It took a little while because we had a list............. more like a hard backed book of things we just couldn't live without. I know a wine fridge for the dogs sounds excessive but what are we living in the stone ages? Anyway we came down and after a few visits we found the place for us on the Marsh, pool, spa, gourmet kitchen, wine fridge for the dogs our cat is a beer drinker so she didn't care. The best part they negotiated a heck of a deal and took us on an extensive tour of the area made us feel at home. When we needed help trades people, utilities, all the little stuff you need when you move in they were right there as helpful as can be. We love it here it is close enough to a big city but far enough away that you really enjoy the peace and quiet and the couple of times we've called for a question they make us feel like we are their only customer. There is no shortage of patience or customer service at Atlantic Salt I can't recommend Christine and Lloyd highly enough. They're a really nice couple of people and when it is time for us to get some investment property or raw land these are the people we'll be using.

Lindsay was not in the office, fine call me Monday. I got a call on 5/6/24 and was told there was an issue that they double booked me and blamed it on a computer/system error. How?? I had a deposit plus a confirmation email too. What they offered was a less quality, not even them same as to the what we agreed on! They did find other places BUT at a higher price. Honestly a sorry is all?? I asked for refund, however even if I get it, I would not do any business with them.

This cottage is very functional, has a wonderfully appointed kitchen with everything you need to make your own meals. There's a washer/dryer, saving you trips to the laundromat and plenty of off-street parking for 2 vehicles. If you want to go out for a bite to eat, there are endless options/cuisines blocks away. Coffee, Mexican, American, Spanish, seafood and wonderful "local" bars. Amelia Island Brewing is a short block away, several Bistros and garden cafes. Everything has outdoor seating and local music in the evenings. The Guest Cottage location is easy and convenient for anything on the Island and Jacksonville is an easy 25 miles. Airport is close and an easy drive. Walk downtown, enjoy the wonderful stores, restaurants, Saturday morning farmers market and views of the ocean. Walk back to the Guest Cottage and enjoy living close to all that's happening! We would definitely stay at the Guest Cottage again and recommend it to anyone looking for an extended stay location on Amelia Island!

Our unit was a little dated (Down by the Sea) so you cannot expect the quality of the units to be…read morethe same across the board, but some things are universal to the location. I'll start with the unit itself: a bit dated/worn in the kitchen & bathrooms---well-stocked kitchen but with older coffee maker and skimpy soap supply for dishes and laundry, wonderful location (we were oceanfront with a very short walk to the boardwalk and pool, everything you need for a week (or longer stay)...tv is also a bit dated and two lights were actually broken when we arrived...I'm sure they'd have fixed it if we'd asked them to come but I didn't want maintenance people in there while we were there so we just texted to notify. I didn't have five-star expectations so I wasn't upset but definitely recognize this is a budget accommodation that is beach front. The pool is large and clean and wonderful. There are stores pretty close by but I'd say you definitely need a car unless you're up for a long bike ride. We were happy here and would come back but it would help if the owner would spruce things up a bit...seriously, not a lot....just a little. The ocean view from our balcony and bedroom made it worth it. Plus there's ample parking and we always felt safe.

Finally, the house was ready. I had some professional pictures taken, put an ad on Zillow, and waited. Of course, we got a lot of interest from realtors, who claimed they were checking out the house for their clients, and OBTW, they had to tell me all the unique things their company does. Then, the coronavirus pandemic exploded, and my wife was frantic that I should come home so we could be together. I was ready to call one of the realtors that had visited, but our HOA board secretary reminded me of CJ Wright (of Lisa Duke Realty). She said CJ did a lot of business on our island, knew the unique flavor of the community, and had in fact helped me with a project when I was on the board. So I called her first. She came by late in the day, and we walked around, she asked a lot of questions, and took lots of notes. She mentioned she knew of a couple that wanted a home on the island; I felt so comfortable, we agreed she could send me listing agreement electronically. I gave her a key, and drove out the next morning (Tuesday). We texted a bit on Wednesday, and by the time I got home in San Antonio, I had the agreement in my inbox. She also told me the couple was going to see the house Friday. Saturday we had a conditional offer, and by Monday, we had agreed on a price. Tuesday we electronically signed the contract. And she still hadn't put the house on the MLS. She put it on the MLS just in case things don't work out, but she assures me the couple loved my house (I understand; it's a beautiful house, in a wonderful community, on an island surrounded by the Nassau River and its marshes). What else can I say? I was impressed she didn't come by to offer her services. Yet when I asked, she was ready to work with me. So far, everything is fantastic! I hope the rest of the process is as fast and painless as CJ has made it for me. Right now, I think that if you want to live on or near Eagle Bend Island, CJ is your salesperson, and Lisa Duke is your company.

There are a few trailers in this park that are not livable and at this point they are moving out those and placing single wide in there place. Maintenance changes a lot, they want a lot done with 4 people, fixing trailers to be moved into along with having to do all things that need to be done, For those of us that live here, I saw where someone wrote its for low class people Iam not low class, my 4 bedroom is not infested with bugs of any kind. Before I moved in I was told which one I would be going into, I looked thru windows and so so is all i could say then, but i watched for 3 weeks while this home was prepared for me and my family. new carpet new floors new bath rooms. new frig and a new dish washer, shortly after we moved in we had a leak they temp fixed them got a new roof, as for broken windows there are certain kids in this park that are punks and do this, but they have to be cought to press any charges, Office management i have to say are pretty good. At times Maintenance is over whelmed and they get attitudes but I would do, I have no issues living here for me and my family has been good, no issues of any kind,, and when something needs to be done it is... I needed 4 bed rooms and could not afford a house to rent so this was where we ended up 200 less than renting a house, and have to say pretty quite except on holidays with the fire works, So if you see negative on cole rain oaks yeah rough from the outside but living here is good for us. some people think trailers are for low class its not true,
