I booked through hotels.com because we just needed a place to sleep and put our luggage and this place was priced within our budget. Granted the reviews were one stars, we kept our goal clear. We didn't need great frills or 5 star service; we just needed a place and then we could fly back home and really appreciate our bed. We got a room with a window and personal bathroom. Window faced the metro, so we could hear the trains whiz by; fortunately the train stops running sometime between 1-5, so we did get some good sleep in. What you see in the pictures is pretty much what you get. There isn't much space to walk around. There is a mini fridge, which was nice. Once you open the door, the bed is within arms reach. The bed practically takes up 90% of the room space. One key thing to know is before you arrive, is buy an air freshner. There was a weird smell in the room, so we went out and bought an air freshner for a pound, turned on the fan and went for a walk. When we returned the room was much more pleasant. If you can ignore the rude receptionists, smell, noise and limited space, you'll be fine. For the price and convenient location by Victoria station, it provides everything a tourist would need, including continental breakfast. Another perk is the Victoria station goes directly to Gatwick airport.

The room consists of a single bed, which takes up more than half the space of the room, a closet, a sink, and a mini fridge. The free wi-fi was spotty at best and the connection moved at a snail's pace. The single toilet and shower is shared with the rest of the floor, except the one on our particular floor has bad drainage so the shower floods the entire 2x6 foot stall within minutes. The upsides to staying at Holly House are far and few. They do provide breakfast (cereal and toast) and they upgraded the televisions to flatscreens in the room. If you just need a place to sleep and shower while you tour London, Holly House might fit what you're looking for since the prices are relatively cheap; otherwise, avoid this hotel like the plague.

If they are good, it says something like good-value for the money; it they are bad, it says something like not worth the savings. I fall into the latter category. I could not sleep because I was worried that the simple latch hook holding the door shut could easily admit a stranger. Not the main door, but the door into the shaft. And there was a ladder in the shaft making it easy to move from floor to floor. If you want protein and good coffee, plan on purchasing it elsewhere. If there's anything wrong with your room, forget it. The staff will not budge and the problem will not get fixed.

We stayed at this hotel in early Oct 2019. 1 and 2 above would have been acceptable if the room had been clean and up to standard. The carpet and drapes, walls and baseboards were dirty (even in the hallway). There was mold in the shower and on the bathroom door. My husband got bit by a spider and I got bit by a bed bug. I would never recommend this hotel. There's definitely better choices for a similar price in London. Don't bother.

For starters, all staff members we interacted with were friendly which is just a must this day and age. Our room itself looked nice but had such a strong cigarette odour. When we informed the staff we asked for a nonsmoking room, they did say they were trying to air it out by leaving the window open (which explained the flies I saw flying around in the room). Although this is something that should've never happened in the first place, they did change us to another room right away. The new room was nice but was literally smaller than my entire bedroom at home. For two guests with luggage, it was pretty claustrophobic. From where my bed was, I literally had to hop over a chair (as we had a chair in the middle of the two single beds with a fan on it) to get to the washroom. There was no AC in the room (which I really don't know how that's legal in June when it gets so humid outside), hence why we had to request a fan that didn't work half the time. Our view from this room was that of what looked like a junkyard (construction was being done right outside our window). By day two, we had grown accustomed to "our little box"'of a room and looked forward to coming back to our room after a day out on the town. Other than the above, our room was clean and modern looking. Our washroom looked renovated but I have to say the shower was so narrow, you couldn't even stretch your arms out. If you're on the obese side, don't even think about getting in that shower. Even as an average size person I struggled with the shower so that's something to keep in mind. I will also point out that our cleaner wasn't the greatest. The only thing we noticed was made beds, emptied garage, and toilets paper rolls and towels replenished. Our sink remained dirty the whole time as you could still see a ring of dirt around it and our carpet was a bit on the sticky side for some weird reason. Even though there may seem to be a lot of negatives in this review, the biggest positive was that the location of the hotel is so convenient to everything you need as a tourist. It's right beside a McDonald's, close to both Over and Underground stations and bus stops as well. To give you some perspective, we got to Piccadilly Circus in about 20 minutes and Gatwick airport in less than an hour which is amazing considering previous experiences we've had other times traveling to the airport. Would I stay here again? Depends on the room. If we got something like the first room they initially gave us, minus the cigarette odour obviously, for sure! I wouldn't want to stay in a box of a room again for the price we paid.

The room was incredibly clean and looked like it had just been refurbished. Comfy bed, beautiful bathroom for the situation, and a lovely night's sleep! As with most places in London, the hotel is old. The location was great, just a short walk to the Underground, the rooms are fairly clean and a basic English breakfast was included in the cost (beans, sausage, toast, tea). There was a shared shower and toilet on each floor and the water was not always hot. Unlike the States, most of the world seems to have much lower water pressure and less consistent hot water (a shame, but I suppose it's less wasteful). Helpful tip: You need to bring your own shampoo, conditioner and soap. The staff was satisfactory. They provided basic services and did their jobs, but did not go out of their way to be friendly or helpful. This was not a big deal to me because I rarely stayed at the hotel. At the end of the day, you get what you pay for and it would be unrealistic of me to expect any more from this hotel given the cost per night. London is an expensive city, so Arran House Hotel is a good option for the budget traveler seeking a good location and a place to sleep.

In addition to price, location is important, but it can be a challenge if you don't know the city. When looking for a hotel for our five night stay, there were many affordable options in good areas of London, but in the end we chose 69 The Grove, a lovely B&B in the Vauxhall area of London, and it was a GREAT decision. 69 The Grove is so-called because the address is 69 Vauxhall Grove. It is in the Vauxhall area, which is just south of the Thames. While a bit further away from all the main attractions in London, it was just a five minute walk to Vauxhall Station, on the Victoria Line, and took just 20 to 30 minutes to get to wherever we needed to go. It was a perfect balance of being in a quiet residential area and having quick and easy access to the busier parts of the city. It was also within walking distance of many restaurants, parks, Westminster Abbey, Parliament Square, Lambeth Bridge, and other attractions. I absolutely loved the area. The price of our five night stay was $1,205.35 CAD (including all taxes), and a full English breakfast is included each morning, Monday to Saturday -- an excellent value. While the room was small, it had everything we needed -- a private bathroom, comfy bed, a mini fridge and kettle, and it was clean and quiet. If my budget allows, I want to make another trip to London, and I hope 69 The Grove is still in operation. It was such a pleasant place to stay, and I would not hesitate to go back.
