The bathhouse is clean and has the best water pressure and hot water I have ever experienced. There is a playground, game room, waterfalls and river access. What more could you need? Diane and Mario are so kind and take such good care of their property! I'm sorry to see the negative reviews posted, as I know, they are not deserved. By keeping watch over the property, they ensure that only campers who are supposed to be here, are here. I know I am safe camping here as a single woman travelling alone and that my belongings are secure because the campground is secure. I am so thrilled that Country Bumpkins has quiet hours as well. It is a smaller campground and noise travels at night. I have been at other locations where fellow campers have stayed up all night drinking and blasting music or even watching t.v. outside!? Personally I go camping to escape all the noise and having the campground adhere to nighttime quiet hours is a blessing....especially if you are camping with your children. If you are looking to camp in Lincoln or Woodstock this is the place! Book it now! You won't regret it!

Or people in general. has eyes and ears on you the entire time to the point where it's uncomfortable. Being in the hospitality business should definitely not be her profession. Her husband seemed nice enough.

Igor, the owner, checks in on you without being intrusive. He is always around if you need anything and is very accommodating. We stayed in Cabin#9. There were 5 of us. We stayed for 6 nights. You walk through a covered porch into an open concept living room/eat in kitchen. There are 2 full bathrooms side by side with walk in showers. Then you walk through each bathroom to get to a bedroom. Each bedroom had a queen bed. Each bathroom and bedroom were nearly identical. Each bedroom had an in-wall air conditioner. There were no air conditioners in the main living space, but we kept the bedroom and bathroom doors open and it kept the place cool. The kitchen is well-equipped with a full sized refrigerator and freezer, stove with oven, toaster, microwave, dishwasher and drip coffee maker. There was an extra leaf for the kitchen table, if needed, and additional folding chairs, if needed. There was a tv in both bedrooms and the living room. One of our kids slept on the couch, which opens to a bed, but she opted to not open it up. There were bath towels for 6 people. Igor offered to provide more if needed. There is no daily cleaning. The cottage came with 3 small bars of soap in each bathroom and some extra toilet paper. There was also dish soap and sponge in kitchen. Some things to consider bringing: toiletries, charcoal and lighter, hair dryer, iron and ironing board (if you are into ironing), pool towels, and board games and playing cards. These were not provided. Also, note there are no on-site guest laundry facilities. There is a laundromat in town, if needed. The outside pool was wonderful. It was between 85 and 87 degrees every day. There were also horseshoes and corn hole. There were tubes to float on by the pool. In the back of each cabin was a small Weber charcoal grill . Bring your own charcoal. There is also a fire pit with cooking grate. The Pemi river runs behind all of the cabins except Cabin#1. The river is too rocky to swim in behind the cabins, but there are other places you can swim in the Pemi, including Cascade Park in the center of North Woodstock, Otter Rocks and Lower Falls. The cabins are very close in walking distance to downtown North Woodstock and there are sidewalks to make it safe. There are wonderful restaurants and quaint shops there. The cabins are very close to the Kangamagus Scenic Byway, which has great pull offs for hiking and scenery, Franconia Notch State Park (less than 10 minutes drive), Lincoln and the Riverwalk by Loon (3 minute drive), White Mountains National Forest (less than 20 minutes). Loon Mountain (5 minutes drive) Cannon Mountain (10 minute drive) Bretton Woods (35-40 minute drive). Firewood was available for sale on site for $6, bags of ice were available for $3.

    Can there be negative stars? Not surprising I'm the first and ONLY review of this so called realty…read more DO NOT use Tom Dowell at O'Rourke! I posted screen shots of my conversation with Tom. Very unprofessional and then Tomtxted me from a different number POSING AS ANOTHER AGENT FROM ANOTHER REALTY! I knew it wasn't who it was supp to be but I played along and in the end I called him out on his bs of his fake identity. I'm pretty sure they broke some sort of law posing as someone else. Shady ppl like this u don't want to trust your money with! I have also filed a claim with the BBB. *u have to read the txt backwards as the pics are posted in order back wards so start from "Tommy, I am 25 min away"... and read them backwards. If you're looking for property in the area look faaaaar away from this group of inexperienced clowns. UPDATE: 3 days ago (4 mos after my review) John S wrote a 5 star review and no surprise I get an email from yelp saying they removed my posted pics of text messages I spoke of in my first review. Clearly John S is a friend or probably them posing as someone else AGAIN to remedy their ONE review of mine.

    Truly unprofessional and a waste of time.....We listed our commercial property and signed paper…read morework with them at the beginning of May...prime selling season in this area. 30 days later we find David O'Rourke never put in for the MLS listing, so it wasn't listed on any real estate sight including his. (I found this out because another real estate company called to see if we wanted to list with them) Called Dave on that, he said it was a sale's strategy. ...but would get that up right away.........so we missed out on May. Fast forward 30 days, Turns out he didn't even list it as a Commercial property....so anyone looking for commercial, our building wouldn't even show up.....Called Dave again, ...again he says it was a sale's strategy ....but would fix that immediately.....2 weeks later , our commercial building is still listed as a single family home. So basically, we contracted with O'Rourke 10 weeks ago and our property still isn't listed properly for someone looking for commercial real estate in our area, missing the Prime selling season....We will be pulling our listing as soon as Dave gets back from his 2 week vacation, as he can't be bothered to do his job properly and lies about his so called "sale's strategy" ......really if I could give a Negative Star, I would, that's how truly terrible this agency is.

We stayed last week (week after 4th of July), I am pleased to say the resort wasn't super busy and the weather ended up working out perfectly for the things we had planned, regardless of the rain. The staff was very friendly and helpful to our needs. They have two outdoor pools and two indoor pools, 2 hot tubs ( one for 21+ which I thought was a good idea) also a hot tub outside with a beautiful view of the mountains. They also had 2 game rooms but one of the rooms none of the games were working which was a bummer for our rainy day. The views were awesome and the best part about this resort is it's literally within 5 miles of most things, grocery stores, restaurants, ice cream, convenience stores etc. Also was not even a mile down the road from alpine adventures which was our main attraction. The only thing we didn't like was their recycling policy was a bit much, although I do appreciate the concern for eco friendly, it would have been nice to have someone come pick up the recycle and sort through it. Their policy is 3 different colored bags for 3 different types of recyclables and you have to sort it out and take them all out of the bag when you go to the recycling center, which I ended up driving too because I didn't want to walk that far with trash bags in my hands. But overall, the stay was great, the views were beautiful and the staff was friendly and they had a full kitchen and a pull out queen in the living room which was perfect for our stay! Also the air conditioning worked perfectly fine! Would definitely stay here again!

    This hotel is trash, the rooms are God awful for the price you're paying. You could pay less and…read morenot feel like you're going to catch covid walking in. This place was built in the 1970's and nothing much has changed since. Not only are the rooms terrible, but the staff are twice as bad. The front desk is only open 50% of the time. Judging by their LinkedIn profiles it's their first time being management of anything. I'm not sure how they even got the positions. Fake it until you make it right? I've got this place on my Google Alerts to notify me when it finally falls apart. Don't even know how it has 3 stars, let alone the fake reviews you find on Google and other websites.
