Recently bought "new" home (turned out a remodel with addition) from Lockhart Realty's agent and…read morebuilder "Mike" Magesh Gurunath aka Gamp Properties, LLC. He is personable and soft spoken. BUYER BEWARE Make sure all items and actions promised are documented and/or written into your contract with him especially any and all warranties. Don't accept verbal promises without some type of documentation. And have an inspection done. We didn't ("new house") though we did a walkthrough inspection which isn't sufficient. We needed to sell the home we bought before we even moved in. Buyer's offer substantially exceeded asking price. They contracted for an inspection. It found deficiencies not just limited to leaning foundation piers, piers not attached to beams, piers not of adequate material and just placed on not into ground, addition piers ok but cardboard of cement piers not removed thus inviting pests who eat it, construction trash underneath, deficient drainage, and so much more. Buyers canceled contract. Mike said he was sorry we lost the sale but would not address deficiencies as "I never promised you a warranty". We paid for curing of all deficiencies and sold to another buyer at asking price. Mike continues to build and sell in Lockhart currently on Main Street & Ruddy St.
