On May 21st, I contacted the office because I stepped on a nail protruding out of the carpet in the entryway to my bedroom. The following emails will give you a better understanding of why after being a tenant for 5yrs and recently renewing my lease, I am ready to move on from Mansions At Sunset Ridge. I went back and forth with two leasing agents, and never once did management reach out to me to make sure I was okay, apologize, or say this would not happen again. Mind you, I included pics of my foot and nails sticking out of the carpet. 1st email: To whom it may concern. I am writing this email because this afternoon, I contacted the office regarding stepping on a nail sticking out of the carpet in the entryway of my bedroom. Upon inspection, I discovered another nail in the bathroom entryway. Although maintenance came and hammered the nails back down, I wanted to make sure there was going to be a permanent solution to this problem. The nail did not puncture my skin; however, it was excruciating. After speaking with a leasing agent, I was informed you plan to send someone out Tuesday to place something over the area in question. In the meantime, I will try my best to avoid the area because I am extremely paranoid now. Please see the attached pictures. Thank you. Response: Thank you for sending us an email as well as photos. We have contacted the carpet company to come and see if adding the transitioning piece would help cover the nails. Unfortunately if the nails is further away from the transitioning area the carpet company is not able to cover it. Please let us know if you have any questions. 2nd email: The purpose of the email was not just to inform you but to ensure that a more permanent solution is found. I trust that you all, meaning "Mansion at Sunset Ridge" and "Carpet Company," will figure it out. Again, although no skin was pierced, it was pretty painful. I don't plan or guarantee that I will keep shoes on at all times in the apartment I pay over $1500 a month for. This incident could have been a lot worse, and the fact that management has not reached out to me and the nonchalant tone of your email is somewhat disturbing. Response: We apologize for this misunderstanding. We did not mean for our email to come off that way. We have spoken with our manager and she has contacted the carpet company we utilize to inspect the area on Tuesday. Unfortunately, if the nail is not within the transition area, which is where the hardwood meets the carpet, we will not be able to add a transition piece there. If you have any further questions, please contact us here at the office. 3rd email: Again, you are missing the point, which is why I feel like these types of discussions should be escalated and handled by management. Regardless of the "Carpet Company" being able to place something over the nails or not, I expect you all to have a permanent solution to this problem. Secondly, no one seems to be addressing the fact that I stepped on a nail and was hurt. Now the moment, I escalate this, I am sure management will get involved.

I have lived here for almost one year! So happy to renew my lease soon! Upon moving in my boyfriend and I were blown away that they were almost at 100% occupancy therefore not being able to show us a model of the floor plan we wanted. I know a little about apartment renting and that is a good sign! We were shown a smaller model, we were told all appliances as well as decorating were upgraded. No apartment was different than the others. They allowed us to paint too! We were given a 30 day grace period before move in which was great when paying rent on two places! I love our apartment! It's open, spacious and has everything I need. Gym, work office, free starbucks brewed coffee in the office every morning, computer lab for emergencies, salt water pools, and doggy trash stations EVERYWHERE! People are very good about picking up after their dogs here! I would recommend this place to anyone! I have even had friends hear that I live here and tell me how much they love these apartments. Prices are a little high but worth it! Maintance is always on top of things! I can put work orders in online and they have been at my apartment in less than 30 min on most occasions! Great place to live. My only complaints are no recycle trash dumpster and no dog park! So sad!

Overpriced apartments with an unprofessional staff. They don't know what they're doing and will often overcharge you by "accident."

I called maintenance for an issue ( I wasn't sure what exactly) but the maintenance mgr, Gerard arrived within 15 min..assessed the situation and determined it was something to pull in the construction lead, Anthony on. These gentlemen were so professional ( even wore shoe covers to protect my new home). The test of an excellent property and experience is mgmt attention to resident concerns and maintenance professionalism and responsiveness...The Lyle checks both boxes. I love it here. 4/24: Service excellence is so important to me and Rana has been truly amazing. Answering all of my questions so I select the best unit for my needs. The property exceeds my expectations and management attentiveness/responsiveness is an indication of how your living experience will be. I can't wait to call Lyle home this month. Guest Suite review…read more My son & daughter in law have lived here for several years now. It's a beautiful facility. I'm staying in the guest suite which is a furnished apartment they rent out for the night to the guests of apartment renters. It's our second time staying here. The guest suite is nicely decorated and has just about everything you need. The first time we stayed in the apartment everything was perfect. No complaints. This time around I feel as if there is a lack of a check list to make sure everything is refilled. We were left with one roll of toilet paper. A roll of paper towels that was almost gone. About a quarter of an inch of dish soap. A box of tissues would have been nice but there wasn't one. The hand soaps look as if other guests replaced them. One of them is almost empty. There was a battery operated soap dispenser that I think belongs to the suite but it didn't work. We went to the store and bought toilet paper, paper towels, dish soap and tissues. Towels are provided but for some reason there were no wash cloths. After going to the office they quickly purchased and washed some new wash cloths for us. Lastly the Wi-Fi hasn't really worked for most of our trip. It's always buffering. The first time we stayed it was $100/night and now it's $150/night. $100 is fair. I think the $150 is a bit much considering we had to refill some of the items and housekeeping is not included. It's simply convenient to be staying so close to my family.

