I've seen a lot of negative reviews about this apartment community, but my personal experience has actually been very positive. I've truly enjoyed living here. Maintenance has been incredibly responsive and has taken care of every issue I've had quickly and efficiently, which I really appreciate. The front office staff has also been consistently helpful, responsive, and pleasant to interact with. The community itself feels safe, and I've had a great overall experience with the environment and neighbors. My only wish is that there was valet trash service, as the trash areas can be a bit far depending on where you live. Overall, I really enjoy living here and have had a great experience. read more

We lived at Mansions at Sunset Ridge for 2 years and had a major pipe burst/flooding incident during the freeze that affected our garage, stairs, and secondary bedroom. Maintenance and contractors were in and out repeatedly with wet muddy boots during repairs, and I proactively documented the resulting carpet issues with management in writing months before move-out specifically so we would not later be blamed for damage caused by the repairs and flooding. Despite that, after move-out we were charged over $800 for "75% carpet replacement" based on alleged "pet odor." The photos they later provided were primarily of the exact same stair and secondary bedroom/closet areas previously impacted by the flooding and contractor traffic I had already documented with management back in February. What frustrated me most was that management never meaningfully addressed those concerns at the time, but later used those same affected areas as justification for replacement charges. We also retained move-out video documentation of the apartment condition. I understand apartments need to handle legitimate damages fairly, but charging tenants for carpet replacement tied to areas previously affected by flooding and repair activity after those conditions were already reported to management in advance feels unreasonable and extremely disappointing. I would strongly encourage future tenants to: * document EVERYTHING in writing, * save move-in and move-out videos, * and immediately report any maintenance-related damage or flooding issues. (Not that they care since it's a scam they run. I saw reviews like this before I moved in but decided to risk it. Bad idea). I am including pictures of the closet and stairs they claim is damaged with per odor. I'm still trying to figure out how this place got the name "Mansions," because nothing says luxury like loading up your car with trash bags and taking a little field trip to the dumpster. I guess we've all got our own personal garbage "chariots" now. The wasps here? Oh, they're not just visiting--they're paying rent. I couldn't even use my chimney because they basically turned it into a full-blown wasp condo. Pest control would come out, knock the nests down... and two days later, the wasps would be back like, "Thanks for the renovation." It was a never-ending cycle. My unit being at the bottom of the stairs meant every time it rained, I got a complimentary mud moat at my front door. Very castle-like... just not in the way they intended. Add in random sightings of snakes, scorpions, and coyotes, and it started to feel less like an apartment complex and more like a wildlife documentary. I have two kids...I'm not trying to raise them on the set of National Geographic. Then comes move-out time, where they suddenly remember every possible fee known to mankind. They really go line-by-line like they're building a custom invoice just for you. I've seen other reviews say the same thing, so it's clearly not just me. To be fair, Monzarat in the office was the highlight. She was always professional, helpful, and genuinely cared. Easily the best part of the entire experience! But overall... do better. Get trash service. Get effective pest control. Then maybe, just maybe, you can call this place "Mansions" with a straight face. If you're considering this place, I'd honestly recommend checking out Diamond Flats next door instead. Similar pricing, but they actually deliver on amenities and quality. read more

Nice complex, but harassing management. It's great curb appeal but the front office, however, contacts residents constantly over nothing. I pay on time, stay to myself, and keep a clean home -- and I still hear from them every month. They even threatened to call police on a neighbor based on a smell. Not worth the hassle. It makes me feel unsafe knowing that they micromanage trying hard to find something to either charge you or interrupt your peace for no reason at all. I just want to go to work and pay my rent and come home to peace. If they keep bothering me I am moving soon. read more

I've lived here for four years. I'll echo all the pros others have listed. My issue is with lease management. I call the office the Lease Nazis. There enforcement of the lease is to the law, no common sense or compassion when dealing with issues. It takes an act of Congress (or apparently, a threat) to even talk to a manager. I got in a bind - looking for apartments on a timeline. Unfortunately, my drivers license had just expired. Took my five weeks to get it which pushed my move-in date a month. When I asked if I could extend my lease a month, they replied of "course, we feel your pain, that will be $4350". My regular rent is $2000. Executing the lease to the letter. read more

