?????? Three multi-family deals. First deal made 100% in 3 years, small investment amount. Second deal, broke even after 3 years. No profit, zero return on 3 years, large investment. Third deal, four years and still trying to break even. four years no return, large investment. Note that the Leads that run these deals are paying them self's a Management fee. They earn a living off this. Their incentive is not to lose their money invested in the deal. BE VERY CAREFUL. Know that LU wants your membership money! Know that the Leads managing the deals can message the numbers to make a deal look more attractive than it may be. Last two deals, the expenses were largely underestimated!!! read more

I joined as a FFP (financial freedom program) member at the start of the year (2018). It cost me $500 and it has been the best money I've ever spent. In just six months I own three houses and I am pulling in $1,500 a month in passive income. Having that extra money each month is life changing. As I read some of the negative comments, it is obvious those people probably didn't take advantage of the networking events and case studies. The staff is super helpful. For us, the dots connected when we learned that every wealthy family we know of is invested in real estate. Why? Because real estate maintains it's value 9 times out of 10. People need places to live. Period. We felt safe investing in 401k, mutual funds, and stocks. Why? Because that's what we were told was SAFE. Is it really? Does it really return value?? The answer after doing our own research for our family and our finances was no, these investments do not return the value we are looking for and are not as safe as we thought. Real estate does consistently return value. Did you know that the richest families actually hire entire teams of people to reinvest their money, and a large portion is in real estate deals? Do your own research. Ask around. It will be eye opening. Lifestyles strives to maintain high standards for their members. It's not fail-proof. You still have to work and do your own due diligence on deals, but the help and guidance are there for you if you need it. Our family made the highest investment (Preferred Investment Group members) and now own two apartment communities in one year. We work hard for these investments and make financial and time sacrifices. BUT we have a clear path to EARLY retirement. Yes, you can get this information elsewhere, and we do read up on real estate investments from other sources. However, I have not found a group that is as accessible and immediately available to answer your questions as Lifestyles. Yes, they make money off your membership. They aren't doing this for free! They also have a clear message of helping other members, giving back, and having fun while investing in real estate. These people have so many years of real experiences, and they will share those with you, as the belief is to give back and 'pass it on'! Research abundance mentality. Lifestyles has been teaching a proven model for real estate investing for almost three decades, and you can come to any case study (there's one every month) and actually meet people whose lives have been changed by this program (there will literally be dozens). I attented the 2 day wrk shop in 2009. The only seminar that I attented that when I walked out I felt I had enough knowledge to go out and be successfull. Within 3 years I owned numerous properties and I am currently retired since 2011 at the age of 48. I love Rich dad/ Poor dad books. But when attenting his real estate seminar I was adviced to purchage more and was not well informed. If you want tolearn and start investing in properties then I highly recommend you take this seminar. It's the best product out there. read more

Here is how it really works: They get you in for the 2 day weekend seminar for like $100, then they sell you on the "preferred investor group (PIG)" level for $15,000 for the first 2 years and $2,000 for every year after that. The "preferred level" is supposed to get you access to all sorts of good deals, training, exclusive vendors, etc. To begin with, the "mentors" are really real estate brokers working for Lifestyles. They get a cut on everything you buy. They push multi family investing as the place where all the money is, but the deals are not all that plentiful. Furthermore, if you find something you want to buy you have to "TAG" it with lifestyles so they don't have all of the lifestyles members bidding against each other for deals. By the time you find a deal, it's probably "tagged" by someone else. The Vendor list is nothing all that great. You could do just as good on Angie's list. I think that the vendors even have to pay Lifestyles to get on that list. The paint discount at Sherwin Williams and the appliance discount at Sears is good. The training they offer is good. They put on lots of classes and most are posted on their website (only available for preferred members). Look closely at the returns they talk about. They talk a lot about hard money up front, then cashing out after a rehab then cash flowing with no money in the deal. Is it really worth having a rental house if it only cash flows a few hundred dollars a month? What happens for a month if it's vacant, or needs a new roof or AC? There goes your cash flow for an entire year. You will have more luck if you team up with one of the lead investors on a deal as a "passive investor". However, keep in mind your money will be tied up in a passive deal for a very long time. It will be very hard to get your money back if you need it. BOTTOM LINE: It's more sizzle than steak. Before you spend $15,000 on the "preferred membership" make sure you are really going to use it. This would be good for you if you want to do real estate investing full time, or are a rich guy and have at least $25,000 to invest in a some passive deal. DO NOT, I repeat DO NOT spend $15,000 on the preferred level unless you can afford to piss it away and never use it because it's my guess that most people get caught up in they hype and never use their membership. read more

Went to the meeting in S.F at the 55 PARC Hilton 7-10 pm Thursday evening ready to sign up. Del Wambsly is an Alcoholic and should go to rehab asap. I tried to ask him for a sample of the deals that would be available to me as a member and what I would qualify for because I have equity and cash but poor credit. I wanted to know who his lenders are and if being a Life styles member would make any difference in my case? Usually when you are ready to purchase something you get qualified first, so you know what to look at? This place is in the business of making money and not helping others. They sell you up on the idea that you can cough up 5000 or 10000 dollars and they will help and mentor you through the purchase of an investment property. What they don't tell you is that you will need around 20000 dollars after you've spent 5000 or 10000 in order for them to consider helping you. Otherwise they send you off and say "find the deals yourself" because we don't have time to worry about someone who can only buy one house. read more

Lifestyles has helped me build passive income and wealth. Yes, it is not for lazy people who expect a cheap buck, like anything in life it requires time, effort and work, but after the initial work it is minimal work and hassle. I've accumulated 10 rental homes in less than 10 months, all cash flowing and building equity - wealth - if you don't know what equity is. I joined the single family program so I cannot speak for the PIG program. For all the people writing on here that are not happy, the reality is it has to do with your inaction or laziness. If you research a product or service, work at it, get a mentor program like lifestyles (which is INCREDIBLY rare) and are willing to put in the time and effort, chances are you will make a profit (money above and beyond all your costs, if you don't understand).
