This property has made a big mistake on their end by not returning my damage statement and deposit in the 30 day window and has decided to cut off all communication with me asking for my deposit back civilly before I have to file a simple 75$ fee to file a small claims dispute and earn double if not more of that back. Do not do business with these unprofessional people who are dodging communication as I type this. 2 weeks guys. I rented from them for a year. My contract ended on the 31st. Everything was great on the surface. Once the lease was signed, everything changed. They fix the bare minimum, will delete work requests (maintance guys are great!), they wont return phone calls and ignore emails. They auto re- enrolled me in their renters insurance without authorization after i moved. I asked to be taken off the lease. And now im getting threatening emails and charges for not having renters insurance at a place i no longer live at. I reported them for fraud, got a threatening email in response. No inside pest control ever, just the perimeter. Ive recieved two threatening emails that theyre going to re-enroll me in liability insurance. I paid rent on time every month. They now have two 6 month inspections a year officially and while theyre required to give 24 hours notice its usually 8 to 12 hours notice. When we moved in there was no caulk in the shower or sink and several tiles were cracked on the floor with promises to fix later but they kept deleting the work requests. Kitchen sink pipes needed replacing, didnt do that either. They have 6 unofficial maintainance inspections a year, very invasive. Ac needed replacing, didnt do that either. Wasps will fly in through the wall ac, did nothing about that. Maintainace guys are nice, most of the problems are admin related. Sent a notice of end of the year inspection 2 months after they started doing them. They will blantantly skirt or violate ohio tenant laws. They really only care about recieving rent. Also their renters insurance is shady. Auto re-enrolls with no communication. Best advice get your own. Rent is cheap. Thats about it. read more

If I could give zero stars I would. Manco Property Services is run by some shady people. Manco was our property managers for several years. We live in California and my brother-in-law used them, so we used them. I never had a good feeling about them, but I went with the flow. I kept telling my wife and my brother-in-law that I didn't trust Manco at all based on things I witnessed. We used Manco for our eyes and ears when scouting properties to buy as well. Manco charges you every time they have to lift a finger. That wouldn't necessarily be a problem if they did their job correctly. The list of problems that I have with Manco is very long. We eventually gave them the boot and moved all of our properties to another property manager that is doing business like one should. If you value your time and money, do not use Manco Property Services. read more

I used Manco to manage my properties for 2 months: - Not all section 8 tenants paperwork was done - A lot of work was done without my approval - They charged me $90 for making a few phone calls and some other crazy charges - My properties were not maintained at all. Horrible company! I've rented from a few companies in Dayton and Manco is the worst. They never fixed anything I asked for, staff was always rude and didn't respond. All they care about is getting their rent but never helping the tenants or taking care of the apartments. Worst slumlords in Dayton, beware! read more

I know a bad review weighs a lot more than a good review. I have been a MANCO customer for about 6 months. For 4 of those months, my month statements have been incorrect. On one statement, they tried to say the tenant didn't pay and that is why the statement was off and money was not deposited. She produced a receipt and all of a sudden....go figure. Communication with MANCO was good when the statements were correct. When they were wrong, I could not find anyone. I am not in Dayton, so it is hard to keep in mind that they close at 3PM. that doesn't matter because the people you want to talk to won't take your calls if you do call in before 3. I was told to just send an email and they would get back to me. read more

I met with Freddie to view a rental Manco had listed in the Miamisburg area in January 2014. Upon my initial visit I was surprised to see that the place had not been painted, cleaned, and the carpet was filthy. I was told these things could be fixed once they spoke with the owner because they were oinly the management company. Within one hour of meetinf with Freddie I contacted the office to ask if they would counter offer the owner with a ren of $750 vs the $795 they had advertised due to the condition of the unit. I was told by the receptionist that it was very unlikely but she did agreet o contact them and let me know if they were willing to accept my offer. The end of February 2014 I happened to check their website and noticed that not only had the rent been reduced from $795 to $750 but they were also offering 1 month free. Excited but frustrsted I immediately called to make arrangemnets to apply for the townhome. I was told that the place was no longer availbale! I instantly started questioning why Io was not notified as promised and given a binch of lame excuses like "they applied before the special was even advertised." Call me crazy but I doubt VERY highly that after someone applied willing to pay $795 per month that ANYONE would in return offer $45 off per month and one month free and if so I would be concerned if I hired them to manage anything of mine. I emailed Freddie asking why no one ever contacted me as I requested. I have yet to get a response or even a simple "I'm sorry I forgot" instead i have been ignored and treated very rudely by the receptionist. Given my own experience I would NOT recommend MANCO Property Services. read more
