Reviewed 04/05/2020 The apartment was comfortable, and I had very nice neighbors but the management team is awful. The shelf in the refrigerator had to be replaced and they charged me $48. This was normal wear and tear and a part that would stay in the apartment after I left, but they kept billing me. I finally paid it because I knew they would just take it out of my deposit. I moved out before my lease ended but found someone to replace me. I left on March 30 but the new tenant was not moving in until May so I ate April's rent to get out of the lease. I later learned management lied, and the new tenant's lease began April 9. So they stole a month's rent and have not returned my security deposit. I don't recommend renting from this company no matter how nice the apartment is read more

Straight up weird. Was asked to confirm several times that I'd be at a showing before I even said I'd go... the afternoon before the showing, I was asked to send a photo copy of my driver's license to the realtor to verify my identity??? I politely said no and that I'd bring my ID to the showing. Then I thought about it a bit more and that it just seemed too strange....The rent was way too low for the location, so something was definitely up. As I was trying to make sense of all of this, I noticed that the woman who I was corresponding with had an email signature stating it was located at a P.O. Box?? Like no physical address. Her email signature and job title said that she worked for Strictly Apts which I then Googled and read that it was a Boston-based management company which changed names to something else. So I Googled the name that came up, and there were so many negative reviews!! They truly sounded like a nightmare. Stay away. read more

I had a mediocre early impression of Harrison Richards when I was first hunting for Philly apartments, but they really managed to step up to the plate. A lot of the negative reviews I've seen of them are about them scheduling apartment showings and then just not informing people when those apartments are sold beforehand. That happened to me too, and it was very annoying. However, ever since I've gotten into the apartment itself (I've been living at the montgomery plaza location for a year now), it's been smooth sailing. Harrison Richards is timely with repairs, very responsive to whatever communication I have, and in general, a very good landlord to work with. Although there is some age and wear to the apartments (and I really really really dislike the 6 quarter coin operated washers and dryers), they do what they can to make sure the apartments stay in great condition. I've really enjoyed living here and I'm hoping to stay here for the foreseeable future. read more

I am incredibly grateful to Liana Muia, Tenant Liaison Specialist. If it wasn't for her my son and I would not of been able to get onto our cruise in November. I was traveling and I was at customs and realized that I forgot my son's birth certificate. I called over to Harrison Richards and she answered the phone and she went right over to my apartment and she FaceTime me and I gave her instructions of where to find my birth certificate she took a picture of it and email it to me right away if I would've gotten that document we wouldn't of gotten on the cruise and we would've lost a lot of money. If I were to pick just one word to describe my experience as a prospective renter with Harrison Richards, that word would be "STRANGE". I arrived on time for a scheduled appointment to see an apartment--let's call it Apartment A. When I arrived, it turned out that another couple was being shown the apartment at the very same time. Awkward. I might not have minded so much if the leasing agent had told me this in advance, but it was an awkward surprise for both me and the couple that this would be a group showing. The leasing agent then took us over to an apartment that we shall call "Apartment B." But neither I, nor this couple, had asked to see "B," which was a dingy hole. The combination of tiny size, poor upkeep, and astronomical price was just absurd. The leasing agent then took us around the side of the building to see the laundry room. Once we arrived at the outside door that led down to the basement laundry room, I simply refused to go any further. The small stairwell down to the basement was flooded with about four inches of dirty rainwater. The leasing agent had to jump over it to go down to the basement. Can you imagine carrying a basket of dirty laundry, and, holding this basket, leaping over a filthy moat and onto a stairwell leading into a dark basement? Now, can you imagine paying $1300/month for the privilege? I can't. At this point, I asked whether we could see "Apartment A," which was what I had made the trip there to see in the first place. This leasing agent told us that "A" was unavailable to see at that time. So why didn't she tell me this before I drove out there to see "A"? There are those who might wonder whether this wasn't a planned bait-and-switch. When it was clear that none of the prospective renters on this little tour were impressed by "B," the leasing agent grew passive-aggressive. She began to repeat, over and over, that if none of us wanted to rent the place, quote, "It's not going to hurt my feelings!" Which I believed the first time she said it, but by the third time she weirdly repeated, "It's not going to hurt my feelings!" I felt sure she must be lying about that. I've lived at a Harrison Richards owned property for a little over two years and have had nothing, but good experiences in dealing with them. I lived in the Hamlet building and can only speak to my experience there, but we didn't have anywhere near the types of issues other people have left on here. Our apartment was renovated just before we moved in so we had all new appliances, a new kitchen and bathroom. The two A/C units provided in the apartment work great although we rarely use them because it never gets too hot in our place. In the winter, we're able to control the heat via the thermostat in the hallway and it has never been a problem for us either. Water pressure is also good here, the shower gets hot fast and stays hot even in the dead of winter. There are a ton of outlets in our apartment, far more than anyone could ever need/use which is very convenient. Only complaints I would have are that parking can be a little tight at times. I've never had to park any where other than the lot we have, but it can be crowded. Getting up the hill to enter the lot can be tricky after a snow storm too, but not much can be done about that. We have had the power trip a couple times if we have the dryer running in our unit with a lot of electronics plugged in at the same time. We've had a couple maintenance requests put in to fix a leak in the roof and some drainage issues, but they were always quick and respectful about resolving the problem. Other than that, I am very happy with my experiences with Harrison Richards and don't understand how they're rated so poorly on here. Much better experience than the previous complex I lived in while I was in Bryn Mawr. read more

