Someone keeps trying to break into my husband's car MULTIPLE times and nothing was done about it. Theres no cameras anywhere, we had to buy our own. And we had to terminate our lease early because the break ins just kept happening. Management sucks and is never in office either. Neighbors are loud and the apartments almost always smell like weed. No one respects quiet hours. Cigarette butts are thrown into my patio. Do not live here! Too high prices and stupid add ons. The paint inside apartments suck and chips off. Literally landlord special. There was no insulation on door or patio door when we moved in and had to call in to had it installed. read more

Here for 3 years and change of staff in the last year has turned this community around for the worst. Office staff are sneaky and are entering homes without residents' knowledge. Auditing leases and up-charging rent without notice. Claiming "well you were supposed to be charged previously". Ok so when YOUR staff make a mistake, take accountability and notify residents. New parking "app" has turned into pandemonium. 3rd party towing company does not have to verify vehicle registration to paid spots. They get a text about a car make and parking spot number and just tow. EVEN IF SOMEONE IS PAYING FOR THAT SPOT FOR YEARS!! The only positive about these apartments is the maintenance, Greg in particular, and the community of residents that look out for one another because the people running this place WILL NOT. read more

They advertise one price which is already to high, but don't tell you about all the extra charges they add on , charge for trash, another charge for the valet trash, extra charge for package acceptance, and they don't even receive packages for you,you have to pay your rent thru a portal that charges another $10 as a convenience fee. Lots of tenants have had their cars broken into on the property mine was vandalized. The parking situation is horrible, they don't tell you about having to park by the office or pool and walk to your apartment unless you want to pay extra for a designated parking spot. They have a towing policy that is insane, if you have a guest they must register before exiting the vehicle or it will get towed, you can't have any guest register more than 12 time's in one month, and even if they do register doesn't mean they won't get towed. I had a guest pick up pizza and come over, hadn't been here 10 minutes I told them to register their car but wasn't quick enough, the car was already towed. You have to drive to Dallas to retrieve it and pay $350. The walls and floors are so thin you can hear the neighbors talking and walking around. Train tracks are so close you hear every train all times of the day and night. I live on the ground floor and there are 6 outside a/c units outside my bedroom window and I can hear them humming away. I keep seeing the standard response to tenants issues which is I am very sorry you have had the issues and you may contact us to discuss the issue but nothing ever happens to change anything because the corporate big wigs couldn't care less about the tenants, the responses given are automted if you read them they are always the same. read more

Overpriced and raising rent anytime they can. $2113 for a one bedroom apartment in Midlothian TX!!! Clever lease agreements by corporate office designed to keep you paying even after lease is ended. Playing hardball and enjoying it... Rampant dog shit problem not being addressed even with kids playing on the grounds. This complex is TERRIBLE. The apartments are incredibly cheap with terrible appliances. It's extremely overpriced for how cheap it is. We pay $40 for trash and it's completely littered outside the apartments and never picked up by the employees. They have been cited by the city for health violations yet nothing changes. There's dog poop all outside on the grass areas and they never refill the place for doggy bags. The management is terrible. A couple months into living here they hired a subcontractor to fix the floor because the entire apartment is shifting and now my carpet is pulled up with wet cement drying. This should have been fixed prior to move in. Parking is absolutely horrible here. You can never find a place to park unless you don't mind paying an extra $40 a month for a parking place! It is incredibly cheap and disgusting. Save your money and do not move in here! read more

Overpriced and terrible management. You pay $15 for trash pick up, only they don't pick it up. You pay $15 to take your OWN trash to the curb. Greediest management I've ever lived with. Oh, and hardly any parking available unless you want to pay an extra $40 a month for that too. I took a job out of state, gave notice of my move out date on April 23rd (THE day I found out I got the job) since I would need to be at my new job on June 6. Even though I've been paying month-to-month they are still requiring A 60 day move out notice and charging me for the month I won't even be living there. If I had 60 days I would've given 60 days but I didn't have 60 days notice. I've lived here over a year and they are unwilling to even help me in anyway. They're even going to charge me termination fees for breaking my lease. I'm not even on the lease. I am month-to-month. Everywhere else in town only requires 30 day notice so it's nearly impossible to know what will be available if you wanted to move out. This complex literally traps you. Do yourself a favor and find a different place to live. There are brand-new townhomes going up right next door. I promise, it'll be much better than this complex. read more

