I'm very pleased. Most these reviews are quite old. I'm a first time downsizing recent renter and I find the layout user friendly with a surprising amount of storage. Yes, the units aren't new and shiny, but well layed out and perfect for my needs. The pool, amenities and grounds are well maintained and close location to Matthews downtown is a huge plus. Maintenance and management , the few times I've needed them, are prompt professional and respectful. Excellent value also. read more

Don't waste your time here. Unprofessional group Jordyn & Deborah Ladd are horrible individuals and should not be working. Steer clear unless you want your money wasted or bugs and maintenance that fix nothing by all means go ahead. They will not work with you they rather throw you out & fix nothing was without food because of fridge they refused to replace due to maintenance showing up next day food reuined gone . I was told my apartment would be cleaned and freshly painted. I purchased two accent walls that were poorly painted. There were scuffs on the walls, webs at the top of the doors and ceilings and the dishwasher was filthy. It looked like the apartment was left in the exact same condition the prior resident left it in. Hair in cabinets painted over (gross). I addressed all my concerns to the assistant manager who also agreed the apartment was dirty. I was then told someone would come to clean my apartment, which they "did" while I was out and when I came back (big surprise) my concerns were not handled properly. Popcorn ceilings. The popcorn ceilings are cracking and there's also slight cracks in the walls. I also addressed that with the assistant manager and I was told " This is an old building" Pest control doesn't come unless you make a request so there are constantly bugs in the walk ways (roaches, spiders, etc) and I've had several roaches in my apartment. MAA 51 is advertised as a luxury apartment but it's not luxury by any means. read more

SOOO many issues regarding black mold, break-ins, vandalism to vehicles (seen tires slashed and windows broken in cars multiple times) , absolutely NO security cameras on site so they will tell you there is nothing they can do, BUGS in the apartment...HUGE BUGS, and good luck trying to get things fixed in a timely manner. This past month our water was turned of SIX different times for multiple hours due to MULTIPLE pipes bursting in the complex. Complex has little to no concern when things go wrong. This is your sign to start looking at other places because I would never ever ever recommend this property to anyone. I was told they were working on my apartment for 30 days. Lied saying the only difference between my apartment and the model was the extra bedroom. Told them the garden tub was a key point to the apartment I liked, and after running my credit, I find out the 3 bedroom didnt have the garden tub. They said it would be cleaned, but I walked into spit in my sink dried up, filthy cracked toilet, a white powder substance all over my shower walls, dirty tubes because only 7 days of living here and have sysmtoms of athletes foot, dish washer had some funky looking crud in it alone with rust which is hazardous to health, dust all over and dust painted over, the washing machine looks like chewbacca was bathing in it, walls look like a 5 year old was given drywall mud and paint, walls have dents, scuffs, and trash painted over, cabinets are painted an ugly brown color on the inside and the drawers look like someone poured paint in and splashed a brush around a few times and moved onto the next. I could go on but have wasted enough time here. They have excuse after excuse and not 1 real meaningful apology. I cannot recommend anyone to move here. This place has lots of potencial but zero effort. They are replacing the appliances that have to be replaced and offered me a cleaning 6 days after moving in and me alreasybputting in hours of cleaning/sanitizing. They offered to have someone come paint and mud the walls but they had a month to fix everything and nothing was done other than putting the laundry dry door in. I also run a business from home and cant have a stranger in my home for month while I'm discussing sensitive information with my clients who have non-disclosure agreements with me. Not getting sued for MAA's lack of due diligence. Moving into a new place should be exciting and pleasant to a person. So far, this is a nightmare and I've only been here 7 days and my nightmare started 10mins in and also before that when they hid the fact my apartment didnt have a garden tub, then blamed it on me claiming they tomd me about it. Yet, I have video footage I was taking g for my girlfriend when I walked the apartment and the rep says "oh did I not mention" but then tell me later I was tomd that. A person doesnt forget a key feature that helped make the decision to move into somewhere. Wish I could give it negative stars. Just as every single other review has said, its a massive waste of money. Please do not fall for any property owned by this company or their antics. 