We used Arthur Thomas Properties for property management of home we were listing for sale. They were able to successfully repair or renovate anything required for a successful sale. They either had in house resources or outside contractors that were prompt, did quality work and were reasonably priced. I don't know how we would have ever found and scheduled the number of trades required in reasonable time to get the house listed. Every call to them resulted in another problem solved. I don't know how we would have done it without them. read more

PUBLIC SERVICE ANNOUNCEMENT - BEWARE!!!! If you are considering renting an apartment from these people, buckle up. This is required reading ... I am warning you now - DO NOT rent from these money grubbers. AVOID AVOID AVOID. God forbid an unforeseen circumstance arise that requires you to relocate, or even if you intend to buy a house .... you will be charged a non-negotiable "re-leasing fee" equal to 85% of one month's rent to cover the "administrative and operational costs" associated with getting the apartment re-rented. TELL ME HOW IT COSTS $1,572 TO GET A 1 BEDROOM APARTMENT IN THE HEART OF DOWNTOWN EXETER RE-RENTED? That's how much they charged me to break my lease when I got a new job that required me to relocate to Florida. And on top of that it took them over a month to re-rent the apartment, which meant I had to cough up $1,850 to cover rent for another month when I had already moved out entirely and am now living in another state! The "re-leasing fee" is indicated in the lease, however I've worked with 6 other property management companies and I have NEVER experienced anything like this. There has always been some degree of negotiation and/or understanding. Truly god awful. They tried to charge me a maintenance fee for unlocking my door after hours when "tenant wasn't home". This was a maintenance request that was cancelled almost immediately and not my problem that their system didn't update properly. The best part is that I WAS HOME but again .... $$$$$$. Only after I expressed my frustration with their lack of urgency to fill the unit did they add this charge to my account ... in March ... when the event in question occurred in January ... Hmmm? And the charge was showing as "overdue since 1/20/2025". Again, money-grubbers. I cannot emphasize that enough. In one of our final email exchanges, Jeff Way claimed they had to have a cleaner come in because "it smelled like cat in there pretty bad". (Mind you this is DAYS after the apartment has been DEEP cleaned, aired out and SHOWN TO MULTIPLE PROSPECTIVE TENANTS). This was an additional $120 charge they added to my account. I took photos and videos of the cleaning I did KNOWING they would be out for more money. Important to note - I am an exceptionally tidy and organized individual. I cannot function in a dirty environment and dusted, swept, vacuumed and steam moped WEEKLY. I love fresh air and always had the windows open, oh and by the way my place was FULL of plants (over 50) that purify the air. I spent 2 WHOLE days cleaning (not joking) and it was sparkling in that place when I left. You should see their "move-out cleaning checklist", which I followed to a T. I had 3 friends come by to pick up some plants I left behind for them, and my mother also stopped by to video the entire apartment empty and cleaned. All of whom said great things about the state in which I left the apartment. IT WAS SPOTLESS. This is just ANOTHER example of their money-grubbing ways. I could go on and on, but I digress. It cost me $3,422 just to get away from this company. $1,572 to break my lease and another $1,850 for rent for the month I was no longer living there but they had failed to fill the unit for April. TRASH. The writing is on the wall people. I had heard awful things about the company and still took the risk because the apartment was cute and I was in a bit of a time crunch. Seriously, please learn from my mistake. Do yourself and your wallet a favor - avoid this company at all costs or it will cost you more than you can even imagine. They are not worth the headache. Disgraceful, disgusting company. I am relieved to wash their filth off my hands for good. read more

My son has rented an apartment in North Hampton for almost three years. They have been great to work with. Have responded well when something needed fixing/addressing. My son has found a more affordable apartment so will be leaving/breaking his lease. Timing of finding more affordable housing doesn't always line up. Would not be leaving otherwise. We have dealt with Jeff Way and Kim Dziurdz. Ryan was going to show the apartment to someone last friday, perhaps they cancelled but Ryan let us know ahead of time that the showing was not taking place. Appreciated the communication. read more

I needed a property manager to manage my small 1 bedroom in Dover. I was first told that they did not have enough people at the time to manage any more properties. I contacted them about a month or so later and was put into contact with Ryan Burns, a property manager of Arthur Thomas. I am a working professional working long hours with weekend days and overnight shifts sometimes. Ryan was hard to work with due to him initially telling me he can't do the initial meet up on the weekends, then he couldn't do it in the afternoon, and then when I had a full weekday off and telling him I could do the meeting any time that day he of course wasn't able to make an entire day work. On top of that, he took days to respond to messages and then got angry when I did the same thing due to being 1200 miles away searching for a new house. Would not recommend this company due to their property managers not being able to handle their job. If I'm hiring a property manager I'd expect them to be available at all time in the event someone renting my property has an issue and needs it taken care of ASAP. Using RPM instead and will never work with Arthur Thomas again. read more

Very frustrating having to work around their schedule to see an available apartment for rent. How is a person who works during the week suppose to be able view anything if all you offer are showings between 9a-4p. Poor customer service over the phone as well. It's probably a good thing to stay away from doing business with these guys. read more

Terrible, terrible company! I communicated with Arthur Thomas regarding managing one of my properties. At first they were really responsive on email and calls. As soon as the agreement was signed, they went quiet and then informed me that they would not take on managing my property as it was too much work for them. Tom Toye and all of the staff at Arthur Thomas Properties are EXCELLENT! I have rented three different properties from Tom and he has always done everything he could to find the right fit for me and my family. Every interaction I have had with the staff at the Dover office has been charming as well. They are very straight forward and cater to your needs. Whenever I have requested a maintenance request it is followed up on in a timely manner and resolved immediately. Tom is also a real estate agent which means Arthur Thomas Properties is a "one stop shop for all property needs". He has always worked hard to put the customer first and it is very apparent he has trained his staff to do the same. We look forward to the day Tom represents us in the purchase of our first home. After renting for 6 years from Percell Management, which was bought out by Arthur Thomas Properties, we were forced to move out within 6 weeks, due to the property being put on the market. Arthur Thomas was absolutely no help with helping us find another property to rent, as they promised they would. The person that did our final walk-thru lied on the report, therefore, we were not given our full security deposit back. We talked with the homeowner that told us that the real estate agent told her that the house was in pristine condition, therefore, she spoke with Arthur Thomas and demanded our deposit back. We would NOT recommend renting from this company. read more

I wish I could give a negative star review. My son rented an apartment from Arthur Thomas Properties on Back River Road in Dover, NH, and it was filled with black mold. We had to throw away mattresses, bedding, curtains and other things. I became sick with a respiratory infection that lasted a month after spending four hours in there trying to clean it out. They also had mice! My son complained to management and they came and sprayed the ceiling in his bathroom for mold. The mold was everywhere, the ceilings, the walls and floors! They never did anything to rectify the mouse problem. Terrible landlords and a terrible property!!! read more

Do not rent from these clowns. They take forever to respond to service calls and fall way flat in the customer service department. Took 3 months to repair a deck and never took care of two safety issues that could have easily resulted in major injury. Absolute joke. Feel bad for the folks that were the actual owners of the property as they entrusted the most unprofessional organization that I have ever dealt with. read more

From the very first day, they were professional, kind and always on top of any issue with the Property! The home sat on 4 beautiful Acres and we even hosted a wedding on the grounds.
