Beautiful homes at a great price. I highly recommend going out for a visit. Definitely worth seeing.

D R Horton Jasmine Heights - Worst homes!

D R Horton Jasmine Heights

My Partner and I purchased our first home through D.R. Horton in the Jasmine Heights Community. I…read morewant to be clear here, they are absolutely great! Herman and Carla followed through on everything they said they would do. The Construction Supervisor Luke was helpful as well and even fixed a few minor things that needed addressing after we closed on the home. I sincerely was worried when I signed the sales agreement that I would be taken advantage of from the builder based on all the reviews I've read online. There are countless "nightmare" stories but let's be honest... every builder has their negative reviews online if you truly dig in. The many happy customers typically don't post reviews because they are happy! In our process, there was one communication issue that occurred where I was scheduled to inspect the home with my private inspectors and the electricity or utility was not setup yet. I did not receive prior communication on this so we ended up wasting the private inspectors and my time. Granted this was near the holiday season. They are people too and they apologized and admitted to their mistake. Carla quickly handled the situation and we got us back on track to closing on our new home. Some things to note: The community has a mailbox near your home. IT IS NOT in front of your home. That is determined by the Post Office not the Builder Always get a private inspector to inspect your home prior to closing as we found a few things that needed addressing, things I wouldn't have known if i didn't do the inspection. The builder was quick to fix once we furnished the report. HIGHLY recommend getting a private inspector on ANY home purchase even if it's new. Ours was missing some insulation and a few roof stapling issues that were fixed right away. Any cosmetic stuff is marked via a blue tape during the Engineer walk-through. You will need to purchase your own 30-50g trash can to put outside your home. Tuesday pickup. Friday is trash + recycle pickup. Picked up by Best-Trash If you're in a two story home, I was informed that cracks WILL definitely occur in your first year due to the settling of the house. They informed me that D.R. Horton WILL come once in the first year (they recommended on Month 10 or 11) to fix ALL drywall cracks in your home. I think this is awesome and appreciate the upfront communication here. Smart Home - The Security Smart Home company will try to sell you on their monitoring plan. I decided to go with it. Also.. commenting on the below bad review.. good OR bad neighbors have nothing to do with the builder. Reviewing a builder based on bad neighbors is just bad form..

Reason you should not move here...the amount you pay for a home you should be getting more for…read moreexample a home in this neighborhood is roughly 181,000 for that price I believe you should. 1). Get a personal mailbox the kind you where you walk outside your front door...here you literally have to walk to the mailbox like you would an apartment. 2). Be careful about installing an alarm because there is 75 charge because DR Horton decided it would be a good idea to build a neighborhood in what they call an unincorporated area. 3). This neighborhood is completely out of the way. Honestly this neighborhood looks like a cleaner version of 5th ward.

You pretty much will have to replace everything once you move in since things start falling apart even on your first day. D.R. Horton is a dishonest, lawless company that cannot be trusted. I was going to buy a new house…read morein Heber City, Utah and I entered into a contract while the house was under construction. After the sales agreement was signed, D.R. Horton started sending me numerous addenda that were mostly senseless, inaccurate, and redundant. I told the sales agent, Joel Ames, that I was not comfortable with the addenda and explained the errors. He changed some items, but kept insisting that I sign the addenda or else D.R. Horton would not "go forward" with the sale. I told him (and he knew I was a lawyer) that we had a fully executed sales agreement and I was not required to sign anything. I explained I had the right of specific performance (meaning I could sue to enforce the fully executed contract). I explained that Jordanelle Ridge's organizing documents had been rendered unlawful by Utah House Bill 217 about a year ago, and yet, Jordanelle Ridge never revised the documents to comport with the law. I also learned that the government and Jordanelle Ridge were disputing terms for the government to fully authorize the Jordanelle Ridge development. D.R. Horton did not seem to want a lawyer with my level of knowledge (including reading the bill that directly affected the development) to be in the area. Behind my back, Joel (or someone) told the D.R. Horton financing agent to stop working on my loan (a D.R.Horton loan agent told me this in a text message). So D.R. Horton insisted that I sign addenda that legally I did not have to sign, then interfered with my financing for so long that I could not meet the financing contingency. I thought of suing but then decided I wanted nothing to do with D.R. Horton after reading about so many new-construction complaints online. Then D.R. Horton sent a letter to me stating that I was unable to obtain financing - this is false and I could easily finance this home as it was way below my means. I corrected this nonsense and I am very glad I did not buy the house. I can only imagine the forthcoming disputes in Jordanelle Ridge, the lawsuits to come, and the very unhappy homeowners who have yet to learn what I know. This company is arrogant and treats customers with no regard for clearly established contract law. D.R. Horton is a disgrace to Texas.
