The only reason they lose a star is because when we called to ask what the pet deposit was for a cat, they claimed pets weren't allowed. I reminded them that the last tenant (a friend of mine) had paid a deposit after getting a cat, and they responded with "oh, well you'd have to talk to the owner to approve that" (owner whose information they can't give out). So I guess if you're a pet owner trying to move in that would be the only gray area- I'm assuming with my friend they just pocketed the deposit and never let the owner know.

We had to fix it ourselves and cover the cost. They do not hold up their end of the contract. They are trying to charge us for carpet cleaning after we had already paid to have the carpet cleaned. They stated that we had to wait to pay for the carpets to be cleaned AFTER they made all repairs to the house. Watch out for these people. They are scammers. As a first time landlord I have been nothing but frustrated with this company. The onboarding girl was helpful and I thought my home was in good hands. Then came the property management side. Our initial manager assigned was okay. She had limited communication skills, but she would at least acknowledge my texts to her and overall was nice. I was very frustrated with getting a tenant initially as my home was vacant in June (prime moving time) and they put a lock box on the house and allow potential renters to view the home on a scheduled time at the potential renters leisure. The problem was that the house does not have A/C and in the middle of summer with no one living there it was getting real stuffy. They didn't even go weekly to open a window...I was told to lower the rent, and maybe that would get a renter. FINALLY after 3 months, we got a tenant. I am not allowed to contact the tenant so I would let the manager know when the pest company was showing up and all seemed okay. Then that Manager left with an email explaining she was moving on and named someone else as the new person assigned to manage the property... No one reached out until a repair was needed and it was someone different then what was told to me in the good bye email. . The dishwasher was the repair needed and they estimated $1900 from their vendor to replace it...so naturally I said No and went to home depot. The renters requested to schedule it on a Saturday, so I did. Home depot calls when they are 20 mins away, but no one at PURE works on the weekend and I am not allowed to call the tenants.... After installation no one confirmed it was done. 1 year after they moved in, they moved out. I got an email stating they were moving out, no one signed the email. I called when they held the last months rent. I was rudely told by Josh that it was in the email he sent and they hold it for owner related repairs. When I asked for an example he said things get loose...He was very rude and told me multiple times if I was not satisified I could put in my 30 day notice. I told him he clearly does not value my businees and I requested a new Manager be assigned. The next day I was sent an email from the manager at the office backing the manager who was rude to me over the phone. I put in my 30 day notice, received no confirmation and had to ask if they recived it. The tenants have now moved out and I am trying to find out what repairs they are doing that are tenant related and I am being told "the vendor is not scheduled yet" and "it has only been 3 days since move out"....Time is money....they did a walk through 2 weeks before move out, why is there no one scheduled yet???? I have also not been told when they would release the funds (the last months rent) that they held...no reply. Needless to say I found someone else to manage my property that understands the value of customer service and good communication. I am looking forward to the day I can delete all contacts out of my life related to Pure property management in Santa Rosa. Maybe the managers don't get paid enough or trained enough...I hope this rant saves someone the stress of dealing with the company.

I was looking for surveyors for a neighborly fence dispute and wanted to figure out the boundary. Out of all the companies I reached out to, they were not only the fastest to reply, but also the most helpful. I probably reached out to about 8 or 9 companies, most never replied, 3 total replied one of them just replied they would get back to me after a week (they never did), the other one quoted 12k for the work and where not transparent on what the work would actually be. Mark Andrilla from Cinquini was exceptional. Not only did we have a productive phone call where he explained the options for the survey, the different types (city manager had also requested a topo survey) and about placing flags on the boundary. He walked me through the pros/cons and went the extra mile pulling the parcel descriptions I was looking at. It turns out the zillpow and google maps lot boundaries are simplified, and the actual deeds for the 2 plots describe a zig zag border, which actually aligns with what I observed. Mark suggested me to first do an informal walk through and then figure out if it was worth going the extra mile and do a survey, he explained the costs and the state requirement to submit the survey to the state, a large cost in itself. In the end, I realized the current border zig zag, though visually it looks like encroaching, is actually barely so, perhaps an inch here or there, and not the several feet I thought there was. It's odd that the boundary between only these 2 parcels is not a straight line like for most others in the subdivision, but its clear as day in both adjacent parcel descriptions. In the end, Mark saved me the cost and aggravation of the survey and put to rest my concerns. He truly puts customers needs front and center, I fully recommend him.

I was immediately referred to Mike, one of their professional surveyors, who quickly assessed my issue and then promised to research the City records and call me the next morning. Not only did he call me the next morning but he found time in his schedule to visit my property that morning as well. Within an hour of arriving we had identified two buried property markers that established where my backyard property line was so pool construction could continued. In addition to the speed at which Matt delivered professional surveyor services, he was also a delightful person who taught me a lot about the job of surveying.... And yes, his prices were very reasonable and great value for the money I spent.