On May 21st, I contacted the office because I stepped on a nail protruding out of the carpet in the entryway to my bedroom. The following emails will give you a better understanding of why after being a tenant for 5yrs and recently renewing my lease, I am ready to move on from Mansions At Sunset Ridge. I went back and forth with two leasing agents, and never once did management reach out to me to make sure I was okay, apologize, or say this would not happen again. Mind you, I included pics of my foot and nails sticking out of the carpet. 1st email: To whom it may concern. I am writing this email because this afternoon, I contacted the office regarding stepping on a nail sticking out of the carpet in the entryway of my bedroom. Upon inspection, I discovered another nail in the bathroom entryway. Although maintenance came and hammered the nails back down, I wanted to make sure there was going to be a permanent solution to this problem. The nail did not puncture my skin; however, it was excruciating. After speaking with a leasing agent, I was informed you plan to send someone out Tuesday to place something over the area in question. In the meantime, I will try my best to avoid the area because I am extremely paranoid now. Please see the attached pictures. Thank you. Response: Thank you for sending us an email as well as photos. We have contacted the carpet company to come and see if adding the transitioning piece would help cover the nails. Unfortunately if the nails is further away from the transitioning area the carpet company is not able to cover it. Please let us know if you have any questions. 2nd email: The purpose of the email was not just to inform you but to ensure that a more permanent solution is found. I trust that you all, meaning "Mansion at Sunset Ridge" and "Carpet Company," will figure it out. Again, although no skin was pierced, it was pretty painful. I don't plan or guarantee that I will keep shoes on at all times in the apartment I pay over $1500 a month for. This incident could have been a lot worse, and the fact that management has not reached out to me and the nonchalant tone of your email is somewhat disturbing. Response: We apologize for this misunderstanding. We did not mean for our email to come off that way. We have spoken with our manager and she has contacted the carpet company we utilize to inspect the area on Tuesday. Unfortunately, if the nail is not within the transition area, which is where the hardwood meets the carpet, we will not be able to add a transition piece there. If you have any further questions, please contact us here at the office. 3rd email: Again, you are missing the point, which is why I feel like these types of discussions should be escalated and handled by management. Regardless of the "Carpet Company" being able to place something over the nails or not, I expect you all to have a permanent solution to this problem. Secondly, no one seems to be addressing the fact that I stepped on a nail and was hurt. Now the moment, I escalate this, I am sure management will get involved. read more

Best apartments in the area and at a great price. It's always quiet and neighbors don't bother you. Plenty of parking. Visitors can park anywhere. My unit had a washer and dryer and an office room. The inside and outside are beautiful. Huge patio. They can report your rent to your credit if you want. read more

I loved these! I got on the waiting list and luckily quickly got a call back. I raced to the complex to fill out the application as it wouldn't work on line. The leasing consultants were no help. I called the next day probably 6 times and each time was told I would be called back. Granted it was a Saturday but I never heard back after being told over and iver I would. I only had a few simple questions. The staff has a rude demeanor and I never heard about my application again until that following Monday at 1 in the afternoon. Don't waste your time. read more

Don't run, SPRINT far far away from this place. This complex is an absolute joke. They are constantly looking for a reason to charge you for absolute nonsense. We've opted to taking our own garbage to dispose of it rather than using their valet trash. Every time we do use their valet service, we get a fine because the valet trash people will not collect it, therefore it will sit, or pile up for days. I notify the office and they say they will notify valet trash, they don't. There is a constant threat of getting a fine and a lease violation and no, they won't let you Opt out of valet trash, so you will continue to be charged for it. There is always new rules regarding trash and how literal trash must be perfect. This complex is very crooked and I've had to get My attorneys involved on several occasions. The building is very poorly built. The air circulation is horrible. In the summer, you cannot keep your unit cool and in the winter you cannot keep your unit warm. My electricity bill is almost $300 a month. The price is absolutely not worth it. Save yourself the stress and harassment of this place and don't even waste your time. We have lived at The Mansions of Sunset Ridge going on 8 years.  During that time Mansions allowed us to transfer to 3 different apartments to meet our changing needs.  My husband and I are former apartment mangers and therefore hold anywhere we live to a high standard.  I have seen some of the negative complaints on this platform. There is no perfect apartment community, all of them have issues at sometime.  I can say management does address complaints and resolves them.  Often times negative ratings are added to these sites, due to individuals causing problems and wanting to vent because they are not paying their rent/various other items. The apartments are nice and well kept. Maintenance has ALWAYS responded quickly to our service request. We like the value of having a washer/dryer included with our apartment.  The management staff has been diligent in providing food truck options, drive by donuts and coffee and many other venues for resident appreciation.  Mansions is a great place to live and for the cost, it is a great choice. read more

