Sometimes you can't take a cold shower or cook anything on the stove or turn on the heat in the apartment in the winter because they have to turn off the gas in order to try to trace the leak. There are plumbing problems that cause serious leaks and mold. There are electrical problems where some electrical outlets and lighting simply will not work. The old AC system causes a lot of condensation and mold. That old system gets knocked out everytime there is a lightning strike during a storm. It gets unpleasant in the summer. The have a revolving door for the maintenence people they hire. Almost all of them treat tenants badly and don't want to do anything. When I try to talk to people in the main office, they refuse to behave in a mature and professional manner. The manager called me "rude" to my face for trying to talk to him about unresolved maintentance issues. He doesn't want to be bothered and has lied to my face rather than fix problems. When I leave the main office after trying to talk to them, they start talking about me and laughing at me behind my back before I have even walked out the door. It hurts to be treated so disrespectfully by people who are supposed to take care of these problems. I regret staying here. I only did it because it was close to campus. I should have done something else.

They act like you're at their beck and call instead of being glad to have a renter that is financially stable, not a noisy college student, or driving them crazy with asinine requests. Great complex if you don't have to deal with management. Also they don't electronically return your deposit (even though that's how they demand payment), they mail a check, if it ever arrives since their leasing office isn't open on the weekends. If you live here, you can't hear through the walls, and beyond occasional noise from the apartment above, you can't hear anything at all outside what's in your home. This is what I would call upscale college housing - it's not perfect, nor is it priced to be. Stuff works, the guys who manage the place are responsive, and the occasional issue is handled. In three years, I've never lodged a complaint against a neighbor and have never had one lodged against me. The only obnoxious thing in all that time to happen was a couple guys detonating a fire-extinguisher in the halls, and "wanted" posters were all over the place the day after it happened. In my experience, it's not a party place - most of the people who live here seem to be foreign students and American students whose parents don't want them living in a party-house - this is fine by me, but your mileage may vary. It's a nice place to live in a wonderful location.

He also PAYS FOR AN APARTMENT and has been out of town so he could not get a permit yet even though he's lived there for a year and they have his license plate on file and still towed him by a place called Pokey towing... which don't even get me started with them. We then called prime place to figure out why they towed a residents car and they told him pretty much good luck. I'm just so grossed out by the building and lack of care itself. He also had a humidity checker in his room and it states that the building is 78% humidity which is not healthy at all and I can report to human health services and they will have to mandate a health inspection. They need all new management and too investigate on where the residents money is going beacuse clearly it's not being portrayed in the building by the lack of care. I'm not quite sure what they use his money for because everything looks like trash and smells like it as well. Extremely disappointed is an understatement....

Shockingly poor quality, filthy facility, and a completely useless front office. My child was assigned this property while attending school at OSU as an overflow as all the campus dorms were full. After completing the year, they had the nerve to charge us upwards of an additional $1k for "damages" and "trash". To boot, the floor hallway lights were never on, air conditioning was never fixed, the apartment was a pig stye on "move in day" August 2025, and trying to get a single response from anyone associated with authority never happened. Communicated via many phone calls, emails, and filling out their online forms, with absolutely no response the entire time. Be very very careful before signing a lease here. I really think that is a lie cause they just want my money anyways when I first moved in that apartment was filthy! Floors were so dirty that made my feet black. I had to mop and clean up the my apartment and the cupboards. Just FYI, if you are moving in and if it's super filthy, you need to go talk to them to clean up again before you move in and not just move in like us because they apparently said they hired a cleaning crew to do it. So don't let me clean up let them clean it up since they're already charging you. That's all I have to say about these apartments!!!. However, they DO make you sign up for renters insurance through them, regardless of already having your own policy. Maintenance does NOT fix a thing. From caulking not being around windows to second story porches sagging heavily and moving beneath people's feet. The moisture in these apartments is horrible and there is mold. In the winter, the windows get ice on the inside of them because of how cold it is. The water is always shut off to "fix a leak" or "fix a shower". We've gone 3+ days without water before. Their online website is deplorable and barely functional. The pool is never opened when it should be and is green due to poor up keep. Maintenance will not provide a 24 hours notice and will knock once. If you do not answer, they will let themselves in. There are constant roach infestations regardless of how clean and how many times pest control comes out. There's also wasps outside the side of my hand during the summer. There's constant crackheads outside that bother you while you're outside with your animals. Residents don't know how to keep their dogs on a leash or clean up dog poop. NEVER!!! AGAIN!!!!

