I wish zero stars was an option - this guy doesn't even deserve 1 star. He is completely useless. Never returns calls/texts/emails. Just ignores them. His phone isn't even set up with voicemail and he never answers so its useless to try and contact him. He is very creepy and asked me to drop the deposit off at this 'office'. When I got there I found out he was living in his office with a dirty, unmade bed in the room. I finally had a prat control company come and treat the home and it was still disgusting. I had to move out and be treated for Lyme disease and move out for my own health. If I could give them zero stars I would. Driven completely by profit. Definition of slum lords. They don't take care of maintanance requests in any kind of timely fashion. I put in a maintance request to fix our back fence when we moved in last December, they said they wouldn't do it until spring. It never happened, even after second request, and then they waited for our lease to end in SEPTEMBER so that they wouldn't have to fix it. It took them over a week to fix the mailbox after their plow guy demolished it. Their maintance guy just walked in our house without any preamble or permission. You won't get your security deposit back either, as they force you to use a cleaning company they hire who are way overpriced. I cleaned the place myself and it was spotless, to the point that when I did my final walk through with their agent Tod, he even commmented on how clean it was. Yet, I was still charged over $600 in "cleaning fees" which isn't even itemized, other than a very vague description. Then to top off the overcharging, I was charged a percentage that gets paid to Maxwell. So of course they don't mind the exorbitant prices. Their office is a mess as well, when we told them we were not renewing our lease they were awful about scheduling showings and we even had people show up that we never even knew about. Bottom line don't rent from them. They are an absolutely terrible management company and I would be appalled if they represented me. read more

I was in the Navy for 10 years. I was stationed in Ballston Spa, NY for my last 3 years. During that time, I purchased a 4-unit apartment building. I managed the property myself and didn't really have any problems. When I got out of the Navy and got a Job in Pittsburgh I knew I needed a property manager to manage my building. I searched the area and interviewed a couple of companies. When I came across Maxwell Property Management, I had a really good feeling about it and had a great interview with Thompson. I then asked my real estate agent and broker if they had any thoughts about Maxwell Property Management and this other company I was deciding on. Without hesitation, both of them had said, "definitely go with Thompson, I have heard nothing but good things about him for the past 20 years around this area" Pretty much right there my decision was made. I have been nothing but happy since I have hired him. A couple months after he took over, we started to have some issues with a tenant. Thompson was in excellent communication with me the whole time and we eventually took care of the issues. If it weren't for Maxwell Property Management, I would have lost thousands of dollars. WORST Company EVER to work with. We rented and they nickle and dimed everything. Everyone that works there was extremely rude from the receptionist all the way to the broker. Signing the lease was difficult, appointments were difficult, maintenance was never done and snow plowing comes days late. The only thing they really can do well is take payments. The owners of the house we rented were great, but you don't get to work with them, and they have lost our business. We will never rent from Maxwell again. It is sad that the owners have chosen this company because otherwise the property would be ok, its just the management company that makes us want to tell everyone to RUN FAR FAR AWAY! You will do better to find something with another company or a private owner. read more

We rented a seasonal house rental in Saratoga Springs. Immediately had problems with this management company from getting keys to things that needed clarification at the home. The home was INFESTED with ticks and had mice. Brought this to the attention of Thompson at Maxwell PM and he didn't even take the time to get back with us. Contacted the owner and she had no idea, and said she had problems with them as well. After having health issues from the house we moved out, to them be told my Thompson that this was our fault! We brought the issues to his attention when we moved in and when we moved out were told this was our fault. He then didn't return phone calls or texts, and when he did he was rude and verbally unprofessional. He then lied about the condition of the home and held over 50% of the deposit, and then when we went to address the issue he slammed the office door and will not return phone calls. Avoid at all costs, and we will be notifying the better business bureau as well. It is appalling to see this level of unprofessionalism! read more

