Despite being surrounded by many lovely people, Maybrook looks beautiful but underneath, it's a mess. Lack of functional exterior lighting, residents breaking rules at every turn (to avoid paying ridiculous parking fees, and instead of doing so, keeping a list of vacant parking deck spots, parking there, or moving their vehicles btw the two visitor lots - management has been notified multiple times and yet this issue persists; bringing families and friends into pool area over resident limit and leaving them there; favoring some residents over others; not enforcing their own rules, such as allowing residents to harass and disturb others for months and when one attempts to assault another, saying it's not "Maybrook's problem"; ignoring emails to the point that it's a joke among residents; and breaking multiple state laws). The list goes on. There is no insulation whatsoever between floors so you will hear every single thing from the unit above you and your ceilings will crack. Noise complaints are ignored. Some people leave belongings on balconies and are reprimanded. Others do the same and are allowed to do so. Carpets are dirty upon move-in despite claiming they have been shampooed. The pool never opens on time and yet despite paying for this amenity, no monetary concession or refund is made. Loss of power constantly. The concierges and maintenance staff are the absolute best in the business, and are completely overworked. Lots of smiles when you walk in and take a tour but have an issue? Even the ones which affect your health and safety - ignored. Rent prices are insane and can increase up to 10% annually. Do your homework. Lease provisions are a one way street. Don't expect much, enjoy disorderly conduct and you'll be just fine. Just pay your rent on time. read more
