    I lived here before and stopped paying rent because we had mold,lizards spiders,roaches and fleas. But expected rent to be paid.

    AS A RESIDENT Pros:…read more *friendly and knowledgeable staff who build a relationship with you *very well maintained property -- it always looks pristine *amazing amenities -- pool, game room, cardio room + weight room, wine bar, covered garage available, valet trash 5 days/week *multiple monthly resident events *resident portal for easy payment and maintenance *each unit is thoroughly and regularly maintained by the staff, including fire/smoke detector checks, fire extinguisher checks, AC filter replacements, dryer vent cleanouts, etc. *elevators available *very pet friendly including a dog wash room *carpet only in the bedroom Cons: *the other residents -- I don't know what it is, but everyone who lives here is very rude, entitled and inconsiderate of their neighbors. *people don't respect quiet hours -- I was consistently woken up to vacuuming and furniture moving above me anywhere from 2am-6am. And likewise, other people didn't haven't realistic expectations for regular living sounds during daytime hours. The person below me would bang on his ceiling for "rolling things" in the middle of the afternoon. *people don't respect that it's a non-smoking community -- my next door neighbor smoked so much weed in his apartment that it would infiltrate mine through the walls and vents. *pet friendly community, but very disrespectful pet owners -- it's a pretty small community with A LOT of dogs. The walking area is always covered in dog poop even though bags are provided. *elevators available but not always working -- sometimes one is out of service for weeks at a time *there's only 2 exits for each building which didn't seem like an issue until living in it, especially with the dog situation *package room is always chaotic, unorganized, and deliveries left in the wrong building *these apartments are too expensive and the staff work too hard for your fellow residents to make such a negative impact, but here we are. If one person does not renew the lease but the other person does, the security deposit does not go back to the person who did not renew. The full security deposit goes to the last person who vacates the apartment. This is a flaw in policy as the person who stays gets the security deposit of the person who does not renew. Just be aware of this!!!

Submitted a pest control order AND a Maintenance Request (A/C dripping) my first full day here. The shelves in the closet by the kitchen had been pulled and never replaced and are those rust stains in the bathroom sink for a $1,400/mo. apartment (see pic)? Had to then move to a 2nd floor unit because the first 2 weeks here I got no sleep between the noisy, potheads at the building across (who were later evicted) and the racket from the upstairs hellion...er...child every night. I even ended up checking in to a hotel...twice. Between hiring movers again and the hotel stays I was now out $800+, plus the extra money every month in higher rent because second floor units have been "renovated" and are two bedroom only. Soon after, my credit score took a 25-point hit because when they issued my refund (from the 1st unit to be applied to the new rent) and it "...kept a credit on your old apartment so to fix it out IT set it to balance zero...collections site picked it up as a charge." WHAT?!? TWO MONTHS LATER they send me another email stating I owe the EXACT SAME AMOUNT they sent me to Collections for, but now they're calling it a "move-out statement." [Look, if you're going to commit fraud at least change the dollar amount...move a decimal point...something.] In July, they taped a Notice to Vacate to my door WITH THE WRONG LEASE END DATE. I burst out laughing. I had already informed them I had no intention of re-signing but how bad do you have to be at your job to keep making mistakes tenants have to correct you on? I emailed the Front Office to explain they were wrong (AGAIN) and attached proof - in the form of the revised lease THEY gave ME. But wait, there's more... My last month here, they didn't pro-rate my rent (only one day, but still). Turned out it was because they STILL had the wrong lease end date. It took FOUR E-MAILS to finally get this corrected. Point is their record-keeping is so bad don't be surprised when YOU must pay for THEIR mistakes. Sanford Landing (over 4 decades old) is more City Dump than apartment complex (see pics - not one is a duplicate). You could furnish houses with the amount of junk left by the dumpsters for weeks on end. And have fun sidestepping duck crap to get to your car or mailbox, never mind all the puddles any time it rains. Weed is rampant here. For example, the first-floor tenant who smoked indoors so my apartment smelled like a dispensary. If not that, then the ones sitting in their car or the ones sitting out on the porch in broad daylight or hiding behind the outside closet door. Look, ruin your lungs, blow your short-term memory, I don't care. But $1,600/month to live in a Stoner's Paradise? [Puff, puff] PASS. See the Google reviews for Sanford Landing - they are accurate. Roaches, kids knocking on your door asking for money to take out your garbage, noisy neighbors, I could go on. Oh, and I hope you're a fan of helicopters because they're overhead on the regular. As early, one summer morning, as 6a - on a Sunday. What is this, 'Nam? Power outages? Five in less than a year. FIVE! And three of them lasted over 3 hours. Sit back, relax, and wait to turn your A/C back on while you throw out your spoiled groceries. Before moving out, I got a call from the Front Office telling me they had to stop by because there was a "...possible leak in the building." Instead, they show up with a Pest Control rep. Apparently, there was no leak and the person who called me had no idea what she was talking about. To boot: 24 hours later, I found another dead roach in the kitchen sink. Finally, there are quite a few creepy-looking shirtless guys walking around here and, one Sunday, I went to close my blinds and caught some dude straight up staring into my apartment from the building across. I had never purchased a home security camera before - that changed when I moved here. If, for some (insane) reason, you still want to move here remember to KEEP RECORDS. Take pictures, screenshots, etc. And DO NOT move to the back of this complex. That's where both the units I rented here were. When I started apartment-hunting and told a rep at another complex where I was, she - on God - said "...say no more." If they offered me a decade of free rent here, I'd tell them exactly where to stick this horrible Landing.

