Avoid this place. Awful experience after living there. In 2022 several cars were broken and stolen from the parking lot. In 2024, my pickup truck was stolen (and never found) at this place 1 week just before Thanksgiving day. No security, everyone can get into the apartments because of the gate problems, and the office it's a joke. This place is so ass. Don't answer the phones, doesn't respond to emails, the apartments are sloppy. Paint over everything and appliances are outdated. There's a huge drug dealing group spread out through the complex. Annoying people with the most obnoxious speakers blast music at 11pm and later. There's random drug dealers come through in all to tinted vehicles that carry bags in and out of apartments daily. There's much better places for the same or better pricing in the same area. Even after move out they try to bill you inflated prices for stupid stuff like $40 for 3 days of water access and $30 for trash access for 3 days. Do not even look their way. And some of these positive reviews on here were people who worked in the front office, I wonder why. Unless you want loud drug dealers and shitty landlords avoid this place at all costs.. read more

Not sure why people are giving this place such crappy reviews. I've had quite a few maintenance issues that were all fixed within a few days (most fixed the next day). I had an issue with my microwave not working properly. They not only fixed it, they replaced it with a brand new one. Also, my dryer started smelling like it was burning when it was on. Again, they not only made sure it was safe to continue using the connections, they replaced the dryer! Yea parking could be better, but it's not worth 1 star. The ladies in the front office are always pleasant, even after the lease was signed. The ONLY issue I've had so far with the place is the laminate flooring and trim job on the flooring. It looks great at a distance, but up close it's a very sloppy job with splatter and unfinished places. Plus, if you take off your shoes after a long day of work, the laminate sticks to your foot and completely comes off. It'll slide back in place but it's annoying. If they plan on charging you for an upgraded unit (which included the laminate hardwood flooring), at least have it look nice and not be a cheaply put together. read more

So far we have been very satisfied with our apartment at Villages at Kirkwood. We have lived there for 6 months now. It is large enough and receives a lot of light, which is important to us. The complex is quiet, safe, and mostly well kept. Maintenance calls are taken seriously and resolved promptly, even they replaced the refrigerator by a brand new one on 2nd complain about the ice maker. Admin staff have been always kind and willing to help with a smile. Amenities are just what you get used to expect - a basic gym & pool, dog area. Landscape well groomed. Parking space could be better, but I think that is a common problem in communities alike. Location is a great factor: close to supermarkets, good restaurants, movie complex, stores - while Murphy Rd with all kind of service shops is just around. Quick access to Alt-90 and 59 makes your trip to Sugar Land or Houston a breeze. read more

Love Villages of Kirkwood so far. I've been here for about 3 months and any maintenance request I have is taken care of in 1 day. Only negative thing I have to say about living here is parking at night. When I have visitors, it's hard to find parking, but other than that, everything is great! Staff is professional and friendly. I made a review about a year ago about how great this place was. I take it all back!! This place is full of crime. We had a shoot out in front of our apartment, it is dirty, dumpsters are atrocious (we currently have 3 couches out there and a plastic barrel, spoiled food all over and around the dumpster, drug deals, ppl doing sexual favors in the front of the leasing office for drugs, cars in and out at all times of the night with extremely loud thumping music, neighbors puking in the hallway, kids running around the complex late at night, parties in the pool at all hours, loud music with profanity in the pool area, jacuzzi is always full of hair weave and is clogged, cars in the back with no plates or tags, flat tires, and I could keep going. The office always has some stupid ass excuse. They could care less. My husband went down and asked management if he needs to start carrying a pistol when he comes out and they told him that if that's what makes him feel safe, then by all means. I can't believe they get away with this. Stafford Police is there almost EVERYDAY! DO NOT WASTE YOUR TIME, SAFETY OR MONEY ON THIS PLACE. read more

If I could put 0 stars, I would. The complex is a mess. Parking used to be horrendous, but because they can't fill units it has gotten better. Emergency maintenance calls might as well not exist. Tenants violate their rental policies constantly with leaving trash outside their doors, having broken down cars taking up parking spots, and on any given evening the entire complex reeks of pot, but management never takes action. Hell, somebody literally dropped a deuce on the stairwell and it's still sitting there because maintenance hasn't won't come to clean it. Lease is up in 2.5 months, and my wife and I are happy to turn in that 60 day notice. read more

I wish I can have the authority to put no stars. Horrible parking. Moved in 6 months ago and already hadrons call maintenance every month. Every months I have problems with the stuff around the apartment. Maintenance person cannot understand much English so it's hard to communicate to them. Once I had no electricity for almost 4 days because there was no communication at all. Now they're charging me for a detached garage that they had to give me because they didn't have available covered parking and now I have to pay for it. The parking here is bad enough for me to leave a review. I've visited here multiple times a week for years, and have never seen it improve. In fact, it's gotten worse. There's nothing inside or outside. Sometimes there are handicap spaces open. In all the years I've been coming here, I've seen 2, maybe 3 handicap tags in those spots. The one time I parked in one, they took my car to the other side of town. Now I understand that those spots are reserved for handicapped people. But you really need to do something about the lack of parking. There is no street parking or adjacent lots to park at...If you want to live here, make sure you're here before the sun goes down. Otherwise you're gonna have to park at walmart a mile away and sleep in your car. But that's not the only parking lot issue I've seen here. I can't count how many times I've seen trucks left on blocks in the morning. I tried to give the complex the benefit of the doubt. (maybe someone wanted to put their own vehicle on cinder blocks?) But all that went out the window when my rims almost got taken. Stay away. There are other complexes in the area that are worth your money. read more

