I finished my strategy meeting with Andrew Herzog regarding my current HOA issues and my ongoing water mitigation claim. I appreciate a professional who allows clients to address them by their first name, removing formal titles to make people feel at ease. The strategy session was informative and left me with more confidence regarding my ongoing claim. I arrived with thorough documentation and did my absolute best to provide the proper information to ensure the meeting went smoothly, which I hope made it easy for Andrew to dissect the exact points I am arguing. Andrew was realistic with all the potential outcomes, and I can appreciate that fact as it doesn't leave an individual with a false sense of hope. You have to go into these sessions with an open mind and consider all possible outcomes. HOAs are difficult to work with; while this is my first experience with one, it has been a significant learning lesson. I now know that for my next property, I will ensure there is no HOA involved. I appreciate firms like Lubin Pham + Caplin for helping individuals navigate the complexities and negative actions that HOAs put their residents through. Thank you Andrew. read more

I found this firm after two other places gave me the runaround over an HOA case involving their negligence on a repair that dragged on for over four years. When you hire a lawyer, you want someone who's sharp, efficient, and doesn't waste your time (or money) with fluff. Lawyers charge by the minute, so every word should count. When I met Divya, she did exactly that. She took all the information I gave her, laid out the pros and cons, and walked me through possible scenarios, often answering my questions before I even had to ask. With the other attorneys? I left more confused than when I walked in. Divya was precise, laser-focused, and consistently available. Even replying during off-hours when I wasn't expecting a response. Legal matters aren't easy. The anxiety builds. But this firm never dropped the ball. They were with me the entire time, and I never once felt neglected or alone. In the end, we got a decent settlement. We got exactly what we fought for. It took a year, mostly because we were up against irrational people. Sometimes it's not just about "winning"; it's about standing your ground and letting the other side know they can't walk all over you without consequences. Now, I know exactly who I'd call if I face something like this again, and who I'll recommend to anyone in my community who does. Just be upfront, be honest, and be prepared. No attorney can guarantee the outcome; just like no doctor can guarantee the result of surgery. But with this team, you'll know they've got your back. read more

I already heard great things about Bill Idleman of Lubin Pham + Caplin. He gave me priceless advice and information to help me. He didn't seem like usual lawyers that seem abrasive and pushy. I refer William to any with HOA or real estate concerns, because he will figure out what will work or be truthful if there is nothing. read more

I called about three months ago, and someone insulting answered the phone. Today I called, and it rang for 2 to 3 minutes before someone answered. There is no way that you can talk to a Lawyer or a legal person. The majority of potential cases do not get to the Lawyers because the calls are not correctly handled. And for Lubin Phan & Caplin to handle their incoming calls this way, it is a red flag. read more

After posting this, I now see he posted a reply falsely accusing me of lying. Life is too short. I have removed most of the content of this post. I experienced poor quality & value of service, professionalism, and excessive legal fees. I strongly do not recommend based on my experience. read more

Use caution and pay extra attention for any red signals when you receive your 1-hour consultation of $450 and only COMMIT on using their company if you are 110% comfortable. This was my experience: I scheduled my consultation and I asked to meet with one of their "best lawyers" and when my meeting came my husband and I were totally disappointed. The demeanor of this lawyer, was laid back, unknowledgeable about HOA's, was not engaged, and pretty much discouraged us from the beginning. We got the feeling that they make more money just collecting $450 from people. Luckily, he provided us with his name and license number and after our consultation, I researched his background and they had set-up us up with a lawyer that had government, corporate and finance background with poor lawyer ratings, didn't know much about CA law and had worked with their company for less than two years. We were fortunate enough that we received our money back after I reached back to the company and spoke to their management directly. I told him exactly what had happened and how one of their "best" lawyers was poorly and/or not qualified to take our case. UPDATE: Management did offer a second chance with a new lawyer which I had high hopes for and re-submitted all of my information once again before the new consult that was scheduled for 2-3 days later. When the new appointment came, it was only offered through a phone call (no video call). The new lawyer definitely did not review any of our information prior to meeting us and after we spoke for a few minutes she offered to begin the process for a refund. Unfortunately, it is hard for me to trust a company after a bad experience and maybe their google's response is legit and Andrew did have the "right" experience for the job, but in my eyes neither Andrew nor the new lawyer they paired us up with the second time, made us feel like our hard earned money and case was going to be handled with the importance, experience and professionalism that we were looking for. I am so grateful that we did not hire this company because their reviews and website content, I believe DO NOT AT ALL MATCH what they promote. KEY POINTS TO NOTE: I posted this review based on my personal experience on 9/21/2025 and today 9/22/2025, the manager who processed the refund back in May/June called me to discuss my experience with them and how to make things better for me. Funny how things work sometimes. NOTE: They DO NOT READ ANY OF THE DOCUMENTS YOU SUBMIT beforehand and you end up retelling your whole case to the lawyer. ADVISE: Ask for in-person meeting even if it is through Zoom because you want to make sure that the person you are talking to is really the person that will be representing you and you can match the person's credentials.*** REVIEW UPDATED ON 9/22/25 at 2:40 pm read more