1. Roaches bigger than my 70lb pit bull. Not only are they in the walkways, on the walls of the buildings, but they're in your apartment because management doesn't care about cleanliness of their buildings or residents. The people under me would stack 5+ trash bags outside their front door for days which attracted all the vermin. And like everyone else said, we pay for pest control yet they wont come unless you request it. And they wont work around your schedule you just "have to be there" and wait around for them. 2. Disgusting "upkeep" or virtually none. The walls are cracking inside the apartment. The ceilings are falling apart. Instead of fixing anything they paint over it all. I think my bathtub has 10 layers of paint on it. And where its now flaked off its a rusty mess. The lawncare is trash. The grass is too tall to even pick up your dogs poop and that's if there's even bags or the poop trash cans aren't overflowing which is both the case always. Kids outside unattended spray painting the trees. The leaves over the fall will fall and mold and not be picked up for weeks to the point where your allergies are killing you and you cant even see the parking spots or the road anymore. I can smell my neighbors business through my bathroom. The sides of the building are rotting away and have been chewed through by pests and squirrels. 3. AC doesn't work. No matter how many work orders you submit or how many complaints you give they wont fix it. I've had them out to my unit 4 times and they even "replaced a compressor" yet it still wont work. During the summer its gotten in the high 80's in my apartment. The only way to keep it cool is keep it at whatever temp you want it and run it "on" 24/7 and rack your energy bill up, but it still will get hot. I still haven't been acknowledged from my work order put in days ago about this very issue. 4. A family of squirrels have been living in my ceiling for the past few months. No point in addressing it with the office because they'll just set out more useless traps on the roof that the squirrels will use as an obstacle to get into my ceiling. 5. Anyone in administration is horrendous. At one point a girl in the office had paid someone else rent with my money order and theirs for mine and had the nerve to put a past due notice on my door saying I owed $600+ more dollars for rent. Meanwhile I was told if its past the 5th they file for eviction. Are they picking and choosing who they decide to evict? When I had a problem with the people under me leaving trash i told her it was the apartment right before mine and she refused to look up their apartment letter and told me i had to tell her what it was. She told me the apartments don't go in alphabetical order which they very well do. When i called cooperate because i was tired of her attitude and playing dumb they just backed her up. 6. Currently they have 2/2 units for cheaper than 1/1. PLEASE do your research on other housing options because this is not what you want to pay for i promise you. Not to mention raising everyone rent nearly $400 during the pandemic and then never adjusting accordingly. Which I'm sure on top of all the other reasons listed why people are moving out in herds. This is the worst place to live. Nate in the office is rude, will cut you off and raise his voice when he does not agree with you. He will threaten to hang up and interrupt regardless of what your issue is. We moved in with a ton of things wrong with this place, pictures were taken for proof. We put in request to have things fixed since we moved in. We have lived here for almost 2 years now and things are getting worse. Not to mention the mold that grows everywhere. The bugs and while I was pregnant a mouse came in through the fire place, which we have never used and live on the 2nd floor. I was informed that the mouse came from outside and because my neighbors had pets and we didn't, it chose our place. My neighbors upstairs have a pet, whose hair is constantly being swept or thrown off the balcony. Which comes down to mine and now covered in hair. Anytime my neighbors decide to water plants they put outside it comes right down to me. I was sitting on my balcony and was soaked due to a plant being watered above. Parking is an issue in some areas, we make do and don't complain. We were told we had to move our car that was parked. We were informed via email of abandoned vehicles, with a violation of section 34.1.6. Improperly parked, non-operable, abandoned, or unauthorized vehicles or equipment not permitted on the premises. Our car is parked and only moved in the parking lot and moved back into the spot. Due to working from home and having another vehicle, we have not renewed the tags. The tags just expired this year July 2021. Nate in the office informed me that we would need to fix the tags within a week, no problem. I then began to inform him that I found it interesting we got an email that was sent to everyone but other cars were in violation and not included on the email. One in particular was a car parked in the handicap spot with no handicap sticker or tags. I informed him that the owner had been parking there for over a month and my own handicap mother who has valid handicap ID for her car could not. Another car that had been parked with flat tires since before we moved in and the tags were expired May 2011! It's still sitting in the same spot. Nate then said oh, they were informed but that is none of your business. We have informed other owners so you just need to focus on your car, that's what we are talking about. He kept cutting me off and insisted that I needed to worry about my car. If everyone signed the same lease then why are only a few held to the terms of it. I gave corporate a call to report him and his manager, who defended him and said she was sitting next to him and basically said he did not do anything wrong! read more

