I like the layout but things are poorly designed, my toilet has broken 4 or 5 times in the past year, its annoying to keep having to call the staff. The breakfast bars don't actually have enough of an overhang to sit at, you just bang your knees on the counter and have to stretch. The closet doors are only hung from the top so they just wave in and out (no bottom runner). The blinds are terrible so is never dark to sleep. You could put a curtain rail up but you'll be charged $7/screw hole when you move out for damage. The apartments are fine but everything is designed to get money out of you. There are not enough parking spaces for the number of tenants so you can't always park despite your $75/month fee The gym is tired, the machines showing their age. They have two ancient pelotons, one without bottle holders because they broke years ago and no-one fixed them. The stairmaster is held together with tape and sounds horrendous. For the size of the buildings the gyms are also tiny. If you want to move to a rolling contract they'll up the rate by 30%. The will just say ' nothing I can do'. they also dynamically price so if you like an apartment today but don't sign they'll raise the price tomorrow because people have shown interest. The response to this review will be to ask me to email them, its always the same, a standard management response which shows they don't care about anything. read more

They treated me like a number after 4 and a half years. I rented from MAA at Post Carlyle Square in Alexandria, VA, from March of 2019, to what will be early June of 2023. Instead of my normal monthly rate, they demanded a month-to-month rate of nearly $4,000 for me to transition-out of the apartment. I was buying a house, and couldn't give notice until my real estate contract was final and my closing was scheduled. By the time I gave my 60 days notice, it went past my lease end date by about 3 weeks. I asked if they could work with me and give me a rate other than the nearly $4,000. They stated there was nothing they could do. I made 4 and a half years of prompt rent payments, and they couldn't work with me on the rate for those 3 weeks???!! They said that they don't negotiate rates because then they would have to do that for everybody. But I knew this to not be true, because with the prior property manager, in past renewal years, if you got a renewal offer that seemed inordinately high, he would look in his system and pull up a lower rate they could offer, to keep you. And this would be an unpublished rate that was different from your renewal letter. You had to ask to get it. Perhaps the most egregious new term I've noticed in the past renewal year or two, is that, unheard of anywhere else, rent is now due on the 1st AND LATE ON THE 2nd!!! Yes, that means a late fee of 9.95% of your monthly rent is now due. Is your rent on that one-bedroom $2600? That'll be about a $260 fee due on the 2nd of the month. I've been renting for 21 years, and everywhere I've rented before, rent was due on the 1st, but you had until the 3rd or 5th to physically get your payment in. They said they made that change to be consistent throughout all of their properties in other states. Want to go month-to-month after serving out your 12 month lease? While at many places, your lease will automatically roll into a month-to-month arrangement with 60 days notice, with MAA at Post Carlyle Square, you can plan on tacking on another $2,000 to that rental bill. If they were in DC, they wouldn't be able to punish residents for going month-to-month like that because rent increases are capped at like 5% per year. In addition, over the past nearly 4 and a half years, I have watched amenities fall into disrepair, coffee stations (which you pay for in your rent) constantly not being stocked, or out of service. I'm seeing shut-down amenities too, which can no longer be blamed on COVID; things like the smaller rooftop pool being closed, and commercial icemaker in the club house still being shut down. I had heard from other tenants that the prior owner of Post Carlyle Square, before MAA, was great, and that things had gone downhill under the management by MAA. They also now lock convenient side-gates to Post Carlyle Square rental tenants, due to condo owners who share the property, throwing their status around. So if you're a tenant and want to enjoy the amenities in the building across the street, like the gym, pool, etc., you now have to walk all the way around the block. I would highly recommend staying as far away from Post Carlyle Square or MAA as possible. Do not rent from these people. They will rip you off when it comes time to renew, or move out. read more

Really better options in the same area. Management is horrible. Total disregard for residents. Pets use the artificial turf and is often disgusting and smells. The new grills at 601 are electric and garbage. There are a number of better managed, more affordable, and newer apartments in the same area. Other apartments have a better customer focus and keep their word. Parking is never monitored here, so good luck finding a spot. They are solely focused on making money. Filters in the units rarely get replaced and when they do, they are the cheapest filters, so apartments never stay clean. New management is deplorable. Cannot wait for the lease to end. I'd look elsewhere if I could. read more

