I was told it would take about a week to 10 days, however it wasn't done until a month later. My bathroom is finally done, I've been displaced for 3 weeks out of the month waiting for them to finish it... And it's a travesty, no part of the brand new floor is remotely flat, I can feel the lumps through my work boots, the door doesn't close all the way anymore, the sink isn't attached to the wall, there is dried grout and caulk all over the floor! And they weren't even going to reduce the rent for all that time in an apartment with no bathroom until we threatened to sue. I could remodel a bathroom better in my sleep.

Rodents and bugs are constant despite requests for extermination. Mold growth in bathroom is rampid no matter how much you clean it and they never fix it correctly. Requested maintenance on buckled carpets within a year after installation and the management company wanted me to pay for it, even though I just moved. Most times when you contact the property manager, your calls and emails get ignored. Lease reads small dogs under 40 lbs and there are several in the complex much larger than that. Pretty much a shit show.

    Talk about frustrating conditions and poor communication…read more The property manager no-showed our scheduled tour, and we waited about an hour before hearing back--only to learn another tour had been prioritized. We also observed significant chipping and peeling paint and chose to pay for an independent inspection. The results indicated lead levels in paint debris exceeding EPA thresholds in both the bedroom and living room. When we asked whether remediation would take place, we were told it would not. We provided a copy of the inspection report for the unit at 56 E Lancaster Ave (2nd floor, 1B1B) to the property manager and were surprised by the response. Based on this experience, we felt uncomfortable moving forward and believe future tenants should be fully informed.

    They were ready to lease a unit with documented lead levels above EPA hazard standards…read more I was a prospective tenant for a property under their management and was close to signing a lease when I noticed the unit had not been certified as lead-safe after reviewing the lease documents. Because of this, I paid out of pocket for a certified lead dust inspection. The results showed floor lead levels significantly above EPA hazard standards (multiple times the allowable limit). After sharing these results with Mike McNally and the property owner, I was told they did not intend to remediate the issue and would instead proceed with disclosure. I was also told they were not concerned about the results being reported to the health department. This was extremely concerning, as these levels meet the definition of a lead hazard and can pose real health risks to occupants. It raises serious questions about how other safety issues may be handled. Separately, communication and professionalism were consistently poor. When I initially scheduled a tour, I arrived only a few minutes late but was left waiting for over an hour with no response despite multiple calls. I eventually received a text saying there was another tour scheduled and was asked to reschedule, even though my appointment had been booked in advance. While I was later given access for a self-guided tour, the lack of communication and disregard for scheduling was frustrating and unprofessional. Based on my experience, I would strongly recommend exercising caution when considering properties under this management.

I was in the middle of a divorce and fighting for custody of my kids. He had already come to the rescuse in another matter when my ex filed in the middle of me moving our kids and starting a new job. I had some advantages as I was paying half in cash , but he moved heaven and earth so I and my kids could have our first Thanksgiving in our new home. As a closing gift he gave me 300 in Giant Grocery gift cards which was the perfect gift. So like something out of a Hallmark movie Gary gave me a single dad parent ( [ had just won primary custody) the greatest gift to be thankful for. That was 13 years ago and I still call him for referrals and to jist chat. He is a wonderful warm hearted guy and the realtor you want in your corner

He seems nice, but the man has a very unprofessional, rude, degrading, and inappropriate side to him. Most recently he not only arrived early to come inspect our apartment, but came into the apartment, and did a knock-and-open to my female roommate's bedroom door while she was in her bed topless. He then proceeded to swear at her (dropping f-bombs every other word). We had a friend that was sleeping on our couch who he was also incredibly rude to. So much so that this friend, who we have been close with for years, felt so uncomfortable he left our apartment. He routinely does not follow up on maintenance issues until we start withholding rent. He has even given a security deposit back to one of the tenants who broke the lease (which we dealt with filling his spot, as Gary did nothing) and who had never even paid a deposit. That deposit had belonged to another tenant. Gary did nothing to get this deposit back, except for ask us to replace it. Now, we are not innocent either. We aren't always prompt with our rent as we are students and work in the service industry. But we've never been more than a week and maybe some change late on our rent until I had spinal surgery and was unable to work. I even went back to work early so that I could get him his rent, even though my other roommates covered me. His maintenance men have taken far longer than promised to do just about every repair we have ever requested, and been so sloppy and actually ruined artwork that I had hanging on my wall. One of them actually lit a cigarette in our home, without even so much as asking us if it we would mind if he smoked. Now, like I said, we are not perfect tenants, but he is a crude, unprofessional, and just down right inappropriate. He claims all he wants is to be communicated with, but when communicated with via email (because as a tenant it is prudent to do all dealings with your landlord in some way that can be documented) he often does not respond. He now is trying to get us to sign a new lease and raise our rent in the middle of our current lease because HE allowed one of the tenants to break the lease and move home. Anyway, so that has been my experience with this company, and more specifically with Gary Hendler himself. Renter beware. PS - We were once only a little more than a week late on rent and he actually changed our locks so that we could not enter our apartment, without telling us.

    Slum lords. The difference in the landlord i have now and…read moreelfant pontz is night and day. I would highly advise people to not rent from EP. 0/10, WOULD NOT RECOMMEND. When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh
