Since Nicole Charalambous has taken over as the property manager this has become a great place to live at the Virginia Beach oceanfront! Both the indoor and outdoor pools are sparkling clean and warming up! The halls are all being painted right now and the community is a much happier place!

This place is disgusting. Cheap remodel and has HUNDREDS of roaches. I am a clean person but I still have the biggest roach problem I've ever seen. We are forced to pay each month for pest control but when you tell the front desk that you need The exterminators to come spray your apartment and the front desk will say yes but the exterminator won't come for a month. DO NOT LIVE HERE

Trash get's left out all the time.

Don't let the location fool you, or the fact that they have deactivated their old Yelp account and created this new one with bright and shiny photos of their supposed $13,000 per apartment renovations. Read the story here: https://www.pilotonline.com/business/vp-bz-mayflower-apartment-sale-20191125-lsjfgtkn55dwjib5un6cwbu5xu-story.html First, this used to be a great place to live. Spent almost 2 years before it all went to crap once Lynd Management a D- BBB rated business took it over in late 2019. See BBB rating here https://www.bbb.org/us/tx/san-antonio/profile/property-management/the-lynd-company-0825-31159/complaints Since their purchase, everything has gone downhill. The building is poorly maintained, the management does their job from their office chair and has no clue what is going on with their contractors, service requests, etc. They have also decided to file with the City of Virginia Beach a motion to become a location for short term rentals. This means that those who PAY a minimum of $1200 a month to live there will have to deal with random people having access to the building at all times and who knows what kind of renters these will be therefore opening the tenants to potential danger. So, just based on the three paragraphs above I would suggest you STAY AWAY from the Mayflower at all costs. But if those issues don't bother you how about: Black Mold - Three times I had mold develop in my bathroom and three times they came in with some spray to kill it, then a spray can of primer to hid it, and finally, some paint to blend it right in. Before I moved out in October, it had returned again in all the exact same locations as before. Filth - They a team of 5 or fewer people to maintain the interior and exterior of the building. It consistently has trash and debris flying around the garage and exterior. The "new flooring" they installed in the lobby is textured and therefore accumulates muck in the crevices there is no getting this out. On a regular basis, the basement bathrooms are disgusting and smell like an outhouse. The elevators usually have trash juice from the valet trashman or dog pee daily. Trash - We used to have a trashcan before you come across the breezeway from the garage, but no one empties it on the weekend so it would get full of trash and then trash beside it. You would think that since there is office staff 7 days a week that one of their duties could include emptying that trash bag so it didn't accumulate an excessive amount of garbage but instead they walk past it like it's invisible. But, the best part is, instead of instructing someone to empty it, they just flat out removed it from the garage. So, now instead of a trash can to hold the garbage, people just set the trash down where it used to be and it ends up blowing all over the place. Besides this, the dumpster gets so full from regular trash days and the ongoing renovations that bags and bags of garbage will at times be piled high around the dumpster for days before it is emptied. Maintenance Requests - Good luck, I have overheard from a tenant speaking to the office staff that their toilet was going on 2 weeks of leaking and no one had addressed it. Being that this is in the ONLY bathroom, technically that is an emergency request and should have been fixed within 24 hours. But, no instead the staff member said, "really?" I will check on it. Which shows there is no actual process of maintenance checks and balances. Building - In addition, to individual apartment issues, there were wires hanging out of the ceiling in the lobby for months. The door closers on the entries at the dumpsters, grills, and outdoor pull are inadequate for the weight of the doors and will absolutely slam on your feet, animal, or child with no remorse. The front door hasn't locked in a couple of months and anyone has access to the building without a key 24/7. There were safety lights out in the garage for over a month and who knows if they have been repaired since my departure. The elevator floor displays are mostly broken or don't work which I believe is a code violation and have been that way for a few months as well. Bugs - If you love nature you'll love your roach roommates. They love to hide in outlets, come out of the pipes, the walls, and occasionally go for a stroll down the hallways and especially love the basement laundry room. I have run out of space, but check out the pics if you take a tour pay close eye to all details of the non-existant $13,000 renovations. The cabinets are spray painted, there is no ice maker (used to be) and the windows are dangerous, cloudy, drafty, and leak! Oh, and I hope you love paying high utilities that they can't prove are yours while their contractors leave lights on in multiple apartments 24/7 and stay there too! Oh and the FIRE PITS don't work, (even though an April FB post says they do you're not even allowed out there once the pool closes. Lynd has destroyed the Mayflower, stay away!

