We had a fairly good idea of what we wanted, both in terms of design and components. That is, we weren't looking for contractors who would charge $800 just to 'design' the new look (no, this is no joke, one contractor actually asked us for this amount just to prepare a quote ...). And we wanted to have someone who wouldn't break the bank and who would do good work. I think Edward fit the requirements quite well. He showed up on time. Every time. He's super reliable. He is to the point, and gets things done with minimal fuss. Moreover, if he runs into problems he isn't shy to look things up online or ask the manufacturer. This happened a few times since we were using less frequently used German and Japanese components in the bathroom that probably worked a bit differently from what is commonly installed. He is very flexible and won't rip you off if you need last minute changes. And he's more than willing to listen to suggestions. Keep in mind what you're getting. This is not someone who will install gold-plated McMansion style palaces but he will do a very solid job. And if something isn't 100% straight, he'll listen if you tell him and straighten it out. In return, you're paying $ to $$ but not $$$ to $$$$ for the job. One of the really nice things is that he won't nickel and dime you for small obstacles (e.g. one of the water valves on the mains was old and leaked after he'd turned the water off. He replaced it free of charge). And yes, he's very pleasant to deal with.

He came in the next morning - to check the space and by the end of the evening he called to give me a rough estimate cost which was very reasonable and much less than others. Fast forward a little more than three weeks and voila! a spanking new bathroom. Bob and his uncle (I think) who worked together were very professional, courteous and always came on time and yes they definitely did finish the job within my timeline. I would definitely recommend them on any remodeling/paint job.

Buckle in because I'm about to take you on a wild ride through my experiences renting for a year from Liz and John. I'm sure they'll offer some half-hearted reply attempting to contradict what I say in this review, but at the end of the day I have the texts to back it up. I also believe I was a good tenant: I paid my rent on time and never missed a month. I lived at 3403 Dawson with four other people during 2019-2020. I'll give you a quick rundown of the landlords: John and Liz work together, but John mainly supervises renovations while Liz deals with tenants. Liz would randomly perform spot-checks of the house under the guise of coming in to "collect our rent checks". When we said that made us uncomfortable and we were more comfortable putting them in the mailbox for her at the front of our house, she said that was unnecessary and the random audits continued. However, we realized that when she came in, sometimes she'd turn our AC up. You see, they had written into the lease that they'd pay for electricity and air conditioning, so these spot-checks were opportunities for her to adjust the thermostat to try and save some money. Speaking of their electrical penny-pinching, when my roommates and I wanted to get a fish and five-gallon tank during quarantine, Liz told us the only way they'd allow it was if we agreed to pay them $20 a month "to offset the rise in their electricity bill". For those of you who haven't ever owned a fish, a five gallon fish tank is about the size of a small bowl and doesn't use power. One day, we came home to find our beloved porch table missing. Only after asking Liz if she saw anyone stealing our table did we find out that they had brought a truck to haul away the table because the neighbor didn't like the way it looked. I'm not kidding. The table wasn't exactly something you'd find at a three-star Michelin restaurant, but we were broke college kids and it's all we could afford. Call me crazy, but I believe if you're going to have the balls to silently destroy your tenants' property, you should probably have the decency and integrity to at the very least tell them. Here's my absolute favorite story about these landlords. While we were juggling college classes during quarantine and the pandemic, Liz asked us to move out a few weeks earlier than our lease end date because they wanted extra time to perform renovations. What had actually happened was Liz had made a mistake: she had promised the next group of tenants that they could move in early before asking us. We said no, and John and Liz pestered us until finally we agreed to meet in person to discuss it. When we told them we had already made plans to move out on the last day of our lease, they showed their true colors. Liz stormed out of the house and slammed the door yelling something about how "karma is a b****" and we'd "eventually find out". John took a less-explosive approach and tried convincing us that technically the dates on our lease were wrong, and that we needed to "go by what they said" and not the legal documents. When that didn't work, they tried holding the fact that they gave us $200 off our rent in the month of April over our heads. Finally, about a day later John offered us $2,000 to move out early. Although we had already made plans with moving companies, we were broke college students and we decided to agree to their terms but ask for it in writing. After being shifty about putting it in writing, not a day later John went back on his word and decided he had changed his mind: no more deal. You be the judge of what that implies. Say what you want about John and Liz, but I will say they're good at one thing: pretending they're someone they're not. For landlords that spent the whole year pretending they were the only good landlord in Oakland and reputable people of their word, they made us realize that they were just like every other slumlord in Oakland.

