at the poor front desk girl to get them to help us at all. They replied with "we don't have to fix the air conditioning until it's 80 degrees outside". As in they won't help you unless they're legally required, how nice of them. In our first year we were without one of our bathtubs because it was broken and they didn't get it fixed for almost four months. But when our kitchen counter started falling and separating from the wall they resealed it very quickly. The parking wasn't ever great. I frequently had to walk quite a ways to get home after getting home from work in the evenings. Overall, it was a fine place to be but we were happy to leave and move on.

    i do NOT recommend this place!! yes they have the basic needs, but it is not worth your time. they…read morecharge WAY too much for rent ($900+) utilities are not included. when we signed our lease they told us our monthly rent would be around $725, and i lived here for a year and not once did i see a rent statement for less than $830. they charge water in arrears, which they say is every 3 months but it's way less consistent than that, they charge whenever they want. they also charge water with what everyones usage (divided equally) not just yours. they told us in the beginning that water would be no more than $20/month yet we never saw a bill less than $70. they WILL charge you everything extra that they could possibly charge for come move out. they have terrible communication with leasees. the only plus to living here was pets and no breed restrictions. the kitchens are outdated. the closets and bathrooms are small. you can't pay rent online without them charging an extra $35 for a "billing fee". utilities are gas, electric, water, trash, pest control (which they never come but you still pay), lawn care, internet, and anything else they decide they want to bill you for (service fee, convenience fee, online pay fee, card fee, etc). the leasing office looks nice because they just redid it but it's a scam because the apartments look nothing like that. at the end of the lease if you don't give them a written 60 day notice of vacating (even if they tell you that you HAVE to be out by a certain day) they'll tack on an extra $1300. they send out a 4 renew-your-lease announcements, however none of them say anything about a written 60 day notice to vacate. the hallways are nasty and constantly reek. our door didn't even lock when we moved in. people leave trash and food in the stairwells where it will rot and mold. they recently chopped down every single tree on the property so there's no shade or anything, but it's okay because they built 2 picnic tables. grass gets mowed maybe once every 2 weeks. the dog park is run down and basic just a fenced in area of about 100 x 50 feet. you can't go to the dog park if there are any other dogs there (my pup got attacked twice, because the other dog doesn't get along with others). the people that work there are simply rude and unwilling to work with you, they just want your money. DO NOT MOVE HERE!!!

Cozy and tucked away from the busy streets of Kasold and 23rd, but still close to grocery stores and restaurants and various businesses nearby. We most enjoyed the handy walk path behind the apartments shaded with trees and cement walking path.Easy online pay options and community activities. There's a place for children to play and a dog park as well as a pool. Generally just a nice place lace to call home.

Madly scouring craigslist and every other list known to man ,it seemed like a frugle attempt. lawrence rentals seem to cater to students living off their parents pocketbook, which inflates the price for single families.most rentals consist of a townhouse,duplex or apartment. unfortunately we like the quiet life of the country raising our chickens.we like none of those options but love living in douglas county. feeling defeated we make a last ditch effort, we see a home for sale needing work, my man the excellent remodeler could have that house beautiful in no time. maybe we could work a deal? the house is contracted with chaney realty. I phone, no one answers. while the message comes on Laura Chaney is calling me on another line. I explain to her my idea she exclaimed, NO that house is not habitable. I proceed to ask her if, [kerplunk] the phone has been hung up. okay maybe her phone battery died, or maybe she was hit by a bus, whatever I tend to think "how rude". I phone her back and said you hung up on me while I was asking a question, she replied well i dont do "rent to own,"very rudely.     From the on-line pictures, this place looks like a million bucks, large apartments, carefully…read moretended grounds and a bubbling brook that cascades throughout the grounds. Well, the reality is, there is a brook, and the apartments are adequately sized, but that value has depreciated quite a bit with time. But let me be fair- its been 25 years since I lived in an apartment complex so maybe I'm expecting too much. Here are the pros of this place. I like the full sized washer and dryer in each unit. And I like having a dishwasher and microwave included. I like that there is either a balcony or patio with each unit and that the quantity of windows lets in a ton of natural light (and my unit faces north). I like that they are set up as condos with each unit having it's own outside entrance and that they answer maintenance issues within a week which is pretty good given the size of this complex. Some units even have a fireplace (I think these are the upper units) There is also a decent pool as well as a work out room available for the residents. On the downside, the water pressure is quite low (can barely wash my hands in the bathroom), when it rains, there is water everywhere washing out what once was beautiful landscaping, and there is really limited storage in each unit although the extra closet out on the patio helps a little. The carport that I pay extra for is quite a walk away ( a sidewalk would help) and the hill behind it washes out with each downpour making a muddy mess to walk through. It's not quiet but the noise doesn't come from my neighbors, it comes from a bad design that puts the air conditioning units outside the bedroom window so not only do I hear it when my unit kicks in, but also when my neighbor's unit kicks in. All in all, Pinnacle Woods is okay. To some it might even be considered really nice. For me? It just reminds me of why I stopped living in an apartment all those years ago.

Kitchen counters are also made of laminate/particleboard that stains extremely easily. During my first month here, I had to fix the PVC pipes under my own kitchen sink. I also personally had to unclog the shower drains from the previous renter. Also, PARKING SUCKS. You will likely be unable to find parking spaces at night, so their solution is to provide rentable parking spaces to their tenants. These additional parking spaces are $30/month for a "garage," which is really just awnings. There has been a tire-eating pothole in the front of the complex for lord knows how long, and they are finally getting around to fixing it after months of living here. One would expect a booming college town like Lawrence to have better apartment complexes.