I was told I'm to clean it, leave my closet door open all the time & purchase dehumidifing products myself, it's not on AMLi that mold grows on my clothes & shoes in my apartment. Regarding the additional charges I was sent an itemized bill with additional utility charges from July & August, that were not on previous bills. The only thing anyone is waiting on is for me to pay the additional money, not to address any issues I have. ......................... There is mold growing in my closet on my clothes & shoes & the head of maintenance tells me it not their problem, it my problem & they can't help with any of it. There is often mold growing on the ceiling vents, that they clean w/alcohol but the guy tells me it's not mold it's just dirt. Who cleans dirt w/alcohol? I had to wash everything & am keeping my clothes in the living room/bedroom with the ceiling fan on so I don't smell like mold when I go out. I am paying over 2K for a moldy apartment. On autopay & last week they send an email threatening legal action over non-payment of rent. Rent was paid but they were late processing pet fees, which they tacked on late fees for. They said they would take off the late fees but still haven't. They also harassed me about my renters insurance- which never lapsed & I sent them the policy info on a few times - I continued to get notices insisting I pay for their insurance policy even though mine is more than adequate. That took 2 phone calls & 6 emails for them to finally drop. I so regret renewing my lease. This place is not worth it.

I want to say up front that the situation we ran into was honestly a pretty rare set of…read morecircumstances. I'm not suggesting this happens to everyone. I'm sharing it simply because if something unusual like this does happen, it helps to stay very on top of communication. I followed up to get answers, but my biggest concern is that someone older or someone without the time to constantly check in might have a much harder time navigating a situation like this. We lived at Limestone Ranch for about a year and a half, and overall our experience was mixed. The apartments look very nice when you move in. The renovations make them feel modern, which is one of the reasons we chose it. At the same time, the buildings are older underneath those renovations, and that led to some strange maintenance issues. For example, our kitchen sink repeatedly came apart. Our dishwasher also came out of its socket repeatedly. Maintenance was always kind and tried to fix it, but the problems kept returning. One thing that surprised us was the electricity cost. Our one bedroom rent was close to $1,700 a month, yet our electric bill sometimes exceeded $400. Even after we moved out and the apartment sat vacant for two months (which we still paid for according to the lease), the electric bill was still over $200. I'm not sure if this was the provider or the building itself, but being on the third floor likely didn't help. The amenities were decent but sometimes inconsistent. The pool is nice, but there were times we went to swim and I ended up skimming debris out myself. It was also closed for about a month last May because an inspection hadn't been completed in time. The grills by the pool rarely worked. The gym is extremely small, and if two people used the treadmills at the same time it often tripped the breaker and shut both machines off mid-workout. We also dealt with a lot of palmetto bugs in the outdoor hallways and stairwells during humid weather. I understand this can happen in Texas, but it was shocking at first since we weren't originally from the area. Some nights the stairwells were full of them, and a few did make it inside our apartment. We also had a wasp nest on our patio that made the space unusable for quite a while. After waiting weeks for maintenance, we eventually sprayed it ourselves. Packages also became an issue over time. The Luxer One locker system worked well at first, but later we often received delivery notifications only to find the packages missing. At one point the staff had to reorganize everything themselves, which was appreciated, but it happened months after some packages had already gone missing. One of the best parts of Limestone Ranch is the location. It's very close to Costco, other shopping, and the highway, and there's a canal with a walking path nearby that we enjoyed. Where things became difficult was when we had to break our lease due to relocating for work. To be fair, Limestone Ranch does offer lease break options. We spoke with Evan, the assistant manager, and chose the 60-day notice option. We confirmed everything again before submitting notice and were told February would be prorated to around $400 since the lease would end partway through the month. When February arrived, though, we were charged the full $1,700. To keep the account in good standing we had to come up with an additional $400 while the issue was being sorted out. We were then told we also owed another $1,000 because the lease break fee had not originally been charged correctly months earlier. From there, it turned into nearly a month of trying to get answers. The only time anyone reached out was to collect additional charges. Evan told me he would contact corporate and call me back, but I never heard from him again after we paid the additional fees. Both Evan and Mahogany also directed me to contact corporate myself, but when I did they seemed confused and had very little information about our situation. During this time it was also extremely difficult to reach Ebony, the property manager. Calls often went unanswered and I was not put through when I asked to speak with her. After weeks in the dark about our charges, refund, and even our security deposit, I was honestly considering contacting an attorney just to get basic clarification. Even the refund required follow-up from us. I noticed in the documentation it was listed as a check, and I had to ask whether they had the correct forwarding address because it had never been confirmed. I do want to be clear that this review is not meant to reflect negatively on Ebony. Once she became aware of what was happening, she stepped in and worked to correct the billing issue and make sure our refund was issued. She was extremely apologetic and clearly cared about making things right, which I appreciated.

