My experience has been mediocre with this loan agent and US Bank. I have done at least a dozen of…read morereal estate refinancings with different loan agents over the years, so I am familiar with the process. 1. The refinancing process was a little chaotic, and some departments in the bank were slow to move files despite borrower's multiple warnings of deadlines to the loan agent, so the loan did not close on time, which caused significant complications and expenses due to borrower's upcoming overseas traveling. 2. The loan agent promised a processing fee refund after loan closing, but he refused to honor it later. The borrower had to escalate the issue with his supervisor to get the fee refund. 3. Several months after loan closing, the title company told me they are still missing various signatures and notary acknowledgment pages for loan closing and they had to make an appointment with me to redo these pages. There seem to be many gaps in their refiancing operations.

The leasing process was…read morehandled professionally and efficiently -- clear communication at every step, paperwork done right, and no surprises. She oversaw the move-out with the previous tenants carefully: the unit was inspected thoroughly, the turnover was coordinated quickly, and everything was documented properly. What really stood out was the re-leasing. Alexandra found qualified new tenants within a week, at the top of the market price -- no extended vacancy, no discounting just to fill the unit fast. That combination of speed and full market rent is rare, and it made a real difference to my bottom line. Responsive, organized, and clearly knows this market. Her experience let us offload the small details while staying focused on what mattered. Once renovations wrapped up, she landed us stellar tenants in two weeks! Her process for picking tenants was extremely thorough, going well beyond a simple check of income and credit. Our new tenants are amazing people who will truly love our home, and I'm confident we wouldn't have found them without Alexandra's help. It's too easy to accept the first applicant with decent credit, but Alexandra helped us take our time and pick the best person for the home, not just the first to apply. Her process for renovation management, tenant placement, payments, and every other part of property management wasn't just well thought out - it was thoroughly explained, so we always had clear expectations about what would happen, when, and why, backed by her experience and expertise. Lastly, her contractors were top notch too! It feels like Alexandra has a person for anything that can go wrong in the home, big or small. We went through a few rounds of getting quotes, both from her people and our own, and every time, Alexandra's people had comparatively fair pricing and workable timelines. 10/10 would recommend.

This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you. Anyone interested in connecting with the straightforward broker we ultimately used is welcome to send me a private message, as I'm not allowed to include that information in my review.
