Charleen was really a joy to work with as our realtor. Her passion and dedication to ensuring her clients are well taken care of really stood out. With the support of her team, it felt like we had multiple people working to ensure all the paperwork was handled effortlessly. Both Charleen and the suggested lender, Trevor from SD Loans, went above and beyond to answer our questions in detail and were available to guide us through the rough first time home buying process. Through their hard work, we were able to close within 3 weeks of the bid. I would gladly work with The Rose Group in the future and can specifically vouch for the high professionality of Charleen. read more

We worked with Charleen and could not have had better support in a real estate agent. She was attentive to our every need and concern and she demonstrated genuine thoughtfulness at each step. Closing on a property can be extremely stressful, but she ensured that we didn't feel overwhelmed by any aspect of the process. If there were any hiccups, or if we had any confusion or questions, she worked in a timely manner to clear things up and explain information to us. Charleen also put us in contact with Trevor from SD Loans and coordinated with him as much as we did. Their admirable teamwork enabled us to move quickly on our ideal listing, and a few short weeks later we became the owners. I have never felt as understood and cared about by a real estate agent as I did with Charleen - she is sharp, proactive, and kind. Highly recommended! read more

Dan and Shannon are incredible to work with! We had worked with Dan on a previous home purchase and new exactly who we wanted to work with again when it came to selling our home in San Jose. Both Dan and Shannon were extremely prompt in responses to our questions, were available at almost all times via text message, and did a great job in helping us prep our house for sale. Everything was extremely clear as we worked with them through this process and it made us feel a lot more calm during a very stressful time! I highly recommend the Rose Group if you are looking for a team who knows what the are doing, takes care of all the details you could ever think of, and who know how to communicate effectively! read more

Daniel and Shannon were my realtors here. I must say I am honored to have worked with such an awesome team. I am rather extroverted and my wife is moreso introverted. Daniel helped her come out of her shell and voice her opinions beyond what I hoped for. After a couple weekends of looking, Daniel found exactly what we were looking for. Our requirements were a little far fetched to find. I will list those here: Two car garage, three car driveway, second driveway with space for a 40' RV located on the right hand side of the house, a 25 foot boat parking space, large backyard, Single Story feel, Kitchen sink facing the backyard, ready to go, in the specific area code, good schools, and on a quiet street. If I was the realtor, I would have tried to change my clients mind to settle for less but Daniel found it within two weeks. I asked Daniel how he would rate this house to my needs and he gave it a 9/10. When he asked us, we said "the same, lets put in an offer". From there it was pretty smooth sailing. 28 day close, I met the contractor that remodeled the house and the listing agent, both transparent and happy to assist beyond the sale. If you are picky like myself, The Rose Group is the way to go! What we thought was going to be damn near impossible, it was possible and very simple. read more

Shannon and Dan helped us purchase a home a few years ago, and we went back to them when we needed to sell it recently. During both processes, they were very knowledgable about changes to homes and estimates on how difficult something might be to change. As our sellers agents, they recommended small changes that would make the house look even better to potential buyers. We trust them full with this process and were thrilled with the outcome and speed of the sale as well. Last, they went above and beyond to manage the selling process after we moved to a new state and couldn't be there in person. We truly appreciated this effort. read more

We just recently sold our house here in Pittsburg, CA. through the hard work of Shannon. Despite the distance it was never a hindrance for her to make it happen. Did great in marketing the house more than what we expected. Which made to have 3 offers in just 5 days. There were challenges along the road on our buyers end, but she never run out of solutions / great ideas and never gave up on us. She really showed expertise on her craft and dedication to her client. We could not thank her enough for all her efforts, time and patience. Our heartfelt thanks Shannon! We are so fortunate for having you as our realtor! You are truly the best! We would highly recommend her and the rest of The Rose Group! They really did a great job! read more

Shannon and Dan make a top notch real estate team and we highly recommend them. We decided to work with them for selling our home after interviewing several realtors. They were clearly very professional and they knew the bay area market really well. But what sealed the deal for us was their impeccable statistical record as sellers agents and their willingness to go above and beyond what we'd come to expect from agents. We engaged with them several months before our home went on the market. Dan and Shannon advised us on the minimal set of things to be done to the house before we put it on the market, connected us with handy men/contractors - negotiated for us on quotes, stayed in our house when the work was getting done whenever we were unable to be there. Dan even picked up the tools and helped with some of the work when needed. They were just phenomenal. We didn't have to worry about a single thing! Our home went on the market on a Wednesday. We had two fully packed open houses that weekend. Set an offer deadline for next Wednesday. And we had multiple offers in the double digits, mostly above asking, several very strong offers. We sold our home 15% above list price with the terms that we were looking for. Dan and Shannon worked their magic in the background. It has been an absolute pleasure to work with Shannon and Dan. If you're looking to sell a home in the bay area, look no further. read more