If all the other negative reviews haven't convinced you, listen up... Don't do it! This is going to be long, detailed, and every bit deserving. I have lived here for 10 months now. I just submitted my non-renewal (which they claim to need 2 months out or they'll raise your rent $400 but never mentioned upon moving in/signing lease) They never let us view an apartment. They claimed they were all "full". I said it didn't have to be my exact floorplan, I just wanted to see cabinets/countertops/flooring. They wouldn't do it. They had a VERY nice set up in the lobby (which they have recently re-modeled but still gives off nice vibe) of a kitchen area. Let me tell you that it DOES NOT match the apartments whatsoever and is decieving. We decided to go ahead and sign the lease considering that the outside is very nice and so is the lobby. Upon entering our apartment, we discovered that they use actual nice tile in a maybe 3x3 foot area by the door, but in the kitchen and bathroom it is a cheap laminate. The carpet is carpet. The kitchen counters are not anything like what is shown in lobby, nor are the cabinets. It all looks cheap. After using my shower for a few weeks I discovered that the previous tenants had stained the tub and the management had painted over it. So after getting wet multiple times, it began flaking off. I couldn't report this on the form for previous damage when I moved in because I couldn't see it. I know I'm not going to get my deposit back for something that wasn't my fault. CHEAP. My AC has been acting funky for a month, and after three maintence requests, I'm currently sitting in an 84 degree apartment. Once agian, CHEAP. I live on the 3rd floor and the automatic light in the stairwell was out when I moved in. I submitted multiple requests, mentioning how it was wreckless for the safety of their tenants to have an un-lit stairwell at night. This took 7 months to get fixed. Turns out they had the main power to the lightswitch TURNED OFF. Again, CHEAP. The workout room is okay. It has a few decent cardio and arm/leg machines. Unfortunately, they turn the AC off when they aren't there, so if you work out early in the morning or late at night (as most people with full time jobs do) you get to sweat your *** off more so than you would normally do. CHEAP CHEAP CHEAP. The pool area is nice, except for the fact that they insist on servicing the pool themselves. I've watched them service it and I've never seen them use a vacuum. They try to get the leaves off the bottom with a net, which doesn't work. There are always leaves in the pool. There's a TON of black algae all over the pool walls; this is from not knowing how to balance the chemicals. Do you know what I'm about to say? You should. CHEAP. The management has changed multiple times since I've been here. The rent has been raised. Sketchy tenants are starting to move in. The gates work half the time, and the other half they leave it wide open. I've witnessed people come to use the workout room or the pool, and then leave. Save yourself. read more

They allow online rent payment, which seems like a great idea, except their system has been down twice now and wouldn't accept payments. The second time the office was closed and there is no night drop box. They charged me $100 for being a day late on rent, even though I had no other way to pay. ($25 of that was a notice fee, for them to tell me that I owed a $75 late fee and was not written in the lease) They have curbside trash pickup, which seems like a great idea, except ANTS! All that trash on the sidewalk attracts ants and they will get into your apartment. And they bite. You pay for pest control every month, but from what I could tell, they either weren't actually coming out, or they were totally ineffective. Parking here is terrible. Good luck finding an open spot in the evenings, unless, of course you don't mind paying extra for covered parking. BH Management runs the place and they are AWFUL. Just read the Better Business Bureau reviews and google reviews. They don't give a crap about you. And just try to get a phone number to contact them. They won't give it out. You have to fill out an online form and then wait for them to get around to you. I'd avoid them if I were you. read more

