Had a great view of Sunday night's fireworks from the top floor balcony. Parking can be a bit tricky. but that's true of anything at Hampton Beach. The places are more apartment style, and come with basic kitchen appliances and utensils. A much nicer option than a lot of the places on the beach. The owner runs the front desk, and is very friendly. He secured parking for us when we arrived, and has a great knowledge of the restaurants in the area.

There are several good eating and drinking establishments within walking distance. Hampton Beach can get super crowded on summer weekends, but is beautiful and clean. They upped their rent every year due to fixing and updating the grounds and buildings which are not true. Water gets turned off on weekends without notice. They allow certain people to park on the side of the street covering the view of traffic that comes from the right when exiting the parking lot which is unsafe Half of the washer and dryer machines never work The complex is uses "recessed-heat" meaning they turn it off and turn on whenever the landlord pleases.( means in the winter time they will turn it on high for 15 minutes and then will turn it off for hours until it gets frigid.) you will have to buy portable heaters to keep your room/rooms warm. A major problem is cooking in these apartments using their stove tops and their range. Will smoke up the whole apartment up within 5 minutes And that's with the main windows open and having fans on. The maintenance guy took out the batteries for the fire alarm because it would go off if we were to take a hot shower. I absolutely do not recommend theses apartments to anyone. Who allowed one person to have a dog and not another???

Then declared bankruptcy and stopped all communication with me. The five star reviews on Google are definitely fraudulent. The reason I know they are fake is because he uses either stock photos or photos from other projects for them. As a matter of fact, one of the fake five star reviews are photos of my own property . I took a screen shot and attached the side-by-side photos just so you could see. Anyways, please don't trust this guy

If you are dealing with this company, keep everything in your records and know your rights because they WILL try and screw you over! As they have said apparently in reply to what I posted, the "loud noise" was our 1 year old daughter playing during regular times, I'm talking 7-3 and we were told we were not allowed to vacuum in our apartment during the business hours of the office downstairs. How is that reasonable with a one year old? Not only did they threaten us with police for the noise, but we were threatened with "do you know who I am?". And "what are you running a daycare up there?" Really???? We are not bad people, but after putting up with this company we had enough and decided to stop playing their games...Do as you please but don't say you haven't been warned.

They either had in house resources or outside contractors that were prompt, did quality work and were reasonably priced. I don't know how we would have ever found and scheduled the number of trades required in reasonable time to get the house listed. Every call to them resulted in another problem solved. I don't know how we would have done it without them.

While there is always room for improvement, they have been doing a great job for us over the past several years. We had another property management company prior to this, and the financials were in a terrible state and repairs took forever. In a community, there is always something to be repaired and complaints about service does happen. It is not an easy task to deal with so many personalities., but our property manager does this with grace and kindness. The property managers I have worked with from Great North have been very accommodating and very professional. What people might not realize is that the property manager works at the behest of the Board of Directors. The Board makes all the financial decisions for the community and works with the property manager in deciding the budget and what maintenance needs to be done. The community votes on the budget each year, and most communities have budget meetings at which the Board or property manager explains the expenses for the following year. The Board of Directors is elected by the homeowners and has a fiduciary responsibility to make sure the community has the funds to maintain the homes and property values, and to fund an adequate reserve account for the future. The property manager is part of this process.