But most importantly, they took care of everything in a timely manner and re-rented my home at the worst possible time of the year for 37% more than I was getting before! As a property owner, I couldn't recommend them more strongly for management services. My only problem is that their website isn't well optimized for google, so if I forget what it is, it takes me a minute to find them online.

Do they have friendly staff? Yes. Is that nice? Yes. Does it make up for the shoddy construction and false marketing? Not even close. I honestly don't even know where to start with the things wrong with our brand new unit. -Our concrete floor downstairs is poorly stained and is chipping in places where nothing was dropped or even ever sitting on it. Normal wear on a floor should not be chipping up concrete -Before we called to complain, you could see daylight around our exterior doors. Try heating a house in the plains of Oklahoma when the wind can blow straight through your house. -As it got colder out, overnight our heater was staying on for about 25 minutes at a time, kicking off for only 6 minutes, and then coming back on. This was while no one was coming or going from the house for 8 hours at a time and the heat was set on 65. -When we opened the doors under our kitchen sink one day, we could hear/feel the cold wind blowing in from around the pipe. That means there was absolutely no insulation behind out sink. When it gets below 0 out, that is not even remotely acceptable. -Our houses were thrown together in such a hurry that there are a multitude of paint stains on our brand new carpet, the stickers were still on all of our toilets and both bathtubs, there was paint dribbled down a couple of the mirrors and splattered on light fixtures, we had workers in our house every day or two for about the first month we lived here working on the cable and WiFi among other things, both bedrooms were keyed with the same lock, but we were given different keys when we moved in (so only one worked) ...the list goes on. -The house has been built for well under a year. and there is already extensive cracking around some of the windows and around the bathtubs. -I have had to file countless maintenance requests and sent a letter to the location manager. Some of my requests have been ignored, others were sloppily fixed to an unacceptable standard. No matter how friendly the staff is when we have to make complaints, it is unacceptable that we have to make so many. I would trade friendly service for quality housing in a heartbeat. I sometimes get "we are serving free pancakes at the clubhouse!" texts. You know what I want more than pancakes? A warm house and fulfilled promises. "Luxury housing" is more than crown molding and a swimming pool, but that's about as "luxury" as Aspen gets.

Thankfully I was able to get a much better place for my final year of college. A 3 bed, 1 1/2 bath, gated backyard and a garage by myself for the price I was paying at Cottage Row with 2 other roommates. My first year, we were told before signing that the pool and club house would be done. It took many more months for that to be completed. I also had to call 911 a few times for shootings in the neighborhood. When I called, they said they had many others reporting hearing gun shots and crazy parties are normal here. I had mold in my bedroom directly behind my bed and was told it would be $600 to have someone come test it (which I had already paid for on my own to see the types of mold in my room. As well as treating it myself to save money.) My bathroom window had to be fixed 3 separate times because when it rained water would pour in, leaving damage on the walls. The dumpsters are constantly over filling and everyone ends up throwing their trash on the ground. For me that was very dangerous with having a dog. They also say this is a "gated community" but I had to use my gate key maybe 10 times in the 2 years I lived there. If you don't care about these things, then it's a decent place. The pool is nice, hot tub often doesn't work. Nice gym and clubhouse now that it has been renovated. Maintenance is extremely nice but most of the times when I had to get ahold of the office/ management for a serious issue I would have my parents who are the co-signers call. Somehow they are usually told something completely different than what I was told. They will rip you off for a lease take over, charging $750 for your lease as well as $750 for the person taking over, BUT it was well worth the money spent to be finally out of there! Avoid if you can at all cost! Cottage Row will rip you off, tell you many different things and is not a trust worthy place.