Kecia and Eric are the newest additions and they've fit right in, The entire team here makes this feel like home. We moved…read morehere from out-of-state and had to do much of the final preparations via phone and email, and everything was taken care of easily and properly. The front office folks are very friendly and responsive to helping with receiving packages for us or responding to maintenance requests. The only issue we had so far was a dishwasher motor issue that was beyond their control, and they fixed it the same day we put the request in. The construction of the units is great, and noise from neighbors above, below, and around us has not been an issue as it can be with some newer units made of thin walls. The surrounding area is great and has all the amenities you could want without the feeling that you are in the middle of everything. The surrounding residential area is very safe and quiet. Overall, we are very happy with our decision to move here. We definitely feel that we get our money's worth.

It is now May 2026, and the apartment maintenance team has installed a new heat pump. However, the…read moreair blowing out of my vents gets warmer as the outside air heats up. Today my air-conditioner blew air out of the vents around 63-65 degrees, much too warm in order to be able to cool my apartment down even one degree from 74 to 73 degrees. The heat pump ran over an hour, non-stop, without dropping the temperature even just one single degree. I finally turned the thermostat up, so it would stop. Very soon, as it gets and stays hotter outside, the temperature coming out of my vents will also warm up and will no longer be able to cool my apartment down. Somewhere, there is outside air entering the pathway from the heat pump to my vents. I am a woman in my upper 50's with hot flashes, which are very debilitating, especially when it is already hot. You must know that problems with my HVAC have been going on since November of last year. It must be customary in Texas to just leave people alone in their apartments to fend for themselves. In civilized and humane countries, these problems would have to be fixed within 24h or a couple of days. In the winter, I had air coming out of the vents that was too cold, and now it is too warm and will be very warm, soon. My apartment is not rentable, and yet they keep charging me to live here and have not even offered to pay part of my expensive electric bill. I will never ever rent another commercial apartment, as long as I live because of this traumatic experience, that is, if I survive this treacherous and cruel situation.

AC was not cooling my apartment. does not work in the primary bedroom and it's a one bedroom apartment. The window literally had stained condensation as to where you can't see out the window. I asked and the repair team put cardboard in my window for five days to come back to install a window that flew out on a stormy rainy night that soaked my bed my floor and the next morning to get cardboard reinstalled. To follow up with that they water off for hours out of the day at least three times a month every other month another problem my water pressure wasn't working as to where I wasn't receiving hot water for at least two months or more wasn't really keeping track. Mind you when I put in these request to fix my apartment. I make sure I put do not enter my unit without my presence, but they do anyways and then say sorry afterwards but maintain entering. One maintenance guy entered while knocking didn't even give me a chance to get up to respond like just because I have a my apartment. Doesn't mean use it. The wall walls are hollow as I can hear my neighbor talk on the phone from my restroom. Not to mention I have multiple noise complaints even received when when I wasn't even home. I could go on.. beware before you lease here.

Unacceptable Handling of Mold Issue by Management…read more I am extremely disappointed with the way management handled a serious mold issue in our building. After expressing health concerns and raising the alarm about the presence of mold, my concerns were completely dismissed. No one conducted a thorough check of the surrounding units despite the close proximity of the affected area. What's worse, management initially denied that there was any mold problem at all--only for a sign to be quietly posted acknowledging the issue... and then mysteriously removed shortly after. This reeks of a cover-up and shows a complete lack of transparency and concern for resident safety. Instead of taking proactive steps to protect residents and communicate clearly, management chose to ignore, deflect, and mislead. This is not only unprofessional, but dangerous. Residents deserve honesty, accountability, and a healthy living environment--none of which were provided in this situation. Management came in two weeks later and checked water and left a message there is no leak and never completed a test for mold spores in the home. Not safe to live in the building. Stay away.

Unlike other apartments, they genuinely made me feel like they wanted me here without seeming pushy or trying to just have my business. The community at this complex is incredible. Huge shoutout to Griffin and Christina, who both made sure all my concerns were answered and resolved by move in day. They went above and beyond for me and I couldn't be happier with the service. Anyone looking for a great apartment, I would absolutely start here

They never told me they would no longer be managing the property and a couple days ago I received a call from Audri with the new management company for the property Willow Bridge, who was also surprised I was never informed. I was anxious, worried & upset not knowing what kind of changes there could be but Audri worked tirelessly for 2 days to make sure my unit is exactly what we were looking for, took pictures and sent them to me, communicated with me often throughout those 2 days to keep me informed & made things right when they found an error(s) on my lease. She has put my mind at ease that this property is in very good hands & turned me around from no longer wanting to move in to being very excited & comfortable to move in as I know we will be in good hands!

I lived here for 1 year there was constant flooding in my place whenever it rained and visual water…read moredamage and mold .. I'm an experienced water remediation technician so I know how serious this stuff can be .... called the office a number of times about the issue and was ignored over and over again to the point where everyone in my house was getting sick and had to bring my own drying equipment and anti-microbial spray to take care of my unit because management was too cheap to have anyone come in and take care of the issue... on top that the previous tenants even came over and warned us of the same issue.... and I'm not going to even touch on the bug issue in this unit and several others, this is by far the worst property I've ever rented from and im more than happy to announce I'm moving out of this Hell hold!!!!!!!