VERY overpriced. the only benefit is that it's next to the beach. my walls are peeling off, my lights switch doesn't work and they never respond to any of the maintenance requests. Not to mention this place is COVERED in roaches. my apartment is very clean and yet I find them on top of my fridge, my bathroom, and sometimes even my bed. I would also like to add the other tenants are very rude and they let their dogs pee and poop in the elevators and in the lobby. the little dog park is also always covered in feces. lastly, recent renovations will have you waking up at 6 am to hammering, drilling, and loud music the construction workers play. They also leave dust everywhere and never clean it up. This place is a dump.

The neighbor above me had a leak in her apt that they did not fix until it leaked into my apartment causing this damage

Mayflower used to be my personal paradise. Sure the rent is high but it WAS worth it for the amenities and distance to the beach. However Lynnd a company in texas took over. They act like slum lords. The Lynnd company has taken all of the ammenities away. The clubhouse just got a all new furniture then they sent it all back. The leasing office lies to ever new move in that we have year round pools firepits and much more. Those fire pits have not worked in 5 years. You cannot come and ho yo either pool as you please. Where are no landscapers so the outside is not well kept. They remodel one amenity ghen yhe owners argue and cuss loudly at each other and they tear it all out again. They give you a base rent price very afgordable. Then you get utilities, water sewer, gas( no gas appliances in any dwelling mind you), and that usually adds about $400-$500. They recently applied with the city zoning board to make some apartments air bnb but in reality they have already been renting those without permission all summer of 2020. Anyone has access to the building without a key 24/7. However the workers leave the doors propped open day and night. As well as the front door being broken. There were safety lights out in the garage. Next to my storage building it is pitch black at night. The elevator floor displays are broken which I believe is a code violation. It is normal to find several large roaches at any given time crawling in the basement. And the ceilings are falling through and covered in thick black mold in every unit on the 15th floor. The cleaning crew of 2 men are overwhelmed by the amount of work and the build stays disgustingly dirty for the most part. If I could give 0 stars I certainly would. Lynd has destroyed the Mayflower, stay away!

I am writing this review because I just had a negative experience. Overall I do love this…read morecommunity. It's kept very clean and the leasing office staff is generally prompt and quick to work with you. We are rarely home, both my husband and I travel for work. I just deep cleaned my apt, and when I removed the drawer to the oven to clean the inside of the drawer where I keep my some cookie sheets, I noticed an extreme amount of grime sticking to the bottom of the oven and crumpled paper towels just floating on top of it like it had fallen back there. I knew this was not from us. We have lived here a little over a year but rarely use the oven, I also keep an immaculate home. A little back story- I don't like people in my home once I'm occupying it unless absolutely necessary, so rather than putting in a work order or making a complaint I do whatever I can myself. At move in, the shelves in the laundry room were caked with dust and very grimy with detergent which seemed compiled over years of use, I cleaned it myself for about an hour. Making sure I got between each wire of the shelves. I also unclogged the drain in my guest bathroom bathtub, and literally pulled bandaids out of the drain with a drain stick, whomever did the inspection here did not do a good job, and whomever lived here before us obviously wasn't very clean. I just emailed the leasing office regarding the bottom of the oven a couple nights ago because I just noticed it and I really did not want to clean that myself. They responded that it wasn't on my inspection sheet (which literally has nothing on it, cause again I'm not going to nitpick and spend my valuable time inspecting each crevice of every nook and cranny before I move in, of course the unit is not perfect it was built like 15 years ago) and assured me it was clean before I moved in. I am pretty peeved about the entire situation. I'm very aware of my own habits and cleanliness. I would notice paper towels falling into the crevices of my oven. I did NOT put them there. And that kind build up only happens when you live a unkept lifestyle, that certainly isn't our mode of operation. I will attach my side of the correspondence only (I don't want to breach any privacy clauses) and the pictures of what the oven looked inside of where the drawer sits. BOTTOM LINE- INSPECT YOUR APT IF YOU'RE MOVING HERE. Especially areas you normally wouldn't, because I promise you they don't. Remove the drawer to the oven to check the inside, move your oven out, move your refrigerator out, check all of your drains, make sure your shelves are clean, unless you want to clean it yourself like I did. To the Crossing apts. do better inspections. Don't put that job on your tenants. This was a literally fire hazard, what if those paper towels caught fire? And, don't put blame on tenants for your own shortcoming. I shouldn't have to remove the drawer to my oven to make sure you did your job. We have been exemplary tenants, and make very little complaints and keep an immaculate home. Our apt is better now than the condition it was in at move in. Our inspection sheet was empty because we gave you the benefit of the doubt, that should have been reciprocated.

