We used Jerry Thompson to sell our last home and buy our current house; we could not be happier. No…read moreone will work harder for you! He practically pulled people off the street, and got them pre-approved to make offers on our house. Most other agents just list your house and let other agents sell it, not this guy. After a week on the market, we had a bidding war and sold our house for 20k over asking. I know this is not typical, but it's very possible with Jerry. When it comes to buying a house, once again, there is no one who will work harder for you. We ended up paying what our initial offer was going to be! No one knows East Aurora better. Jerry knows practically everyone in EA so he often gets the heads up before houses hit the market. He will even call FSBOs for you! When it comes to communication, he will not leave you hanging. He checks in even when there's nothing going on just to touch base. He kept us well informed through the entire process of buying and selling. He really is on top of things. He even caught something in our pre-approval that would have caused a lot of problems and paperwork down the road. Jerry isn't pushy with his clients, he wants to sell you a house you will be happy with so he doesn't try to push you into buying something just to make a sale. Aside from all this, he's friendly, courteous and funny! What more can I say, you would be a fool not to use Jerry! Anyone else is a step down.

I was selling my mother's house in St. Catharines. it had been in the family since it was built but…read morehad fallen into disrepair and now, the house was rented out. What used to be a lovely, loved home, was an ugly duckling nobody in the family wanted to deal with. I chose Burton and Burtonto sell it even though they assessed the house at a lower value than another top agent (both agents concurred the property would be challenging to sell) because Mike was sensitive to the tenants' concerns of not being able to find another home. He was able to work with them to show the house without undue stress. He brought me multiple competing offers and the house sold for above asking in less than 2 weeks! Since I live in another city, Mike took care of everything from making sure the house was vacant, keys fit in the locks, arranging for cleaning services, etc., etc. I especially appreciated his prompt, complete replies because I am difficult to get hold of. (I am not allowed to take phone calls while working.) I believe any good agent can sell a good property in a good market, but only a great team of agents can sell a derelict property with complications in an iffy market for a price everyone can be happy with. Burton and Burton is that team. With respect and thanks, S. Wang

I'm a little crazy when it comes to making big life decisions, so I e-mailed 40 real estate agents…read moreand wouldn't start the process until I found one whose answers to my "interview questions" met my expectations (and beyond). When Joshua James replied it was very thorough and I was impressed, plus I already heard about him through some friends and other referrals. Once we started looking at homes, he was extremely efficient every step- whether it was me asking really basic questions that were simply obnoxious, or whether it was me asking questions that required a long explanation- he always answered efficiently, professionally, and made everything understandable to a beginner. By the end, I felt like I owed him because I learned so much. He knew a lot about homes/areas we visited and had expertise in multiple areas. I knew I was interested in real estate and eventually wanted to go into it myself, and Josh's knowledge and passion gave me more interest myself. Each time we'd visit a house (which I also went to SO many houses and made a couple bids that I won and ended up not taking.... probably a real estate agent's nightmare but he never complained), he worked well with everyone he interacted with: professional, funny, relatable, and knowledgeable. On top of this, the Josh James Team all seem to have these skills across the board. Whoever he put me in contact with was pleasant to talk with, made it surprisingly easy for me each step, and I felt completely taken care of. I never worried, never thought I could be making the wrong decision, and when it was finished I gained connections that I'll maintain as long as I'm a landlord or work in real estate. Coming from a negative and skeptical person, The Josh James Team was WONDERFUL to work with. Do yourself a favor and call him!
