Upon move out, families are taken advantage of by an anal retentive inspector who nit picks down to noting dog feces on the yard for which we had no control. Also, I agree with the unfair rekey fee although it is outlined in the document. Pay close attention to your notice to vacate regarding utilities, you will be responsible to pay three business days of service after you vacate or will be charged $150. Be advised read and re-read all documents put in front of you from this establishment. They are iron-clad and there will be no negotiations. 100 percent agree with these well written and accurate comments: "Would not recommend renting. Random BS charges at move out "rekeying locks" and won't do a move out checklist with me present. I hate this company and would NEVER recommend renting from them. Lazy property management company wants to push off all costs onto tenants. For reference the house is very clean and I have always gotten my security deposit back elsewhere minus one or two little charges for things like forgetting to weedwack or couldn't get the oven clean enough. I will be recommending they get put on the "OFF LIMITS" list for Soldiers if I don't get a reasonable refund of deposit. It's not supposed to be free money for the managers. Edit: I was told at move-in that regular wear and tear was permissible but now they are trying to charge me "recleaning" fees and no charges are itemized. No actual prices are listed out, they don't use a checklist with prices like every other rental company. May have to pursue legal action to get anything at all back. They wouldn't accept my notice to vacate at the end of my lease until I signed the agreement they're mentioning, so it's not like the contracts I signed will be enforceable. I had no choice and only signed them hoping to get my deposit back. Very unfair and predatory dealing, normally you can just inform the property manager in writing without signing a contract" "If you lease with them, don't expect to be treated fairly. Do not expect to see your deposit back. They will find any way possible to charge you for anything upon move out. They are all about lining their own pockets. Ask locals around the area about Walker Rentals and you WILL get the truth. This business should be investigated." "I wouldn't recommend renting through them. When I moved out I spent 2 days deep cleaning, called a carpet cleaning company to clean the carpets because walker requires this when moving out even if you don't have pets . And still got more than half of my deposit stolen from me. Saying it wasn't clean. It looked exactly the same as it did when we moved in. On top of that, they claimed that in the 5 months we were there (I'm military and got orders to move) there was a light cover in one of the rooms that wasn't there when we moved out??? Which I never noticed. And my fiancé and I were totally blind sided by when they said this. They are also terrible with getting work orders done.... $775 taken away from me because it wasn't better and cleaner than when we moved in?"

She decided not to counter our offer and waited until the last minute to tell us. Then an hour later marked the property as pending. She was rude to my sweet active duty Army husband that's worked harder than she could even imagine. This man wanted his forever home for this witch of a woman to do him dirty! We just closed on a home we sold 2 days ago and could've paid cash! She also did her client wrong by not taking more offers which could've brought the seller (widow) more money. Yes we met the Owner awkwardly waiting on late Lisa. Unprofessional in the biggest way. I think the Missouri Board of Realtors needs to have some education on this Lisa Ellis. If you like dealing with a self absorbed narcissist then by all means call Lisa. If you want to hear about her rent hysterectomy 3 weeks ago then call Lisa. Want to be lied to? Call Lisa.     Love the management, the staff is very friendly, and the rates are probably some of the best you'll…read moreget in the area. However, their main weakness is their maintenance department. After being with them since around December 2018, the work orders I've submitted usually take a few days to resolve. The broken washer when we initially moved in took roughly a week to fix, and we submitted it as an urgent request. However, I dont really know what they consider is an emergency maintenance request. A broken air conditioner in the middle of the Summer that has gone unresolved for 5 days really sucks (The apartment we are also in has very bad insulation so heat during the summer is intensified in our bedroom. Vice versa in the winter). Also, why do they even have an emergency maintenance number for their after hours voicemail if no one ever responds to it? I've tried several times throughout this and last week to no avail. If their maintenance was a bit better, Investment Realty is easily a 4 or 5 star agency to rent from with decent rates and a good staff.

    Don't let the smooth taste fool you…read more If you are moving to the Fort Wood Area or are a local that is looking to rent a property/home via one of the several property management companies in the area I'd advise shopping around before considering the Property Shop. Walker Real Estate, the parent company of The Property Shop has a fairly large presence in this community. They do a pretty impressive job going full court press with their marketing on bill boards in tow & local radio ads. The message in their ads is that they are #1 and the best in the area, however, claims to such (after my experience renting a home thru The Property Shop) leads me to believe that they are probably #1 one when it comes to sales and profits but definitely NOT with the holistic customer service piece. Here's why: - Lackluster response times to fix problems with the property (took close a week to fix hot water issue, 72+ hours broken garage door). Not sure what the industry standard is but having an insecure garage door and taking 2 min showers for that length of time was disconcerting/not fun. To compound the frustration if you are a tenant and need to talk to a person about these issues at their office in town, you're more or less treated persona non grata for not having an appointment or not having used the online Tenant Portal to report problems. The slick, automated "we got an app for that" attitude seems to be the preferred response to a tenant that comes in to speak with someone from the property management office. If you aren't a tech savvy person or just someone who prefers a human to human interaction to discuss an emergency work order or maintenance issue the office culture may frustrate you. - Nebulous "gotcha" Lease Contract: READ THE FINE PRINT if you want to use this agency!! Getting in is pretty easy- getting out -not so much. There are re-key fees, 15 bucks light bulb replacement fees (to name a few things) that you'll need to be prepared for. READ ALL OF THE CONTRACT and TENANT RESPONSIBILITIES before signing if you're going to use this agency. IF you don't want to feel like Walker is trying their best to keep your security deposit any which way they can- this might not be a place for you. The cleaning inspection at the end of the lease close out process is brutal. It's almost ridiculous. We cleaned the place up better than we found it and still had some things that were unsat. The Inspector was very gracious and let us fix the deficiencies but it was already another slathering of icing on the frustration cake with this organization. If anything: ASK A REP to be present with you and that they bring their magic iPad WHILE YOU DO YOUR WALKTHRU. Said Magic iPad has a detailed photo record of the property prior to a tenant moving in. I was charged for damage to a small part of the kitchen counter area covered up by the stove. Not saying it didn't happen but I have no recollection of it happening during my tenure- but the magic IPad said it probably did....I could go on about the potential conflicts of interest this agency could have when using this method- especially since this property was supposed to be transitioned over to their Realty sales side of the house as an asset that is going on the market after my departure. . All I will offer is my opinion and say that the best way to avoid any perception of malfeasance from BOTH parties is to execute a joint new tenant's 72 hour walk thru inspection with the magic iPad riding shotgun. Being a little more transparent and doing this with the Tenant will mitigate any potential for issues down the road. AGAIN- If you are still considering using this agency PLEASE read the contract- there are provisos and things tenants should be cognizant of. I'm retired military and have rented from property management firms for many, many years, and this property management office business practices are quite different than what I'm comfortable with. Be advised when it comes time to terminate your lease- there will be a lot of work and $ to outlay to get it back up to "the Walker Standard" if you want your deposit back. AND Remember their Rules when it comes time to move in and move out: 1) YOU have 72 hours to do an inspection to report deficiencies back to the property management company. 2) They have 30 days to walk behind you (or peep the magic iPad) after the termination of lease finalinspection is done before you see a check with your security deposit money back. I'm not implying that they do this as SOP but it did happen with me.