UPDATED: The Corp Office is now refusing to take calls and Jaron is hiding behing his rude staff. I would just make one complaint regarding issues and then move on to filing complaints with org. since actually attending to the property and residents is beyond their comprehension. Warning this will be long. If you are having unresolved issues with the complex or staff please call the corp office.The actual corporate office is in Connecticut that number is 860-872-1000. Additionally Lorena is the property manager not the regional manager. The regional manager is Jaron (sp?) I was told the corporate office would have him call me but so far that hasnt happened. I think the positive reviews are phony or paid for. These apartments are extrememly overpriced for what you are getting especially the rude, belligerent and ineffectual office staff with the exception of Evelyn. Which by the way, Jeremy at the corporate office agrees Evelyn is the only person in the office worth a damn. - Street racing, modified engine sports cars, revving engines and racing in and in front of the complex all hours of the night and day as well as blocking driving areas and refusing to move. Complex does nothing. -TV's on patios, going 12-14 hours a day on the weekends and 11pm or later on weeknights you can hear everything word for word inside your unit. Complex does nothing. -Office giving out keys, allowing pot. residents to view themselves. Not advising them to be respectful of those living here. My ceiling shaking, kids kicking and beating on the wall going up the stairs, conf. calls asking wth is going on at my place. Multiple times a day. I work from home and have and infant that cant get any sleep during the week. Weeks of complaints. Nothing done but threatening email to me from April S. when I said I was filing formal complaints & contacting corp. -Months of missing mail, i thought it was just me. Office knew it was a complex wide issue but said nothing to us until the 3rd or 4th month. -Horizontal cracks in walls where the sheetrock is caving in on itself, floor tiles cracking, etc. due to poor construction & foundation issues. Nothing is being done. Took months to get my move in check list repairs done, I just gave up. -4 months and 5 tries to get a working gate opener. I could go on but this platform wont let me. Living hell. Office is here to collect a paycheck and be rude to the residents. read more

Overpriced apartments with an unprofessional staff. They don't know what they're doing and will often overcharge you by "accident."

Within 30 minutes of submitting all the required paperwork, our application was denied because of credit. My credit isn't pristine, but it's not terrible either. Despite the fact that we have excellent rental history and our income is 6 times the cost of rent, we were denied. It doesn't add up. I would ask about specific credit score requirements before throwing away app fees and having to wait two weeks to receive your deposit back. The complex is beautiful and the apartments are really nice. However I feel we were cheated. I have tried communicating with the leasing office but have received nothing in return. read more

I have lived here for almost one year! So happy to renew my lease soon! Upon moving in my boyfriend and I were blown away that they were almost at 100% occupancy therefore not being able to show us a model of the floor plan we wanted. I know a little about apartment renting and that is a good sign! We were shown a smaller model, we were told all appliances as well as decorating were upgraded. No apartment was different than the others. They allowed us to paint too! We were given a 30 day grace period before move in which was great when paying rent on two places! I love our apartment! It's open, spacious and has everything I need. Gym, work office, free starbucks brewed coffee in the office every morning, computer lab for emergencies, salt water pools, and doggy trash stations EVERYWHERE! People are very good about picking up after their dogs here! I would recommend this place to anyone! I have even had friends hear that I live here and tell me how much they love these apartments. Prices are a little high but worth it! Maintance is always on top of things! I can put work orders in online and they have been at my apartment in less than 30 min on most occasions! Great place to live. My only complaints are no recycle trash dumpster and no dog park! So sad! read more

I lived here for 3 years and I loved it! The maintenance team here ROCKS! They are at your beckon call and go above and beyond with their service. I loved the peaceful ambiance and the pools; I do wish the gym was much bigger...it's pretty small. Other than that, it was great living here! The staff was nice...I never had any issues with them. But the maintenance team is what kept me at these apartments for so long! Anything I needed, I called and put an order in and BAM!...within a few hours it was done. Also, you are right off of 121 which makes your commute that much easier. I miss this place! read more