Definitely do not like how all the 2 bed apartments are upstairs and all 1 bed are downstairs. Aside from that, been here since mid-2021 and it's a pretty quiet area. Maintenance is generally prompt on requests. Security patrols around on a cart during the night. They also have a pool, gym, tennis and volleyball courts for amenities. Onsite laundry room. Minus the thin ceilings, overall a good community.

They deleted…read moretheir old Yelp profile due to the number of bad reviews and created this new profile earlier this year, they also removed the reviews section from their Facebook page because of the negative reviews there. The buildings have been bought by a new management company who is nearly as incompetent as the last one. The management does not respond to messages in a timely manner and I don't think they do walkthroughs of the property, EVER, as there are issues like trash cans left in hallways, parts of the building falling off and laying on the floor for weeks on end, etc. Yesterday I went down to the parking garage and nearly broke my neck when I slipped on a flooded floor because the parking garages LITERALLY drain THROUGH the doors to the building, you have to open the doors with water coming down them and walk through a waterfall to gain access to the parking garage. The parking garage itself is so poorly constructed I think it rains more in there than outside when it's raining. There are also cars that people have abandoned in the parking garage over a YEAR ago that are still sitting there, flat tires, dust so thick that people write on it. Unfortunately every time they say things they are going to get better, and they might for a few weeks, but then back to the old ways. If you are looking at moving, I recommend that you talk to some of the actual residents who have been here for a while before doing so.

My apartment is in exceptional shape and well maintained and I love all of the storage space. The amenities and landscaping are kept up wonderfully and centrally located for easy access. I can walk to the Sun Rail in moments and it is located in the middle of the city of Lake Mary. I would like to add that the Robbins Property Associates group has worked with me to find a win-win solution for any bumps in the road during my stay. Stephanie and Eleana consider it their pleasure to work with me and they have always respond so quickly to any questions or concerns that I may have had this past year. I recommend Station House at Lake Mary if you are looking for an apartment. It is really a lovely place and an exceptional staff.