After 18 years with a cracked, sinking driveway full of huge holes and a stone wall along the…read moredriveway slowly bowing out thanks to freeze and thaw cycles, we FINALLY decided to bite the bullet -- and hit the bank -- to redo the driveway. Three other contractors told us it would take at LEAST ten days -- if not longer -- to put down a new driveway (1800 square feet) and the only solution they provided for the wall was to remove the existing stones (1' x 2' rough blocks) and replace them with interlocking concrete stone. Joe Palmieri told us he could demolish the old driveway, tear down the wall, pour a new driveway and rebuild the wall (with proper drainage) in TWO DAYS! I didn't believe him. And you know what? He was WRONG. He completed the job in a DAY AND A HALF!!!! He brought an experienced, organized team and he personally supervised the entire job. The guys worked like a well-oiled machine. The results are breathtaking. Quality concrete, great work on the wall, and follow-through on ALL of our questions and concerns. Was he the least expensive option? Nope, but it was well worth the extra 10% we paid to have the work done in an instant and done well.

Dealing with J&B Remodeling and Design was a nightmare from start to finish. Avoid them at all…read morecost. I hired them to do extensive remodeling on my home and in the end had to kick them out. Absolutely everything they did was shoddy and they took their sweet time doing it. I wrote an extensive Angie's list review, but this company is so bad Angie's list actually removed them from all searches. But you can still find the complete reviews if you type in the exact name of the company. Almost all F's along with an F on bbb.org. They tend to show up if and when they feel like it and give you no notice. There were many days where I took off work and no one came. It was not worth 10 seconds of his time to let me know that the day before. I'll just list a few examples of shoddy work. When Jason Lapay plastered my basement walls, he got plaster all over my brick fireplace and trim. I had to point it out and he said they would clean it up with Muriatic Acid, which turns out to be concentrated hydrochloric acid. Very toxic and not intended for indoor use on vertical surfaces. They never fixed it in any event and I still have no solution. Anyone with any sense would have taken two minutes to mask off areas they did not want to get plaster on instead of thinking they would remove it with acid later. They never completed anything. They would do easy parts and leave the rest. For example, they were supposed to put new baseboard in, but did the easy open areas and skipped closets. And they have quarter inch gaps in the baseboard not to mention they cut it on the wrong side leaving splinters. The baseboard was a disaster. After waiting weeks for him to get to the baseboard so I could start to move back into parts of my home, he has a guy drop it off. It turns out, staining baseboard is a time consuming process requiring sanding, even staining, and a sealer coat. This guy just slapped the stain on and produced a splotchy mess. I'm having to replace all of the work they did. The work they did in my hall bathroom was the worst disaster. The tile on my tub surround is uneven and falling off since they did not put a proper corner bead on. The niche they were supposed to install is completely wrong and the experts I've consulted said it is not fixable. The tile in my entrance is not parallel to the wall. In the course of 6 feet, it is off 2 inches since the guy did not snap a line to go buy. Basically, everything these people did in my home is a shoddy disaster that needs to be redone. And he was incredibly arrogant and thought it beneath him to communicate with me. Jason Lapay said he would manage the job but the only one attempting to manage the job was me. He was rarely there; he only showed up to pick up checks. He threatened to sue me if I did not pay him about $7,000.00 for work he had no intention of completing. My attitude is he owes me $11,000 for shoddy and incomplete work. I ended up filing a complaint with the PA State Attorney General. I don't expect much from that and will almost certainly have to take them to court. Take your business elsewhere.

I called to ask for an estimate on removing an old metal shower in a basement bathroom and…read morereplacing it with something newer and more functional. Jason Lapay, the owner of J&B Remodeling, came out to look at the space. We discussed what I wanted, and he offered some helpful suggestions on ways we could do the project. While we were talking I decided to also ask for an estimate on adding a wall in the basement to better separate the finished living space from the unfinished furnace room. He told me he would get back to me with a price. I did not hear from him for a few days, so I sent a follow-up e-mail, and he promptly responded with an estimate and an apology for not getting back to me sooner. The price he gave me seemed very fair for the scope of the work involved. A few days later I signed the contract for the work to be done. Jason worked around my schedule, starting the work a few weeks after that. In the meantime, as per our agreement, I purchased the tile that I wanted and the shower fixtures. We communicated through e-mail several times during that interim period and he was always very responsive. Soon after my schedule opened up, Jason scheduled a day to start work. He and/or his crew were at the house every morning around 8:30 am and worked until 4:30 or 5pm - except for one day when they were only at the house for a few hours - and they told us in advance that they would be arriving later that day. The project was completed in 5 days. The end product is very nice. The shower looks great and should be much more functional than our old shower. Jason trimmed out our new door and wall - we will do the painting, as we had agreed. The work J&B did included the following: -Removed an old metal shower from a basement bathroom. -Reframed the space for the shower and installed cement backer board. -Moved the plumbing and installed new shower head & control. -Installed new light in shower area. -Built shower pan and installed ceramic tile. -Installed storage shelves adjacent to shower. -Built new wall to separate finished part of basement from unfinished funace / laundry area. -Installed drywall on new wall and installed new door in wall. We were very pleased with the overall project and the finished work looks great.
