    Love the management, the staff is very friendly, and the rates are probably some of the best you'll…read moreget in the area. However, their main weakness is their maintenance department. After being with them since around December 2018, the work orders I've submitted usually take a few days to resolve. The broken washer when we initially moved in took roughly a week to fix, and we submitted it as an urgent request. However, I dont really know what they consider is an emergency maintenance request. A broken air conditioner in the middle of the Summer that has gone unresolved for 5 days really sucks (The apartment we are also in has very bad insulation so heat during the summer is intensified in our bedroom. Vice versa in the winter). Also, why do they even have an emergency maintenance number for their after hours voicemail if no one ever responds to it? I've tried several times throughout this and last week to no avail. If their maintenance was a bit better, Investment Realty is easily a 4 or 5 star agency to rent from with decent rates and a good staff.

Upon move out, families are taken advantage of by an anal retentive inspector who nit picks down to noting dog feces on the yard for which we had no control. Also, I agree with the unfair rekey fee although it is outlined in the document. Pay close attention to your notice to vacate regarding utilities, you will be responsible to pay three business days of service after you vacate or will be charged $150. Be advised read and re-read all documents put in front of you from this establishment. They are iron-clad and there will be no negotiations. 100 percent agree with these well written and accurate comments: "Would not recommend renting. Random BS charges at move out "rekeying locks" and won't do a move out checklist with me present. I hate this company and would NEVER recommend renting from them. Lazy property management company wants to push off all costs onto tenants. For reference the house is very clean and I have always gotten my security deposit back elsewhere minus one or two little charges for things like forgetting to weedwack or couldn't get the oven clean enough. I will be recommending they get put on the "OFF LIMITS" list for Soldiers if I don't get a reasonable refund of deposit. It's not supposed to be free money for the managers. Edit: I was told at move-in that regular wear and tear was permissible but now they are trying to charge me "recleaning" fees and no charges are itemized. No actual prices are listed out, they don't use a checklist with prices like every other rental company. May have to pursue legal action to get anything at all back. They wouldn't accept my notice to vacate at the end of my lease until I signed the agreement they're mentioning, so it's not like the contracts I signed will be enforceable. I had no choice and only signed them hoping to get my deposit back. On top of that, they claimed that in the 5 months we were there (I'm military and got orders to move) there was a light cover in one of the rooms that wasn't there when we moved out??? Which I never noticed. And my fiancé and I were totally blind sided by when they said this. They are also terrible with getting work orders done.... $775 taken away from me because it wasn't better and cleaner than when we moved in?"

I have worked with several of their associates over the years and have always had impeccable customer service and support. I bought and rent my properties through this office. Despite repeatedly saying that we had no…read morespecific budget they insisted on using a budget rather than square footage, number of rooms, and characteristics to find a house. Additionally, they conveyed that there weren't a lot of places available so we needed to act quick. We were taken through the classic dance of showing us two crappy cheaper places followed by a nice looking overpriced one. The bottom line is there are TONS of vacant houses in this area (and they manage a great number) and they were solely concerned with taking care of their bottom line. We eventually found a place we wanted (not through Re Max) and they ended up charging the landlord half a month's rent to show us the place, write a generic lease, and hand us the keys. I wouldn't recommend them-- but then again, I find nearly every property management company I deal with near a military base seems suspect.

The laundry facility was most often broken, and I was hardly reimbursed for how many quarters were wasted finding out each time. The unit above me leaked through the bathroom by the bucketfulls, and it took a few weeks to get anyone out to look at it. After I went through the walk through, vacated the premises, and turned in my keys to one of their property managers, I am still being billed, including late fees. Additionally, I have contacted the property management office, as well as the owner, and no one will discuss returning my damage deposit OR the false billing that will eventually affect my credit! They are extremely unprofessional and I would not recommend anyone renting from Midwest GIRG! or utilizing their property management services!

    I'll start by saying the rentals are pretty well as advertised. Mostly. Units are all new within…read morethe past 5 years or so. Some units in Hunters Ridge are on very steep hills or, worse, an unpaved road they struggle to maintain due to constant wash-outs. I've rented twice from Midwest. First was a 2 bedroom duplex, 2010-11. Unit was as pictured and I was rather pleased, overall. Second experience was 2015-16 in a one bedroom, furnished apartment. Again, no complaints with the unit and nicely furnished. Maintenance is fairly quick to handle minor issues when needed. Office staff is friendly. Biggest complaint and reason for the lack of stars is in how they handle business when you move out. Don't expect much of a deposit back, even if left spotless. $30 re-key charge, $50 carpet cleaning, another $124 for "vacant unit clean." Other miscellaneous charges and total, they withheld nearly $250 of my $300 deposit. My first experience with Midwest also included odd expenses deducted from the deposit. I recall being charged for a replacement of a set of blinds that I know nothing was wrong with when I had left. Recommendation - Anyone renting from Midwest, request an in-person walk through upon departure. They will rip you off if you leave without settling those charges while there. Otherwise, the rentals themselves really are nice for the area so I wouldn't tell anyone to avoid Midwest. Simply know you aren't likely to get a significant return on your deposit; an experience I have not had in any other rental I have occupied.

    This company is horrible at property management. The properties they managed for me were…read moreconsistently at a high vacancy rate, usually around 50% or less! They consistently have accounting errors, double payments, and hidden upcharges to their owners for insurance they sell them. Along with that, expect maintenance costs every single month-- not one month has gone by without some form of random maintenance cost in the last year. All maintenance is handled by their IN-HOUSE COMPANY, so they're profiting on both ends. The least I can say for them is that they respond to emails and calls, but these mistakes, upcharges, and issues shouldn't be happening in the first place. Do not use this company for property management unless you want to practically self-manage both the management AND the property.

They look…read morenice and aren't bad for the money but I have had more problems than any other place I have lived. When I looked at the apartment and was shown the master bedroom there were hundreds of lady bugs covering the walls and ceilings so the girl just said "oh we have another unit instead". This unit is on the only unpaved road with a hole so big when you drive in it will cause damage to your vehicle no matter what you drive. I have had numerous maintenance issues that were poorly resolved until multiple calls to the company and later found out two of the maintenance men were fired in the short time I was here because they obviously couldn't do their jobs. One flooded my apartment and in doing so used my personal towels and stole them while he was done without even a note until I asked about them. The other would check off jobs as done when they hadn't been started. Next issue they don't disclose that the apartments are part of an HOA so if you want lawn care good luck. Our street gets it 5 times a year and I had to call about that after the weeds were literally 3-4 feet high. Today I woke up and no power because even though electricity is included in my rent somehow they didn't pay apartment even though the rest of the building was paid so it causes extreme complications when you work from home or if it is 100 degrees outside and there is no air conditioning in your apartment. But good news I will get about a $15 credit for my inconvenience.... I've been sent past bills from the company when I had an overage so I could see the cost of how far over my electric went from the allotted amount and on that it shows the bill was passed due that month also. Although it didn't charge me the fee they apparently have problems paying bills on time. The gym has almost every machine broken so don't get excited for that either. It's cheap for the area is all I can say. I do not leave reviews unless necessary but after paying rent on time and hearing all of this about HOA and the blame being pushed around and seriously only lawn care 5 times per year... I wish I could rate this lower. My calls to management were not returned until I came to the office to talk directly to them. At least they were nice enough to give me a $15 credit for my inconvenience today which will probably go straight into an overage charge for having to cool my apartment down after sitting heating up all day with no ac. My advice is don't rent from a complex that multiple companies own units in (which you aren't told) and are forced to go through HOAs.