    When my husband and I first toured Novel Parkway, we were enthralled by the amenities, space, and…read morekind staff. The leasing process was smooth and fairly efficient. We worked together with Ebony, leasing specialist, to ensure all rental concessions were applied and that our unit was move-in ready. Upon moving in, we were excited and hopeful to enjoy our new space. Unfortunately this excitement was short lived due to AC system failure about 4 days after our lease term began. We immediately alerted the maintenance team through the designated app for residents. The maintenance team came to take a look at our unit and advised the AC compressor needed replacement. The part needed for the compressor repair did not arrive until about 45 days later; leaving my husband, myself, and our two dogs without AC during that time. My husband and I both took turns discussing this issue with the leasing office and requesting possible reimbursement given the AC failure took place so soon after we had moved in. To our agitation, the leasing office was little help. My husband and I followed up for reimbursement for 6 months via email, telephone, and in-person until giving up completely. During the time of AC failure, my husband and I incurred several unexpected costs, such as electric bills that tripled in cost and the purchase of fans to assist with the Florida heat. We provided the office with receipt of these additional costs but little was done.The leasing office provided us with a $250 concession for the electric bill. Though, even that was minimal in our eyes because we spent about that amount on the fans alone. Altogether from this issue, my husband and I incurred over $700 in additional fees. All while still paying rent timely. Our AC was out from late August until October of 2024. Once corrected, we rarely faced any other issues (aside from WiFi failure every now and again) and thought things were looking up. We decided to renew our lease and were met with regret once more. Shortly after our renewal lease term had begun, our AC experienced system failure again. We are currently still without AC and have been for 3 weeks now. My husband and I have called and visited the office in-person but mostly receive the same responses stating they are "working on it." To this day, the leasing office has not presented my husband nor I with any remedy for this situation. We've heard from other residents enduring these same issues that gift cards were provided, hotel vouchers, etc. to mitigate the impact of this inconvenience. My husband and I have not received this same attention or care. In fact, my husband and I are usually the ones requesting an update and following up while the office has been radio silent otherwise. If you're looking to live in a complex that seems to ignore your needs and fails to follow up or update about important issues, Novel Parkway is the place for you. I'm incredibly disappointed that my husband and I renewed only to be dealing with the same issues once more. I can only hope that this complex does better in the future for the sake of its current residents and potential ones.

Why hasn't my complaint about the apartment utilities being fixed, if you do not know Spanish, I advise you to learn it, because when you walk in there, even though they all know English very well. They will lie to you and tell you they don't know English, I've seen this and then when you leave they would laugh and talk about you behind your back. I don't usually complain but the staff before this one should've just stayed, because I can guarantee you they may have a lawsuit from somebody or they will cause somebody to get hurt or they're going to cause that building to be shut down. Parking fees, despite no assigned spots, and mandatory pest control charges were not clearly communicated. Trash overflowing from the dumpsters weekly, despite a monthly trash fee. There was a persistent mold smell in ground floor units, including ours following flooding prior to our move in that was not disclosed. Communication from property managers was inconsistent, and support to renters was limited. My overall impression was that the management approach prioritized profit, looking for any and every opportunity to extract money from tenants, and provide as little as possible in return. Ultimately my experience was frustrating and dehumanizing. Avoid this place at all cost. Update: 01/23/2024 I want to acknowledge UDR's response to my initial review below to say that it misses key issues. My main concern with the extra fees was what I saw as a lack of clarity and the scope of those fees not being fully disclosed until lease signing, forcing what I saw as a 'take it or leave it' situation. If they want to take the approach of an "all fees are listed on the website and in the contract" response, then fine. However, it doesn't address the misleading impression their approach gives. So, for those looking to rent, keep in mind that the rent advertised by UDR isn't the total cost you will be expected to pay them. Extra fees can greatly add to what you owe, making your total monthly costs higher than what the advertised rent suggests. Also, in their response UDR ignored other problems I mentioned, like unguaranteed paid parking, ongoing trash issues, and poor communication, including a surprise early move-out inspection. They only addressed the mold smell which they imply they attempted to address adequately. We will agree to disagree on that. Even disregarding many of my other criticisms, the photographic evidence of overflowing trash alone should have been embarrassing, yet they failed to acknowledge that in their response. How they've reacted here should give you some indication of what to expect should you choose to move there.