So predictable. Supposed bus. owner takes time to generate lengthy, deflective, distractive, misleading reply off the topic, but unwilling to take or return a call or speak with a prospective client. That arrogance knows no bounds. Why not just be candid. Your operation as described by your own staff is to (low end call center staff) waste a prospective client's time, by badgering a caller into submitting to be peppered with nonsensical questions with unqualified, non attorneys, only to have to wait to pay for an unsolicited and falsely labelled off topic so called consultation with an unknown person. If one buys into the tripe written by Nicholas, all the preceding negative reviewers lack credibility. And none of this was about conducting normal conflict checks. From numerous posts preceding this one, you've been found out and exposed. How dare the bus. owner be so presumptuous to opine with critical comments about my unrelated, accurate posts of which he knows absolutely nothing. You heavily advertise, I called to inquire twice, was manhandled each time and your staff defends it because them state your competitors in same area do the same. Scarily unprofessional. Didn't take my time to call just to get raked! read more

Great group of professionals. Moved quickly and throughly. Would use them again! They listened to my case, within a day they took matters into their own hands. Took me every step of the way. read more

They were helpful in an HOA dispute. They reviewed a lot of documents I sent over, to understand the situation and gave me good advice to deal with the situation. When I talked to them I knew that they read the documents I sent over to help address the situation. I recommend them if you have any HOA dispute. read more

This law firm is transparent, professional, and very knowledgeable with HOA Law. They listen to their clients during the consultation and are detailed with their assessment. We were stuck on a lawsuit for over a year that had also failed mediation. After reviewing the background of the firm and that of Nick Caplin, we set up a consultation with Nick and his firm to potentially represent us to litigate. Nick was direct, to the point and does not hold back on what he thinks based on his experience. His legal knowledge and psychological understanding showed as he laid out the options as we asked questions on details. We followed a path that he suggested and the case was resolved with a letter. Thank you, Nick! read more

A very good HOA and Real Estate litigation outfit. Prompt, professional and reasonable in their billing and invoicing approach.

I was a homeowner facing a construction defect dispute after my Los Angeles county home was damaged in a wildfire. Navigating the legal system was draining. Fortunately, Lubin Pham & Caplin was able to help by providing customized solutions. My case was handled with care. My attorney was experienced and responsive. We went over the steps I needed to take in order to successfully resolve my construction defect dispute and hold my contractor accountable. read more

Randy Lopez is the worse. He expects quick responses when I am working. Not even 48 hours, and he said that they couldn't take my case. This law firm deserves all the bad karma in the world, and rightfully so. If an attorney takes it's precious time to evaluate the case, the client need time to send over documents and fill out the intake form. read more

What a professional company! Andrew was amazing! He answered all my questions and was very respectful. He listened to my concerns and gave great recommendations. He never made any of my questions seem unnecessary. He listened with patience and consideration for my HOA situation. Thank you so much I am so glad I reached out to you. read more

Not responsive to my contact for appointment regarding my case in Walnut Creek. They do not seem to be active in the Walnut Creek, Bay Area even though they give the impression that they are. read more

I choose this company because of the online reviews, but the reviews don't reflect my experience. Spoke to a Mr. Caplin who was very demeaning the whole time. I also paid for an hour and my call was ended in 35 mins. At the end of the conversation, he stated his assistant would book a follow up appointment but I never heard from them. I tried reaching out multiple times but no one seems to be responding. My money ($500 for an "hour") went to waste. Luckily I had another lawyer quickly pick up the case. Please be careful out there. Note: Something odd I noticed is that the company issues paperwork requiring signature stating that they could use the submitted information against the client and to their advantage if they wish. read more

Called this firm due to a citation I received because I have yard signs that our HOA president found noxious. There really is no citation for yard signs but a restraint for election signs and time restraints. My yard signs are not that. One states "Are we great yet- cause I just feel embarrassed". The other is a Washington post motto "Democracy dies in silence'. Andrew Herzog my attorney lined out a strategy for letter writing and to who step by step and what to ask for. All the way to write to my senators. Our HOA president is a bully and feels very entitled and won't quit coming. I don't want to remove my12" signs. There are many signs in yards here. Some I don't care for but I believe in first amendment rights. Appreciated this attorney and his ideas. Rate 10 out of 10. read more

Dealing with HOAs can be a nightmare, even when something is clearly their fault. I found this firm on Yelp and was glad I reached out. I had an issue where an HOA governed pipe backed up and flooded my unit. I ended up consulting with Divya for 20 minutes and in a very short amount of time, it was clear she was an experienced attorney and experienced with HOAs. She let me present the issue and concerns and gave me a fair and clear path we could move forward. I sincerely appreciated the breakdown of potential timelines and potential costs to help frame my decision. I have not had many issues involving attorneys and lawsuits, but felt incredibly comfortable and in good hands if we chose to move forward with our legal action. read more

The company has prompt response, caring staff. Will update with more details soon.