I had to go to the office today for a question about my rent and to put in a repair request and it was handled within the hour and the office called me to make sure all was well. Emails i'v sent with list of complaints about Timber Oaks Apartments. Ma 3, 2016 My name is Anna and I am writing to you about your employees at Timber oaks Apartment. I will start off by insisting they go through better Training or be fired. As someone who runs a Business that has been around for the past 28 years, I would never have employees work for me with horrible costumer service skills, and are as rude as the ladies who work at Timber Oaks. I can sit here and make a complete list of skills and Task the Girls at Timber Oaks CAN NOT take on but i'll list their Top Three. Answering the Phone: while this can sometimes be a tricky Task having to pick up a phone and say "Timber Oaks Apartment, My Name is Anna, How can I Help you today?" its a very long phrase and for some difficult to remember, it is still their job and is what they are getting paid for, right? I understand that at times they can be busy and have people in their offices so they can't answer the phone right then and there, but if I could put a number on the times I've called Timber Oaks Apartments and compare that to the number of times they have actually answered the phone I would say they have been able to answer a good 10% of the time. One example was when I called over 20 TIMES in 5 hours because there was an emergency with water coming through the celling, it was raining and I had to go to work at the time I noticed the water pouring down in the guest bed room. so I spent my whole work day trying to get ahold of the office and NO answer. But like I said, only 10 out of 100 times have they actually answered. I would love to tell you that I'm over exaggerating and the workers at Timber Oaks are amazing at what they do, but sadly I cant. Aside from not being able to answer the phones they are even better at NOT KNOWING how the online payment for Residents works. I leave my office at 5pm and work an hour away, I go into work at 7am so being able to "just come in" as I was so rudely told to do to pay my rent because all three girls didn't know how the online system works, isn't very easy to "just do". I took off work to do so and was told they didn't know how it works so I could just pay a check every month. my rent has been late last month due to this online payment system, last month it wasn't even working correctly and the site was down and I let them know that on the 1st but we still had to pay a $75 late fee. Another horrible trait these employees have learned/ or picked up from God only knows where is their lack of common courtesy. for example my husband and I have added another garage to our Bill because we needed another parking spot, as there is NO extra parking as I get home from work causing me to walk a great distance from my car to my apartment.... but that was fine, all I had to do was add another $95 dollars to our bill and get another garage, I actually liked the idea because there was a garage that opened up right next to ours. after I signed for the garage, it took 3weeks to get the remote to open the garage.... I was told it was going to be left on the counter in our apartment but everyday I got home it wasn't there, again I get home at 6ish and the office hours are from 10am-6pm. so I would just have to call the following day and if they decided to answer the phone, they would just lie and give me some excuses to why it wasn't there and that it would be there that day. I waited 3 weeks. that would be unacceptable with my employees. Some of the Girls I have dealt with are Denies(AM) she doesn't know very much and isn't very helpful, I guess she might be new. Blair(GM) you would think she would be very helpful being the manager but....NOPE. and Kelly (from what Kelly told me, she doesn't work there that she is just a "Temp" while everyone was out of town until Thursday) she told me she couldn't help me. this was today actually, I was calling to make sure our rent we tried paying online was paid so that I didn't have to pay another $75 late fee, as I make great money but am not made out of it. her response was "well I'm not trying to be rude, but if it doesn't go through you will have to pay the $75, I can't help you so I need to get off the phone now". and that was it. real professional... I am the first to compliment someone when they are doing a good job at whatever it is, I am the first to leave good reviews but sadly I also have no problem leaving bad reviews. these employees need better training or you should find better people who like their job to take the place of the people you have there. I've also been given another persons lease agreement when I requested a copy of mine and, they kept my Wi-Fi box for a week without telling me they signed for it and had it in the office, and locked us out of our apartment twice and accused me of changing my own locks.... horrible management. DONT MOVE HERE! I'm paying over $1,500.00 a month to get treated like this! CRAP APARTMENTS. read more
