Upon meeting Dan, his knowledge of the orange-line housing market was very impressive. This guy lives in the neighborhood and certainly knows the comps. In an era of multiple bids, Dan helped us realize that beyond just throwing money at a new home, there are others ways to write a very competitive offer. Additionally, Dan was also able to get us several viewings of townhomes before they came on the market - something I think gave him a huge edge over other realtors in the area. Because of the shortage of inventory (especially townhomes) in Arlington County, this makes all the difference in the world. Dan also offers a "one-percent off" for buyers guarantee (check out his website) which we thought was a great touch. Throughout the whole process, Dan was extremely responsive (which is very important to a first-time home buyer) - even helping us through a mortgage crisis while he was on his honeymoon. In the end, we couldn't be happier with our new home. And we'll certainly be contacting Dan and his team down the road when we start thinking about selling :) BONUS: "Orange-line living open house" sign twirlers by the Clarendon metro. How can you not love that!!??

Before he left he declared that it was fixed but would take awhile to make ice. It still hasn't made ice. I reported to the maintenance department that the icemaker wasn't working (among other issues). The realtor who listed the rental came over instead of a repair person. Bottom line the icemaker has not been fixed. The realtor stated that she does not believe that the owner would want to spend the money to replace it. Further, she said that the owner was returning to the area on October 1 and she will be bringing a refrigerator filter with her...the brand filter may solve the problem. I have to wonder if a filter might be purchased here at Lowe's or Home Depot. This, and other matters I've experienced since before and after moving into the unit, makes me think that this management company is unprofessional.

She always made us feel like her #1 priority even though we knew she was busy with other clients: she made time for us on-a-dime, was always present, on-time or early, and was incredible good at scheduling around all of our busy schedules. Laura is an AMAZING communicator: was quick and responsive and always provided us with thorough details and explanations. Laura provided us (first-time home buyers) with an incredible wealth of knowledge and advice when we requested and had great insights. She also has an extensive personal network that helped us start our lender search, find a day-of home inspector, and contractors to help us get started on our new-home projects. She understood our home buying strategy, and helped us get our dream house on our FIRST offer! Her advice and guidance was instrumental in us landing the house we had our hearts set on! Laura was recommended to us as a top agent in the DMV area with impressive transaction volume each year. Although we identified multiple agents through our search, we immediately decided to work with Laura after our initial video call because we were impressed by her knowledge of the local housing market and all aspects of real estate transaction. We are so grateful that we did! We were buying a condo in a very competitive area. Every time when we made an offer, we had a competing offer and had to act very quickly to make our offer more competitive. Laura worked around the clock to prepare the comparative market analysis, tour the units with us, crafted and advised us on compelling offer terms and negotiated with the seller agents. Our closing had some extra complexities due to the condo building's financing approval being expired. Laura skillfully helped us navigate this issue. She proactively included relevant language in our offer to protect us from such financing issue before we even knew there was an issue with the condo building. After we discovered the issue, Laura was in constant communication with the seller's agent, condo building and mortgage broker to speedily resolve the issue and ensure we could close on time within 3 weeks. Laura's price prediction and recommendations were spot on when we submitted our offer. She recommended us to adjust our offer to a certain price to increase our chance of sealing the deal at our offer price (instead of activating the price escalation clause and resulting in us paying a higher price). We were able to be the winning offer because of Laura's excellent communication skills and expert advice. We followed Laura's recommendation and did not have to pay more than our offer price for the condo. The appraisal ended up being higher than our purchase price. We are grateful that Laura helped us secure our dream home at a great price. Laura was extremely responsive and patient. We had a lot of questions as first-time home buyers. Laura patiently answered all of our questions at any time of the day. Despite her busy schedule, she accommodated our challenging schedules and requests under short notice every single time, which enabled us to close our home with great success. We could not have asked for a better realtor to share this home purchase journey with. Thank you Laura for being an outstanding, caring and dedicated realtor!

She talked me out of not closing because the basement was wet saying we could fix it at seller's…read moreexpense and so far it has flooded 4 times 6 inches deep. If you are looking to sell a home ...Michelle is great. However, I would be hesitant to use her for purchasing a home. I bought a home with her and my brother sold his home using her. He and I were both pleased.. BUT later when I was looking to move...I thought she had my best interest in the process. UNTIL she didn't. I have suffered for that since. On the day of walk through for closing...it was raining and the basement was wet. I had said over and over when we saw homes that had mildew and mold in the basements that I cannot have that. I have had lung problems since birth and cannot survive mold or mildew. So... I said...we cannot close. I cannot buy this house I love, because I cannot get flood insurance here. She called a contractor friend who said this is what you need to fix it and it will cost $5,000. So the seller put the money in escrow and it would not be released until I approved of the final repairs to the basement to prevent flooding. Then I agreed to close with that stipulation. Guess what...it was not fixed and I have had my basement flood 4 times in the years I have lived here. Each time I have to remove drywall, carpeting, padding, flooring, etc. Anything on the floor gets thrown out (furniture etc.) I hire professionals for water remediation and they come in with big dehumidifiers and fans to dry it out. Noisey and expensive.. Then hire a contractor to put drywall back and refinish the basement...Then cost of replacing what was lost (furniture etc.) This is very expensive. Nobody will buy this house now knowing it floods. I put in a sump pump but still have to deal with water damage when the basement floods. My wheelchair ramp was built with composite material but turns out the contractor used wood support which rotted when it got wet so I have to replace it too. I moved here because I could not make my other house handicap accessible. Now that I made this one accessible...I have to deal with floods and mold. NOT happy. I have since found out that the seller pays the real estate commission for the buyer's realtor...so of course Michelle Perkins wa getting paid by the seller so she really did not serve in my best interest after all. I got duped.
