I've lived here in a 3/2 since May 2021. It's a beautiful community, lots of mature trees, and convenient to shopping, restaurants, and walking trail. Last year, my monthly base rent increased by $272. That was a big adjustment, particularly after the Covid lockdown when I didn't earn as much. I just received the renewal notice for 2023/2024 and they want to increase my monthly base rent another $342. That's $612 more than when I moved here two years ago. My salary didn't increase 22%. I'm being priced out of my home because there is no limit to how much corporations can increase rent. I understand profit, supply and demand. But $612 more in two years? I can't recommend MAA anymore based on this alone, despite the wonderful assistance from Tony, Michelle, Jacob, and Rafael. I've tried contacting MAA corporate about a potential break in price but you cannot contact them directly. If they could meet me halfway, or part of the way, then I can somehow make it work for just one more year. More to follow?

I've been here since 10.15.19... I absolutely love the tranquility, peace and quiet. I decided to go from my 2/2 condo in South Florida to a 1/1 in Central Florida here at Colonial Grand in Heathrow. I rented "site-unseen" and I am so very happy I did!! My 1/1 is very large, all the 1/1's are all corner units and have plenty of storage and a very large laundry room. Yes this is an older property, however mine was 100% remolded and the appliances were so new I had to take the wrapping off of the stainless steel. I can honestly say that a 1/1 is perfect for me and my cat. I would 1,000% recommend this property to anyone looking to live in a beautiful, tranquil place where the staff is caring and you still have your privacy.

AC leaked and didn't work on and off for the 2.5 years that I lived there.

My husband…read moreand I moved into our downstairs unit just over a year ago while our new home is being built. We chose the property primarily because it was one of the few that accommodated our large dog, and we've appreciated the prime location with convenient access to restaurants, shopping, and Interstate 4. While there are definite upsides to living here, we have encountered a few issues that have impacted our experience. Our air conditioning unit has malfunctioned multiple times, and even after it was replaced, we have still been without AC for several days on several separate occasions. More recently, our upstairs neighbor's AC unit failed, resulting in water pouring from our garage ceiling onto my car at 8:30 PM. We had to quickly move all of our belongings from the garage into our apartment to prevent damage. Additionally, when the previous upstairs tenants moved out, the repair/painting team worked on the apartment until 1:00 AM, which necessitated a call to the emergency number due to the unacceptable noise level late at night. We have also found that the noise transfer from the upstairs unit is quite significant; we can hear nearly every footstep and the sound literally vibrates the ceiling, and with new tenants having just moved in, the noise from their children has become particularly noticeable. On a positive note, I want to commend the maintenance team. They are always very responsive and efficient in addressing any issues we have reported. We are moving out soon but wanted to pass along this review for others who are trying to find a temporary home.

I applied for this unit and was then contacted by Samantha and was told that unit listed online isn't actually available and corporate hasn't gotten back with them if they can lease this apartment to me. So she said she can cancel my application and refund me money via check and I would get it within 30 days, since it was being mailed from the corporate office in California. This happened at beginning of August. I waited till the end of September to reach out asking where the check was. No response from Samantha. I reached out again a week later and asked where the check was, again, since I gave her my address and I never received it. Finally, jay answered my email and said my check was just then processed (even tho it should have been processed in freaking August) and I would get my check in 15 days... that email was September 27. So I'm expecting my check within 2 weeks. I never got it. So once again I reach out in the middle of October asking where the heck my money is?? This time, someone else named Bennie reached out and just so happened to personally enter the check request for me, this time around. WOW! I thought Jay did that since Samantha didn't!! Well I waited..and then I had to reach out AGAIN in November. When jay said on November 7, the accounting team cut my check of $315 and sent to my address. He said Check number 306 specifically was sent out. Well turns out that was bull crap because I never got it! When I started calling the apartments asking for my check, they said oh sorry we have a new management company now so we're not responsible for your check. I'm sorry what??? The several months I was waiting to get my money back, they were changing systems on the back end. So the new company is saying they aren't responsible since they weren't in charge when this issue happened...so I called the old company and they are saying they aren't responsible either because they don't manage those apartments anymore. But while they were managing the apartments, MY MONEY WAS OWED AND I NEVER GOT IT. I have yet to get my $315 that I am OWED!!! they will steal your money and give you all the excuses in the world to not pay what's owed. How can a company that makes plenty of money per year, not be able to pay $315?? So glad I didn't end up living here because imagine how horrible it would be having to deal with these employees/management. I'm still waiting on my check!!! Who the heck is responsible in paying me what's owed? I don't care how much time has passed since this incident. It should of been taken care of A LONG TIME AGO!