Speaking as a landlord, I would not recommend Maxwell Property Management (MPM). Our first tenants, he found, destroyed our house and were kicked out before the end of their lease and thankfully a great couple moved in however when it comes to commission fees he will recalculate the original leases to where you owe him more money and he will also not provide you with all of the commission percentage tables (rental & management vs rental only commission tables) until years later. When our great tenants extended their lease but ended up moving out half way through the extended lease, per the military, he will recalculate that commission rate where you'd think he would owe us half of the almost $1k commission back but says we owed him more money because the lease only ended up being half the time so it's a higher percentage commission rate! He/MPM looks out for himself. Definitely not worth the $4k to us that we ended up shelling out for MPM to rent /manage our property. We looked into other property management companies after our military tenants moved out and their fees are much more reasonable. read more

If I could I would not even give this "business" one star as I see is the case with many other reviews on here for them. Thompson is RIDICULOUSLY unprofessional and talks to tenants like they are stupid and beneath him. We rented a house and I ended up losing my job during a very difficult time. My husband and I were in contact with the company to keep them in the loop and to make a payment plan to catch up. We honored our payment plan and were told we did not continue to even though we had not made a payment plan for the month of June. Thompson is extremely sexist and spoke to me rudely every time we spoke but was always respectful to my husband. Our front door was broken and we could not use it for almost the entire time we lived at the property and when I called Thompson he rudely told me he could not drop everything and come help me because he was dealing with something else an hour away (which probably is not the case because I don't think that man ever worked a day in his time at this company seeing as plenty of other people were waiting for him to answer their requests.) He also never remembered our conversations. I paid a water bill right in front of him and no one took the payment off of our tenant ledger. I brought this to his attention several times. A few weeks later Thompson calls me to see if he "misplaced a check from me". Uhmm no...I paid it right in front of you AND texted you several times to ask why it was still on our bill. I then informed him that we would be moving out July 1st AND sent him a text message in writing with the exact day we would be moving. A couple weeks later I let him know I had not forgotten about making a second payment plan and wanted to make sure we arranged that. This lunatic calls me and starts telling me I am disrespectful and not courteous because I did not tell him I was moving out. He spoke down to me and said it was JUST FASCINATING that no one had told him we were moving. Mind you, my statement saying when we were moving is LITERALLY two texts above his rambling in our text conversation. I would suggest that Maxwell can improve by firing Thompson and you know possibly hiring a Property Manager without dementia that knows how to communicate! We have always honored our word and want to make it right but I refuse to communicate with such a disgusting and unprofessional sexist individual. Basically everyone else is responsible to communicate with them but they don't have to answer a single phone call. They will nickel and dime everything and take you for all your worth. Literally the only thing they really know how to do is take your money. The secretary would call us and tell us we owed the full amount immediately despite our arrangement in our payment plan because Thompson was apparently unable to communicate with any of his coworkers or make a note in our file. This is the WORST service of any kind I have ever experienced in my life. read more

I'm not sure how well these folks operate from the homeowner's side of the house, but they're pretty lousy from the renter's end. The issues we bring up get the standard "We'll get back to you.", but with the result of... silence. If you're not going to do something about the leaky faucets, non-functioning windows, etc., just tell the tenants so they can find their own solution without waiting. read more

I had used this property management company and i had negative experience as a owner. I am a military service member and i had to move on a relatively short timeline. Maxwell was the closest company in town so i didnt have much time to do the research. Honor and Integrity are pretty high on my list of values so i am extremely disappointed with the treatment i have recieved from this business. The good. They were very polite positive and courteous in person. They found me good tennant's quickly. The bad. The tennants did not have a positive experience dealing with the management company. As an example at one point in time the company moved and didn't even tell my tennants. They found out about it when they showed up do drop off payment for water and sewer. The ugly. In two years i recieved check from the company on time twice. Most of the time i had to call and remind them to send it to me, at times as late as the 25th of the month (btw tennats paid like clockwork on the 1st). All agreements signed and discussed were forgotten about. They always found the most expensive labor and contractors, i suspected it is done intentionally because they collect a 10% fee on top of what the contractors charge. I asked to get multiple quotes, response was sorry we forgot, never the less they still collected 10% fee unapologetically. As an example an asphalt company was hired to clean my gutters at $200 per hour. In my opinion it is very expensive for the area. When I tried to fire them for non compliance with the conditions of the contract i was threatened with a huge "termination fee". Almost ended up in court, which i would have had to fly in for. Thank God military has free legal counsel and i kept perfect records and documents of the calls and emails of complaints and violations. My advice is to stay away from this business. read more