Andrew Herzog was professional, polite and very informative. He answered my questions and explained their policies. We discussed procedures that the firm is required to follow if I agree to their fee agreement. I would recommend Andrew for future representation. read more

I just had a complimentary 20 minute phone conversation with Nicholas Caplin and in that short time I could tell he knows his HOA law! Even though I believe the HOA was harassing me over some minor improvements and did not follow the cc&r's, Mr Caplin went over the law and my options and convinced me to bite my tongue with the HOA and just follow their guidelines. I was fully prepared to send a threatening email to my HOA but Mr. Caplin talked with off the ledge with his common sense, no nonsense and professional approach. After our short conversation I offered to pay because I believe his advice and guidance was priceless but he politely declined. 5 stars isn't enough and I can't thank them enough for all of their professionalism, knowledge and advice! read more

I researched several attorneys to help me with a civil issue with a neighbor in my condo complex. Many of the attorneys either didn't call me back or did not listen well. And then I discovered this law firm. The team was very responsive. How many law firms offer 20 min complimentary consultation? Not many. I spoke with Divya. She was a straight shooter and direct to the information about my civil case. Thank you! read more

My HOA didn't enforce the CCRs and there was a pipe leak in my condo. I hired them. They lost. The insurance attorneys at Gordon Rees wiped the floor with US and I had to pay attorney's fees. If you want a chance to win, find a good firm that knows the law. read more

I don't normally write reviews about businesses but I had an excellent experience with this law firm. They were not only knowledgeable, but most importantly, totally honest. This year I decided to finally resolve an on-going disagreement I had with my Homeowners Assoc. After years of harassment and back-and-forth, I decided to reach out to several firms who specialize in this across SoCal. Out of everyone I contacted, LPC was the most straightforward, honest, and reassuring. The other firms struck me as only wanting my money, LPC really made me feel heard. They were even honest about my options; including options which did not involve them! I felt they cared about helping me over their own interests. I opted to move forward with them representing me and worked with an attorney named Divya. She was extremely knowledgeable in this aspect of the law, but at the same time confident and explained to me clearly regarding the process and what course of action we should take regarding my issue. Throughout the process she was extremely responsive and noticed she would even respond on weekends or off-hours! Ultimately my issue got resolved without the need to go to court saving me thousands. I would not hesitate to use LPC again for my future HOA issues and will be recommending them to all my friends/family. read more

I highly recommend Nicholas Caplin and his colleagues. He helped me with horrible neighbors and other related civil issues. You can be certain Nicholas Caplin knows the law and is fully on your side. If you have civil matters that need to be address promptly, he's the lawyer for you . If you need someone in your corner that knows the law, goes above and beyond for you. I was going to ask them for help, and I cc'ed them on my email conversation with my HOA (Just 1 email). Lubin Pham + Caplin - Real Estate Law Near Me - Irvine, California

We were having an issue with our HOA and water intrusion at the condo we own in Los Angeles. Unable to resolve the matter on our own for almost a year we retained the services of LP+C. We researched other firms and wanted one that was exclusive to representing homeowners only. Other firms represent both HOAs and homeowners. We were connected with Divya and are SO thankful to have had her on our side. Divya is a rockstar attorney. Her knowledge of HOA policy, condo law, etc. is incredible. She walked us through every step of the process and presented us with options along the way. We never had to wonder what was going on or happening with our case because Divya is super responsive (at all hours of the day and night) and followed up with us ASAP. Not feeling left in the dark was reassuring and we knew we were in good hands. Her style is very proactive, collaborative, and aggressive. The best combo to have when someone is fighting on your behalf! Having no prior experience working with an attorney for a situation of this kind, she's exactly what we NEEDED. If we need to seek legal counsel/advice in the future, this is now our law firm and Divya is the attorney we'll want to represent us. read more

I was having serious issues with my HOA. They stole my storage unit that was assigned by my property title. They fabricated a fake narrative to limit my rights as a homeowner. I hired Lubin Pham + Caplin to assist. They understood the complex issues involved in this case. They created a detailed plan to fight the HOA and get my assigned storage back. I had a chance to work with 4 attorneys in this office. All are excellent professionals and individuals. I highly recommend. They won the case and , also, got all the attorney fees back from HOA. read more

Based on all reviews here, I was hopeful. If you equate within the first 9 minutes a response of charging $500 per hour and "HOA BOD are the judge, jury, and executioner " as proper and encouraging yeah, that's not what I consider inline with all these great reviews. We were beyond disappointed. read more

There are very few firms in Orange County, or anywhere in California for that matter, that really, truly understand the Davis-Stirling Act, which is the law that governs HOAs and claims involving HOAs. I worked with Divya on a dispute with my HOA that we eventually got resolved. Her persistence and knowledge of the law were a big help in getting the HOA to take us seriously. I was having issues between my HOA and damage that took place at my Condo. I had contacted a few HOA related Layers. Most wanted to charge $400 just to talk to me and see if I had a valid case and if they would be able to help. Lubin Pham and Caplin set up a free consultation to give them a brief rundown. That said a lot about them. While I understand that time is money, it said a lot that they were not in it just for a quick buck. That they wanted to make sure it was beneficial to both parties.