I meet Mary Hawley, while she was working an Open House and I was out looking for potential new home. I wasn't in a hurry to move, and if I moved, it was because I found the perfect home and it met everything on my 'wish list'. I gave Mary my wish list when we met for coffee. I liked how she asked me lots of questions to get to know me better. Afterall, the more she understood what I was looking for and what I could afford, the more productive we would be looking for potential homes. Mary is also a designer, so she was able to provide ideas of what can be done to make a potential home my dream home. When we did find the home that met everything on my checklist, Mary also provided design and remodeling ideas, that were within my budget. The good news was, we found the perfect home. It just needed some changes to update the look, like hardwood floors, canned lights and a fresh coat of paint. The bad news was, it was during the most business time of year for my 'day job'. Mary could see that I was a bit overwhelmed and had no time to coordinate the remodeling efforts due to my job requirements, let alone find time to pack and move. Mary stepped in and went beyond expectations. She would call/coordinate the vendor/contractors for me. Thanks to Mary's expertise and project management skills, the enhancements were made to the home and I was able to move in right on schedule. If you are looking for a realtor who not only knows the area, and also as an eye for design, I highly recommend Mary Hawley. Mary listens to what you want. She will not waste your time. And your relationship with Mary will go beyond the signing of the contracts. She will make sure you are moved in and loving your new home. read more

Shannon helped my sister and me sell our home in San Jose and we are so grateful and happy that we chose her. She initially spoke with us about the price for which our home would sell. She provided comparable sales statistics and her insights into the current market. She also carefully showed us what the steps would be to sell our home and whom she thought would be the buyer for our home. When we listed the home with her, she immediately provided the documents we had to review. She put our home on the market on Sunday and we received an offer that same day. The offer was for more that we thought we would receive and was an "as is" offer requiring no work by us. But best of all, the offer was to close is 7 days and it actually did. We would recommend Shannon unconditionally to anyone who is considering selling a home in the areas she serves read more

I am exceedingly impressed by Shannon Rose, and am glad she is my go-to real estate professional for my selling/buying needs. I found Shannon during an open house, looking for a new home in 2005. I already had a realtor from Alain Pinel, and found the conversation we shared at the open house more insightful and informational than any previous interaction with my own realtor. The decision was made that day, to release Alain Pinel, and go with Shannon for the house hunt. Many years later, Shannon has been my realtor for buy-side and sell-side transactions. Shannon is a fierce negotiator, and will do everything possible to get you the best deal. Shannon is incredibly knowledgeable, goes above and beyond for her clients, and is extremely fun to work with. I highly recommend her for any real estate transaction, and will continue to recommend her. She will also be the selling agent when I list my current house in the future, as well as who I turn to for my next house hunt. read more

Shannon and Dan helped us to buy and sell houses. With their help and professionalism, the selling and buying experience had been fantastic. They helped us to arrange with handyman, floor repair service, cleaning service, and other services, resulting much less headache for my family. The Business of Well-Timed Miracles Updated review: If you caught my past review of The Rose Group at Keller Williams, you'd see that my business with Shannon and team ended without a transaction taking place in 2015. Yet, I wholeheartedly recommended their business strategy building lifelong clients with their team. 18 months after I first met Shannon and team, my family again found the need for a  Realtor. This time, specifically with impending 2016 election and unknown outcomes on the Mountain View market we needed a team to go to market in 2 weeks(!), including coordinate remodeling updates, get furniture out and staging in, photography and Open Houses! Shannon and everyone on her team showed up for every aspect to get this done. This is exactly why I started working with the Rose Group. The depth of support and years of experience to advise the best strategy for your life: NOT the business.  But by supporting clients' life decisions, their business shines. With that transaction completed, my next step was getting me into my forever home and alleviate the torture we call San Jose commuter traffic. I began working with Dan Sullivan, Realtor Extraordinaire. Open houses, endless listings, week after week of new properties. The frenetic Silicon Valley market and my limited budget required a vision and strategy to get offers considered and not an eternal exercise in futility. In Dan I found endless energy and suggestions, and felt like a colleague working on a project or friends sharing ideas with easy back and forth texting. In December 2016, Dan performed a miracle, again with his Rose Group team behind him including Dave Belluomini from Wells Fargo Home Mortgages, and Dan's relationship working with the seller's agent. Thankfully the sellers accepted my offer (among multiple offers!) and they graciously stuck with me through difficult financing conditions related to inspections. Also amazingly, Dan hung on step by step in the trenches through 79 days for escrow to close in what I imagine to be one of the most difficult transactions ever. Never did I feel like these problems were mine alone to fix, and as a busy professional, that support is golden! Not only were Dan and Shannon there through escrow, but even after closing, they have contractors, handyman, movers, etc to help make your new house your home. I am so blessed to be settled in my target neighborhood in this market and owe so much to my trust in Shannon Rose and Dan Sullivan to help me make this move and change my life. If you have pain points in your housing situation and just think you're stuck in this market, I thoroughly recommend calling the Rose Group for help! read more