I've left a review before. But this time I want to update my experience. We were moved from the marijuana neighboring unit to another two bedroom with a garage. It's been a NIGHTMARE. Let me start by saying that this apartment is NOT leveled.. it's slanted.. safety issue?! I think so... Rat in my ceiling that took 2 weeks to address... I had to leave my apartment in the middle of the night with my toddler in tow TWICE and one of those times was Christmas morning at 3am. Had to get a hotel and never was reimbursed. They finally fixed it, patched my ceiling in two places and planted poison in the ceiling. The other thing that is the absolute WORSE part of living in this unit, is the upstairs neighbors. I understand apartment living 100%... but when I say the upstairs neighbors are LOUD.... they are ridiculously loud.. dragging, pounding, running, jumping... sounds like they are CONSTANTLY moving furniture.. as we speak they are being so loud that me and my husband are looking at each other like what the actual F!! And it's at all times of the day.. it's currently 11:30 pm and they are being loud. 3am-5am.. wakes me up out of my sleep EVERY MORNING! And I can't go back to sleep after I'm awaken. Late at night.. constant banging, sounds like they always drop something large, one time I startled me out of my sleep at 11:30pm when I was falling asleep.. it was so loud I thought it was my daughter falling out of her crib! It's been hell... I'm glad to be moving, the property manager, Natalie has been an angel amidst all the the chaos. She really helped my family get out of here. read more

I lived at these apartments for over four years. Upon move in i paid deposits and all sorts of admin fees. Upon move out, they said i didn't pay a deposit and they said i left it a mess which I didn't. TAKE PICTURES WHEN YOU MOVE. The TERRIBLE leasing manager said I left a bedroom full of kids furniture AND I DON"T HAVE ANY CHILDREN! Then they sent in to the credit bureau that I owed $842. These people are thieves! After living here for 6 months, I wouldn't recommend it anymore, the location is fine, close to main highways, but the property is kept in poor condition. The dumpsters are filthy all around, trash always scattered outside and around. Parking is hell, you cannot find any parking spots if you arrive after 10pm, the management wants to force you into renting roofed carports since there are no nearly enough free spaces for half the community, so you either have to rent a carport or find your car being towed immediately. The pool smells so strongly of chlorine and chemicals that I wouldn't dare dive into it. Definitely there are better places around the area to rent an apartment. Quiet and clean apartment complex. The biggest problem is the parking. Do not expect to find a spot or have guests over without searching for a parking spot. Its best just to buy a parking permit and call it a day. Rent for a one bedroom will run you about 660 for a one bedroom + 40 mandatory cable fee + 20 water trash. That is decent for the area because it is the suburbs located in the Sugarland/Stafford area across highway 59 from the Fountains. They have a small exercise room and pool. The complex is not brand new but it is well maintained. The office staff are non-attentive at best and bumbling and slightly disorganized at their worst. (Sad thing is that is the typical running standard for all apartment complexes). read more

Wish I could give this place negative stars. Absolutely the worst place I've ever lived. Never any parking People in the office are rude and stupid. We told them before we moved in that we had a dog and were prepared to pay our pet deposit. We were told by the "intelligent" lady to wait because of some issue that made no sense. So we did. And then when we moved in ( by the way, we signed our lease two months early and the apartment was NOT ready to move in when we pulled up with a trailer full of our belongings. They told us it would be hours before we could move in) we asked about the pet deposit and were told to wait again. We gave up trying to pay it and then 9-10 months into our 13 month lease they were forcing us to pay an outrageous amount to keep our dog there for only three more months. Our apartment also had bugs all the time. From roaches to gnats to weird crawly things. I will never recommend anyone to live here. Idiots. read more

Never go here, Stayed Here for 3 years, the new management under Shannel is worse I have seen her, They don't no how to take care of people, only interested in getting money and not services, i left the apartment, i get a mail for some pending bill which was not discussed while I was leaving the last day, they never called called and said I have a balance due, they send it to collection and I paid the same day recived a call from collections, these guys never recived the payment from collections and they never bothered to receive or inquire if it was due to my name, the collections even after receiving payment reported to my credit for which I blasted them and they later revoked, but when I ask these people after 5 months, this lady tell me she never recived a payment. they don't care about people at all, Not good for Parking, very very less free parking scope. not ready to negotiate during renewal for long time customer, not ready to cooperate at all. read more