I lived here for two years.. The property looks good but don't be fooled you will be gotten with all types of hidden fees upon move out... If I could give less than one star I would.. Ask them about move out clean express what a rip off and you hv no option... The place has the biggest cockroaches and your paying top dollar to live here. Plus an extermination fee every month whether they come to your apartment or not On top of your rent you pay all types of fees including water Just go buy a house for what you pay to live here Trust me it is not worth the price of admission Rental people are nice enough but all your complaints will fall on deaf ears... I have been arguing with the Manager (Elisa ) For over a month now ! They are pushing to resign the lease but won't take care of some issues. We've had 3 leaks in the last few months , from the neighbors above and the air conditioner unit. The carpet is molded from the leaks and the ceiling has not been repaired ! The carpet has mold and we have asthma and bad allergies. She says it's ok but refuses to get it tested for black mold and just plain mold !! My husband and I just signed our lease for another year. We are very happy here! We have found this place to be quiet, clean and peaceful. The apartment is very nice. The company has done a great job in remodeling. The area is safe, I've walked my dog at midnight and have always felt safe. The maintenance department is very thorough in fixing what is broken. If we are not home they have always left us information on what they have done. The majority of the time they've solved the problem the first visit. The only complain I have is the dumpster. Apparently some people do not properly dispose of their garbage and others follow, leaving the dumpster a sore site. I have seen the maintenance staff work on it. But, I think we either need daily attention or a bigger container. Over all If you are looking for a place to call home, I highly recommend living here! read more

Awful. Do not move here. Plumbing has been a serious problem since day 1 and it seems they don't want to be bothered getting a plumber to even try to fix it. I'm now on the second consecutive night of not having a working toilet or shower (not to mention washer, since that drains down the same line). I can't pee in my apartment. When I first moved there I was excited nice neighborhood great schools but the neighbors suck complain about barking well don't live in a dog friendly apartment complex. Dog park is trash. There's mold growing in the windowsill they said clean it with bleach but it comes back. Mold in the sliding doors. The water bill is outrageous they split it amongst the building bc there's no way an apartment bill should be over 100. These apartments are old, worn out, dirty and filled with bugs. Fleas, cockroaches, ants and more. I am not sure if we just got a gross apartment or what. We had to pick an apartment from our home in Washington before our cross country move. The photos on the website are deceiving. Our apartment had overspray paint everywhere. I was greeted by large "palomino" bugs aka cockroaches. The fixtures were stained and the windows were missing screens. The carpet wasn't even vacuumed and the countertops were filthy! The bathtubs still had the previous renters body hair on the bottom and wouldn't drain. I could take a Clorox wipe and come away with a dirty handprint on countertops and bathroom floors with one swipe. The toilets and windows were full of mold. The only dumpster is at the entrance of the complex and is often overflowing with garbage. They do not recycle!! This is a dog friendly complex, but there is dog $h!: everywhere. People allow their pit bulls to roam without leashes. Our upstairs neighbors were allowed to keep their dog on their back patio for hours. The dog would have accidents that would drop down onto our patio. Or knock dirt out of the flower pots. She'd whine and play with toys on the patio all night. Management did nothing! Erica in the office is a nightmare to deal with. She is rude and thinks she's too good for her job. She outright lies to residents but isn't smart enough to remember what she tells people from one lie to the next. So she's easy to catch. I had emails to back up my claims. No matter what there is an "express clean" and you'll have to pay it regardless of the condition of your apartment upon move in , $149. read more