We moved here in January. While we wish it was closer when it's raining or cold, it's close enough to walk to two metro stops. The staff is always helpful and maintenance respond almost immediately to work orders. There is a lot of green space for residents only. While generally not a problem, we have encountered about two times we appeared to get the very last parking spots in our garage. We love the location as we're also within walking to lots of great restaurants, a movie theater and Old Town. read more

I wholeheartedly agree with all of the comments regarding the new management company, MAA. I've been a resident of Post Carlyle Square for a combined 6+ years (5 years on my current lease and a year on a prior lease). Things have gone drastically downhill since MAA took over; Post Carlyle is no longer "the" place to live. Maintenance and overall property upkeep has declined. For example, I am writing this review on January 19, 2019. As of today, the garage door to my building has been broken for well over two weeks. That means ANYONE has access to the garage. Additionally, we used to have beautiful landscaping both in the front of the building and courtyard area. That landscaping has been replaced with stones/rocks (easier for them - no grass to cut, no flowers to maintain, etc.). It takes weeks for maintenance to respond to issues in the common areas - the printer in the business center rarely works, gym equipment is broken for weeks at a time, elevators are often out of service, and the coffee makers are sometimes broken. In addition to maintenance issues, there are issues with owners not cleaning up after their dogs (I've even seen dog feces INSIDE the building) and residents smoking on the roof/in their apartment. MAA advertises a 24-hour concierge; however, at night and on the weekends, the concierge's desk is often unmanned. On a positive note, Lamine (weekday concierge) is the best concierge ever. What makes things even worse is that MAA has increased rent prices considerably, yet conditions have deteriorated. This property used to be one of the only options in the Carlyle area of Old Town. That is no longer the case. With so many other options, I cannot imagine why anyone would want to live here. read more

It's been a few years since I've lived here, so I can't speak for present day. However, out of all of the apartment buildings I've lived in the area (there have been several), this was my favorite. The unit in the 501 building was spacious, updated, and quiet. Great amenities and a gorgeous back yard. That said, it was a bit on the pricier side, which was a big reason why I moved. However, management was accommodating and agreed not to raise my rent, but I still was able to get something a few hundred dollars cheaper elsewhere. read more

We lived in the 601 Building for 16 months. We loved the area. Great walking area and not far from Metro. The area was very safe. We thought the building was maintained well and kept clean. We have a dog and there were a lot of dogs in the building. Most owners were good about picking up after their dogs but of course there are always those few that think the rules don't apply to them. If we had a maintenance issue the management was prompt in resolving it. Our reason for moving was that they raised the rent $225 a month after the first year. They said it is based on supply and demand and we could see the rent continue to go up. We decided it was time to buy. read more

I also agree with the comments regarding the new MAA property management company here at 501 Holland Lane. Just 2 years ago this building was amazing, friendly, and a fun place to live. No major complaints until MAA took over. Now months of ongoing issues. A non-working elevator. Dishonest leasing agents. Sold property with 24 hour concierge handling packages and can barely get package because no one is at the concierge desk. Supposedly update decor was never completed. The vibe of building has completely changed. Residents are moving out left and right. Really wish I had not signed a new lease with these crooks. Raised rent and lowered customer service. Great area and location but avoid this property until it goes under new management. I hear the 401 building next door is getting better reviews. Several 501 neighbors have recently moved there. read more

Been here for 4 years but between the high cost and constant pet droppings issues, it's time to move on. Here's a thought. Rather than spend frivolous $ on social events rubbish each and every week that the same 8% of the residents attend to get free food, reinvest the money in lower rents and bigger signage to pet owners. Being anti dog droppings is not the same as being against pets. read more

I must say that I continue to be impressed by the entire team at Post Carlyle Square! This is my fourth year living in the building and truly enjoy all that it has to offer! Joel, Michelle, and Ashley are a delight to work with, they provide top notch customer service! The concierge team, which includes Selven, Lamine, Andrew and Covelle are always most helpful! Finally a shout out to Ana for keeping the building clean and to Bobby and Rico for quickly fixing any maintenance issues. 5 Stars all around to an amazing group of people!! read more

