I've been at Avilla Suncoast for nearly 4 years. It is a gated community with luxury apartment…read morerentals for stand alone and duplex units. All the backyards have natural grass, trees, and a privacy fence. The complex in general is very clean and all of the appliances and flooring in the unit are brand new. I've had zero issues with maintenance crew; they actually come out in an extremely timely manner. The complex is a very dog friendly community with a dog park at the front of the facility near the pool. There is a hot tub and nice grilling area also. You will not find another apartment complex in the Tampa Bay area that is for renter's, allows for large dog breeds, and you have your own backyard with a privacy fence. For the price, it is not matched. It is affordable and my rent has not been raised in 4 years. The Portfolio Manager for the complex, Stephanie Kouretas, recently did a routine walk through it my backyard. It was muddy from all the South Florida afternoon summer showers. The next day she contacted me and said Avilla was was resodding my backyard free of charge; I did not ask for it. That's a $500 value. That's good customer service and a great management team. I would highly recommend Avilla Suncoast and I am not an easy tenant to please.

So happy I made the choice to live here!!

-- READ THIS BEFORE YOU SIGN ANYTHING AT PIER 8 AT THE PRESERVE…read more I am writing this from an Airbnb. Let that sink in. I pay rent on an apartment at this property, and I cannot live in it, because it is growing mold on the ceiling, around the HVAC access panel, down the walls, around the vents, in my bedroom, in my closet, and in my guest bathroom. My two dogs are at a sitter. Every night I spend in a hotel and every day my dogs spend boarded is money out of my pocket, on top of the rent I am still paying for a home I cannot safely enter. And management's position is that this is fine, and that I should just keep living there. Here is exactly how this has gone, with dates, because I have documented everything. On the morning of October 21, 2026, I woke up to extensive mold growth throughout my apartment, Unit 301. I did everything a good resident is supposed to do. I photographed it. I submitted a service request that same day. Within 48 hours the mold had spread into my guest bathroom, bedroom, and closet. Management sent a company out to assess it, and their first instinct was to blame me. They claimed this happened because I had not replaced my HVAC filter. That claim is false, and I can prove it with a receipt: I changed that filter less than two weeks before any of this appeared. I have repeatedly asked management to provide me with the results from the company they sent into my home. They will not give them to me. Think about that. There are professional findings about the air and the walls inside the apartment I pay for, and the people who manage this property will not show them to the person who lives there. I sent a formal written notice under Florida law. I wrote to them again on Friday, October 23, disputing the filter claim, sending additional photos of the new growth, and asking for a mutual termination of my lease without penalty, so I could leave a home that is making me sick and we could end this cleanly. That email went unanswered. I have since spoke with them, and here is the answer I got from Community Manager Thai Lee: they are refusing to let me out of my lease. They say they need an opportunity to "clean it," as if mold spreading through a ceiling, an HVAC system, a bedroom, a closet, and a bathroom is a housekeeping issue. And in the meantime, I am, in their words and in their actions, simply expected to live there. My health is already not in great shape. I told her that. I told her I have two dogs in that home. And I asked her one simple, fair question: would you live in these conditions? Her answer, word for word, was: "I'm not going to answer that question." She would not answer it because everyone in that office knows the answer. Let me be clear about what I asked for, because it was not unreasonable. I did not ask for money. I did not ask for compensation. I asked to be released from a lease on an apartment that became uninhabitable through no fault of mine, so I could go find a safe place to live. I offered to have my belongings out by October 31 so this could be over quicly for everyone. A reasonable company says yes to that in one phone call. Greystar, one of the largest property management companies in the country, said no, and then stopped answering. To anyone considering this property: tour the model unit, enjoy the pool, listen to the sales pitch about luxury living. Then understand that the day something goes seriously wrong in your home, this is the team you will be dealing with. Blame first. Silence second. A refusal third. You will document, you will plead, you will pay for a hotel while your apartment grows mold, and they will tell you to live in it. As of today, October 26, 2026, the mold is still there, I am still out of my home. If you value your health, your pets, and your money, live somewhere else.

Living at these apartments for 3.5 years has shown me one thing: some residents are far more…read moredramatic than the community deserves. People complained about the smallest things, but my experience was genuinely great. My apartment itself was beautiful--very upscale, thoughtfully designed, and honestly incomparable to any other unit I've lived in (2 bed, 2 bath, 3rd floor). I also had a gorgeous lake view that I never got tired of. The move‑in incentives were solid, and the staff--from the office to maintenance--were consistently amazing. The office team didn't just host "events" for show; they put real effort into them. There were multiple times where they had an open bar, and everything felt intentional and well done. Maintenance was fast, friendly, and reliable. Someone once let their dog poop right in front of my door, and maintenance came to clean it up just a few hours after I submitted the request. The amenities were also great and rarely out of service. The only thing that stayed broken was the gate--and that was because residents kept breaking it, not the property. If I had to complain about anything, it would be the noise. But honestly, it wasn't bad. I didn't even realize how "normal" it was until I moved into a townhome and experienced how much quieter that is. The noise level here is the same as any other apartment community. If noise is that shocking to you... buy a house. All in all, I had a great experience living here. The community is beautiful, the staff is wonderful, and the amenities are solid. My only real critique is that some residents complain way too much and can be a little bratty. Moved because I bought a house

Our experience at Altis Grand Suncoast was EXTREMELY disappointing. My husband and I moved in…read moreduring construction in December 2023 and found our unit dusty and clearly not cleaned. We called the front office and were told that if it wasn't clean, it was NOT their fault. Pest issues were constant, and despite raising concerns, the response was dismissive. Management frequently shifted blame and showed little accountability. What made matters worse was the unprofessional and rude behavior from multiple managers, including us being belittled in front of other residents and yelled at over the phone when expressing valid concerns. There was also constant staff turnover, which made resolving issues nearly impossible. In April 2024, our bathroom flooded due to negligence from the unit above--one of the residents being a front office employee who is now an assistant property manager. When we brought up ongoing noise issues, we were met with hostility instead of solutions. Upon moving out in June 2025, we were unfairly charged $680 for carpet damage we did not cause and were falsely accused of having a pet (we do not like pets at all!!), despite providing photo evidence and repeated clarification. My Husband and I strongly DO NOT recommend living here. Between the lack of professionalism, unresolved management and pest issues, constant pet feces almost everywhere, cheaply made objects in the apartment that would easily rust, and consistently rude management, this complex caused more stress than it was worth. If you want to save your mental health and energy, DO NOT LIVE HERE!!

The pool area is pristine. If you check out their website, the photos are a true representation of this complex. The hallways and parking areas are well lit. The gym is huge, state of the art, well equipped, pristine and accessible 24/7. This complex has a beautiful clubhouse with a game room, TVs, and an area for residents to rent for private parties. We had one extremely minor issue with the kitchen sink sprayer. Once we reported the problem via the resident portal, maintenance responded professionally and efficiently within the hour. The only adjustment for us, so far, is the sound from the apartment above us. The large open living area has hard surface flooring so we hear the family upstairs moving chairs, walking around. That being said, neighbor sound is part of apartment living. Having an area rug would help muffle the sound. I held back one star until we've been here longer. At the end of our stay here, I'll update my review. But so far we couldn't be happier with our decision to move to Lakeside Walk.