As a mortgage broker, I speak very highly of Shannon and her team. Working in the real estate industry, I know how important it is to keep your clients well informed throughout the entire process and Shannon does such a great job of this. Shannon is friendly, courteous, and enthusiastic and will work extremely hard to meet her client's needs. She is one of a kind and will always go the extra mile. read more

Shannon Rose and Daniel Sullivan are a great team and really helped us find the perfect home. It just so happened that they took us to it the first weekend, but we didn't recognize how great it was until looking at many more. Still they were patient and responsive to our long home buying journey. The important thing to realize when you go with this team, is how well they work together. It would be obvious for me to say that two people working together mean half as many missed calls, rescheduled appointments and twice as many great insights; things which were absolutely true. The thing that makes this team so special is that the different strengths that each possess compliment each other perfectly. Dan was so responsive to our requests, and asked the right questions to get us thinking about what we wanted. Plus he's just really cool. Shannon kept us going in the right direction and when it came down to making an offer, her background career (I think it was accounting but ask her if this is important to you) gave us 100% confidence that the numbers were right and the forms were complete. This was our first home-buying experience, and Shannon and Dan made it so much better. We would definitely go through them again and recommend them to any of our friends. read more

I worked with Aaron Derbacher of the Rose Group to help me sell my listing. Aaron was professional, ethical and efficient! The best part besides us closing a deal together was his professional, relaxed and excellent attitude. Aaron was a great negotiator, very informative about how things were going throughout our transaction together, as well as super easy to work with! I have found in the real estate business that many agents try to micromanage the other side all too often. Aaron has a clear understanding of what it means to have a strong rapport with his fellow agents, to ensure his reputation is one of respect and confidence in our profession. I look forward to working with Aaron on any deal in the future! read more

Mary Hawley helped me to purchase a piece of land. Though the price of the land was low compared to home prices these days, she worked just as hard for me as you would expect from someone working on a high priced home. We started our home buying process well over two years ago. The whole home buying idea began because we were paying high rent (like most people in the Silicon Valley), and wanted to do something about it before someone raised our rent again. With our limited budget, we did some research and found the FHA program. So, we went ahead and talked to a mortgage consultant at our bank and he referred us to a realtor after giving us our pre-approval. After briefly speaking to the man over the phone, the realtor refused to serve us as a client as our budget was too low. Devastated, we looked online for help. I found Shannon and Dan through Yelp and read great reviews about them so we decided to give them a try. After reaching out to them, Shannon and Dan quickly set up a meeting with us where they sat us down to talk about what we were looking for. Never once did they belittle us to tell us our budget was too low. Instead, they kept asking us what we wanted and spent time to really know us as people (more like friends), instead of just their clients. They gave us information as to what typical homes in our interests sold for and what our budget entailed us to. However, they were always open to showing us different homes so we could better understand what the market offered. They also explained different types of loans that were available in the market, and advised us that we may be able to find a loan that better fitted our budget without having to pay the FHA mortgage insurances. After months of looking, we were still fixated on newer homes. While we would occasionally find a home that we loved, Shannon and Dan never pushed for a sale. Instead, they always reminded us what the house may be missing that was on our "must have" list. They always advised us to think over our decisions rather than making an abrupt one. This is one thing that really separated them from other realtors. I've had family and friends purchase homes before and I've seen realtors hiding information as they just want to make the sale. Shannon and Dan never did that. They always saw things from their client's point of view, and made sure they were making a educated and well thought out decision. So, in the end, Shannon and Dan took us to look at newer developments. We ended up signing a contract for a new home in December 2013. The home was not built yet, but Shannon and Dan educated us throughout the whole way. They opened our eyes out to what contingencies meant, and our rights as buyers. Dan was with us the whole way. Even though he had already made the sale, he spent hours with us when we were at the design center for the new home design, and even went through both our walkthroughs with us. Whenever we had a question, Shannon and Dan would always answer within a 24-hour time frame. While we fell in love with the home, our original loan began running into problems. We were almost stuck with a loan product that made us pay higher than what we had intended. However, since we were in contract, we couldn't leave the home with our deposit money since we still qualified for a loan (which means we couldn't back out based on our loan contingency.) The problem was that we had a loan we didn't want. Shannon and Dan reached out to their team of loan specialists and told them our situation. One loan specialist, Nannarie, went out of her way to help us find our perfect loan. Even though it was a lot of hard work, she did it for us. We've been living in our home for a year now, and we are so happy. It really helps to know that there are people out there that genuinely want to help you find your perfect home, and is not just in it to make money off of you. We highly recommend Shannon and Dan to all of our friends. They really are the best realtors I've ever met! If we ever decide to move out of our starter home, we will definitely be going back to Shannon and Dan to help us sell and buy, as we can trust that they will always be honest and helpful! read more