The building, amenities, location, and proximity to the metro are all great and is what led my boyfriend and I to move here a year ago. We started out with a lovely experience, as this is close to Old Town but far enough away we don't get a ton of crowds or traffic. Everything is walking distance and the property itself is nice to live in. While Post Carlyle Square is a beautiful place to live, their management company, MAA, will increase your rent by hundreds each year, misinform you on deadlines and then charge fees, tell you it's a favor they even tell you the faulty dates (arguably it is a favor to them, since they're the one lying to you and then getting your money), constantly have an elevator down or a garage door down, badly keep track of their documents so that they try to double charge you for pets and renter's insurance, and much more. We have had to break our lease a bit early since my boyfriend got a new job in another city, and they are charging two months of rent as an upfront fee in addition to another two months of rent. So now we are paying 4 months of rent in half the time, and that's on top of the dramatic increase in pay they required to renew our lease in the first place. They don't view you as a person; they view you as a bank account with free money they can take. I would NEVER recommend living here to anybody. There are much nicer places in ANY city that aren't MAA. And just note that a lot of these other, positive reviews are from new residents; the longer you live here, the worse it gets. read more

Overall nice apartments (601 Holland Ln building) and community, in great location, opposite a beautiful park. However, despite paying premium prices, don't expect the management to treat you as anything more than a revenue line item. Needing to break our lease after having lived in the community for 5 years and being a year into our latest lease renewal, we were treated exactly the same as someone moving out after 6 months having secured preferential rates on a long term lease. Namely, we received no concession at all on the month's notice, 2 months penalty rent, plus security deposit, despite asking politely every way we could and pointing out this wasn't the reasonable thing - nor did it reflect the management's costs incurred by breaking the lease. Worth mentioning that the "pet friendly" policy is out of control - many inconsiderate dog owners continually ignore the clear posted signs not to curb their pet on the property, resulting in urine-bleached grass in the few locations that children can play on the property. Finally, a shout out to Lamine who is a great concierge. read more

The following are recurring issues which potential renters should be aware of: Fire alarms sounding anywhere from 1-4 am several times throughout the year. The volume and strobe lights make it impossible to stay in and ignore them, so plan on waiting around outside until the fire department comes. On the plus side (?): It's never actually a fire. Loud noise from the courtyard, night or day, especially if you are on the first few floors. Noise from the club room, including people playing extremely loud and potentially offensive music until 11 pm at night. The room is way too small for a DJ, yet there has repeatedly been one at private events hosted here. If you are on the first floor, prepare for a full nightclub experience: guests yelling and roaming the halls, windows shaking from the music, and loud bass drowning out your television. The 640 building is notorious for the paper thin walls, but nearly every unit is poorly soundproofed. Be ready to hear screaming from nearby apartments on a daily basis if there are young children living there. If you are on the first floor and anywhere near an exit stairwell, be prepared for slamming doors at all hours. They are so loud that even though I prep my guests for the experience, they still jump when it happens. The buzzer entry system does not work, so prepare to go outside to retrieve any deliveries or guests. Parking is constantly scarce. A portion of the ceiling over one parking spot collapsed at one point. Additionally, be prepared for a costly rent increase each year. And if you are unhappy with your unit and want to transfer to another unit within the complex, be willing to pay almost 1,000 dollars in fees. If management can figure a way to get any extra money out of you, for any reason, they will jump on the opportunity. read more

Me and my husband transferred to Post Carlyle Square from a sister MAA property in Florida due to his job and we couldn't be happier with the place we chose. The location itself is great! The highway is right around the corner, we can walk 5 minutes and be at Whole Foods or CVS, the King Street Metro is about a 10 minute walk, and King Street has so much shopping and restaurants. We have 2 small dogs and there's a park nearby and great walking area around. Moving from Florida, I'm use to having to drive everywhere and nobody walks for fun, but here I've found myself walking more than ever! Bobby, one of the maintenance guy is great and so is the leasing staff! Any work order that I've put in has been completed that day or within 48 hours. I can't speak about the management before because I was not here for that, but I don't think MAA has done a bad job at this property. read more