I am not a tenant (AND WOULD NEVER CONSIDER MOVING IN) but have family who live in Main Line Court. They let their guest park in their paid spot last night and this morning, the car was gone. Harrison Richards' answer was that they allow towing companies to patrol their parking lots in the dead of night and creep on tenants' vehicles in order to tow illegally parked vehicles. This vehicle was NOT parked illegally, as it was in the spot that my family has paid for AS A TENANT OF THE BUILDING for the past 4+years. Who are they to have a car taken that was parked there with permission from the tenant themselves? Not only was the customer service embarrassing at best, but they are refusing to even cover the towing fees that my family has to incur to get their vehicle back. James, who stated he was the General Manager, was not only rude and unhelpful but blamed my family for the error. 0/10--Harrison Richards has a long way to go in actually learning how to care for their tenants. read more

I have lived in a Harrison Richards managed apartment for a little over 2 years at this point and am very pleased with the experience. I was a tenant in their Hamlet building, a smaller standalone building off of Montgomery Ave in Ardmore. From the onset of our living arrangement, Harrison Richards has handled our interactions in an exceedingly professional manner and one that stands out from my other experiences with individual landlords or management companies. Any inquiry or maintenance request is handled promptly. I consistently received a response within 24 hours, and often only a few hours after having contacted them. The office sits a block over from our building and is open from 10-6 every day of the week which is incredibly convenient. All instances in which maintenance or management required to enter into our unit were prompted with advanced notice and with flexibility to adjust to our schedules. The unit itself was recently renovated as part of a rolling update to the building's apartments. The finishes are very nice and have held up over the course of two years with no signs of wear or tear in sight. The building does not have active updates currently being made, but even when it was, Harrison Richards always made sure to keep tenants in mind and we never experienced construction noise outside of normal working hours (9-5). In-wall mounted A/C units cool the apartment throughout the summer and water heats it during the winter, but thankfully not the radiator kind that makes noise when turning on. Temperature can be managed from within the unit. It's an older building so it never quite a sweat lodge, but a hoodie or a blanket was always suffice in the larger living room, the bedrooms were always comfortable. The new energy efficient appliances made for inexpensive utilities. We only paid for electric, everything else was covered in rent. We were also fortunate to have a washer/dryer in our unit which was the best! read more

