The 6am wakeup call by these 4 cement mixers pulling up outside our front doors this morning was nothing less than rude and incredibly inconsiderate. Couldn't these mammoth machines have at the very least arrived at 9am. They do that and behind the homes they build. We built a home in 2020 in Brunswick Forest. We have had a few issues that they will not acknowledge is their fault. We have a shed attached to our townhome and the doors were put on incorrectly. Tripp came out here and looked at it and agreed . However Logan Warranty Department refused to accept responsibility. In May of 2025 water leaked into our Lanai through the outside soffit. We emailed the warranty dept and within 1 minute of sending the email they said not their problem. Why bother giving a home you build a 10 year structural warranty when you won't even come out and look. They are the WORST builders I do not recommend them at all. read more

I had a driveway problem with about 100 rust marks I asked them to fix before final sign off. They told me it was only cosmetic so they would not fix it. Logan homes is not a reputable company. They say anything to get you to close on the house but once it is finished they have your money they do not fix any issues. I've had a roof leak, two walls ripped open and flooring had to be replaced. In addition multiple nail pops, trim work not completed, dry wall cracking. There warranty people are incompetent and schedule items out of order. And once you try to get things done properly and say something then they refuse to fix the issues. I bought a Logan spec home on Dataw Island a year ago. All in all, despite some obviously poor craftsmanship and painting we were relatively pleased. A few months into ownership, we received a lot of rain and back patio flooded despite a drain being installed. At the one year warranty review, we provided pictures of the drainage issue and a production manager from NC visited along with a warranty supervisor. We were told Logan would get right on the issue. We also elected to receive payment in lieu of Logan fixing mostly cosmetic/sloppy work. To date, no money no response. If you try and escalate, no phone numbers are given-only a voicemail with no directory options. STAY AWAY FROM THIS S##t SHOW. IT IS DEVOID OF ANYTHING RESEMBLING CUSTOMER SERVICE. read more

I would not use Logan homes. There were so many other builders that could have been selected for this project- we bought when they were about 90% done. And didnt start seeing all the issues until after we took ownership of the house. Slow to respond, terrible job on qualify control. Not worth the value of the house. It was pulling teeth to try to get them to do something properly after the inspection sheet. Would never recommend. read more

Do not waste your money- the homes look nice and they add a warranty to the home but don't actually fix items. Our drywall is not acceptable and many nail pops and bubbles in the walls. They "fixed" some but the original walls were not sanded so we are left with leopard walls. They couldn't match original paint on some rooms and were to repaint the rooms - to then tell us they would only paint one wall leaving rooms mismatched. LVP floors should be replaced but still waiting for that months later. They also have many creaks in the floors and nothing has been done! This was a new build and we are almost a year and a half in with items still unresolved! This doesn't even include the yard issues, flood in a bedroom, closet and bathroom, or how the fireplace gas line that goes under the upstairs flooring and gets so hot it will burn my toddlers feet, and many more issues not even mentioning. read more

Avoid buying a home in Bridgewater Landing Hampstead, NC 28443. We thought we found the right home for us; but as we approached the closing and the inspections reports were completed we began to worry. 40+ issues identified from the inspection 4 weeks prior to closing including "MOLD" infestation in the attic/unfinished room. Other issues, Roofing, Carpets, Cracks in Concrete Driveway, etc.. Logan promised to make everything right before our closing, but then acted very dodgy as we approached the close date. Claiming that the work was getting done, including MOLD remediation, but never producing supporting evidence. Finally, I sent an expert in to evaluate the MOLD situation only to find that the results were exactly the same as the initial inspection report (different company). Sales Team is Sketchy at best, Operations Manager was outright dishonest, (claiming repairs were made - UNTRUE). In the end Logan simply tries to pass their inferior quality off to the consumer. As I wrote in the beginning, avoid a Logan Home, and if the Sales Team makes any promises - don't walk away, RUN from this hot mess. read more

Poor quality. Do not recommend this builder. 1. Painting - outside paint job is mediocre at best. Some done in rain, observed by us and neighbors across the street - trim has dominant color on side, all around home. Streaks can be observed around house. We were informed the paint was a match to the color we asked for, but it is not. We agreed to the color we were shown by representatives at the Logan office and told it was correctly color matched paint. 2. Tile laid on very dirty floor. We are concerned the integrity of adhesive is compromised. (have pictures) 3. Foundational issue on load bearing corner of wall. Broken foundation (have pictures). 4. Observed water on ceiling of spare bedroom, down the wall of spare bedroom 1 & 2 (have pictures) - Concerned this could cause molding in walls. 5. HVAC unit sizing for this home is undersized. 6. One HVAC vent in each bedroom and the Great Room. Although one was put in the Master Bedroom Closet and in the Bonus Room closet upstairs. See below for pictures. read more

I moved into my Logan built home one year ago. Right from the start our experience with the design center was not good. The "designer" Cindy was horrible and had no clue on design or customer service. We got past that fiasco and started building. Jason our property foreman was awesome. (he has since left Logan) We were told by Jason that our property had a drainage issue but they were fixing the problem and were installing a french drain. Before even moving in we noticed half our patio gets flooded after it rains. We told our foreman and our warranty manager ( who is also no longer with Logan) After walking the property with the warranty mgr to find the french drain, he could not locate it. He said he he would contact the foreman to find out the location of the drain and get back to us. Well he never got back to us. Now the new warranty mgr comes over and we tell him about our drainage problem. he walks the property and you know what? you guessed it ,he can't find the mysterious drain. We have had a another builder from the neighborhood and the neighborhoods landscaper walk our property and both tell us that the land was not graded properly. We have been calling, emailing and texting Logan and their people for almost 4 months and not one return call. Once they get your money they could care less about you. I cannot believe a company would treat their customers in such a manner. The worst customer service by a builder that is well known in the area. Contact me before you make the mistake of choosing Logan to build your home, you will be glad you did. read more
