One VERY valuable knowledge Kenneth possesses (aside from his spot on realtor instincts) is he's familiar with renovations and can give you a rough estimate of how much a renovation for, say, a bathroom, would be. His family apparently works in that field, so it was pretty neat and informative to ask him to estimate how much a kitchen renovation would cost (while looking at the sad sad kitchen), so we can take that cost into consideration. This was also valuable where Kenneth could advise what to renovate to ensure value add, if we were interested in the property. Last, Kenneth is just so generous and nice. One time after seeing 4 houses, I asked him later that night how the rest of his day went, and he said that he was so tired, he fell asleep at a home depot parking lot (which I found hilarious). But, I found out later that he was at the home depot to buy materials to help his client (seller) polish her "as is" property, and without her knowing :). Master negotiator, she got EVERY SINGLE ONE OF MY INSPECTOR ITEMS taken care of by the seller. I couldn't believe it. I was nervous, and shy and would not have asked for half of the 'punch-list' items on the inspector list...suck it up and wait until after closing to fix it would have been my motto, especially in this crazy competitive market. But Lisa stuck up for me; her approach was solid and she was unwavering...right down to re-inspection of the home by a structural engineer hours before closing. When it was all over, the seller's agent was dumbfounded; he had no idea what had hit him. Lisa is what had hit him. Always polite. Exceptionally respectful. Consummate professional. That's Lisa. If I ever heard anyone say a negative thing about her, I'd instantly know their character was flawed. She's just that pleasant to work with and I don't say that lightly. My father passed away leaving a home in Woodbridge, Virginia - the home in which I grew up and which contained almost 50 years of possessions. I contacted Philippa in March of 2026 to discuss its potential sale even as the house was in significant disarray while I engaged in the slow process of cleaning it out and sorting through the many things my parents had accumulated over the years. When she visited the home, I looked around and threw up my hands. Philippa looked around and said, "we can make this happen." I sought her out specifically because she mentioned having expertise in sales of homes that are inherited - a particular niche that involves a delicate dance of handling family dynamics, wills, probate laws and determining what, if any, money should be put into renovations or improvements that will get a reasonable return on the investment.