I have been a tenant with Harrison Richards for the past year and have had a great overall experience. The management made lease signing and moving in extremely easy. I needed to sign a lease and move asap and they were extremely accommodating to that. I had a few small, normal repairs that I have needed over the past year, and each has been fixed in about 24 hours. Any time I need to get a hold of any staff member, they are always very kind and responsive. Thank you for a great apartment and renting experience! read more

I have been living in Tremaine Place apartments for a little over a year. I moved hear because my husband is attending PA school near by. I secured the apartment before physically seeing it, although I FaceTimed someone before had and viewed it that way. I have had nothing but a pleasant experience since moving in. They have been fast with repairs. I send an email and they send someone over within the day. Compared to other apartments around this area they may be a little more pricey but their quickness in response to issues is fast. For instance my husbands friend who lives in the Mansion at Bala apartments waited a couple weeks to repair a sink that literally collapsed. In addition they have no breed restrictions for dogs. I have a husky mix-and I have a Shepherds mix (both often on breed restriction lists) and there was no problems with them. It may be a little on the smaller size compared to other apartments around here but they have hard wood or fake hardwood floors instead of carpet and I prefer that more. We just signed our lease to stay another year and know we will continue to be happy with this leasing office. read more

I have been a tenant at Harrison Richards for over years and my overall experience has been pretty good! Here are the pros: 1. The management is second to none! They are extremely responsive, timely and attentive with great personalities Since, I have been here Pat has always been polite, informative and quick to resolve any matters that I may have regarding repairs, updates on the property and any challenges that may arise. When a request/job cannot be fixed quickly I have always been made aware of this situation. They are always willing to help and resolve problems asap! 2. The property is kept up very nicely. Although, this is not a new building; the staff continues to clean daily (I smell the fresh scents when I enter the building) and have seen people cleaning on many occasions. You can always find someone painting, cleaning the outside, and with all that this winter has had to offer they keep up with the snow to make sure the side walks are safe when leaving in the morning. 3. My apartment is very roomie, has plenty of closet space, hardwood floors with two bathrooms and everything is include except the electricity which is a plus!!! 4. This is one of the more affordable apartments in the neighborhood and this area has a great school district and I feel safe. Only two cons: 1. My apartment does not have a washer & dryer which means that I have to use the community washer & dryer (there is one on every floor). This would be fine but there are only two of each for the whole floor, sometimes they aren't working properly and there isn't a change machine in the building(gotta keep lots of quarters around). 2. My apartment is a little older so I still have the original windows (most spaces have newer ones) which can make the master bedroom very drafty in the winter and warm in the summer. Although, I have central air the back room seems to get the air last. Also, my bathrooms are a little dated(one still has pink tiles) but I dress it up with black or gray rugs to save it! Honestly, I think that the pros outweigh the cons on so many levels which is why I stay! I would recommend them to anyone. read more