I'll share what happened with me in hopes that it keeps others from moving here. When I decided that I'd be moving from Ballantrae for a change of scenery, I was asked to complete a roommate release form with a $200 fee. I understand being charged high fees if I was breaking my lease; however, I fulfilled the length of stay I agreed to with the lease. I questioned them as to why I was being charged a high amount. The answer they continued to give was, "In order to process the roommate release form, there is a $200 fee." They were unable to provide an answer behind my question of "why?" A friend of mine in the local area is an apartment complex manager and is well-versed in their industry. They explained the $200 fee is illegal for them to charge. Thanks to my friend who put pressure on Ballantrae's office staff, they dropped the $200 fee. There were other issues besides this incident. Untrustworthy office staff actively taking financial advantage of their tenants. Couldn't get out fast enough.

They overstate their amenities. They don't have a car wash; they have a vacuum cleaner. The pool was dirty, freezing, and filled with leaves the last time I went. The barbecues are also filthy, and their gym is a joke. But the cherry on top was when one of their smoke detectors, located 20 feet up on the ceiling, started beeping at 3 am. I called the emergency line seven times; they sent someone six hours later. I listened to a fire alarm beep every thirty seconds for six hours before they finally sent someone at 9 am--most likely to avoid paying overtime to their maintenance staff. That, or they're just incompetent. This place has a rotating door of tenants and now I see why.

Lots of cockroaches, annoying neighbors ... seriously, you can't make up stuff like this. One neighbor who lived across the street from me used to pester me about parking in "his" parking spot (uh, there's no assigned parking spaces here, pal), even though I had no choice since someone often took the spot right outside my front door. (And even I had enough common sense to realize that it wasn't MY spot; simply put, it was just "a" spot outside my house ... it didn't belong to me.) I was renting here during the summer of 2008 and lived right next to the pool, though was completely annoyed and disappointed to find out that it was closed half the times I tried to go. I think it got locked up at around 6 or so ... who knows. The bottom line is ... it's summer, in Florida ... it's still light out ... can't I go swimming? WTF. Plus, the "spa"/hot tub right next to the pool rarely, if ever, worked. And that's saying something, since I lived here for, as I said, about 1.5 years. The thing NEVER worked. The bubbles came on ... but no heat. You'd think that for the money you get charged to live here, you could get a working hot tub at least once in 18 months. (Nope! Good luck with THAT.) Cockroaches were a big problem. I found them in every area of my place. Sickening. They were big ones, too. Near the windows on one side of my place, I constantly found colonies of dead bugs ... not even sure what they were. Small, but not like ants ... they were smaller. Just gross. I had an exterminator come in and take a look, and I think he actually did a good job at cleaning up the problem, but then the bugs just came back a month or two later. Not sure where they were coming in from, or anything. Lame. Plus, I found even more when I was looking for their entrance; the people who rented my place (read: dump) out to me didn't even clean half of the place before having me come in to see it. I just assumed it was clean ... then, after I'd moved in, I found out the truth. My bathroom, as a whole, was decently-sized ... though the toilet area was in what used to be a closet. Yeah, lame. I had to open a door to get to the toilet. And it was in a closet-sized room. Just ridiculous. Never seen anything like that before. I moved in because I was working in the area and needed somewhere close-by and convenient ... probably should've thought things through more before just jumping into this place head-first. Also had a "memorable" experience in the aftermath of one storm when a couple of trees fell down near the entrance and blocked everyone in the community in. (And out, really, if you'd been trying to enter.) This is a "gated" (HAHAHA - well, that's insane, too, since it's not really a gate, nor is there any guard on duty; it's just one of those bars that comes down in front of you, like the ones at tollbooths) community, but don't buy into that if you're looking in this place for a potential home. If a burglar or anyone else wants to get into this place desperately enough, they can just drive through the bar that comes down as fast as they can. Piece of cake. Okay, yeah ... I know that it's not Barclay Place's fault that the trees came down ... but a 2nd entrance/exit would be nice. But, no ... there's only one, and good luck leaving/entering if something falls down again. Insane. Good thing this incident happened on a Friday night during a storm, and not on a weekday morning when everyone needed to go to work. The convenient location is about all this place has going for it. Other than that, it's overpriced, stupid, misleading and poorly-maintained. How can you have a hot tub not work for 1.5 years? And a pool that closes during daylight hours during a summer in FL? Way to go, schmucks. Don't move in here ... seriously. I can't be the only one out there who hated this place. Waste of time & money.