Very accommodating where they can be. My move in was pleasant: Thompson met me at his office on a weekend, with about 15 minutes notice, helped me set up my National Grid account, and I was in and out of there in a flash. Very easy to work with. Thompson seems to care about his business, and Cherrie is very good about responding to emails thoroughly, and in a reasonable time. So far, a pleasure to work with these professionals. read more

Awful company that will lie, cheat and steal you blind after you check out. If you're moving out of state, really watch out. They'll make up stuff to charge you for and sue you knowing you're in such a bind being thousands of miles away. They refused to do a decent walk-through when we'd moved out because there was still one room the cleaners were cleaning and we had to head for the airport. So they just lied, lied, lied about everything. Do everything possible to avoid dealing with these criminals. read more

I rented from them for 6 years and Thompson and his staff (Cherrie and Rahshida) had outstanding customer service and were gracious in every way to me. I've been a tenant with Maxwell for a year now, and I've been completely satisfied. I had some personal changes in my life, and Thompson was passionate and worked with me to find a rental for me and my daughters. Whenever we've had a repair need, he either authorized me to do it myself or sent somebody within a day. I can't speak to the move-out process, but so far, Thompson has been nothing but fair and kind to me. read more

He acts like a great guy but as the home owner he's terrible! You have to constantly ask him for your rent payments, when your tenants pay him on the 1st of the month. It's Dec 2nd and I'm still waiting for Nov 1st rent check. He does not drive by your property on a monthly bases as he's now questioning a tree in my front yard that we discussed over a year ago. If he drove by monthly you would see the tree is still standing. You're better off managing your own property, if you live out of state, then going with this guy. read more

If you are looking to rent a property STAY AWAY from this company. They seem nice and accommodating while you are filling their pockets, but when it is time to move out..BEWARE! I read reviews while renting from them and couldn't understand all of the negativity. They seemed to take care of most repairs and the office staff was lovely when I needed something. However, when it was time for me to move out, they robbed me blind. They required me to use their cleaning and carpet cleaning company and then charged me for an absurd amount of hours including time for cleaning things that were never cleaned when I moved in! If I had hired my own company to clean, they would have sent their people in anyway and deducted the cost from my security. On top of that, I was charged a percentage of the cost of a company chosen by Maxwell as a fee for Thompson. Of course he didn't mind that they charged me $1800 to clean! To add insult to injury, when I called to discuss the extreme cleaning bill, Thompson yelled at me and hung up on me. Please do not rent from Maxwell property and if you are a landlord, please, please, please find someone else to manage your rental. You have been warned.... read more

I wish I could rate zero stars. Avoid Maxwell Property Management at all costs!! If you are looking for a rental and they are listed as the property manager, run far far away and look elsewhere. They are not worth your time or money. The owner, Thompson Herrick, is rude and condescending and doesn't give a hoot about anything but his wallet. Any money you put down for a security deposit you will likely never see again, no matter how good of a tenant you were or how the move out inspection goes. They force you into using their own cleaning company for move out even though it's not stipulated in the lease. And if you do not comply and use another company, they threaten to withold part of your deposit to cover "cleaning costs" because they will send them in anyway after you move out and the inspection is done. If anything needs to be repaired or any issues addressed, expect to be given the runaround all the time. The staff there has very poor communication skills, they never respond in a timely manner, and don't care. If you are currently renting, keep written records of all issues you communicate to them and they do not address. They WILL hold these issues against you when you move out. Get everything in writing. And get a lawyer. If you are a homeowner looking to rent your home out, do not use this company. You are paying good money for a property manager and Maxwell does NOT give the properties they are being paid to oversee the care or attention they deserve. read more

I used them as my property manager....ABSOLUTELY TERRIBLE! They get whatever tenant they can and just stick them in your home to make a quick buck. They overcharge for everything and I don't know who their handy men are but they must get the most expensive ones in the area. But hey who cares, it's not their money.