I have lived here for 12 years, evidently they are doing something right. I've only had one incident and that was a family with a toddler moved in upstairs. Management was prompt in placing them in a ground floor apt. We love everything here. The back pool is right out my door and is perfect for a sun morning sunning and book reading before the kiddos come out. Maintenance is always prompt and courteous. The office staff is amazing, they were very accommodating when Covid hit and let me spilt the rent up to twice a month until my unemployment started. I have lived in numerous apts and I must say this is the best, the apt is huge, has a washer & dryer included and a 2 car garage attached to my apt. I actually was fearful on lease renewal this year after many horror stories I've heard where ppls rent went up $600 a month, I was panick stricken thinking where would I go if mine did that? As fate would have it mine did not, it was as it is every year. I couldn't imagine living anywhere else. If you are looking for a home over an apt this is where you will want to be. read more

I've lived in 7 different apartments over the last 7 years and this has been by far my favorite. First and most important the apartment itself is beautiful. Granite countertops, crown molding, stainless steel appliances, this is a luxury apartment in my opinion. The prices are more expensive compared to others in the area but it is worth it. The management staff is awesome as well. Jay is willing to do anything to make his tenants happy. Anytime I complained about anything he would take care of it right away. One time there was a truck parked taking up 6 parking spots right in front of my door. Within 3 minutes he was out there taking care of the issue. He is also really good about people with their dogs on a leash and cleaning up after them. I lived on the second floor with two garages below me and a very loud someone living above me. The noise at times can be unbearable but I think this is common with all apartments when you share walls with other people. Maintenance is always on top of things and they give you a heads up before they come into your apartment. The grounds including the pool and pond is very well kept. If I ever move back to Dallas this is my first choice for an apartment. I really do miss it. The entire staff is friendly and willing to work with you about anything. My boyfriend used to live here and I really liked them but I just stopped by to check them out since my lease is up soon, an older lady 'helped' me...however I didn't feel very welcome. She didn't know if a one bedroom would be available in October so she didn't even offer to show me one...I was at least interested in seeing an example of the inside of one to get a feel for the appliances, the look, ect. and even when I asked she said she didn't have one. Even if there wasn't one available, she could have told me about amenities, ect. I thought they were supposed to make you want to move in there, I did not feel welcome at all and I will definitely not go back and not give them my money. read more

Maintenance was always there right away if I needed them even showing up just a half hour after I called in the middle of the night cuz I lost my key. I've lived here for the last two and a half years and have enjoyed the experience. Friendly staff, beautiful apartment design (using dark granite and cabinets is appreciated), and convenient location. It's not exactly cheap, but it's fairly priced relative to similar properties. To give additional perspective, I commute to Fort Worth for work every day but enjoy my apartment here enough to have chosen driving 80 miles a day over moving. read more

I have lived here for almost 2 years and ready to upgrade to another apartment as soon as it becomes available! It's a good place to live although a lot of people you rarely see anyone. Very friendly place and haven't heard or seen anything fishy or out of place. Maintenance is a good size team and they do their job when needed. All apartments are upgraded and relatively look the same except for floor plans. I have lived in a Budapest and Dublin and both were very spacious and open. I could not hear my neighbors in my first building (23) but second building I am constantly hearing them. The good out ways the bad though :) read more

I had the best experience: beautiful apartment, proximity to many amenities, like grocery stores, nice landscaping, prompt maintenance, dog-friendly environment (lots of options to walk your dogs-different routes, little trails, go out walk in the sports field, many potty stations) and hot tub/swimming pool available all year round! I had my own garage, making it even better. Only things that I did not appreciate were 1. not able to choose my own electricity company (you have to get Coserv, and they charge much more than others). 2. Leasing staff not attentive to UPS out-going packages, and I once had to reschedule my business due to this. One suggestion to the apartment is to make a small fenced-in dog park where we can unleash, let dogs run around. However, it's a great apartment. If I do not move in a house, I won't move out. read more

ApArtments themselves are great to live in. The management is horrible and don't expect much help when contacting them as they will do as much possible to not assist you. The maintenance is great if they show up or even notified by management which most the time you'll have to call multiple times before management does anything if anything.