The entire property was just embarrassing. It's a bait and switch, show the nicely furnished model, and then when you go to move in, you're put in a literal night and day difference of an apartment. Everything about the apartment is old, rotting, and outdated. You will pay the same price whether your unit is updated or not but even the updated units are low-quality. The entire parking lot flooded for weeks and the community forced everyone to park about a mile down the road but continued to charge everyone for monthly parking and did not discount. The apartment had rotting musty shag carpeting, old outdated and busted appliances, the vinyl flooring was peeling up in every corner of the bathrooms and the kitchen, there was popcorn ceilings, and the stomping that you hear from the people above you will make you insane. These buildings are so old and so poorly built that you can hear a pin drop if you live on the first 2 floors and someone is above you. On top of all of this, there is a serious vermin problem here... our entire apartment was infested with fleas and cockroaches, and we are very clean people with one single house cat who receives regular checkups and shots. And then there is Regatta's little "community". Honestly people, you'll see hundreds of people come and go because nobody stays here and therefore you won't build any decent or substantial lasting relationships with your neighbors here. Not that you'd really want to anyway.. the entire time I lived here, majority of the people I encountered were sketchy, rude, or very obviously dealing drugs out of their apartments. If you ever do make the poor decision to move here then you will see exactly what I'm talking about. Strangers are constantly pulling in, people run down and talk to them at their window, then they leave after 2 minutes. And it happens all day long in multiple areas on the property because UDR allows indecent people to move in here. The kind of people who won't even put their trash into the compactor but rather leave it next to the compactor in a heaping disgusting bug-ridden trash pile that makes the dumpster area (which by the way, is centrally located RIGHT in the middle of the property) look like a dump.. a landfill. It's the norm and it happens every single day. It gets cleaned up and it starts up again not even an hour later until theres so much trash that you can't reach the compactor even if you wanted to. They also emailed all residents claiming they would power wash the plastered dead bug carcasses and cobwebs off the buildings and that has yet to be done. See the review a few below this to see exactly what the exterior looks like at all times and will continue to look like as long as you live there. With all this being said-- I want to emphasize the price to live here. We paid 1,800 a month for our 2 bed 2 bad apartment. That is truly despicable. The apartment is maybe worth 1,000 a month and that is with the amenities. They just keep raising the rent even though they change nothing about the dumpy living conditions. I'm not ignorant to the ridiculous housing prices right now, but a lot of places just raise, raise, raise the rent because other complexes do it. UDR is predatory. Do not trust them, do not tour their unkempt properties, and do not give them a second of your time. They do not care about their residents at. ALL. They know people will rent, so they keep raising the prices all while doing the bare minimum. I had to wait a YEAR after moving out to get my security deposit back because the office claimed they had the wrong forwarding address even though i gave them the correct address typed out in a text. Needless to say...... living at Regatta broke me. I now pay $200 extra per month and I'm living in a beautifully kept and brand new complex (Alta Longwood) in a MUCH better area. I get that Lake Monroe is pretty, but it is a nightmare to live near with the midges and mosquitoes, and the musty smells and the flash flooding during weather events. I am TELLING YOU, do not waste your time with this place it needs to be razed. Pay an extra $200 a month and come join me at the luxury apartments. P.s. i do not believe a SINGLE positive review about Regatta and you shouldn't either. They have a bunch of biblically old people running this place who post fake positive reviews because they know the property and their parent company UDR is a JOKE.

The property is a bit older, but the new managers seem sincere about improving the place, including customer service. At first, I had a very bad leak from my bedroom window. It took a while to get fixed because the first contractor they used could not solve the problem. After finally switching contractors, the problem was solved. I also had a number of smaller issues, but the property manager, Jeff Hatton, took care of all of them. He's a good one! When you combine the terrific location with the reasonable price and the ever-improving living standards (I've never had any pest issues here), then Topaz Riviera becomes a really attractive place to live!

We've had to catch multiple rats ourselves (photo attached) because there has been no proper pest control response. Additionally, trash is often left on the stairs, making the complex look unkept. Another issue is the sprinklers near my window, which spray out water with a strong, unpleasant odor, especially in the mornings. This place has potential, but the lack of maintenance and management response is disappointing. I hope these concerns are taken seriously because residents deserve a cleaner, more livable environment.

I'll share what happened with me in hopes that it keeps others from moving here. When I decided that I'd be moving from Ballantrae for a change of scenery, I was asked to complete a roommate release form with a $200 fee. I understand being charged high fees if I was breaking my lease; however, I fulfilled the length of stay I agreed to with the lease. I questioned them as to why I was being charged a high amount. The answer they continued to give was, "In order to process the roommate release form, there is a $200 fee." They were unable to provide an answer behind my question of "why?" A friend of mine in the local area is an apartment complex manager and is well-versed in their industry. They explained the $200 fee is illegal for them to charge. Thanks to my friend who put pressure on Ballantrae's office staff, they dropped the $200 fee. There were other issues besides this incident. Untrustworthy office staff actively taking financial advantage of their tenants. Couldn't get out fast enough.
