For the price we could have easily booked a beautiful updated hotel mountainside with amenities but felt the private pool would be worth it and we like to be able to put our young kids to sleep and hang out together playing games. Honestly the pool isn't great. Even keeping covered all day it was pretty cold to be in it. Basically only the kids swam because the adults were shivering. It's also carpeted with leaves a lingering musty smell throughout the house. The kitchen is small, the bathrooms are outdated and In general it wasn't amazing. Maybe if it was affordable it would have been worth it but at the rate of over $6000 for 4 nights it wasn't up to the standards you would expect. You need to provide everything yourself. Sheets, pillows, towels, toilet paper we forgot hand towels and had to go buy them it's just obnoxious. Again just normal hotel amenities but when paying so much you would expect to have things provided. We rent Airbnb's and vacation homes a lot, to be more comfortable than a hotel and this was significantly less comfortable. The owners are so stringent we were scared to even ask for the pool temperature to be warmer or the slippery ice conditions out front to be addressed after they treated us so aggressively over the phone before checking in. You'll pay a hefty cleaning fee but also be told to basically scrub and clean everything yourself or they will charge your security deposit. I think we paid $550 for them to vacuum? Besides just sub par updates it is frustrating to be spoken down to so rudely and assumed to be some kind of bachelor party when you're just 3 families with kids. If you set your hopes very low and pay half the price maybe then it would have been a worthwhile place to go. Otherwise the pool at cranmore mountain looked great.

We stayed in "Dancing Bear"- perfect size for us (a couple) and our small pup! Loved the little screened in porch to sit outside and relax- and the walking trails were fun for the pup! Two bundles of firewood and a starter were on our porch when we arrived- and two comfy adirondack chairs and a hammock outside . It was pretty rainy so we didn't get much outside time - but there's also a little grill for use outside the cabin too- and a nice picnic table to eat at. Very close and easy access to the Kankamangus - we will be back for sure !

Igor, the owner, checks in on you without being intrusive. He is always around if you need anything and is very accommodating. We stayed in Cabin#9. There were 5 of us. We stayed for 6 nights. You walk through a covered porch into an open concept living room/eat in kitchen. There are 2 full bathrooms side by side with walk in showers. Then you walk through each bathroom to get to a bedroom. Each bedroom had a queen bed. Each bathroom and bedroom were nearly identical. Each bedroom had an in-wall air conditioner. There were no air conditioners in the main living space, but we kept the bedroom and bathroom doors open and it kept the place cool. The kitchen is well-equipped with a full sized refrigerator and freezer, stove with oven, toaster, microwave, dishwasher and drip coffee maker. There was an extra leaf for the kitchen table, if needed, and additional folding chairs, if needed. There was a tv in both bedrooms and the living room. One of our kids slept on the couch, which opens to a bed, but she opted to not open it up. There were bath towels for 6 people. Igor offered to provide more if needed. There is no daily cleaning. The cottage came with 3 small bars of soap in each bathroom and some extra toilet paper. There was also dish soap and sponge in kitchen. Some things to consider bringing: toiletries, charcoal and lighter, hair dryer, iron and ironing board (if you are into ironing), pool towels, and board games and playing cards. These were not provided. Also, note there are no on-site guest laundry facilities. There is a laundromat in town, if needed. The outside pool was wonderful. It was between 85 and 87 degrees every day. There were also horseshoes and corn hole. There were tubes to float on by the pool. In the back of each cabin was a small Weber charcoal grill . Bring your own charcoal. There is also a fire pit with cooking grate. The Pemi river runs behind all of the cabins except Cabin#1. The river is too rocky to swim in behind the cabins, but there are other places you can swim in the Pemi, including Cascade Park in the center of North Woodstock, Otter Rocks and Lower Falls. The cabins are very close in walking distance to downtown North Woodstock and there are sidewalks to make it safe. There are wonderful restaurants and quaint shops there. The cabins are very close to the Kangamagus Scenic Byway, which has great pull offs for hiking and scenery, Franconia Notch State Park (less than 10 minutes drive), Lincoln and the Riverwalk by Loon (3 minute drive), White Mountains National Forest (less than 20 minutes). Loon Mountain (5 minutes drive) Cannon Mountain (10 minute drive) Bretton Woods (35-40 minute drive). Firewood was available for sale on site for $6, bags of ice were available for $3.

I am grateful to have seen the high ratings and found this property in Lincoln - Matt and his village are something special. Whether you're outgoing and personable and like to meet neighbors, or more private and enjoy your own people or your own time alone, this is the place to stay. I indulged in both privacy & camaraderie this trip, and enjoyed both thoroughly. An exceptional host, it's also clear Matt takes pride in his property as he is either splitting logs & chopping firewood, renovating bathrooms (motel's are pristine), mingling, playing volleyball & badminton with guests' kids, or singing at a late night campfire. One of the greatest features of this property is its location. Being away from the busyness and uptightness of uptown was spectacular, yet only a six-minute drive for the benefits, which for me primarily meant the eateries and pubs. I ate in, I dined out, and I grabbed takeout. And each time I made that pleasant little drive back to the village, I smiled. My favorite memory: Sitting on the screened-in deck of the cottage at night with my feet up, laboring away on my computer with a beer, watching the campfire Matt lit and the people gathered around enjoying company in nature. That is the best office design. Oh! Definitely go to Arnold's Wayside for breakfast. Or lunch.