As soon as we moved into these apartments we realized what a big mistake we had made. I had to send this email below the first day we moved in: Hello Pat, A few things have already come up since we moved in: 1. The apartment has mice. My wife and I saw a mouse running in the living room. I also found droppings in the apartment, and that is after we cleaned and mopped the floor when we moved in on Friday. 2. The apartment has ants. They seem to be coming through the front door and the front glass door. They were all over the living room this morning. 3. The front glass door tracks and the bedroom window tracks are FILTHY. There is a thick layer of dirt and grime in all the tracks and it is absolutely disgusting. See pics. 4. The AC air filters are also filthy dirty with a thick layer of dust. See pics. 5. There are two light bulbs in the kitchen that are out. (I mentioned this to you on the phone on Saturday.) 6. There is a piece of formica on the kitchen counter top that is detached and has been tacked down with a piece of scotch tape. 7. There is a window well outside our apartment, to the right of our door that is uncovered. We have a 2 year old and we are concerned that this is a hazard, not only for our child, but for any other children in the neighboring apartments. This could easily be covered to avoid anyone falling in. 8. The garbage is overflowing from the garbage cans. I am not sure when the garbage is picked up, but there are clearly not enough garbage cans to accommodate the tenants since the cans are all full and there are garbage bags piled all over. This will only serve to attract rodents and is a major health issue. Sincerely, Issues just continued to pop up. During the winter we had a problem with the heat. The living room would heat up to 85F and the bedrooms were freezing cold. We had to put a room heater in the bedrooms and put blankets over the windows. When I called the response I got was that there was nothing they could do and I should open the front door and use a fan to circulate the air through the apartment. We are talking 20F temperature outside.... This is the type of people I was dealing with. People would also stand outside the apartments and smoke, stinking up our apartment. Not to mention the loud music on the weekends until after midnight. We finally moved out of this dump after 1 year. We cleaned the place and left it in much better condition that what we had found it. I had actually asked if I could turn in the keys a few hours after the 10am deadline (the movers could not get in until late morning) and the response I got was that they had to clean the apartment for the next tenant and I would be charged $300 if I was late. Two months after we moved out I get a letter in the mail stating that there was a broken kitchen cupboard door, the bathroom mirror was cracked and the microwave filter was dirty so they charged us ~$200 out of our security. Can you imagine, they had the nerve to tell me there was a dirty filter and I have no idea what they were talking about in terms of broken stuff. And they would not allow me a few extra hours to turn in the keys, so they could "get the apartment ready for the next tenants". I had to remind them the condition the apartment was in when I moved in.... Overall a horrible experience. read more

We've actually had a pretty good experience with this company. We have lived at Main Line Village for just over four years. We like the location and apartment a lot. The people who work in the office have been good as far as we can tell, and deal with our problems OK. My son tried to flush something down the toilet he shouldnt have (!) and the toilet overflowed. They had someone over to help me pretty quick. Another time I got locked out and they were good about that too. As full disclosure, the girl in the office asked me to write a review when I dropped off my rent check. But it's true, if someone is pissed-off they tell everyone, if someone is happy, they just go about their day and dont tell anyone. read more

Contrary to other reviews, I had no real problems, other than an occasional noisy neighbor, while I was living at Montgomery Plaza. I lived there for two years. The area is safe, convenient to shopping, and the apartment was comfortable. If i did alert management about a problem, it was handled quickly. The apartment was comfortable. read more

Pissed even giving one star. I lived at one of the apartment buildings for two years. I would rather not go into a lot of personal details to stay anonymous, but management sucks. They seem nice initially, but will screw you over for no reason, no evidence of things they randomly decide to accuse you of, etc. The apartments are way over priced, even for the main line. They building I lived at, the maintenance man looked like he had just finished shooting dope. It was very awkward dealing with him. When I moved out, their maintenance man (different person) let new neighbors into my apartment to take some items I had left behind, which was fine, except that they also allowed them to take things that belonged to the apartment and I ended up getting charged hundreds of dollars (they leave lamps, etc, mirrors,) in apartment for show for new prospective tenants. I only knew that the new neighbors were let into the apartment and were "given" stuff because small world was that I knew them. I even returned the items and was still charged for them. Fighting them on anything is impossible. Also when I gave notice of ending my lease, they let the apartment get up to 90 degrees. My toddler had nose bleeds for a month, even after fussing and fussing for them to fix the heat. They advertise you can control the heat from the apartments, but you cannot. When you move out, they charge you for all sorts of bullshit things that they never disclose. Also they will have your car towed even if you pay for your space and have the sticker. They claim they have nothing to do with the tow company, but any person knows that the apartment management has a contract with that tow company. DUH! That is how things work! You also get charged $200 for your parking tag when you move out (another thing they don't tell you). Bottom line....DO NOT RENT HERE!!! There are plenty of private people renting out apartments, etc on the main line. No need to deal with nasty crooks. read more