I'd give Shannon 10 stars if I could! Shannon helped us sell our home in days at a new all time high for our area. We had used Shannon when we originally bought our home. Our positive experience with her back then had us convinced that we would select her for selling our home when the time came. Shannon did a fantastic job helping us sell our home. We knew we wanted to sell so we could move over the summer and she helped us identify the right time to go on the market. We knew we wanted to get top dollar for our home and she helped us identify which home improvements would get a return on our investment and which ones would not. She helped us get the best price for our home - we set a new all time high for our area even though the market was starting to soften. Shannon and her team were always very responsive, friendly, professional and knowledgable. I'm convinced she is the reason we got top dollar for our home. We sold in less than a week for well over our asking price and set a new high for our area. read more

It was overwhelming and stressful as first time homebuyers. But we were fortunate to have Dan and Team Shannon Rose guiding us through the entire process. They were very patient, thorough, informational, accommodating, assuring and gave us sound advice and suggestions. They went over every document making sure we understood it. They also worked very well with our lender. Dan would go through every home that we were interested in from the foundation up, literally. He had an answer for everything we threw at him, from renovations to what makes a great magic potion. There was a hiccup in the process of closing on a short sale home and Dan was clutch, going above and beyond to close the deal. Even after closing, Dan is still there to answer our questions and helping us. I'm sure he hasn't heard this before - Dan's the Man. Shannon and Dan were our buyer's agents for our recent single-family home purchase and we are enthusiastic about the service we received, and have already referred two friends their way. Here are the highlights: - We are still fairly new to the area, so we appreciated that Shannon and Dan helped us match our preferences to different South Bay neighborhoods that we wouldn't have stumbled upon on our own. - Our agents were very honest with us throughout our search, which meant sometimes telling us things that we didn't want to hear. For example, it is definitely a sellers market at the moment. And for us, that meant that even when we offered 10% more than asking price we didn't get the first house we bid on. Shannon and Dan suggested a higher offer from the get go, but we were hesitant. They were right, we were wrong. Luckily, the 2nd house that came around ended up being way, way better for us and by then we put complete trust in their recommendations. Nabbed us a keeper! - They were very flexible in their availability, and willing to look at anything that we thought might be a fit. We saw houses, weekday mornings, weekday afternoons, and on the weekends. We saw short sales, bank owned properties and properties that were having open houses the next day. We saw houses close to their offices, and as far off as RT-17. - Due to our price point, we were predominantly looking at homes that required remodeling. Shannon and Dan referred us to a handyman, termite inspector, home inspector, painter, popcorn ceiling remover, and hardwood floor installer... all of which were very reasonably priced and offered great service. - Shannon and Dan also scheduled all of work we needed done, and were on sight to let vendors in, which we really appreciated. - One of the most important qualities in an agent is intangible... personality. Both Shannon and Dan are extremely personable, and easy to be around. You are going to be spending a lot of time with your agent, so make sure you respect them AND enjoy their company. read more

