Unfortunately, for us, this property management company did not help us at all. We applied for a…read morerental property in Santa Clara that was on the rental market for 3 months. We were the only applicants to this house. I applied for it after a showing. We were the only applicants as no one was showing interest. Probably because for a house the square footage inside was only less only 1025 sq feet for a 3 bed 2 bath and master bath was majorly small. None the less, we loved the front and backyard space and 2 car garage. However, gone are the days that all you needed was great and excellent rental history and your job was your credit. Most places work with people with low scores with either a higher deposit or co-signer. Some will be okay as long as rental history is great and our was excellent. But this particular company from start to finish barely responded, and then Tyler asked if we could get a co-signer to boost the approval from the owner. I wasn't sure at first if we could find one and let him know if we cannot, I would have to withdraw I cannot find one. But a couple of days later, I did find a co-signer and let him know she put up her application as the co-signer and paid the fee. Of course, we had a time crunch of November move out/in. Tyler did not get back to me in a timely manner that I had to text, email, no one even answers the phone, and when he did finally respond, it was always he was waiting for the owner to get back to him. We waited over 2 weeks and sometimes if I was lucky, I would get a email back but always the same reason, never a denial or congrats approval. As a matter of fact, no one ever ran my co-signers credit. We paid over 126.00 in rental app fees. It's sad, that No one went above and beyond and they kept saying to wait, wait , crickets and wait. All the while, most places let you know within less than a week. Tyler then says if we needed to know right away to try elsewhere. Like really? I noticed it was getting fishy when we were getting sparse email responses and 8 days ago that just did not bother to reply anymore. Nothing just crickets. I was so disappointed and then I noticed it was not listed today again, 8 days after I asked if the owner would approve us yet. No one answered that email and now it is rented. Can you believe that? We waited all this time and we were the ones who applied first as the first come first serve basis and now it is rented? We never even heard a denial or that owner said no or an approval. They literally just gave me excuses and waited for more suitable applicants to finally come along instead of telling me anything. Only they are considering us at first, and just waiting on owner. So, the owner approved someone else so fast? They did not even call our references. Just took our application fees and bumped us off until someone else would finally come along. We pay our rent on time, never late, no evictions etc. Credit was a little low due to divorce and past Covid 19 lay offs with my son in 2020. But that was all. This place was not honest with us, or direct with us and we missed out other nice homes waiting for the response and to see they rented it was so bad.

We had met a few agents who worked the area prior to him, and glad we chose him to list our home. His fees were reasonable, and his follow-through communications were a huge improvement from other agents we had met with. He provided us with a better-than-full-service experience that we are pretty sure other agents would not have provided. He held multiple open houses and followed through as we were going back and forth between our home in another state and the Bay Area. He took care of all of the closing topics and items that needed to be done while we were away, allowing us not to have to spend too much time, knowing the home was being taken care of. He held open houses and helped with closing remotely. If you are looking for an honest, real estate agent that actually cares about taking care of your needs, definitely consider Reza! He helped us understand the market, walked us through countless open houses, and supported us through several non-standard listings and multiple offers. What stood out most was Reza's calm, accommodating, and genuinely open-minded approach. He always made time for us, responded incredibly quickly whenever we were ready to move on a house, and made a complicated process feel manageable. When we finally found the one we loved, Reza helped us negotiate a price that worked perfectly for us. Thanks to him, we closed smoothly and moved in shortly afterward. If you're looking for an agent who is knowledgeable, responsive, and truly cares about helping you find the right home (not just any home) Reza is the person you want in your corner. We're grateful for everything he did for us, and we couldn't recommend him more highly.

Alex never once pushed us to make an offer. He did the opposite, asking quiet questions that helped us figure out what we actually needed in a home, and what we could live without. Yuchi made sure our finances were rock-solid before we wrote anything. She reminded us to budget for the nice-to-haves and steered us clear of money pits. Before submitting our offer, Alex walked us through the comps he'd prepared and, surprisingly, suggested we go in lower. In a moment when ceasefires get torn up every other week and the world feels uncertain, that lower number turned out to be exactly right. Behind the scenes, Alex paired our written offer with a strong verbal follow-through. We were shielded from the rest. Accepted as written. Two offers with Alex and Yuchi, 12 years apart. Both accepted on the first attempt. Yuchi is now voluntarily and unofficially project-managing our Sunnyvale home upgrade, taking time out of her schedule to visit stores and walk through options with us like it's her own place. Whether you're house hunting in the Bay Area, casually browsing, or just uncertain about whether now is the right time, reach out to Alex. You'll know right away you're in good hands.

We've both purchased and sold multiple properties with them all in Silicon Valley area and every time it has been nothing, but smooth experience and they exceeded our expectations. They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us. We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market. They also took their time to thoroughly review each inspection reports and disclosures with us, prior to each offer we make to make sure the property of interest has no hidden major repairs or red flags before proceeding with our offers . This again gives us great confidence in deciding whether to proceed with our offer or not. There were a few times they stopped us from proceeding further with offer due to costly foundation repair although the home is visually appealing on open house visit and other time with city's natural gas pipeline being too close to the back yard. There are many other incidences where their unbiased input was critical to our decision making on offer. They make sure that we as home buyer make the ultimate call on what price to offer with best of our interest. They work very transparently and truly have their client's interest at heart every step of the way in our home buying journey. From the get-go, they introduced us to a loan officer, proven track record of closing many home loans in a given time with best interest rate, from a competitive mortgage lender to get our pre-qualified loan approved, identifying our desired locations based on our family needs, help reviewing the reports and disclosures for red flags or negotiating and presenting relentlessly with seller on our offer to get it accepted in this multiple bid situations. What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind. Overall, we had great experience working with them every time. We will definitely go back and ask them to represent as our real estate agent next time whether home buying or selling comes along. We would not hesitate to recommend them to anybody.

She DISCLOSED DEATHS (SEE PICTURE) that had occurred MORE than 36 months prior to listing, whereas that's NOT required by law. She disclosed those deaths AFTER she met the buyer at the first open house! It turned off other buyers, and then she forced us to drop the price TWICE. Reader may verify price drops online. She kept the names of other potential buyers from us so they would not bring competing offers. We hired this agent because she was cheap (1.5% commission), but cheap costs us dearly. Beware of desperate agents as there's a reason they don't get listings. Early in the listing we decided to FIRE JALEH TAGHIPOUR and INTERO REAL ESTATE because she wasn't showing to the showing appointments, but they threatened litigation against us. Yes, JALEH AND INTERO Saratoga wanted to file a lawsuit against their own client! Department of Real Estate informed us that JALEH TAGHIPOUR is under INVESTIGATION by the Fines & Citation division (SEE PICTURE). In another transaction, we received multiple offers but then she requested (SEE PICTURE) another $26,000 (0.5%) in commission AFTER the offers came in, which is ILLEGAL. We've now spent five figures money in lawyer fees litigating against JALEH TAGHIPOUR and Intero Saratoga so we can recoup our losses. First loss of equity, and now expensive lawyer fees to recoup losses. Conclusion: If you have to hire Intero Saratoga and specifically, JALEH TAGHIPOUR, be ready for loss of your home's equity and have at least $100,000 in legal fee reserves to hire a lawyer.