Renters Beware: This property (501 and 601 Holland Lane) used to be managed by Post Properties Inc., but around December 2016, it was acquired by Mid-America Apartment Communities Inc. (MAA). Keep this time-frame in mind when reading the other reviews. Since MAA took over, the quality of property management has tremendously declined, meanwhile, they have jacked up the rent prices dramatically and inexplicably. Post Properties when it ran Post Caryle Square was able to provide high-quality services at reasonable rent prices. Then MAA took over. It looks like this new company (MAA) is only interested in maximizing profits, and cutting costs. No longer worth it. --------------- Update (1/5): The following are recent reviews of other (former) Post properties, which MAA took over. Sadly, the trend is apparent: Post Briarcliff: "The quality of the community has declined considerably since MAA took over the management of Post Briarcliff. Many tenants are moving out because it is no longer what it used to be; it's not worth living here anymore. There are communities nearby where you get more for your money." Post Lakeside: "I have lived at Post Lakeside now for 3.5 years. If I were writing this review a year ago, I would have absolutely given Post Lakeside 5 stars. However, since MAA has taken over the management of the property, the level of service and care for the property has degraded immensely." Updated review after 8 months - Safety and security are always important and these MAA properties would benefit by better light management of the front entrances (501 canopy entrance lights all appear to be turned off for some time, 601 entrance lights are frequently out). Cars park in front of 601 for extended periods, often overnight - delivery and pick up services, i.e., Uber, have not choice but to double park on busy Holland Lane. And may be good for quick getaways, if in the building for other purposes than being a resident... Landscaping has been diminished to rock gardens - better for pets, but takes away from the aesthetics of the building and the welcome appearance. Large dogs abound, which we thought were limited by weight in the lease - guess not. The increased social activities are fine for those who participate, however it would be nice to have the cost considered toward additional gym equipment in 601, as there is any empty room next to the current minimal gym that could be utilized. Concierge services available, when there is someone at the desk... With many new renters coming to town in the near future, positive reviews would be helpful in attracting and maintaining a high percentage of residents...thank you for listening. read more

The 601 building is such a disappointment. The stairways are never cleaned and there are globs of dog hair and weird stains all over the place. If there's a spill of any sort, it takes weeks for someone to clean up. I used to play a game of "Let's see how long it takes for someone to clean up that stain!" and it stopped being fun when I realized the answer was weeks to months and sometimes never. There was a full bag of pet food spilled in the garage that wasn't cleaned for weeks and actually blocked the spot unless you wanted to step out into a pile of dog food. Coffee spills by the elevator take months to be cleaned. The carpets on each floor are filthy. Basically any communal area that is NOT shown on tours is not regularly cleaned. Also the door scanner by the mailboxes almost never works, so people have to go all the way around the building to get in AND the scanner from the garage stairwell to the lobby almost never works, so if you want to check your mail after parking, you can't just walk up a flight of stairs and get to the lobby. You have to always wait for and take the elevator. It's ridiculous. Also parking is TERRIBLE in the 601 building. You pay $75 for a spot that if it's past 11pm on any given night is NOT THERE. Honestly that is grounds for a class action law suit for goods paid for and not received. They oversell the garage and force whoever comes in late to deal with it. When you complain, the solution from management is to go over to the 501 building and ask for a guest pass to the other garage. Remember this is 11pm at night, you've just searched the entire garage and there isn't a spot, and now you have to go out of the garage, park in front of the 501 building, HOPE that the concierge is actually there (30% chance of that), get a parking pass, go park in a different garage that's not in your building, then walk over to your own building and go collect your car in the morning. That is not even REMOTELY a fair solution. And management says, "Don't worry we won't charge you for the guest spot in 501" like that is some prize. Oh you won't DOUBLE charge me for a spot that I paid for and didn't receive - how incredibly gracious of you. Ugh. This complex is a horrible disappointment. Please get your act together - there are many many unhappy residents. NOT a luxury apartment complex. read more

This is for 601 building. Hang out on the rooftop and all of the sudden a strong smell of cigarette or cigar smoke. Nobody was on the rooftop and obviously it is from someone who lives on the 13th floor. This is suppose to be a non smoking building. Management need to find whoever is smoking and terminate their lease. This is the second time happened to me. It's very intrusive. And hopefully they'll get COPD. read more