We interviewed three agents and finally selected Shannon for selling our house and we are very happy we did! From the beginning to end she was excellent. Mary Hawley and I worked on my dream goal to purchase a home in Silicon Valley, which at first seemed impossible but Mary was the only person who kept my spirits and hopes high through every property that we saw and researched. She helped me see and stay focused on my vision, believe in what was possible and finally made it happen. I have been working with Mary for a year and we recently closed on a house that I could never imagine being the owner of, but with Mary's strategic thinking, expertise in the Silicon Valley real estate market and continued hard work and persistence this dream finally came true. Mary is a wealth of knowledge and she knows the right people and contacts in this industry. She went above and beyond her way to stay in contact, answer any and all questions and always made my offer a priority. We saw the property that I wanted and Mary worked extremely hard to conduct the appropriate market research so that I didn't overpay, she very strategically and tactfully negotiated on my behalf with the seller and their agent so that I could get a quick response and decision and bought the house at its fair market value. Mary helped negotiate the best deal for my first purchase and has been there for me every step of the way. In spite of closing on the house, Mary has is still helping me with great recommendations and contacts to get work done in my new home and work on future remodeling ideas. I highly recommend Mary Hawley and The Rose Group team, they are a very knowledgeable and helpful team. We had a great experience with Shannon and her team. They really did up things right and we're extremely helpful with everything. We chose them based on how they marketed the house online, I've seen way too many listings with bad or too few pictures. They cleaned the house, staged it, and too professional pictures and presented a great impression online. We got way over asking and way over what anyone expected, part of that was the market but I don't thing we would have had the amount of traffic at the open houses without their work. We worked extensively with Shannon's partner Dan Sullivan and found him to be extremely helpful and knowledgable. He really knows his stuff and helped us write a winning bid on our new house. My stove, dishwasher, and air conditioner failed, and I'd previously gone through a nightmare trying to get a washer replaced. To avoid another trainwreck, Chen-Chen Wu suggested that Patricia and Shannon could take control and get the appliances replaced without creating a new nightmare for me. They researched and chose the new appliances, bought them, waited for and dealt with the delivery people / installers at my place, and even drove across town to pick up blank checks and keys at my place. They were flexible working around my travel and work schedule so that everything would conveniently happen when I wasn't there. I assumed that Patricia and Shannon would bill me for their time, so I felt free to ask them to pick up my keys at my place, reschedule the delivery around my schedule, etc. But in the end, even though I asked multiple times, they refused to bill me because I'd been Chen-Chen's client several years ago. Aaron Derbacher from Shannon Rose Group helped us purchase our first home. He made excellent effort to understand what we were looking for in a house (he even visited our rented house to get aquainted with what we like and don't like). He has very knowledgeable about the locality and was proactive in physically pre-screening the properties to make sure that it had what we were looking for as well as in general was in good condition before asking us to see it. While viewing a property; he was very diligent in looking at all the details of the property and in pointing out any issues/problem areas in the property. Also, he had no qualms about showing us a particular property as many times as we wanted to see it. With Aaron; we felt very comfortable that he was looking out for our interests and he encouraged us to make our decision the way we felt most comfortable making. He provided excellent inputs about the market conditions of the particular locality which helped us in making appropriate decisions on offers. He also connected us with a mortgage institution that was suitable for our our needs. When the closing got delayed because of seller's lack of timely communication with the Escrow Agent and their lien holder bank; Aaron went the extra mile to help us understand what was going on and made us feel comfortable with the situation. He even had Dan and James (from the financing company) come out to the closing session to provide guidance in the signing of the papers. Aaron went over and beyond again in fixing a hole in the ceiling in the hall way of the house (on his own dime) which the seller had promised to fix but did not fix even weeks after agreeing to it. Overall it was a wonderful experience working with Aaron as our "buyer's agent" and we had the keys to our first house in about 8 week from the time we started! We highly recommend Shannon Rose for a first time home purchase. She and her team went above and beyond to educate us about the home buying process and lead us through a series of home walkthroughs. When we realized that we no longer wanted to buy a home in Silicon Valley, Shannon Rose was very accommodating and suggested other areas where we could purchase and still be close to work in San Francisco. We settled on Alameda and are extremely happy with this community. Our second offer was accepted and we know that this was due to Shannon Rose's excellent strategizing relationship building and overall knowledge of the industry the entire experience was very pleasant and easy to go through with Shannon's guidance. Shannon's team provided us with a detailed schedule of when we had to take action. They also suggested a mortgage officer who could close very quickly on a very short notice. We would definitely use her again and recommend her to our friends! read more