PLEASE LOOK TO LIVE ELSEWHERE. I don't even know where to start with this review, so let me start…read moreby saying that yes the layout in the large apartments are nice, and the appliances all worked and looked good. But there's a lot of negatives to living here. To start the manager here is extremely stand offish and not welcoming at all. Not sure if rude or just mean is the right word. All the way to the moment we moved out she just made me and my wife feel like a problem to her. Now small problems are the roaches that kept crawling out of vents and the windows. Our bedroom window would not fully seal closed so water would get in. The toilet is INSANELY close to the counter so there is very little room. Now when we moved in immediately there was a very obvious smell in the apartment. And the closets smelled even worse. We were told that there was a bad smell in the fridge so bad they had to bomb the fridge, which would make you think they would bomb smell the apartment? Nope. So they told us they would use a small ozone treatment which did absolutely nothing so they offered to paint in the closet which made the smell stick to the walls and made it worse. And we turned down the paint in the first place but they begged us to. And then when it didn't work we asked for another transfer which we asked for, for months. We asked again and we were basically told that we already cost them enough money. The smell stuck to MOST of our stuff. We had to throw out all of our furniture, collectibles, clothing, posters. So much of our stuff is now thrown out. And months of storage unit we had to pay for, for stuff that we got out immediately. So she offered us to just move out within 30 days and gave us no specific date to get out and then would say "this offer will not last forever" and we did damage the carpet with a small amount of bleach because that is the measures we had to go to to try and get the smell out (which didn't work) we had multiple family, and friends, to smell in the apartment and they all smelled it. So all in all this was an extremely bad experience. So if you're looking for an apartment I would suggest looking elsewhere. If you want more specifics about this experience you can definitely reach out to me on Facebook under the same name.

The building is lovely, new, and well-decorated and laid out. It has all of the modern conveniences you would love and most of the floor plans have some sort of ocean view. They have small 1 bedroom, 2 bedroom and three bedroom floorpans with different layouts and all come with all appliances you'd need (stove, microwave, dishwasher, fridge and washer/dryer). Some of the floor plans are very very tiny and cramped (maybe would work for some) and some area spacious and much more airy. All have a modern look, white tiles and finishes and cabinets, with high ceilings (think 12-15 feet) and updated fixtures (like a lighted and dimmable vanity in the bathroom). Rent is high here, but the rooftop bar with expansive ocean views from the 18th floor as well as the common area (with conference room and complimentary coffee bar) and gym, are very well-done. The gym has a side room for classes such as yoga and cycling with new equipment and 5 Peleton bikes. Rent is around $2200-4500 range and they run sign-up specials from time to time with some reduced pricing (common for rentals). Prices are subject to change but - you can expect to pay $110-125 for up to 3 parking spaces in a gate-controlled parking garage one block from the building. You also pay $30 a month for trash pick-up outside your door which is every night. Additionally - between $40-150 for a gated/locked storage spot. All things are accessed through your key fob - to lock and unlock your door, the lobby, the storage area, parking, common area and rooftop and gym. Additionally, they use Face ID tech to provide an additional layer of security. Residents also get 10% at the floor-level restaurant, Oscar's which has a beautiful wrap-around ocean-view patio and a large seafood menu. I was impressed, it's pricey, but it's lovely.

Though the gym leaves a little to be desired (really only missing a good cable machine) it has everything you need for cardio and a decent weight workout. The front staff and maintenance personnel are lovely and always friendly. They absolutely ADORE dogs! It seems they are always thinking of new and exciting events for the community. The dog park area is nice, especially when you want to let your dog off leash to run and play a bit. I also cannot get over the location, especially for the price we're paying. Super close to the beach, conference center, and coffee shops. I couldn't think of a better place to stay in Virginia Beach than the South Beach apartments. I would certainly recommend them to anyone moving to the area or looking to upgrade apartments. I want to stress again that we have been here for months and have had ZERO issue with break ins or theft. I have even accidentally left my vehicle unlocked and it's never been an issue. A few things I'd like improved are pet poop bag stations, more kind leasing office staff, a pet play area, a working gate, and more community events. All of those things are non-existent and for the amount of money it costs to live here, it doesn't feel like an unreasonable ask. For example, I have called the leasing office twice since I moved in and one of those times was to submit a noise complaint for my neighbor (after dealing with it for months and just letting it go). I called the leasing office and Angie acted as if I was inconveniencing her, she asked if they were really being loud as if I called the office just for fun, and made it seem as though this request was outside the scope of her leasing agent responsibilities. I have called the leasing office TWICE since I've lived here so for this to be the response was very off-putting, to say the least. For the pet improvements, there is no play area nor are there poop bag stations. There is poop EVERYWHERE because people don't pick it up. It's not right but the complex could do something to make it easier to dispose of it. The gate is seemingly there to be able to say it's a gated to community, even though it never works. Parking isn't great either but there's only so much you can do about that. Lastly, as far as community events the ones that they sporadically hold seem like "here, just to say we did something" events. More thought and effort could be put into them like getting food trucks, or having a single resident social, or holiday theme events. Anything more thoughtful would be great.
