WATCH OUT, PREDATORY LENDING TACTICS! I had a horrible experience. It wasn't my credit score. It wasn't that I have no money to put down. I have a great score 687 and close to 15k in the bank for purchasing a home.
It's the predatory lending tactics that a loan officer used here that will make me put out the word to not use their lenders. In short. I give all necessary information, pay stubs, bank accounts, w-2 and tax returns. I'm trying to buy a condo.
I receive a pre-approval letter and put in an offer. My offer is accepted, and we start the home buying process. All of the sudden I get a TEXT from my lender saying he made a mistake and he forgot to plug in the home owners association dues that very commonly come with condos. So I need to come back in and help him correct the mistake so he can get his ratios correct. I try to get ahold of him after, call no answer, this is directly after he just texted me. For most of that day, I text, call and leave messages, nothing..... I go to his office and his assistant says he's out playing golf today and will be available tomorrow. WOW!
So I go in the next day get ratios worked out and oh by the way, my interest rate just went up a .25 % which will cost me an extra 40 or so bucks a month for the next 30 years. Gee thanks. More money outta my pocket on account of his mistake.
Lock the loan in and let's proceed. We agree with the terms and everything's fine.
WRONG!
Three days later he calls me and says, I need to lock the loan in, rates just went up again a .50 %.
I said what are you talking about? We just agreed on a rate. Now your telling me it went up. Now I'm pissed. He now wants more money outta my pocket to buy down points to get my interest rate back to where we agreed upon in the first place. I said NO WAY! What they don't tell you is that if the lender gets you to buy points, its putting more money in his pocket on the back end of the loan, so he was trying to stretch my wallet to pad his. He didn't care about me, all he cared about was taking my money to get more in his.
I will never use this lending company again if they have people like this guy, jasen s. working for them. Watch out for predatory lending tactics. read more
